They told me and In writing that it is month to month and I can cancel. Every lead I got was a missing number, wrong number, and bad email. I have every reason to believe this is fraud. I emailed to cancel, got a email confirmation on 11/4 , then still got charged the $299 on 11/23. When I called all the contact numbers I had to cancel, I got badgered and belittled and argued with a person named Justin Anthony threatening me . He threatened me that I am locked into a verbal agreement and ended up hanging up on me. This company needs to be shut down.

I was charged $249 per month on a month to month basis and receipt came from undefined ([protected]@ushudcooperative.com). I believe is a scam that is affecting real state agents. I have emailed to refund my money and they just sent a response that the subscription has been cancelled. I am still getting leads that have no value at all. I have received leads at all times of the day or night. When I call back phones are disconnected, not accepting call, person answering the phone are upset, they also give me the same story as the previous one, they hand up the phone as soon as I say their 1st name. I have sent text with no response at all. With the email addresses USHUD has provided for leads, I have not received one response and they seem fictitious.

I signed up with HudExchange.com for lead generation- I signed up for a 3 month package, and then was month to month. They called me with a "free" website builder, and are now saying that my cancellation isn't effective until June, because I unwittingly signed up for an additional 3 months. It seems devious at best, and I would like my cancellation to take place immediately.
1.) False lead generation to the point of multiple if not all consumers had no knowledge of contact and expressed they did not inquire. 2.) Was informed via phone could cancel 2 days prior to 90 day cycle and sent a separate e-sign agreement saying continued through additional 90 days of billing which was not what was agreed to via phone agreement essentially a play with words when they sent the actual agreement via e-sign.3.) False advertisement: speaking with "leads" they expressed to me that is not what they intended their information for enlisting myself down a fraudulent narrative.

On 5/5 I joined USHUD Co-op after receiving a promising call. The rep assured me that I would get 15-20 real estate leads a month, with a 1-7 closing rate and a 47% success rate. It's true, they are sending me leads regularly which I reached out to and yet not a single one of them have returned my call. It is clear that the leads are dead-ends. It can not be a coincidence that each one suddenly lost interest in pursuing a agent. About a week later I called Jennifer, my rep, to share my thoughts and to ask her to cancel my subscription after this month, and if I did not get real leads I would file a ComplaintsBoard.com complaint. She asked me not to. Again, more dead leads were sent. This is a waste of my time and the time of those in my office, especially my Lender, as we pursue clients together. For this very reason, on 5/18 I contacted Jennifer asking to no longer send leads. She agreed and requested that I put it in writing. I did so via email.

The company called me about a month ago to sell me on a lead service program. I accepted their terms of 90 days, I made it clear I only need a month-to-month deal but will accept the 90 days. I got a call not too long after from USHUD confirming my signing up. During the call Jennifer on offering free addition, which I continued confirming that I would not be charged extra and not go beyond my 90 days. I believe that the call was used to cheat customers into signing up for free services. The premium service named mentioned confuses any customer because the initial signup offer didn't have a name so customers are thinking they do have the service already so accept all of the free stuff. So far I have paid for 2 months, and want out of this contract. I would also like a full refund of the poor quality of service I am receiving.

Was told I would be given 25+ exclusive realtor leads to be partnered with a local lender partner. My lender is not a local lender. I voiced my complaints that the leads I was being given were not what I was told I would be given. Then they changed terms of original agreement saying that they could reduce price, change marketing strategies, etc. No changes were made, I never received exclusive leads that were partnered with a local lending partner.

I have called, text and emailed the leads since I got them in my texts and emails and the only person who ever answered wanted a rental for $1000 a month on the water. He was 20 years too late because he was asking for something that doesn't exist. Then when I told a representative the other day that sept 30, 2021 I was finished he emailed me a recording and in the recording the girl added something else and threw in 2 more months of fees at the last second. I didn't understand until I played it back two times. I'm a senior citizen and she totally took advantage of me and I am not paying for 0 leads. This is robbery and I won't pay for something that was sneaked onto the end. I have paid for the three months of BAD LEADS

They are an online lead service for Realtors. They call and get you signed up for three months not the "old year-long contract" they used to have. Then someone calls you to talk about the Platinum program at no extra charge that they will include for you at no cost. After you agree, they send to your email a contract stating that you just agreed/consented to three additional months of payments without your actual knowledge. I called and told them that was illegal and immoral. They said, too bad. I then called my credit card company to assist in withholding payment until we came to a dispute resolution. USHUD was quick to send their standard paperwork stating that I agreed to the transaction and additional charges. Unfortunately, the credit card company did not have the ability to listen to the recorded message I was willing and able to send. Not what they advertise...I had requested a 3 month agreement because the pricing was different and I was told they will also build me a site (I told them I had one already) however I was told it would be link to the site and site would not be available for 5 to 7 days. After I receive the site they wanted more money to advertise the site so I ask to cancel. 2 months and I will do 1 month instead...I was told by Josh ..No they do not do refunds (this was not stated in our original conversation) they refuse to refund any money and the leads they provide are people who are just searching the internet, they do not answer phone, text or their email...worst company I have ever work with...Be warned ...There is no refund and they will not tell you that until you realize it is not for you that is when Kevin rudely let me know he is not giving back the money and it is fault I should not have taken 3 months...I then told him I was going to ComplaintsBoard.com...this was his statement "I will use the recording that you agreed" He did not want to do 1 month instead after I receive the site...he refused to refund the additional 2 months. Deliberate deception to hook clients into longer contracts. I am here, much like others before me, because of the way this company handles their "contracts." Word play at its best. Not making it clear that by agreeing to this "additional free service," that would tie you and your money up for three months in addition to the first month. I have asked Justin, who has had his name come up in complaints multiple times, to release/ terminate/ end/ nullify the contract but instead offers more "exclusive" areas or "better advertising" of the same services he's already provided. The "leads" are not verified. The majority of the phone numbers or emails are not active. It seems like they get this data from somewhere, and just pass it along. Out of 20+ leads, I've only managed to get one on the phone but even he was surprised his information was passed along without his knowing. Yes, they provide more "leads" then promised, but that does not translate to any form of success. Their so called "definition" of audio signature is not presented in such a way. It is instead said to be "so we can pass along the information to (their 3rd party website provider)." Again, word play and used to their convenience.

Company refuses to stop taking money out of my account. This company goes by plenty of names. One name is ushud. They are a complete ripoff to real estate agents. This company promised me leads in return i am supposed to pay them 277.00 per month. They are not worth two cents and they make sure to rob real estate agents for 3 months. I signed up with this company around November 16 and called to cancel on December 1st. The leads that are submitted by this company is worthless. To present, i had received 4 leads and each lead that i call did not even have any knowledge that a realtor would call them. They also sounded drunk. They were very upset with me calling them. I called to cancel and spoke with a very rude gentleman that kept informing me that he would continue to collect 3 more monthly payments from my bank account because thats what i signed up for. I have called my bank and informed them to stop all future payments to this company. The gentleman i spoke with was very rude and threatened me with court proceedings and collections if i dont make future payments. This company has not cancelled my account as of today. I do not want anything from this company. This company is a fraud and a rip-off. I want my account cancelled immediately and want my money back asap.

I signed up with USHUD.com to receive real estate leads but they are all bogus. I signed up for a 90 day period with USHUD.com to receive real estate leads on 6/8. I was told I would receive up to 15 leads per month for the county I live in. Very shortly thereafter, I started receiving leads but when I tried to contact any of these "clients", their phone numbers were either disconnected or had a recording that said phone service has been suspended. I also sent emails to all of the email addresses I received and they were either not valid or, if I was able to send an email, they never responded. I quickly realized that this was a scam. Of all the leads I received, I was unable to connect with a single one of them...what a waste of time! I tried to call my account rep. Erica C (410-***) but that phone number has been disconnected. The same thing happened when I tried to contact Jenn A in customer service. I called the 1-800 Phone # and was finally able to leave a message in the general mailbox stating I wanted to speak with someone about cancelling my service. I was told by Erica when I signed up that should I decide to cancel, there would be no cancellation fee. After leaving a few messages in that general mailbox, I finally received a call back and received an email on July 21 that said my membership has been suspended. It is very upsetting that companies are allowed to operate in this manner...scamming money from good people who are only trying to do their job and make a living. I wasted so much time with this company!

I subscribe to a 3 month trial with this company, USHUD Cooperative/USHUD. I sent, in writing as required, notification to terminate and not continue/renew my service with this company on January 16th. I indicated that it was my official notification, provided on Saturday, January 16, to end my contract as an Exclusive Member of the USHUD.com cooperative network of websites. and asked them not to make any further charges to my account as I did not wish to continue with the services. I provided all the details of my account so there would be now confusion. They complete disregard this written notice and charged my account the $269 monthly charge anyway. I wrote them again on Jan 16th and asked them to remove the charge, but they did not respond to the written notice. I disputed the charge with my credit card company and it was removed for the dispute process. The contract clearly stated that Member Services can be notified either by phone or by email. Please contact [protected]@USHUD.com or [protected] within 48 hours business hours prior to this agreement expiring. Refunds for suspension of services are not issued during billing cycles; if a suspension of service is requested, to avoid future billings please call [protected] or email [protected]@USHUD.com at least two business days prior to the scheduled renewal after the term of this addendum. The member's banner will be removed as soon as possible upon receiving a suspension request. Since the company continued to charge my account on Jan 22nd, I dispute the charge and Now again on February 22, they have once again charged my account for the service after several attempts to have them cease the charges. He even said that we will get 1 client in the 3 month trial as he first offered me a 1 month trial. So to be sure i would get the 1 good client, I agreed to the 3 month trial. I was told that at the end of that time, I could cancel for any reason as long as I contacted them 48 hours before the next billing. I did email and call them. You can see that on 11/10, I emailed them the cancellation request. I received a email from them on 11/11 confirming the suspension/cancellation. I thought all was taken care of until today when I saw an pre-authorization from them for $269.00. I called and left multiple messages. All I got was voicemails. I called several times and left messages with Jennifer A, Customer Service Dept and Justin A(Member Services MGR.),The only communication I was able to get was through emails, His response was to read the Platinum Membership! I did, It states FREE!I do not know why they are doing this! I specifically ask the question if I could cancel this with 0 due at the end of the 3 months. I was told YES! This is where I feel the deception is! Why are they now saying I owe until FEB 2021? I did not agree to this when I SIGNED UP? I am single with 5 children a new Realtor. I had not and still have not sold a home to date. I was asked by Nancy to speak to someone else and transferred to a women named Jennifer and was upsold for a "free" website. Asked to do a voice recorded signature/contract with the agent named Jennifer this was ll 08/20. I under no part of by conversation with either Reps made an impression of wanting to lock myself in to an ongoing paid contract. I definitely let them know my money situation was fixed I wanted to give it a 30 day trial. If the calls are pulled and reviewed you will hear how I was manipulated and mislead to opt in to something that goes against what I wanted or was advertised. That is that I wanted to try it 30 days and see if I can get a solid lead, so I can afford to have the service going forward. I emailed the agent Nancy shortly after and asked that she cancel it 09/14. She responded that "this email confirms your cancellation from USHUD Cooperative leads." That I had signed up for Platinum program that extends my account 3 months. She said "I'm going to send your email over to them to make them aware of the miscommunication", And gave the contact details. Then a man named Justin called me and offered me a deal saying that he would move my next payment day to Oct and give me a larger area to cover more possible leads. I was excited to try. I had not had any luck, after a week, I contacted him again and told him I left the brokerage and can't sell housing anymore. Please cancel, he goes on to say that he did cancel it. I did not fully understand that he was tricking me and I was in a binding contract that could not be cancelled. On 7/31/202, I was contacted by Jennifer A (443-***), & offered a Free Website at "No additional cost to you", which she stated 3 times. She said this would be the Platinum Program but again said at "No additional cost to you". My 1 month Lead Program ends on 8/30, so I emailed Jennifer today, 8/27, to let her know I would not be continuing the service. I was then contacted by Justin A (443-***). He informed me that I had signed up for a 3 month service at an additional charge of $269 a month, I assured him that at no time during my call with Jennifer did she mention the additional charges. I told him why would I agree to a 1 month charge on 7/30 & the next day agree to 3 months at $269 a month. He said he would check the recording of the call & get back to me. He called & said that I agreed to the 3 month service & that all he could do was push back my billing date & work with me to generate more & better leads. I'm not sure why he was not doing this in the first place. Justin basically gave me no choice but to continue with the program, even though nowhere was it mentioned by Jennifer that I would pay 3 more months at $269 a month. I am attaching the follow-up email from Justin & the recording of the call with Jennifer. I did email Justin back & asked him again to cancel the 90 days since Jennifer didn't mention the additional cost or I would contact the ComplaintsBoard.com. He refused & even tried to say he lowered the monthly cost, which he did not. He also says that they paid to have the website built, but I am paying for the website, as they called & never identified themselves as being affilliated with UShud & sold me a website for a month. I am attaching that email also. This whole thing is a racket. I just want the 90 days cancelled with no further charges.

Promised me a free service but mislead me about true cost. Locked me into an additional 3-month contract with no mention of contract extension. I willingly signed up for a 3-month contract in April at $249 per month after a cold call that convinced me this might be a good way to get some leads from different sources. I took a chance and knew it was just that - a risk. I began getting leads immediately, and understood from experience that I might need to weed through and nurture to get some solid connections and it was going to take some time. A couple of days later another salesperson called me to follow up and offer their free Platinum Service. "An additional 3-month program" that would give me a dedicated exclusive web page to the counties I was serving. I was disbelieving - I questioned three times, "this is free" and "there is no cost involved" and was reassured that there were no additional charges "beyond what I was paying right now." The leads continued to come faster than I could keep up but over time it became apparent that the quality of leads was not going to improve. Leads were not vetted and verified in the way the salesperson had promised and the method of delivering leads simply did not mesh with my current lead nurturing routines. I called in July to cancel, sure my contract was ending that month. I was then told it ended in October. "October? What?!" Turns out the "free" Platinum Service I had been signed up for was not in fact a free "additional 3-month program," it was a free program with a 3-month extension of my regular service. This is pretty much verbatim, taken from the audio recording of the call - see below. I admittedly lost my cool. I had no idea my contract would be extended and I had asked the second salesperson three different ways whether the service was free and not one time was I told about a contract extension that added $747 total to my overall costs. This customer service rep, Christian, was completely unhelpful and when I asked to speak to his manager, I was told that wasn't possible. He couldn't connect me with anyone else who would help me because he was working from home. He said he could send me an audio recording of my phone call and I agreed. When I got it, I listened, and was infuriated all over again. It was very clear I had been deceived. I found his manager's number but it just went to this same rep, Christian, because his boss was out on medical leave. I told him it was clear from the audio recording that the sales practices are deceptive. The intellectual dishonesty from this rep was astounding. I again asked for a manager and I was told I would need to send an email to request someone new to help me. Honestly, I have no hope that this is going to be resolved by Heavy Hammer/USHUD.com without the help of the ComplaintsBoard.com or a lawyer. So maybe I can spare someone new from falling into this trap. It looks like I'm not the only one.

Heavy Hammer, Inc. misrepresented their services and unwilling to stop billing. Offered to help by increasing traffic with no improvement. I started the USAHUDD service on April 30th. ***, Account Manager, contacted me and after hearing what they offered, I agreed to sign up. No commitment, cancel anytime, flat fee no other charges. I was wanting leads to contact and that is what *** explained. The number of leads would vary monthly with 15 to 20 average. Very understandable. The next day, May 1st at 12:34pm Jennifer A, Client Member Services, explained how she offered a Free Platinum upgrade, website and CRM. I told her that's fine, I will take all the marketing and leads I can get. May started off strong with 19 leads, June I received only 10 leads, July 4 total and MTD August 1 lead! When leads slowed down back in June, I decided to contact *** and ask him to end my agreement. No response from email. June 26th, I emailed @ushud.com. Email response was we would end service and stop billing. No explanation of contract or agreement, nothing. June 29th at 9:44 am, Justin A, Member Services Manager, calls and said let him look over a few things and he would call me back. June 30th at 1:53 pm calls me back and says, I will help you get those leads to answer if I have to call them all day. I will give you a $30 discount and work with you by watching the leads and get you some good contacts. I didn't hear anything back from Justin. I sent email on July 19th to the same email box, @ushud.com. Justin called me back today July 20th 9:42 am. He said that I agreed to a agreement. I was caught off guard and nobody had mentioned a contract or agreement up to this point. He said he would email me the audio recording. After review of the audio recording, I was shocked at the sales tactic that Jennifer A used to hook me into an agreement. I don't agree with this whatsoever. At 2:18 mark she said "The- 3-month program"? That doesn't tell me anything about an agreement or verbally signing a 3-month contract. She made a big deal saying this was no year-long commitment and everything was free, at no extra cost. She did notify me at the beginning of the call was being recorded for training purposes. I think her tacit needs to be brought to the trainers' attention on how NOT to trick your customers. Be honest and upfront. Also, when she said I need "an audio signature", she never explained why she needed the audio signature. She did not disclose anything about 3 month period without cancellation. After my email response to Justin, he answered me back saying he has set me to cancel at the end of August. He never addressed any of my concerns or the fact that the sales leads have diminished to a total of four (4) for whole month of July. I worked for the largest wireless phone company for over 15 years and this tactic would not fly with our customers. I was a manager in a call center for the majority of my career and I would not let anything like this come from my employees. I never made light of something important or binding as the way Jennifer did with this agreement. I disagree with their pitch of their 'Program' 100%. I don't do business this way. I don't expect to be treated this way from any respectable company. I looked Heavy Hammer, Inc. online. There are several positive reviews and several complaints against their company. I am disappointed this didn't work out as I was excited for some good sales leads. I was originally asking my June 30th ($220) payment and July 30th ($220) payment refunded and my '3-month program' terminated. All the leads have been junk. Not even 1 nibble. 99% of the people hang up before even listening. I attached a letter that I mailed to their EVP William H on 7/20. No response.

Unfortunately, I'm not able to comment on the services promised by USHUD because I did not receive any of the promised services. They could be great.. the could be terrible, but it's unknown. I was promised lead generation sent to my email which never occurred because my email in their system was not input correctly even when using my correct email to email me separately during the setup process. I was denied a refund for the 1st month where I did not receive any of the promised services. I fully understand mistakes are made and don't have a problem with that. The issue I have is owning up to the mistakes made and making it right for your client. This was not done and money was collected for promised services that weren't provided.
I purchased a lead service from this company a week ago. A gentleman named Joe said they had lots of leads and said, let's get started. A week later, I hear Crickets (Nothing) they advertise on FB. I saw it again today with no return on your money. All I want is a refund and to discontinue the service I never received. I see I am not the first person they did this to. Scammers must be stopped. Boy, if it sounds too good, then it is too good. Zero leads of the promised 20 plus a months
