Schwalb Builders, LLC ain't the best contractor out there, let me tell ya. They didn't even bother pullin' permits for the job, which is a big no-no. And get this, when they finished the basement, they didn't bother installin' any vents. Can you believe that? It's like they don't care 'bout proper ventilation or nothin'.
And don't even get me started on the paintin' and texturin'. It was a real mess, let me tell ya. The paint job was sloppy, and the texturin' was all uneven. It's like they didn't even try to do a good job.
To top it all off, they didn't finish the project on time. We had a contract for 2 months, but they went over by a whole 30 days. Can you imagine? It's like they don't respect people's time or schedules.
Overall, I wouldn't recommend Schwalb Builders, LLC. They cut corners, don't follow proper procedures, and their work ain't up to par. Save yourself the headache and find a different contractor.

I hired Schwalb Builders for a closet and bathroom remodel. They messed up big time. They caused more harm than good, damaging my place and the stuff I bought for the project. They even messed up my neighbors' units by causing leaks. On top of that, they had the audacity to insult me and my family throughout the whole ordeal. And to make matters worse, they used a picture of me and wrote a fake positive review on their website. Can you believe it?

This company ain't got no license to be a contractor in Boulder, Colorado. They took our job and a fat 60k deposit without no license, and the city won't give 'em one. Then they had the nerve to say they got a "friend" who could use HIS license and lie for 'em. I told 'em straight up that me and my client ain't comfortable with that and we want our deposit back. But no, they refused, even though they never even set foot on the job. They been hounding me for this deposit! I'm gonna call the police on these jokers!

We wanted to start a project with Schwalb Builders and signed a proposal for a bathroom remodel, paying them 5000$. However, things took a turn when Sean, the owner, came over. Suddenly, the price for the entire project doubled, and communication became really difficult. Many of our ideas were not included in the scope of work, even though we mentioned them from the beginning. The project drawings were also not up to professional standards. We decided not to hire Schwalb Builders and spoke to Sean about getting 4000$ back. They claimed they would charge us for 4 drawings, but we only received 1. Sean promised to send the check in early May, but we haven't received it yet, and he's not answering the phone.

The trash pull thing was supposed to be delivered later, but we've been trying to get in touch with them about it since they finished the project in February 2022, and they haven't said anything about it. We signed a paper with them, and the trash pull delivery was part of the deal. Also, they put up a big, heavy medicine cabinet that fell off the wall and broke the shelves when it hit someone. I talked to the company about it, and they said they told the boss about it, but I haven't heard anything back. The pocket door in our bathroom also fell off the track, and I let them know about it. They still haven't said anything about it. And lastly, our dishwasher wasn't installed straight, so it's causing problems with draining, and they haven't responded.

I talked to a project manager *** who came to my house to talk about the project. He sent me an estimate and said if I put half the money down, I'd be on the schedule for 7 weeks later. I gave $11,600 on May 11, 2022. After that, I didn't hear anything from the project manager or the company for weeks. When I decided to work with Schwalb, the project manager said he'd help me make decisions, but that didn't happen. I tried to move things along by sending a list of materials, but still no word on the timeline or ordering materials. Then I found out the project manager I was supposed to work with was no longer there. This was around the same time as the project timeline. I said I wanted to cancel the contract because of the communication problems, and they said the materials might have been ordered without my approval. They said they'd call me back, but I never heard from them. I've been trying to contact them to get my money back, but no luck so far.

Hired Schwalb Builders to remodel 2 bathrooms in our home. They wanted us to pay 75% of the project price upfront - over $47,000 - plus the cost of making the "drawings". They finished the drawings, then filed the permit 2 weeks late - falsely claiming the project cost was lower to reduce the permit cost. They did the demo work, cutting electrical wires in the wall and making holes in the drywall to the next room. And to make matters worse, they refused to hire a licensed plumber, as stated in our contract and our pleas. As a result, they failed City inspection 3 times and caused 3 water damage incidents that harmed our home. We gave them time to fix the plumbing issue. The owner, ***, kept denying any wrongdoing and said it's legal to have an unlicensed person do plumbing work. When the State *** corrected him, *** stopped replying to our emails with meaningful messages - just replying "LOL" and falsely accusing us of not letting them work and being "too involved". We gave them a week to provide a licensed plumber and pass inspection. Instead of rushing to fix their mistakes and apologizing for damaging our home and not keeping their promises, they didn't do any work for the whole week. Now they've vanished, taking our deposit and ignoring our requests for a detailed account of our spending and a refund for the difference.

We signed a contract with Schwalb in March after contacting *** Remodeling and believing that this was who we were dealing with. We based our decision on the fact that they told us they were licensed and could start immediately after we got permits. After a 3 month delay pulling permits, they listed another general contractor on the permit, and were not on our permit at all. They told us it was a sister companys license who would help oversee, and that they were licensed but not in Centennial. We were initially told that they would be doing all of the work and not hiring subcontractors. When we realized that all of the work was being subcontracted out, and we couldnt find reviews for these subcontractors, we became extremely concerned and asked for their license number, to confirm that they were qualified to oversee construction work. They assured us they were licensed in *** and their license was in good standing; however, after calling to check, we found out that their license had been suspended as a disciplinary action, and they are unlicensed. They also were sending workers from companies who were not on the permit and who may or may not have been licensed, despite there being a hold on the permit. They told me this hold didnt matter until we got to that step, though the city confirmed thats not true. The Centennial building department told us that all subcontractors needed to be listed and actually do the work (not have other people do it under that subcontractors license) and work needed to stop until all contractors and subcontractors were listed and confirmed to be licensed. When confronted, Schwalb said we have permits and that basically the details dont matter. We were expecting the job to be completed by August, and all we have done is framing, which will have to be inspected by the city to see if it was done to code before we can proceed with another company to finish the job. We've given them over $41,440, which we want returned.

11/18 Dear ComplaintsBoard.com, I emailed architectural plans to Schwalb Builders on 1/6 to bid on a project. Once we met, I showed *** Schwalb exactly what I wanted and negotiated with him to match an existing bid that I already had, and *** Schwalb said he would match the existing bid. The GC on the accepted bid couldn't do the work for health reasons. He then deleted items from the scope of work on the contract. I signed the contract, then after 6 months of construction, I realized what he has done after *** Schwalb is telling me things are not included. Once I realized this deceptive practice, I confronted *** Schwalb over a text message and asked, "When we first met, didn't you agree to match the bid I showed you?" He replied, "PRICE ONLY." I have no idea what this means? I signed the incomplete contract from Schwalb builders on 1/7 and paid 15900.00 on 1/17 and 10,600.00 on 5/1 and 3273.00 on 3/19 for the footer which were included in the original bid that *** Schwalb said he would match. As of 8/30, the small 400 SFT addition is not complete. The job is now 95% complete as of 11/17. During the project, *** did not have a project manager nor was he Onsight. I caught multiple mistakes, please see attached photos. - The kitchen was put up before the stucco was on the wall. *** took no responsibility. - The grout on the small 400 square foot addition was a different color. ***, a Schawb employee, without seeing it tried to tell me that the difference was that the current grout was dirty! - The French door was not centered. - The electric was not set for 6K watts heaters as asked for, only 4K. This never got fixed. - Multiple subs came to me directly and asked for payment. - I spent hours finding stones after he said he would match them. The one he found didn't match at all. The correct stones were not ordered until 8/24. The Sconces were not ordered on 5/1 as *** said. He left an outside water faucet in the closet. He told me I would have to move some windows (making a change order) and I went on the roof and proved it could work, then I met with the city inspector to get it approved. Once the stones came in, they were installed in the wrong place on 11/4, and once installed in the correct place, they were installed incorrectly as the pattern did not match the existing stone pattern. (see photo) The stones on the column were in the wrong pattern and I had to have them come out and fix it twice. (see Photos) The above items were fixed, but I was the one that noticed that there were errors. 50% of the bill was due at the end of the contract, and his company asked for payment before the completion of the job. *** is argumentative and interrupts you constantly. I would NEVER recommend this company for anything and would support *** Schawlb losing his general contracting license. Sincerely
