Unnecessary damages to interior floor tiles, carpet and wood flooring
Upon initial survey, was told that holes would need to be drilled on inside of home. After work started, it was determined that the drilled holes weren't necessary. My husband was dealing with the project manager and, when he stepped out one day to go to a doctor's appointment, the workers who couldn't really speak English stated they needed access into our home to drill holes into the foundation. I replied that my husband told me that the drilled holes were found to be unnecessary. The worker replied that he was told to drill the holes. When my husband returned home, I told him what the employees said and did. He spoke with the guy in charge that was onsite, and he stated that he didn't tell them to do that, then my husband called Diego, who was the project manager and Diego didn't he would come and check out the problem before the job was due to be completed, he never showed up. We waited for a response and nothing except Olshan requested we authorize payment from the finance company. W acted on good faith and figured they will own keep their word and look into our complaint. But not. My husband contacted Olshan again, and spoke with a gentleman named Shawn, who stated that Diego was on sick leave, and he will find out what went wrong and get back to us. That was on 09/18/22, and no one has called us back to date. We want Olshan to take responsibility for the mistakes and miscommunication made and offer to make us whole for the ruined tiles and wood flooring that we just had installed 2 months ago. When I called Olshan for a free estimate, sales person was professional. I showed him the worse part of my driveway and he said it might not be level, but it would be close. He told me I would be charged the minimum they will come out for and so I paid $2000 out for this non-leveling of my driveway and will ultimately have to get that section of concrete re-poured. The money spent could have gone towards the actual concrete repair. Very disappointed in the honesty of the estimater. If he had told me it wouldn't work, I would have respected his honesty.

Foundation warranty

I bought my house in 2014 and the previous owner paid Olshan $8400. To do repairs. On the resident disclosure it showed Olshan work and said it was warrantied for life and transfers to all owners. A copy of the contract and warrantee was included. The work was done in 2006. When I called Olshan for coverage in July of 2021, I called the same phone number on the original card from 2006 and they answered. Then I got, what appeared to be a series of lies to get out of any responsibilities for the warrantee. First Jamie said they could not cover the warrantee because they closed the Knoxville office. I said the work was done from the Nashville office where she was. Second she said the warrantee would not be covered because they no longer service the Knoxville area. I then googled Olshan for Knoxville and they showed in an ad with a Knoxville area code number to call for service. When I called it I got Jamie again at the Nashville area office. I said my work was done by them and should be covered. She transferred me to the office manager Candy Salinas and she said I am not covered because I didn't transfer the warrantee and pay the transfer fee. I said, that my contract said transferable with "no service charge". She said someone contacted them when I bought the house and she sent the transfer paperwork to someone, so I am not covered. She couldn't tell me who she sent it to but she had a copy in the records and that I am not covered because I didn't transfer the warrantee. Candy sent me a copy of a warrantee transfer request form that said it must be signed by the buyer and seller and submitted before the sale of the house. That is ridiculous. Then Candy said she would have a boss call me and as I expected that has not happened. Bottom line is it appears that Olshan will say and do whatever they can to not cover their warrantee. house foundation piers and pilings
I live in central Mississippi. I built my house in 2001 I saw cracks starting to appear in my brick and drywall. I had olshan come out and look- the Oshan rep said I needed pilings all around the house every 9 ft and piers under the house which I had done and it cost over $18, 000 to do this. The cracks didn't stop but got worse and the doors and windows would not lock. After they finished working one time, a thunderstorm came and water ran down the inside walls around the chimney which was caused by the flashing being torn away from chimney when the house was jacked up. It Another time we came home and our yard was full of water. They had left a broken water line underneath the house. Then we received a $300 (approx) phone bill with numbers we didn't recognize-come to find out while we were working, the crew Forman had been on our home phone making long distance calls. Olsham did pay the phone bill expense after we called and complained. I have had to redo parts of my landscaping 2 different times and had to fill in big holes underneath house where they dug and did not refill. Also we have had to crawl underneath house and remove debris, fill in holes, and replace all vapor barrier. (Me and my wife are in our 60's and 70's and we did this). At present doors still won't lock at times, walls still cracking. We have contacted Osham 4 times over the last year and the lady in the office says she will have Wayne Brown to call us and no response. The last time they were here, the mgr told me that we needed more pilings and that our lifetime warranty was no good-that they had changed their policy on the spacing of the pilings. This should not affect our warranty. And they told us this would stop our cracks and fix our problem (this is what the ad says on TV). There is an open hole underneath our back of house and they will not come fill it In. After our kitchen window would not latch, one of Osham supervisors told me to just nail a board across the top of the window to keep it from opening. The advertisement does not match their work.
Foundation estimate
Nov. 16, 2016 Olshan Foundation tech came out. I had to wait two weeks for this appointment. He said he would email me the estimates the same day or no later than Nov. 17. Never received anything and I have been calling for it. If service is this poor I do not want to do business with Olshan Foundation. And after having had read the horror stories of others, maybe this was the best. It is always good to get at least three bids and I wanted Olshan Foundation since I have been a customer of Olshan Lumber for many years.
Warranty
I feel scammed. In 2005 I had Water Lock system installed in my home. I have not heard my sump pump kick on in a while so I wanted to contact to someone to schedule service maintenance. The St. Louis location is closed so I contacted Houston location. The person I spoke to was rude and said that each location was separate franchise and she could not help me. I then call the Kansas City location, and got the same response. I chose Olshan, because everything on their paperwork read “since 1933”. And it came with a lifetime transferrable warranty. Well Olshan will not honor it because it according to the people I spoke with in Houston and Kansas City, the contract and the warranty were for the St. Louis location only. There was absolutely nothing in any of the paperwork that indicated each individual office was a separate entity. The entire brochure and selling pitch is based on “70 year of experience” and of course the lifetime warranty which is now useless. Buyer beware, do not hire Olshan.
We are having the same issue in Ohio. We have a "Lifetime Warranty" on our system from Olshan that was the reason we felt okay buying a house that had previous foundation issues, and now as we are trying to have someone come out to perform maintenance on the system we are being told the exact same thing. The location in our area was closed, all locations are separate franchises that do not service out of area, and we are actually being told there is no corporate office. How can that be?! Nowhere on the warranty does it specify a location. It is for OLSHAN'S system. We've tried calling local foundation and waterproofing experts to take a look at the system and nobody will touch Olshan's work. This company is a scam, basing their entire pitch on the warranty and not honoring it is THEFT! If you are letting franchises use your name and warranty for your product, then you are responsible!

Olshan lied to us, has caused so much severe damage including cracking our slab now, and had Brad Boren call, threaten we take our money back now and sign a release or they were "walking" he said and no money would be paid. We have 5 blank contracts filled with lies they tried to get us to sign. You better check your home and see what damage they did and how they breached their own contract, deceptive trade practices and more. failed repair
Foundation repair performed in 2009 failed. Approximately 2 years after the repair, removing the finished walls over the repaired area revealed new cracks in the foundation. The metal plates for the repair were no longer flush with the wall, and one of the anchor rods could be pulled completely out of the ground intact.

Poor quality pier installation, bad service, poor attitude in general.
Initial installation of piers were done and when Olshan lifted the foundation they "overjacked" the same and consequently the floor cracked in numerous places. Their fix was to jack hammer channels where the cracks were, and fill with concrete. What a mess. We have had them back trying to get this mess straightened out, but now the GM will not even return my phone calls. They are undoubtedly the worse Company for fixing any kind of foundation problems. So much for a "Lifetime Guarantee".

I have contacted the office several times and have requested that the seven pilings Olshan placed under my home be checked and manipulated as needed since I have sheet rock pulling away from the wall above where several pilings were put in several years ago.
Someone did come by. He did not do any measurements nor did he look at the sheet rock issue, but told me I needed 6-10 more pilings (at $1100 each). That was a couple of months ago. I requested a quote for 3 new pilings but received a quote for 5 or 6 (don't remember) and I asked for a new quote with the 3 we had agreed on. I never received this new quote.
I ended up going with a new organization since I couldn't seem to get a good response form Olshan. I still want the old pilings measured and tested to ensure they are doing a proper job since I have new issues with the sheet rock. I was informed in a not so nice way, that someone would get in touch with me within a couple of days to set up the appt but there was no way anyone would be out to look into the pilings for several months. It has been a month and I'm still waiting for someone to contact me.
I must admit that I am very disappointed in the organization and the customer service I have received. I called Olshan first because that was who had done my previous 7 pilings. Now I wish I had used a different company to begin with.

Foundation Screwup
4 years ago we paid Olshan Foundation Repair to fix our foundation.After 3 attempts, our foundation & house is worse than ever.We contacted David with Olshan from Tulsa, Ok. to ask for a refund.Olshan replied with a proposal for another fee of $500 to come back for a 4th attempted repair.We promptly declined & haven't heard from them since.This comment is for future foundation repair customers looking for a reputable company.Stay away from Olshan unless you like to give money away & receive a broken house in the process.Good luck. This is an additional comment to the Foundation Screwup comment.An engineer was hired with 23 years experience to inspect our house for the cause of our house continuing to crack.His comment after 2 1/2 hours of thorough inspection was that Olshan Foundation Repair had jacked up the foundation too far causing extensive damage to the rest of the house.We have not heard from Olshan concerning their messup. Good luck..We just finished an arbitration with olshan. It was approximately $10K out of pocket costs to do so. Plus. we won't know the results of this arbitration until the last of March we are told. Please do yourself a favor and steer clear of this company at all costs.
I agree, My mother-in-law pasted and found someone who wanted to buy her home in Okemah, Ok. My father-in-law spent all this money to make sure the house would be in good condition, When they moved back from Texas. Olsham did their foundation and has not been 5 years since. The house is falling down around the people we are leasing the home too. They won't return phone calls. Don't use Osham.
This is a recurring problem with foundation repair companies in Dallas, TX and the entire North Texas, Oklahoma, and Arkansas region that contains clay soil. Many companies are there for a quick fix and do not put forth the workmanship necessary for foundation failure correction. I'm told that these bigger companies have full time crews that ONLY DO WARRANTY WORK! Not one crew, multiple crews. Their work is not performed with an attention to detail and the cost is exponentially higher... to cover all those advertising costs of course. They corrected my foundation and used mudjacking to support it after it was lifted and my house has not had problems through this extreme North Texas drought.
Warranty
Not happy with this company at all! We purchased our home 3+ years ago and the previous owners had work done by Olshan a couple of months before we took ownership. We started noticing the cracks in the walls were re-opening plus more were appearing so we called the co. to have them take a look and we were told the "lifetime warranty" does not apply to us because we needed to pay a $100 transfer of warranty fee. We were not told this by anyone and the papers we were given for the work do not say this anywhere! We went through BBB and that was useless. Olshan said they would gladly come see what is going on but we would be charged. REALLY? We just want them to do the right thing but they don't seem interested in doing what is right. What a shame.

Worthless Warranty & Flawed Repairs
Olshan Foundation installed numerous piers under our home's foundation. Recently (three weeks ago), one of these piers failed, dropping the front gable of our brick home more than an inch. The result is shattered brick & mortar, carcks in drywall, separations in interior trim and sticking doors. We've called and called and pleaded for help, and have been told that it will take THREE MONTHS to get someone out just to look at the problem. The damage has occurred in three weeks, and by the time Olshan sends someone out just to look at their flawed "warrantied" work, we will have repairs exceeding $15, 000-$20, 000 (the entire gable and both columns on the porch and archway will have to be rebuilt). The Olshan people are, without exception, the most unattentive, uncaring and unprofessional and people that I have ever dealt with. Their warranty is not worth the paper it is written on. I was a fool to believe in their marketing schemes and allow them near our home. We have been forced, by Olshan's neglect, worthless warranty, and unresponsiveness, to contract another foundation repair company to repair Olshan's flawed and failed work -- in spite of their "lifetime warranty" -- before our home suffers more significant and more costly damage.

You never took care of the source because no one told you. Have a Hydrostatic Test performed, remove aggressive tree's around house. You may even have negative drainage around the house that you haven't controlled. Or maybe you need to call that company that refers themselves as Mean Green. I think they are UNT Alumni. Great honest local guys that will pen point the source before saying they can fix something. Always a source and always perform a Hydrostatic Plumbing Test before having anyone adjust piers. More and likely it's a plumbing leak rather than a failed pier. All of this is helpful information from a professional that deals with home owners on a daily basis.
I feel your pain but the BBB covers for them. As long as you are a paying member the BBB covers it up. News Media won't put it on television. This is not right what they have done to many of us. I now have cracked slab I did not have and numerous interior damage I did not have.

Osham DOES NOT STAND BY THEIR AGREEMENT - i HAD THEM LOOK at home in Tulsa, Ok and pardon by they screwed me royally and I didn't even know it. They charged my loan company $22, 000 without me even knowing it. thery had my loan company cut them a check with out my oking it and even know thats what they were going to do. They were paid for 28 piers and they only put in 22 piers. About a month after they had so called repaired my home all the craxcks came back and I was told when they did come out that the cracks were 1/2 inch from the originally ones and they would not repair them on their guarantee. Their repairs caused cracks in all my walls and I had to hair someone to come out and fix them at the tune of $5, 000. They did come out because the corner of my home fell 3 ft and they had 4 1/2 wheel barrows of just dirt rather than cement that would hold instead of the dirt.
They are a coneiving company that will screw you any way they can and never stand behind it or repair their work.
I am turning this in to the better business bureau as I should have done this before. I know they laughed at me all the
way to the bank. Hope this saves people some money and not lose what I did and it fall apart.by the these fraud people.

Really appreciate the free inspection I received from Olshan in Houston on june 29, 2012. The certified structural tech, Mr. Russell Stamps was very professional and honest with his evaluation. Mostly, I am very grateful with his honesty in telling me I do not have a foundation problem, when two other companies have already gave me estimates for foundation repair. He inspected my whole house and pointed out certain things that will indicate problems with the foundation which I do not have. Thank you very much again and I will definitely highly recommend your company to my family and friends. And to anybody who will ask my opinion.
The entire foundation repair business in North Texas is a scam. Houses are built to substandard codes and these outfits like Olshan are there to prey on consumers. There is no doubt in my mind that over the course of several years and numerous warranty call backs that Olshan has doubt destroyed my home. I don't feel there is any satisfaction to be had on this issue. Since they have caused more damage than what there was originally I would like for Olshan to buy my house so I could get out of this continuing nightmare. Where do I find a lawyer?
We just went through arbitration with them over pier failure which had eventually caused in excess of $80K damage to out home by the time they had 4 of their so-called warranty callbacks. The original damage repair was quited at around $7K to fix. They'd rather spend more money on a lawyer than spend less to repair the damage they orginally caused. Our personal costs for arbitration and reports was in excess of $8K. We were just fortuniate enough to have the money to fight them which many don't. That did not even include attorney fees. That "certified engineer report" comes from Texas certified by an engineer who never sees the work that has been done. Before you do anything, spend 2 to 3 hundred $'s for a local engineer's report. And if you do need foundation work get ay least three estimates. This was our personal experience with onshan while other's may have different results,
I had someone from Olshan came over and estimated the foundation work for our house yesterday (1/9/12). At the time, my wife and I felt comfortable enough to have Olshan repair the foundation. However, after reading this review (and a few others), we no longer feel comfortable with Olshan. We cancel the foundation repair work with Olshan as a direct result after reading this (and a few other reviews). I can understand a few mishaps out of hundreds of foundation repairs, but there is no excuse of not honoring their own warranty. I hope foundation repair companies realize that many people read these reviews and a negative review can have a direct impact on their business.

Claim foundation repair is for liftime, at cost to customer if repairs are needed later. When called about repairs, they determined that the repairs to foundation are all interior now for another extreme cost.

Olshan installed 36 cylinders in 2001. 2003 house shifts and caused pipe break 10 feet under home (rear bathroom). 2006 house shift again cause pipe break and pipes re-routed. 2010 called representative out and he lied on observation of movement ( lot of cracks re-open and new). 2011 called representative out again and he gladly identified there was movement because there was much damage and major plumbing damage in both bathrooms. The plumbing repair in 2003 has broke again. After much research the major house shifts due to faulty cylinders which Olshan is aware they have has caused much damage to my house inside and out. Olshan will not comply to the liability of the cylinders shifting and not holding up. Due to the lack of response to correct the problem, the damage is great and all because Olshan has handled this very unprofessional and without proper etiquette. Olshan wants to re-lift my home without fixing the plumbing problem that their cylinders has caused damage. Olshan said the cast iron pipes broke and caused the house to shift. 2003 the rear bathroom pipe was replaced 10 feet under my home which included the bathroom by 5 feet. It is evident that Olshan is liable and refuse to act on their responsibility. I have posted a video on You Tube stating..(Olshan has screwed up my home do not let this happen to you). Olshan Foundation has been sited for not applying for city permits to repair foundations. I recently learned that they purposely avoided following the proper procedure because they had a hidden agenda. My home is suffering every 2 years because they refused to accept the responsibility and repair the visible damages their irresponsible company has cause my home. I have paid them in cash in 2001 to repair my foundation and handle the process professionally. Well wrong...they have not...this is a shame they do not stand by their slogan..."we are here when you need us"...do not believe that crap. I am having hell with the general mgr who has taken this horrible experience personal. He will not accept the fact that they have wronged me as a customer. You would think after the company realizing that they did not handle my repair in proper procedure...applying for a permit and following the city code to assure that I am treated fairly they would use some professionalism because no one is perfect. Well not true and the general manager does not even care...this is the response displayed by the management. sad sad sad! I am letting the news media air my home live...the community must see this so that they do not make the same mistake. Stay tune in a week! I do not have to lie when the damage is visible. Also, the City of Houston Engineering Dept. will explain how proper procedure is important for the customer and their home. Olshan is presently in violation with the City of Houston. This is sad. My documentation in black and white on TV will show that as well, no permit to repair my home and the requirments that is well known to Olshan. Thanks!

Bogus warranties/work performed
Olshan came out, dug our foundation twice. This was based on a warranty/guarantee that was represented in our home purchase agreement. They tell me now, after breaking an appointment for a rep to come to the house last week, that 2 guys quit and they can't make it. A guy called me, that was at my house last week telling me that I had to produce the paperwork because the guy that was supposed to show up had it. Then he told me that he was in fact the guy that was supposed to show up and that it was not under warranty and go see the seller. This was after they already came 2 times, dug up the foundation and tried to seal it with some blacktop sealer. Now it's not their responsiblity! WHAT! RUNAROUND MUCH?
BE VERY CAREFUL OF THIS COMPANY AND THEIR STORIES!
DO NOT MAKE APPOINTMENTS WITH THEM!

I needed a new water heater and of course I needed it immediately. I used Home Depot installation services and they sent Olshan's Plumbing. They did a good job. However, they were more than very expensive. The price just kept going up and up. $11.25 per foot for pvc pipe (I needed 20 feet for the overflow), $125.00 just to go under the house. My $600 water heater wound up costing me $2000.00. Do not use these people. Their mark up on parts is incredible! Did I mention not to use these people? Daddy said never say never, but Dad, I will never use Olshan's Plumbing again!

Home Depot, Olshan Plumbing. My H20 was $800, total cost was $1776. Olshan' s contractor was SF & I Services. Did a great job! He even came out and looked at my water closet to make sure the one I wanted would fit before he picked it up and told me what parts I needed, such as a lever turn off instead of using the old circular valve one, so I could purchase myself before he returned. He basically, reused all parts that did not need replacing. I agree with his upgrade! Worked performed 03/31/2010.
