Raintree Vacation Club [RVC] Restitution

Well, my parents went on vacation April 1,2022 and my dad did not SURVIVE his injury from the property of Club Ragina Los Cabos. My parents were supposed to get a handicap room and was not given one until my dad fell after cutting his toe at the jagged edge of the unkept pool and floors that were not clean (read the other reviews same time period). Charles suffered in severe pain as an infection from unsanitary areas around the resort.

The infection caused loss of energy, appetite, and memory loss. The staff did not help clean the blood up or offer a bandage for his bloody toe.

Charles spent the rest of the vacation in bed he could not walk or stand without assistance the remainder of the vacation. The manager Roberto Chavez and the doctor where no help they wanted cash! My parents were in fear in a Foren country with no help and felt like Club Ragina's staff trying to extort them. Once they reached out for help in the United States Mr. Chaves al of a sudden has a handicap room available. My father left Club Ragina on a stretcher and died a few days after his arrival to California.

The reason for my review is that Mr. Chavez and any of the staff at Rain Tree have not responded.

Last time I spoke to Mr. Chavez, he said good luck you are no longer in Mexico. He also made it out that I am lying that it happened on his watch.

This seems to be the story. It is kind of strange how no one remembers my dad leaving in a wheelchair.

So now I am here without a father, and no one wants to help.

What a vacation for my parents.

Now their insurance company GMX Seguros and agent Jorge A said good luck and prove it. No one at the resort recalls the situation.

He is right I am in the United States and can't do anything now and all party's involved will not help or point the finger at someone else.

Desired outcome: he passed and the resort said to us try and prove it happened here you are back in the states now.

Raintree Vacation Club [RVC] Timeshare maintenance fees and no availability

We were coerced into signing up for one of their timeshare options at Club Regina. We were told we can use the club to transfer to other venues RCI and use the timeshare throughout the world. We were also told that their facilities were in most major cities. Our maintenance fees were $665.00 for a one week timeshare. As of today the new maintenance fees are $1667.00. We cannot use it anywhere in the world as we have tried and there is never any availability or the facility is miles away from where we want to be. With the cost of maintenance fees at the new price and the fees charged to use the facility you can stay at a 5 start hotel or resort within the town you wish to stay. It is a complete fraud from the beginning. We have tried to contact the company through phone, email and certified email without any response at all. BUYER BEWARE YOU WILL BE PAYING OUTRAGEOUS FEES IN A FEW YEARS AND UNABLE TO USE THE TIMESHARE ANYWHERE.

Desired outcome: Raintree to cancel our agreement.

Raintree Vacation Club [RVC] contractual problem

We bought a two-week timeshare in Cabo in 1995. We have used this membership to stay in Cancun on several occasions. We were just informed that we are no longer eligible for a room facing the gulf. Evidently they have restructured the membership and unless we buy up, our "gold" membership that we paid extra for is now marked for less desirable rooms only. This resort is not nearly at capacity, gulf front condos are available and we asked to be moved but were told those rooms were no longer available to us.

I asked when the rules changed and was told it occurred three weeks ago. There has been no fair disclosure. We were informed that you find this info out by setting up a time to meet with a representative. My husband and I are not interested in changing our membership nor do we want to take time out of our vacation to meet with representatives to be pressured into making the change Raintree Vacation Club has determined to be in their best interest.

When we return home, I will contact the corporate office to see if we can get a written copy of the "new rules", evidently these rules are not provided to the onsite staff for distribution.

When we bought into this organization, we had the highest membership and had no restrictions, that has somehow been changed with no fair disclosure to our knowledge.

Raintree Vacation Club [RVC] maintenance fee

This is getting absolutely out of hand, Raintree keeps increases the maintenance fees every year to the point that now in 2018 are charging the members $1, 500.00. You can find packages to the Bahamas for a week with airfare included for this amount.

No just that Raintree has become extremely greedy to the point that if theY do not receive your payment on time they send you right away to Concord their collection agency which they want to charge you another $138.00 dollars on late fees, seriously!

I sent my payment via mail on 10/10/18 then on 11/05/18 I received a letter from Concord indicating that I have not paid my fee for this year, which I sent 10/10/18, so you do not have to be a genius to see that the USPS screwed it up. What got my attention is that the payment was due on 10/28/18 and it has not been even a month and they already sent me to collection and charged me $138.00 late fee, that's absolutely ridiculous.

How about when Raintree came with their assessments when the hurricane hit Cancun and Los Cabos, why the members have to pay an assessment that is not even in our original contract?

Raintree is a bunch of crooks, DO NOT GET OR BUY ANY MEMBERSHIP HERE BECAUSE THEY WILL OWN YOU FOR LIFE!

If anyone knows how to sell and transfer the timeshare, let me know.

Raintree Vacation Club [RVC] very poor customer service

I called 3 times this past week to try and pay off my loan.

Each time I was put on hold for over 30min then I hung up

I finally called reservations and they transferred me each day to wrong departments
or I would finally get put on hold again for long periods of time.

They gave me incorrect numbers to call andf finally on the third day someone transfered me to corporate and they could not answer my questions or connect me to the right department. they took my number and email and said someone from Mexico will call me. (I will assume they sold the loan to another company)

This company is so easy to dislike as the salesmen lie
repeatly.

We like the resort in Cabo except for the restaurant but the

Westin is next door and the food there is very good.

The people at the resort are hard working and honest except for salesmen

and the exchange rate at the hotel is a ripoff.

Do not get involved with this company !

Raintree Vacation Club [RVC] raintree vacation club lack of communication

All I want to do is TALK to someone about what I can do about giving up this time share. My husband has died and I don't want to pay $1000 in maintenance fees when there is absolutely no chance I am going to return. Because the account is overdue, all I can do is reach the collections agency. They said they would contact Raintree and have them call me, but no one has.

Raintree Vacation Club [RVC] raintree horrible experiencia

Tenía un tiempo compartido en Raintree, llevaba años pagando sin poder reservar cuando quería vacacionar, por no tener espacio, nunca pude usarlo. El mantenimiento se paga en dólares y ya no podía pagarlo. Les envié una carta solicitando la cancelación a la cual se negaron, ofreciéndome "alternativas" que solo me hacían gastar más dinero por algo que ni siquiera podía usar. Además de que pasaba por una racha muy mala en mi empresa y me tenía prácticamente en banca rota, les expliqué esto y no les importó.
Me sentía engañado y usado, me retrasé en varias mensualidades, porque no podía seguir pagando y vivía con estrés todo el tiempo, porque no quería arruinar mi historial con el banco, por algo que ni siquiera yo quería seguir teniendo. Busqué apoyo y mi cuñado me dio información de una empresa, que un compañero de su trabajo le había recomendado, porque pasó por una situación similar y ellos le ayudaron. Me comuniqué con los de mexican timeshare solutions y no sé cómo le hicieron, porque yo después de más de un año de estar insistiendo y pidiendo mi cancelación no pude y ellos en 4 meses lo lograron. Estoy eternamente agradecido y perfectamente librado de los rateros de raintree

Raintree Vacation Club [RVC] horrible experiencia con raintree

Por error compré una membresia de tiempo compartido con Raintree vacation Club, el vendedor me lo vendió como una oportunidad de negocio que se pagaría por si sola y me dejaría jugosas ganancias, ahora en foros como este me doy cuenta que nada de esto es verdad. Cada que tenía que pagar a Raintree me invadía el coraje de estar regalándoles mi dinero y recordar el abuso que cometieron con nosotros. Lo único que puedo decirles es que por ningún motivo compren un tiempo compartido y menos con Raintree, para mi fue una pésima experiencia de la cual aprendí por las malas, afortunadamente nosotros si pudimos cancelar el contrato con ellos pero después de pagarles más de $100 mil pesos, tuvimos suerte de no estar atados de por vida a regalarles nuestro dinero. A nosotros nos ayudó una empresa que se llama Mexican Timeshare Solutions, en mi caso en particular tuve suerte, porque pudimos librarnos de pagarles eternamente, pero he leído historias en situaciones peores que nosotros y no han podido cancelar, puedo decir que “corrimos con suerte” y salimos bien librados, si van de vacaciones y les ofrecen un tiempo compartido aléjense! No importa lo que les ofrezcan, NADA DE LO QUE LES DIGAN ES VERDAD.

Raintree Vacation Club [RVC] timeshare scam

We have enjoyed the first 5 years of the contract but it became impossible to book in at even any of the first ten choices of resort and when a hurricane hits any of Raintree properties, even though it is not your resort, a special assessment charge is levied which can be as much as the annual maintenance fee.
Some of the more popular resorts have a waiting list of two years.
We decided to relinquish our accumulated points and stop paying our maintenance fee.

Within the next 9 months we received debt collection letters from three different companies and we decided to fight the injustice of the Raintree system.
After much searching of the internet and reading many similar stories from lots of timeshare customers we found Mexican Timeshare Solutions website which only charges a fee if they successfully cancel a contract but has an unfortunate website name of www.mexicantimesharescam.com which may not instil confidence using the word “scam”.
Let me assure you they are a genuine caring company, professional and efficient in dealing with a complaint and they co-ordinate with PROFECO the Mexican equivalent of a consumer council that wants to assist anyone who has a problem with a company based in Mexico.

The team at Mexican Timeshare Solutions, headed by Emilio Roman in our case, took charge of our situation and arranged attorneys to attend hearings. It took longer than expected due to the Raintree representative not appearing at two of the hearings but the final hearing was successful after around two months. In our case we did not receive any refunds but that was not expected as our main concern was to stop wasting money on such a timeshare scam of lies and deceit.

If you want out of a timeshare that is not performing to its promises do not hesitate to contact Mexican Timeshare Solutions. You will not be disappointed as long as you have a genuine complaint.

Thank you once again MTS for effectively cancelling a disastrous concern for my wife and I.

Raintree Vacation Club [RVC] time share annual maintenance fees

The vast majority of these whiners and complainers are simply very bad consumers who are blaming the Raintree Vacation Club (RVC) for their own incompetence. We have owned since 2000 ($17, 000 for a Gold) and have over the years bought 3 more identical Gold memberships on the secondary market via the internet ranging in cost from $2, 000 to $NIL. If you plan ahead there are no problem with the RVC reservations and the booking staff and most senior management are very helpful. Also we recently sold one of our Gold memberships privately for $2, 000 and the RVC were very helpful and charged us a $499 transfer fee. We RVC owners all made the same original mistake. We bought from the RVC for $17, 000 (or more) when we should have bought from all the whiners and complainers via the internet secondary market for $1, 000 or less. I am however not pleased with the constant increase in the maintenance fees and I also believe that the RVC management was incompetent in their management of the finances which resulted in the double maintenance fee charge a couple of years ago. At some point the maintenance fees may get to the point where we will either sell the remaining memberships we have (we will do this privately as virtually all time share selling services are 100% scams) OR failing that, we will simply walk away from the memberships. We know of others owners who have walked away and have suffered no huge negative consequences from the RVC. The bottom line is that we have really enjoyed our RVC memberships and they have greatly improved the quality of our vacations for a reasonable cost. The lesson to be learned here is NEVER buy a time share from any time share company because they are available via the internet for a fraction of the cost via owners or estates who fall into any of these categories (deceased, divorced, broke, incompetent, ill, lazy or just plain stupid).

Raintree Vacation Club [RVC] additional fees and makeup charges

In this year of 2015 I have now received 2 invoices from Raintree Vacation Club: 1 - Hurricane "make up cost" of $130.00 for the Cabo Resort due to Hurricane Odile and 2 - the yearly invoice which includes the Annual Maintenance Fee which has now gone up to $959.00 and, an Annual Membership Fee of $165.00. As to the Hurricane "make up cost": Is Raintree not required to purchase adequate Hurricane Insurance for it's properties? If I am receiving a "make up charge" for Hurricane damage it appears they have deliberately underinsured their property if they now need their members to pony up a difference which, given their membership numbers could add up to enough to replace the entire complex. As to the Annual Membership Fee: What then does the initial purchase price actually buy? Since I purchased my membership, why am I now being charged an additional yearly fee. To other members, please let me know if you have received these additional charges and what, if anything, is proposed to refute them.

I got the same bills, last yearly payment $230 (oddly low but i ws happy), this year $950 dollars due to huracan damage ... sound to me like negligence to get proper insurance, I have only 1 year left in my membership

I am sick of these extortions. If they don't have enough insurance protection that is their problem. Where is the disclosure? How much is RVC taking as a hit? None I would assume. Wouldn't want to dip into their profits. Feeling powerless as they cab=n refuse to let us book a trip until we pay. What can be done?

Raintree Vacation Club [RVC] sold timeshare and raintree insists on continued membership fees!

My husband and I sold our timeshare in 2012. I attempted to cancel my "Raintree Vacation Club" membership but was advised that I should pay the 2013 fees, use the left over points and then let the membership expire.
Last week, I received a bill regarding the membership acct. It stated that I was delinquent on the fees (2014 fees not paid). I was being billed the 2014 fees, outstanding late charges, and 2015 fees. I spoke to an agent on the phone. I reminded her that we had indeed sold our timeshare, paid for 2013 dues to use up points but did not pay 2014 due to no points or timeshare to trade. I told her I had wanted to cancel the membership. I related the same conversation to an agent in late 2013 stating my desire to cancel the membership at that time, I was led to understand that IF I desired to cancel, I just need not pay the membership fees. The woman I spoke to on the phone last Thursday, apologized for the misinformation. She said I must fill out a form for cancellation and send to Raintree. She kindly forwarded the form to me via email...Upon reading the form, it is required that you pay all membership fees prior to cancellation! This is fine, IF I was using the membership and COULD USE IT! I called and spoke to another agent and he advised me to call the corporate number (listed above). I have called multiple times w/o any response. I just get a constant ringing and eventually hear a voice message directing the caller to leave a name and number for return calls. This began Friday and it is now 11:22 AM, PST and no call back!
All I want to do it rid myself of this company! I owe them nothing and was a member in good standing and now they are holding me hostage for fees not useable. help!

The people who purchased your timeshare should be responsible for paying the next year's dues. That money should be collected from them, not you. The vacation club membership is not familiar to me, but you should contact the district attorney where your membership is located. They will guide you and take care of anything that is incorrect. Good luck!

Raintree Vacation Club [RVC] double dipping

I have been a member since 1990`s. In 1993 at Raintree-Club Regina Marina Peurto Vallarta location I had my finger tip cut-off, when the outside door was opened for entry; and a wind was created with the patio door being left open. I am fortunate one of my guests was an emergency nurse, and wrapped the finger tip, and then assisted in a 4 hour surgery. The club did nothing, and during the time I was in surgery, and off the premises, one of the guests threw 2 chairs into the grass area off the 2nd balcony. Upon check out I was charged with $2000.00 US for the damage to chairs. Never did I see a bill for these chairs that may have cost 300.00 at the very most.
Most recently I returned (Jan 2014) from this same resort and the hotel rented out my room which was to be held for me until I arrived.
I have heard now 4 versions of events and all of them are lies.
Beware as people off the street without a membership have more rights than the members that belong to this timeshare vacation ownership club.

Raintree Vacation Club [RVC] Deposit Cheats

Debbie the deposit cheat who works for Raintree Rentals is a two faced sneak. She is a wonderful sweet person when you are renting a property but when you leave her passion is to keep every nickel of the deposit she can justify with fact or fiction. She will make things up to keep your money. She accused us of cracking a window in a bedroom on a house that is obviously falling down. It has dips in the roof and floor and looks as though it will fall in at any time. The floor is swaying and this will crack a window and destroy the plumbing which was occurring the last few months of our renting this house. That may account for the cracking window but we never touched the window. She also charged us for some blinds which we never opened or closed, in fact never touched they were just as they were when we moved in. Then the garage which was a total disaster with broken windows and so many cob webs and spiders it looked as though it was a combat zone for spiders full of junk and filth. Double Debbie charged us for the mess and hauling off junk which we did when we moved in. Two trips to the dump, no less. Then the coup de grass was the lawn which we had mowed by a person recommended by Raintree and it was done very well. But not well enough for Double Debbie who decided there was too much cut grass that had to be raked. When we moved in the grass was so bad one of the first things we did was mow it. There is no justice with Raintree even though they have a wonderful person named Anna who remains a person of respect and dignity. Double Debbie hung up on me after finding a way to be insulted by my questions and concerns. I highly recommend if you are considering Raintree - KEEP LOOKING or risk dealing with Double Debbie the deposit cheat!

Raintree Vacation Club [RVC] refuses refund

Sales reps provide fraudulent promises that you can exchange for a cruise, airline discounts, little advance needed for reservations, they will rent your weeks or buy back membership. None of the above are true, and not really discoverable until months or years after you sign contract. Memberships are $15000-$25000 and then $1000 per usage year.

It seems like this is a very common problem in Mexico. My wife & i bought into a Royal Elite Timeshare in Playa del Carmen. We stayed in sandos caracol resort & signed contract for royal elite. we've found out in the last few months that availiablity of resorts that we require are very limited (sales person shown us extensive range of hotels). flight deals are no better than booking myself. we enquired to stay lanzarote sandos dec 2012 the ai rate is in total $1900 for the week. i feel that this is going to be costly in the long run, not the ideal deal that was sold to us. This company has lied to us right from the beginning, day one. Mr. Yaremovich and Mr. Bacus, tell us just lies, they promised us service, 4 weeks, spend holidays, renter our weeks that not used, we paid initially 17k, we train to cancel, and they are answer the Emails. Just Lies to commit a fraud. Gentleman don´t go to Club Regina Raintree 15 los Cabos.

I am one of the many Raintree timeshare owners who have seen maintenance fees nearly double since purchase. We then have the unpleasant surprise of an unexpected 'special assessment fee'. It did not make me feel special, nor did I feel like it could possibly be legal. I would love to get out of this time share & recoup some of my investment. For the yearly maintenance fee that I pay, I could easily book a similar vacation when I want, where I want. This is another forum with more complaints about Raintree:

Raintree Vacation Club [RVC] bad service

Hi good afternnon about 2 months ago we toured this raintree vacation club in cabo which was based on lies and not given to us what we promised not to mention we were there for 5 hours. My inconvinience is about the fact that some guy sent us to another resort the day before called "DIAMANTE" Which we were offered several green fees there and never got them..this guy alleged he worked for them and that they were the same company. Please dont be fooled by these scammers and frauders.

Raintree Vacation Club [RVC] Special assessment

This is to update the latest information on the Class Action lawsuit for California residents that were members of Raintree Vacation Club, and were charged the Special Assessment fees in 2009.
The case was approved for Class Action Status on August 15th, 2011, and a hearing is scheduled for Feb 2012 for the next step in the case. I also just spoke with an Attorney with the law firm representing the group, (Friday, September 16th, 4pm), and was told they are currently in settlement talks, and will be posting updates at their website when they can discuss the results. (As of today, the information is still under confidentiality rules.)

We too received the infamous special assessment. I have emailed Raintree and received a response indicating that it is their "fiduciary duty" to maintain the properties for their members, hence the need for the special assessment. HA! I have filed a complaint with the Houston BBB and sent an email to Doug Bech at FrontierOil. Haven't contacted the Texas Attorney General office, but that is next on my list! Anything else we can be doing?

I would first like to continue to encourage everyone and I mean everyone who has any part of Rain Tree to pull together and DO NOT PAY THIS SPECIAL ASSESSEMENT FEE, they have and are trying to pull off one of the biggest scams they can to bale themselves out of there finicinal woes. I would also encourage everyone to put in writing that they have NO INTENSION OF PAYING THIS FEE, but as was stated earlier that since you are stopping me from using what I believed and thought I was buying then I will not be sending you my yearly Maintence fee's instead they will be held in an escrow account by me. I have requested in writing that they(Raintree) send me a copy of my orginal contract (dated 3/30/2001) this was done on Feburary 2, 2010, I have continued to follow up on this on a monthly bases not only in writing but also through telephone conversations by the way try and get to there legal department Ha. Today is now June 2, 2010 and do you think I have received this after 4 months NO. So does this help you understand what kind of company we are dealing with. For the Past 2 years I have tried to make reservations for the coastal area through RCI and they to are as big as joke or rip off as Raintree (one and part of the same), I have ended up making my own reservations (where, when and how long I want to stay on my own). For those people that have paid there special assessment fee I feel sorry for you because now you have entered into an agreement that gives them the right to charge you again in the future. I know for the Special Assement fees, the maintence fees and all the other costs involved at Club Regina, I have found a complete package including air fare for myself and my family(6) in Los Cabos for $ 400.00 more then just the fees were and are goiong to cost me (if I were to pay the special assement fees which I have no intention of doing). Even if they were to come back (as they did in June of 2009) and remove the Assessment Fee they have sent a clear message as to what kind of orgination and crooks they really are and I will not nor do not want any part of this kind of scam and disception. We have and did all purchase these time shares in good faith and now they want to hold us all hostages by not allowing usage of what we purchased. Yet you have to ask yourself this question, if none of us are able to use these they have now put a bigger finincial burden out there since we will not be eating in there resturants, using there services and all the additional things they rely while we are vacationing at our time shares, so now they have really created a monster that theyhave no way of stopping. As I said earlier I STRONLY ENCOURAGE EVERYONE TO SEND THIS SAME MESSAGE TO RAINTREE, even though the damage is done maybe people thinking about becoming apart of there time share will hear about it by word of mouth but also through the media, legal action, or any means possible so that they to do not become victims of scams like this. As a final note I have also filled a complaint with the FTC who monitors complaints (here is there web site ftccomplaintassistant.gov/FTC or you can contact them @ (877) FTC HELP) I would encourage everyone to follow through with this since the more complaints they receive the closer it will and does come to an investagaiton, this only takes a few minutes and hopefully it will and can benifit everyone involved, finally I put in writing to Raintree that I have no intention of paying not only my Special Assessment Fee's but at this time I will no longer be paying my Maintence fees (I have visited with my local credit bearua and shared with them the situation and they informed me that you do have the legal right to contest it if and when it might ever show up, they felt like because of all the complaints that there would never be any action taken but would just go away, now I am not telling anyone that this will for sure happen but what I am saying is I am willing to take the chance and get out while still can, it like the stock market I can't change yesterdays loses but I can try and safe guard what I have in the future) Please each and everyone who takes the time to read these complaints DON'T JUST READ THEM "TAKE ACTION" THIS IS THE ONLY WAY WE CAN EVER CHANGE SOMETHING.

This Class Action Law suit is only California Residence. I live in MA an it appear that we should put together a Suit that includes all US members. Any thoughts?

I had to admit my mistake for buying this timeshare deal, lick my wounds, and assume my loss (i.e approx $13000 in initial costs and maintenance fees) as a 100% write-off. If the attorney's are successful in just nullifying Raintrees Collection attempts and removing their ability to continue financing their Ponzi scheme (i.e. putting them out of business), I will be happy. I have just received and responded to their collection agencys first letter in September stating that I have no intention of paying either the Maintenance fee or Special Assessment fees (After not paying either since Jan 2009). Odd however, is the fact that they seem to be only attempting to collect on the unpaid Maintenance Fees - the Special Assessment fee seems to have been left out. I responded to the Collection Agency (i.e. Concord Collections) stating that I am not paying past Maintenance Fees since I am not being allowed use of the Property, due to not paying a Special Assessment fee, which is a breach of contract.

It must be remembered that any paid Maintenance Fees & Special Assessment Fees will be used to pay their attorneys to fight those who dont pay, not for actual maintenance costs of the property. The financial impacts of any settlements will also be recuperated by future Assessment / Maintenance fee increases in existing and new members, while they withhold right to use and threat of credit ruin over their heads.

This board I just found by doing a search on "Club Regina Special Assessment" I'm furious, more than that broke. I can hardly afford the regular maintenence fee, let alone this special assessment!

We are also another Club Regina - bought into Grand Regina for bookoo bucks and now getting ripped off. How can we get on board with this legal suit!

RVC may claim to be making all this money, but they are not a public company so we'll never know. If they were that flush, we wouldn't be receiving this emergency assessment. Having paid off my note years ago - and dutifully sending in my maintenance fees - only to see Club Regina Cancun fall further and further into disrepair, I've chosen to walk away. Under 4.4 of the rules and regs, it simply says that non payment of the fees for two years will result in the investment being taken back. They're threatening collections but I really don't care. I serviced the original agreement as per terms.

Below is an email that a member sent around to other members. It pretty much sums up why RVC is charging this SA: They are in dire straights, with no money and are on the hook for $25M for another failed fiasco:

"Haven't talked to you in a while...2006 to be exact. That was the year we made the fatal decision to trade our Club Regina for Grand Regina Villas, another RVC ripoff. Turns out, Raintree never built the Villas, sold the project to Starwood, who never did anything either. There is now a group of 154 Villas owners that have put up money and retained an attorney to fight/sue Raintree & Starwood in an attempt to get our money back.

I noticed your name floating around some of the emails from disgruntled Club Regina owners over the "special assessment". I'm sure I'd be furious over something like that, too. To put it mildly, Doug Bech is pretty much of a slime-ball. I'm one of a 6-member owners committee that met with our attorney, Doug Bech and his attorney and Starwood attorneys in Chicago a couple of weeks ago. We spent most of the time listening to "we just don't have the money to return everything". By his own admission, RVC had sold around $25M worth of weeks, yet didn't put the money into an escrow fund pending construction. Supposedly, he only has around $5M to return. They made one offer after the meeting, but it was piss-poor. Supposedly, another offer will be sent on Monday. If it's not, or if it's not any better, a lawsuit will be filed in federal court on Wed.

I had a thought that maybe this special assessment was an attempt to raise money to pay us back, then figure out how to deal with all of the irate Club Regina owners. Do you have a copy of the special assessment letter you could email or fax me? I think we might be able to use it as ammunition in the lawsuit. Oh, did you know that Doug spent $4.5M buying another resort in Puerta Vallarta right across the street from Club Regina, I believe it was last Sept. We figure he used some of our money to buy that. All I know is that we have a bunch of owners in our legal group that want to see him in jail, and he knows it.

I've been getting copied on emails from your group. All I can say is, good luck! You'll need it. Might as well get ready for a fight. We've pretty much figured out that he uses maintenance fee income to buy more properties, instead of using it for maintenance of the existing ones. They probably all do to some extent."

I contacted the Atty Gen in TX twice and have not even received the courtesy of an email form letter response. The people in TX are great and courteous, apparently when it gets to Gov't it sours.

Raintree Vacation Club [RVC] failed to refund down payment

On June 5th, my husband and I attended a time share presentation for a Raintree resort - Grand Regina - in Cabo San Lucas Mexico. Initially we intended to purchase the plan but after the presentation, the financial representative A. Cortez ([protected]@raintreeclub.com) provided conflicting information. It was at that time that we decided not to move forward with the purchase, but I had already signed for a credit card payment of $701 and $799, for a total of $1500. I was told that I would receive a full refund within 10 days. Unfortunately, I have not received a refund and have contacted Raintree seveal times. At this point, I would like to file a formal complaint and request assistance in getting my refund as it has been almost one month. Thank you. Mrs. Indemaio

In Mexico, you have 72 hours to change you mind. The agency in Mexico that is very helpful in the resolution of consumer disputes is Profeco. They have a website and they maintain an office in Cabo San Lucas. Besides contacting your credit card company, I would recommend filing a claim with Profeco. The is important for you own recovery but also for others who may fall victim to the predatory practices that some timeshare resorts engage in. Chuck D.

Go to your credit card Compamy ASAP and file a dispute, have all your information, do not wait as they will never return the money and you only have so many days to file a claim with your credit card Company.

Raintree Vacation Club [RVC] fraud, extortion

Never buy a timeshare from Raintree Vacation Club. We were scammed by them during the sales presentation through lies, half-truths, innuendo, and the withholding of key information. We were told by the sales rep (scam artist) that maintennace fees could not, by law, increase more than 2-3% per year. Last year, Raintree jacked theirannual fee by 25%! They also imposed a Special Assessment of $880. on everyone, probably because the recession has led to fewer new sales. There is no mention of special assessments in the contract and the salesman never mentioned them. When we were late in paying this year's annual fee (25% higher than last years), we were subjected to threatening letters from their agent, RCI Contact Solutions. They are imposing a 10.5% penalty PER MONTH on us! That's 126% interest per year! Federal law states that enything over 24% is usuary. These extortionists are five times over the Federal limit! I urge you to write the Justice Department (the U. S. Attorney General) if you too have been scammed or threatened by these people. I am!
