If you are thinking about renting from ResiHome just DON'T! Run away as fast as possible. It was the worst experience I have ever had.
We rented a BRAND NEW property in Wildwood, FL (Cottages at Wildwood). We were moving from MA to FL and were pushed to move our lease date earlier because there weren't many properties left...(lie #1). So we move in and all is OK. Prior to move-in (September 29th lease) we were told that the fiber optics would not be available until October. I work from home so internet is important, but they gave us hotspots and I figured I would get 5g home internet (not thinking that it's a new address) if needed. Well this was lie #2! We did not get fiber optic internet until April! APRIL! Upon our move-out, we still didn't have cable. This was the least of our worries while living there too. ResiHome blamed the fiber optics company, but the CEO of that company reached out to me directly and gave me all of the info on how ResiHome was blocking the install.
We had a 3/2.5 house and a garage. The very first time we used the second full bath the entire tub/shower leaked and destroyed the walls. Obviously it was installed incorrectly and we reported it beginning in November. This was not fixed until MAY! And it still wasn't fixed so we did not have the second full bath for our entire lease and received NO discount.
Our kitchen's backdoor flooded every single time it rained. I mean flooded...like 10 feet into the kitchen and pantry. We put maintenance tickets in each time and they would look at it and see nothing. Never got fixed...even after they found the issue, removed all the moulding and drywall and found that the floor was FULL of mold from the flooding - likely what was making us sick. Not to mention destroyed my $$$ Dyson vacuum that was stored in the pantry.
On Thanksgiving our smartlock broke and since we were never given keys we were locked out. My husband had to climb up into a second story window to get us in. Took a few days for them to fix the lock so we had to leave our house not secured.
One day...I can't make this us...BOTH our front and back doorknobs fell off. Just fell to the floor.
Another week, a closet that we barely used, but had items stored on the floor of literally collapsed. The shelves and racks that had NOTHING on them fell out of the wall and smashed our belongings that were stored underneath them.
Due to all of the issues we had, we asked if we could terminate our lease early, but they just laughed at us and said that we were required to pay the full lease terms. We asked for some sort of discount given that we could not use one of the bathrooms, but they never responded.
We moved out before our lease was done and paid the extra rent. Then, it took forever to get them to give us our security deposit, which they took money out for things that were their fault. AND the check they sent had our name spelled incorrectly.
So we spent 10 months - our first 10 in Florida - in a brand new home that was junk...couldn't have many guests because we didn't have the bathroom for them...had to spend money on towels and other items to clean up the numerous floods...and got sick from the mold caused by the flooding.
I cannot tell you enough...stay away from them!

We had a fantastic experience with the realtor, whose name I do not want to mention, as I feel like they are way too good to work for this company.
We have had the absolute worst experience during the first 2 1/2 months of living at our new rental home. We have had multiple issues at the house, none of which are on the top of the list to get finished. It has taken forever to get someone out to look at the issues, and then another forever to get someone out to fix them. I have given up on anything, having to do with items that I myself can have repaired, or things that are so small that I just deal with them. The things that I have tried to have repaired are major issues. Out of five of the major issues I have opened maintenance tickets for, one was finished. The other that was finished, was in the process of being fixed when we moved in. It was actually supposed to be repaired when we moved in. It was not. The AC ran persistently, and would cool down overnight, but not maintain any type of cool during the day. I was unable to shut off the AC, unable to change the temperature of the AC. So my first to power bills? Absolutely the highest I have ever had in my life. The house we rented from Resihome is about half the size of the house we moved from. We have never had a power bill this size. For the electric alone, it was nearly $800 for a month of use. We do not feel like we should be on the hook for all of that, seeing as how the AC was broken when we moved in, and it took forever for them to get it fixed. Basically it took them a month and a half, or very nearly. Anytime that I have reached out to them about anything at all, I cannot get a callback. I cannot get an email response. Rarely I get a text from one of the people that I contact, but they are unable to help me, as they are lower on the “totem pole”… and quite honestly? It seems like everyone has that same excuse that I have been able to speak to, as I was able to talk to two people in the very beginning. Since then, I can’t get a response. I can’t get a callback. We are extremely frustrated right now. Everyone we have spoken to is very nice. But nice isn’t fixing things. We are already beginning to regret signing this lease. For such a large company, the fact that they care so little about the people that they are renting to is absolutely unacceptable. Unacceptable.
One of the things that we were extremely frustrated about is the fact that when we viewed the house, it was during a massive thunderstorm. We were unable to view the backyard. We went by the pictures posted by Resihome on the rental site. It was also some thing we were very excited about, as we have a little one that likes to play outside. Likes to have friends over to play outside. The photos that we saw online that Resihome posted were absolutely beautiful. I’ll post the pictures. The difference is quite obvious. Not only is it obvious, it is incredibly deceptive. We really are astonished that they would post false information, through the pictures shown on the site. The difference is like night and day. And again, because it is something that is Cosmetic, according to them, they will not fix it. So we basically have no yard now, as it is full of stickers that track through the house, stick on every single item of clothing that you wear… literally hundreds of them. They don’t just come off, you have to pick them off one by one. So… no yard.
I am in love with what this house could be. I am in love with the area, I’m in love with the neighborhood. That’s our only saving grace. We are hopeful that at least some of this can be resolved. We are honestly not asking for much. We are at the point. We’re asking for basics.
The issues we’re dealing with now, the main bathroom smells like a literal outhouse. If the doorway to the bathroom is open, the whole house smells like an outhouse.
The room that butts up to the bathroom, smells like a wet, moldy towel. I guess that best describes it? And on some days it’s worse than on other days. But it recently has gotten so bad that my little one, whose room that belongs to, does not want to sleep in there. Nice.
We were told that we could get screens on our bathroom windows, as all of the screens throughout the whole house are MIA. We have no screens to open any window. In the bathrooms, we have no fan, and we cannot open a window. So we asked for window screens. That was in the very very beginning of moving in. Do we have window screens yet? No. Supposedly they’re on their way. We’ll see.
The sliding glass door that goes to the backyard, the back porch, we have to wrestle it open. I have broken multiple nails opening up that door. Not that it matters much, it’s just painful. That too is supposed to be fixed soon. We will see.
One of the things that we haven’t even put in a maintenance ticket for is the kitchen faucet. It basically spins everywhere that it can screw and unscrew. At the base, in the middle, so basically, you’re just moving the kitchen faucet around every single time you turn it on. We’re just trying to get some other things fixed before we put that one in for repair.
Basically, for the amount of money that we are paying for this house per month, it was nowhere near where it should’ve been when we took the keys. Speaking of keys….
We had issues getting into the house the first day that we were given permission to get into the house and make it our own. We had to wait another day, so they came out and put another lock on the door. We came out the following day, with the new code, etc. Got into the house. Everything was great. we weren’t ready to move in yet, (we were basically two weeks out from the actual big move). We were bringing things over a little bit at a time. So we had some things here in the house, that we brought over the night that we actually were able to make entry to the home. From then on, that house was to be our home.
The next day I show up at my doorstep, later in the afternoon. There’s another lock on my door. And I can’t get into my door. Fortunately, I have a garage door opener. I made entry that way. I find out that someone has been in my home, Changed out my lock again, without my knowledge. Now, if I recall correctly, that’s illegal. Took a little while for me to get into the house through the front lock. I’m going to mention here as well, the trash from the lock, both times, they changed it, were thrown into my hedges, and in my flower bed. For me to clean up. That’s nice too. I didn’t know that that was a thing you could do. Throw trash from a repair into the yard of the home that you are repairing. Good to know.
Another issue, we made entry into the home, and that very night, someone tried to break in. We were not told that they had an issue with getting squatters out of the home before we moved in. I don’t know who knew about it, but everyone I talk to act, shocked, and surprised about squatters being in the home. Funny thing is, all of my neighbors knew about it. All of my neighbors told me that they had a hard time getting them out legally. Yet everyone was shocked about it? How did I know someone tried to get into my home? Because I went around and took pictures of every single thing that I thought had an issue. I thought the back porch smelled horribly of canine, and excrement of that canine. it was filthy dirty. And I thought it needed to be cleaned. So I took pictures of the porch, and just so happen to get the doorway into it. That’s how I knew, the next day there was a slit next to the entry, where someone reached out to unlock the door. I’m not sure how far they got into the home. I just recently discovered that my sliding glass door has been open the whole time. I’ve lived here on one side. It was hidden by the falling down blinds that I finally removed myself, to replace, myself, because I guess that, too is a cosmetic thing? I would think that’s more of a privacy thing, but… but yes. My doorway has been open 24 seven for the last basically 2 1/2 months. Just enough. An inch or so. I tried to close it and lock it, I was unable to close and lock both sides. I suppose that’s why that side was still open, but I am shocked that no one knew about it. It was off track. That is why I couldn’t close and lock both sides. That issue took a week for them to get out and look at, and I am still waiting for that repair as well. It was put back on track, so I can lock it, but again… to open that door, you have to basically be a wrestler.
So no. We are not thrilled with Resihome. A giant company, with multiple umbrella, companies attached to it, and they can’t take care of their renters, who are paying exorbitant amounts for rent. Yeah. That wraps it up for now. There’s more, but I’m not going to go into it. We’ll just wait and see.
Recommendation: Don’t sign that lease until you do a thorough inspection!
ResiHome - worst landlord ever!
We should have know it from the start. A company who charges an application fee for every person on the lease and forces you to pay it even twice if you need to change your email address can't treat you fair and honest.
The absolute low lights were when they entered our rental home without our permission and us being at home to switch the security system and as a result it took us 3 hours to get into the house which we rented and paid for because they provided wrong entrance codes and didn't support us efficiently! Of course, no excuse, no compensation, nothing...
Before we moved out we cleaned the house carefully and it was cleaner than it was when it was handed over to us. Still, they charged us at the end for a full cleaning. Unfortunately, we weren't able to have an in-person hand over because they never returned our calls, messages, requests to organize that and we moved out of town. At the end, they deducted half of our deposit for cleaning and other questionable items - I call this fraud!
Not to mention that you can't get a hold of anybody. As soon as you signed the lease it is just some App you may post your issue but don't expect any response. Never ever in my life will I rent from ResiHome again!
Recommendation: Do not rent from ResiHome - ever!

Wow. We had the exact same issue! They made entry into our home as well without permission, to change out our lock system. We were then locked out of the house, except for the fact that I grabbed one of the garage door opener’s. That saved me. That is completely illegal. They are not supposed to make entry to your home without giving you notice! I feel your pain! Never again…

Reading all of these reviews and complaints lets me know my feelings about this company and its staff, from the beginning, was spot on. I must say there were 2 employees, *** and BPhang, that seemed to have a moralistic approach to what they did. One of them is no longer with the company. I could write a short story but I won't; I am taking my issues to an attorney. Buyers Beware! If you are looking for a company with ethics and people who will treat you with respect, transparency, and really cares about you as a human being, look the other way! The handful I was dealt to deal with were morally bankrupt. I say since they represent the company, whoever is in charge and at the top has to be as well. All these generic, scripted responses go to prove this as well. Just save yourself a headache and medical bills... DON'T WASTE YOUR TIME! They literally made me sick and laughed at me afterwards (***). But I am working on that.We will see who gets the last laugh Resi. You all should be ashamed of yourselves, but we know you're not. I really thought deep down that my experience was an isolated incident, but it is obvious that this is simply how this company operates! So glad I did decide to forgo their shenanigans.

Cute house, but the communication between their associates needs some major work. We have had no hot water since moving in (over 30 days) and have called/emailed the company several times with no outcome. ResiHome claims to send somebody out to hopefully resolve the issue, but then that maintenance person just never shows up or it ends up being someone new every time and they of course have no idea what is going on. Do not recommend. Were being forced to escalate this situation which was never our intentions.
Easy to apply for. But the customer service is awful. I had to constantly call to get updates. Near the end, I called their HQ and they told me my leasing agent was out of the office that day. As they attempted to work on my issue, she "miraculously" showed up and said she'd work on my case and get back with me...no callback hours later and she never answered my calls or emails. When I was at my wit's end and about to cancel, that same leasing agent placed me "on hold" but they didn't hit the hold button correctly. I continued to listen for 10 more minutes as she laughed with people, told someone she didn't have anything to tell me, and even asked someone in the room if they were hot or cold. I am so glad it didn't work out. Don't be fooled by them...RUN RUN RUN to ANY other company! Positive notes: I paid them $3500 before I even got a lease and the day I asked for a refund they refunded me $3350 within a couple of hours. Also, *** (portfolio manager) tried to help me numerous times attempting to get me my lease so I could move in. I would've loved to continue working with him. The rest of the company needs to learn from his customer service etiquette.
Weve applied to move into a house here In ***,*** . Our leasing agent *** is so rude and unfit to be a leasing specialist as this job requires you to be able to help future residents transition into their new home as easy as possible . She ignores our calls which , has resulted us in calling from different numbers for her to answer . When I call the customer service line to ask for a manager they say that they are unable to provide me with that info . Its really unfortunate that a business that takes pride in their customer service with their clients are not handling all these customer service issues that have been left on these platforms.
As a current resident of a ResiHome property, I am writing this review because I don't feel like there are enough positive ones out there. I was initially worried about working with ResiHome because of their reviews. Nevertheless, I had the pleasure of working with *** throughout the sales/ leasing process. I am now working with both *** and I have zero complaints. They all are very proactive in their approach and I haven't had to worry about things slipping through the cracks/ not getting done. Fingers crossed everything stays that way.

They neglected to tell me that to tell me that my lights will be apart of my rent.. I even asked in email to double check because of how my pay periods fall.. JEA works with me and unfortunately you cant get the lights in your name and IF you dont pay the light *** in full they will lock you out of your account and start and eviction process at $450.00 dollars, which is ridiculous if the rent it sled was paid in full.. Example, I had a balance of *** from April for utilities *** which was added in the May payment, which was paid had a little left of utilities for *** which left under a 200 balance of utilities after o told them to remove the late fees just to found out I been slap with an eviction process over utilities highway robbery.. I will contact an attorney tomorrow because it is NOT listed in my lease that rent plus utilizes have to be paid together to avoid eviction. I couldnt even log into my account to pay the remainder of the utility l.. I called several times and sent multiple emails, so I have my paper trail and the responses from the Managers Im so hurt and disappointed in self for any recommending resi homes! If you care about your tenants lets see how you will resolve this issue and remove this fees that wasnt on my terms but the company! Thanks

I have been moved into my new town home for about 3 months now. The main complaint is there is no physical leasing office. My go to leasing agent *** isnt helpful at all. If I have a question she takes forever to answer and is not attentive at all. I wouldnt recommend anyone staying here if you need help they are no where to be found. The only person that helps within a timely matter is *** (I think thats her name). Also no one has gotten back to me about my parking passes that I never received. On top off all this the online fee to pay your rent is a scam. A whole $36 on top of rent just to pay rent.
I moved in this h*** hole in March. Even though we have paid on time each month my electricity has be disconnected 3 times. The city I live in has reported a water leak in the house 3 months straight. We are expected to pay our rent plus the overage of utilities. Now the city reported it not my family so how would I know. Resihomes have not tried to resolve the issue. Sending plumbers out that cant find anything. I have not paid this month not because I dont want to but Im paying almost $1000 in utilities. At this point I have to contact an attorney. The third party company *** is a joke and so is the management. I really wouldnt advise my worst enemy on renting from this company . And now Im trying to pay my bill and they have locked me out the portal. Sounds like they trying not to let me pay. Im documenting it all
First off. I never give reviews. This is my second one EVER. it has to be pretty bad to make me provide a review. Horrible experience. No communication, response time is horrible once you pay the deposit. I have been moved in for 3 weeks and do not have access to my mail and cannot get a response from anyone. Neighbors have told me they experienced the same. Never again. Stay away.

NOT A GOOD LEASING COMPANY...This has by far been my worst experience with a leasing company I have ever experienced. I'm currently stuck in a 1-year lease here in *** and have been without central air conditioning (in the SUMMER) for almost 3 weeks. I've placed 3 maintenance requests in through the ResiHome portal and was told to "contact the builder" to get my home properly repaired. I've made several requests to speak to the leasing manager in my area to get a proper resolution, and have NEVER been contacted back. Half the time I can't even get through to speak with a receptionist or get told to "contact the leasing manager in my area." *** is extremely unprofessional, and now my children and I are subjected to poor housing conditions due to living in a home that has a constant temperature of 85 degrees plus! Not worth the hassle.UPDATE: Contrary to the ResiHome response in my *** review I submitted, this issue has NOT been resolved. I reached out to the contact email they provided in their response, and once again, I am NOT receiving communication about getting this resolved. I have submitted a 6th Maintenance ticket through the ResiHome portal yesterday, and it just got cancelled today. The A/C unit in this home has some serious issues, and my family and I are STILL suffering in this *** heat due to the system still NOT WORKING. At this point, I am seeking legal counsel on how to proceed with these slum lords.

My husband and I found Resihomes online. While they had a stress free and simple property viewing process, that's where it ends. I put in an application for a property as instructed and when we added my husband as a coapplicant the website kept failing, We spent days trying to get in co tact with our agent. Finally, the agent asked me to have my husband apply separately and she would merge the files. We picked a property & paid our fees only to be told that address was already rented. So we picked another property, was told to submit our *** forms, which we did, no response after numerous calls and emails. Finally they state they got the forms but the property was already rented. I am told the homes go fast, that is fine but the delay was the office not myself, fast forward, 6 rented properties later, we get an email that tells us we are approved for the first property we applied for, im confused, My husband and I head to the location to view it again. Surprise it has residents living there already. We still had no property, no completed application and no contact or support. Thank God for small blessings though, we found these complaints and will be going with another company.
I was trying to relocate to a different state. I got the complete run around with this company. Their website is never working. I called the office 5 times in 2 days to see if it was resolved with no help. Everyone I talked to says " I will have to call you back in a few minutes" and then hangs up. I am a little scared this company may try to take my social security number and banking information and try to use it for something else besides what I wanted to do and that is MOVE. I can not delete my application because I do not want to deal with this company any longer. I hope someone can assist in getting my personal information deleted from their database.

I paid the required holding fee and upon viewing the property it was discovered that the A/C unit was not functional, the pipes had yet to be de-winterized along with foundation issues that they tried to pass off by saying "that happens when you switch from hardwood to carpet". Desperate for a place to live I agreed to wait for the A/C repairs and de-winterization. So at the end of my previous lease I packed my belongings up into a storage unit and started couch-surfing between friends in a city 250 miles away. It's been a month now. 2 repairs that I could likely tackle on my own with a quick search have yet to be completed. Any requests for a timeline have been denied. There is no communication from anyone in the company. The unprofessional-ism, lack of communication, and deliberate shadiness of this company has put my housing, job, and schooling at risk. My new job was set to start the beginning of September along with my junior semester of college. Now I have less than 2 weeks to find housing before I start missing classes and potentially lose my new job. After reading other reviews I know i'm not the only one who has been given an infuriating runaround by WRI, this company should not under any circumstances be Complaintsboard.com accredited. I would give 0 stars if I could.
I only provided a holding fee and was not told about the "conservice" which is basically all bills paid operations. This was not listed on their website was not informed about this until after the fee was paid. When we requested a refund it was noted that it would be done ASAP but none of the people on the email wanted to respond with when I would get my money back it was Jo *** , *** , ***. Finally got ahold of someone in call center who avoided my questions as well. Hopefully I get my money back! Since I can't get an answer on when my money will be returned I reported to my bank as fraud. If this is what people who live there have to deal with my family dodged a major bullet! Will update if I do not hear from them as well!
I moved almost a month ago and ResiHome has still been unable to provide a basic mailbox key or even advise mailbox number. I've been giving such a run around to 3 post offices, model homes and Lennar construction trailers. Luckily I knew the development because no floor plans or correct pics were provided after repeat request.

So I would text her, at least I got a response. Well just like everyone else we have paid the holding fee and application fee. Before all the COVID-19 hit we were supposed to move in this weekend. We never heard anything else. She did the walkthrough and sent it to us to sign after I reached out several times for an update. Then back to no communication. I am stressing to them that my husband needs to be there for work, our lease is ending here, we are moving 7 hours away and we have 2 toddlers. On Monday I reached out to the Estela and the point of contact and only heard back from one (which is better than none.) She said they are wanting to get us in ASAP (music to my ears) and asked about a few forms and pet addendum. Both things we did not have but she told me she would email them to me. This was no problem at all, I would pay any fee we needed to and fill them out. I have followed up with her two times now seeing if she sent them by chance or needed additional information. She has read the text (iPhone) and not responded. I also sent an email to Emily the approval coordinator just hoping to get a response from someone. We have family and movers coming to help us in 2 days. Still no luck. We liked the house and the beginning part was so quick and painless. Now I am wondering if this already huge move for myself, husband and 2 toddlers is going to work out. With times like these communication is more important than ever

Both the leasing agent and property manager, *** said that we would be set for move in on 7/18/22 (through email, phone call and text message.) Then my wife gets a call Monday morning from the property manager saying that theres a possibility that we wont be able to move in on the 18th because there was a permit issue. No problem. After a couple of hours *** got back with my wife saying that we would be set for move in on Monday, 7/18. My wife emailed *** on Wednesday, 7/13 asking when the lease would be sent. She got a response saying it would either be on 7/14 or 7/15. Now it is 7/15 and we still havent received the lease. Not to mention its a Friday, and they dont work on the weekends. We have tried multiple times to reach *** of *** but she declines the call and sends a text saying she is unavailable multiple times. When she answered, she said the same thing about how she just needs time. We have given nothing but our time and money to this company. We were told that we would receive our lease TODAY 7/15/22 at the latest, so we could move in 7/18/22. It is now 3 minutes after closing and we have still not received it and *** is ignoring/declining our calls after she had already told me earlier today, I could call her back around this time. My wife and I are not very pleased with this service and expect something to be done asap.After I posted the above review on *** we finally got a response from ***. Apparently the inspection didnt pass after being scheduled 3 different times. Im not sure what the issue is, but now we are not allowed to move in on 7/18 even though we felt assured that we would be able to.

Wow! I am not shocked someone posted such a negative review just 4 days ago. I can agree with everything the person Robin below me stated. I am getting ignored with emails and phone calls. I have left several voice messages. I am supposed to be getting my key "supposedly" on the 15th of this month and I still have questions about the home / lease that I PRESSED that I wanted answers to PRIOR to move in date. These people also gave this information for the home to the wrong agent so it took me to constantly try to contact them to figure it out and send the information to the CORRECT agent dealing with this home. I am pretty tired of reaching out and not getting responses. These people have my money in hand and I have yet to know when I will actually be moving into the home. I am packed and ready to move. I have a 4 year old daughter ready to move. If I am making changed in my life now to prepare for this move I do not expect to be offered a refund of any kind. I finally got in touch after almost a month, with the correct MOVE IN COORDINATOR. He has emailed me 1 time and has yet to respond to my 2 emails from last week on the 5th and 6th, has yet to respond to my voicemail from the 6th and 9th, and today is now the 10th. I have reached out and the phone number he has provided goes straight to voicemail and not even his direct voicemail . I originally received an email from a different move in coordinator. So there was some mix up that they did not even resolve themselves. It took me to keep contacting them and asking questions for them to figure this out.

I'm exhausted, so I will just address the most recent UNFAIR & SPITEFUL issue.We were not provided a trash bin, after being promised for over a month, that we would be receiving one in 5-7 days, *** days, only to be finally told that, "The resident provide their own 32 gallon trash bin." Ok, I then went on the utility company's website and told them that we will NOT be getting a bin, we will continue to dispose of our trash for ourselves, so we DO NOT expect a bill for trash pick-up from our address.What do you know, here we are three months after being here, STILL being charged a trash pick-up fee on our bill each month. What we have been doing thus far, is to pay our bill and deduct the amount for the trash pick-up. Last month, Resihome credited the balance that was left showing on the account, so we decided to just do the same with our September bill, pay the bill, and deduct the amount for the trash pick-up. Well, this time because the balance for the trash pick-up was still showing on our account, they sent us a $100 late fee, on top of the trash pick-up fee.HOW can you be AUTOMATICALLY charging someone for a service you DO NOT provide, who DOES THAT? It's not robots picking up the trash, so the pick-up crew KNOWS that they have NEVER stopped at our gate and do trash pick-up, so WHY is the property address even ON the trash pick-up list, when NO ONE has EVER ONCE picked up trash from our gate? We shouldn't have to be skipping around a CHARGE that DOESN'T belong on our bill.

Unfortunately I am unable to leave a lower rating so I have to give the company a "1 star." I moved into my townhouse in October, however I've had so many issues since moving in. Although I've had issues, I've been nothing but a model & VERY patient tenant in regards to the many maintenance issues I've endured at my home. I have always paid my rent in full & on time, however my *** are now being threatened with eviction due to maintenance/vendor fees that were added to my account unbeknownst to me. I currently have mold growing in my master bedroom wall that has not be dealt with. I've been inconvenienced many times, having to take off work to be home for someone to do repairs only for people to not show up or come unprepared, but I've never griped or complained. My closet rack completely fell down so I put in a maintenance ticket in addition to the other open tickets I had at the time. I was sent a generic notice stating someone would come by to inspect the the unit in which no one ever came. 2 months later, a rep called inquiring about the ticket in which I informed her no one ever came out to therefore she stated she was opening another ticket. 2 weeks later, someone showed up stating they were here to replace the closet rack. Upon repairing, the tech stated the rack was never secured to the studs in the wall, but *** in the drywall, so it wasn't fit to hold anything. A week later I received an email stating that $309 would be added to my account for vendor fees. I reached out to the office several times requesting someone contact me being that I was never informed that any maintenance request would need to be paid by my but I've been ignored on several occasions but was sent a threatening letter stating that I either pay the fees or face eviction. Now I am locked out of the portal, being denied access to pay my current rent. Definitely not a company I would recommend being treated in a manner as such.

I live in a resihome rental property and have submitted a maintenance ticket because my refrigerator and freezer are not working. This has been going on for over a week. We have been able to keep no food in the house and have been waiting on maintenance to do their job. They either don’t answer when I call or they tell me they are going to return my call and never do. I don’t really know what else to do besides wait until they decide to come and fix it. So unprofessional and uncaring. Very frustrating and it should not be this way at all. I pay too much rent every month for this to be happening

Our A/C would cool overnight then slowly get hotter and hotter all day until reaching the mid 80's by 6-7 PM. We put in a maintenance request and a contractor was sent out by the builder who came in to say "Change your filter. Everything is working fine." The filter was *** in the attic and completely sealed off by duct tape so we didn't even know the filter was there. We changed the filter as requested and noticed that the A/C was cooling no different. We started getting curious because when walking around the neighborhood we noticed other 4 bedroom units like ours has a bigger A/C unit. So we went up into the attic and noticed our ***+ sqft home was equipped with only a 2 ton evap coil. These are NOT rated for homes this size. So then we scheduled tours of other equally sized units and noticed those had 3 to 3.5 ton evap coils. We then hired a private A/C contractor who came in and verified our findings. We cleaned up the condensor outside but nothing else could be done because the builder installed a unit grossly undersized. Note: In the South, a 2 ton evap coil is only rated for approximately 901-1200 sqft while a 3.5 ton is rated for approximately 1801-2100sqft. We asked ResiHome if we could please transfer units as unit transfers are listed on their website as 'Quick and Easy'. We got the response that the REAL process for transferring is to break our lease and pay $4,000 in fines then sign a completely new lease. They are outright lying on their website that their materials are 'quality' since the wrong size A/C was installed and transfers are not 'quick' nor 'easy' because it requires 60 day notice of termination of the current lease AND 2 months of rent as a fine. In our case over $4,000. We want ResiHome to honor their 'quick and easy' policy and allow us to transfer to another ResiHome unit like their website states.

I have attempted emails, phone calls and maintenance request to get the issues below resolved, to no avail.There are electrical problems that have cost me well over $1000 dollars. Switches that didn't work and a dryer plug that is faulty. I moved into this house with a working dryer. After the movers installed the dryer, it worked for about 30 seconds and died. After paying $140 on a service call, I was told that the dryer's motherboard was fried and I should just by another dryer. That dryer was just over a year old. I went ahead and bought another one - $900.00, only to have the same issue. I called and put in a maintenance request. The electrician came out last Wednesday and said that the electrical wiring was a mess and worked half the day on fixing it. Afterwards, the switches worked but the dryer still did not work. Contacted *** who came out this morning. He demonstrated and showed me that the outlet was dropping voltage but the dryer was working. I have yet again attempted to contact ResiHome and am sure no one will answer.I put in a request because I have had racoons living in my attic. I have had to pay $600 to get a racoon family eradicated from my attic, which I was advised by my PM via email that it was my responsibility to get this done. They came and put in a trap and shored up the large holes in the roof. The surround in the primary bath room is cheap and installed incorrectly. I also put in a request for that to be repaired a few days after move-in, not fixed as of today, so I imagine mold will be growing soon.Now I am receiving notices that my rent is past due. But I was supposed to have a month free. Again I have been calling and emailing, no response.I have receipts and emails that I have sent over the past 3 weeks. They will not give me escalation contact info. PM *** does not return calls.

Resihome is a SHADY COMPANY! Due to pandemic r/t circumstances back in 10 I was forced to take time from work. I applied for *** in the beginning of November while waiting for processing of my application I didn't want to risk an eviction so I manage to scrape together the $1801 from my drained sources and I have my bank statements to prove Said amount. Shortly after I paid Novembers rent balance *** stepped in notifying me of my approval for assistance in funds by the end of November. 2 checks were mailed out to Resihome address in GA a check for $0*** and a check for *** to cover. November thru January, and the late fee for November the *** stated in the email allow for 7 to 14 days for funds to be disbursed. So I'm calling Resihome checking up seeing if they've received anything nope nothing yet mid December, I check in with Resi again property mgt *** denied receipt of funds, I call *** and am notified funds have been disbursed on December 14th. December nears a end I check in with Resihome, and ***, Resi denies reciept of checks then denied recieving the larger of the 2 checks and continues to accrue fees on my portal. December gone, into mid January I'm locked out of Resihome portal for non payment, and I continue to receive notice to quit letters. I called to *** to notify them the agent on the phone made the statement, oh honey those checks are showing cashed they've been cashed. He then advised me to file a fraud claim against Resihome. I reached out to my property manager ***, and coworker *** and got not a single word back in response. So Few days in February and I get this *** knock on the door, my 4 children are all under 10 and they are rattled and frightened running to my room. I check the peephole its the Constable I refused to open the door as a single mother so he stated threw the door I'm here to serve you an eviction notice for non payment you are being sued. Wrongfully being evicted when you've been paid!

Please save yourself the hassle of this scam company. I ignored reviews and the same situation happened to me. The company Resihome, based in Georgia, headed by *** has been scamming renters under the guise of Resihome originally WRI Properties, renting, renovating and selling homes. Basically, stay away y'all. I put several thousand dollars down as a deposit on a property that wasn't legal at the time to rent yet. We were given a 30-90 day max move in timeline. It's been 8 months and they pulled the rental from us stating "bad news, can't rent it anymore to you." Company has done this to hundreds of potential renters and screwed real estate agents out of thousands of dollars by pulling the properties months after the deposits were taken. Thinking they're investing the $ and when they make the investments back they give some BS excuse as to why you can't move in months later while you're practically homeless. We were charged applications fees double than the legal standard, and during the last 8 months:
-The company had sent two rental permit applications to people who no longer worked for the company causing the application to never be delivered to the town departments. The company blamed it on the town for being slow. Then they switched four workers on the account after admitting the errors.
-Sent in a third application without the blueprints having the application denied
-Sent in the blueprints but were missing all necessary info on the drawings
-Had to contact the architects because the didn't have the necessary blueprints six months after accepting money for the property
-Sent the blueprints in without a new application and was denied again
-I was notified by the company "bad news, the owner decided not to rent and sell" and that was it until:
When we contacted the owner of the property to rent/buy directly, *** of Resihome called me saying I was allowed to buy the property when it's available from their company like every other person on the earth. That's where the owner's brain is at, I'm allowed basic human transaction rights to a home that I still have money wrapped in. They have so many reviews like this and at this time haven't received money back yet. *** also refuses to pay for any charges I've incurred from living out of lease all of these months with the intent (verbal and written) I'd be moving into Resihome's property and now, my landlord is threatening with an eviction because we've been out of lease for six months because of Resihome and they want to rent the apartment. Do not waste your time. I did and got burned like so many by ignoring the reviews. They're the worst type of scam company, literally messing with people's homes and life and putting them pretty much out in the street with no regard.

I found what I thought would be the perfect property for my family & I to rent, in our small town community. Sadly I contacted the management group several times to only be sent to a "rental referral partner" who did not want to help me. I contacted her by e-mail, telephone & text for 5 days to only receive 1 reply asking me when I'd like to see the home. I replied back right away to which I could see it that evening or the next day. She replied back nothing at all! Thanks to technology I know she received my text too. Yet she ignored me until she decided to have an "Open House" so that everyone wanting to view the home could come fight for it. My family & I were the first to walk in the door & speak to this relator & express our interest. We were never told at this point that other applications had been filed, other money had been collected. We then rushed home & filled out all the paperwork & paid the Exhorbant $45 per adult fee for "background & credit" checks. (Which I know never occurred because I receive notifications on my end when they do) I called to make sure that everything was received on WRIP's end due to not having gotten any sort of confirmation e-mail from their end that the application was received. It was a Sunday and the person who answered the phone told me she was only an answering service, I'd have to call back Monday. I did in fact call back Monday late morning and spoke to Stacy. She told me that the application & fee were received and in process. That a e-mail should go out by 5pm to let us know what was happening. No email was received, by any of the 3 adults on the application. I find it extremely hard to believe a company such as this does business like this. No emails, not in the inbox, not in junk, spam or trash. No phone calls have been made, but there was no issue taking my $135. I then called on Tuesday 3/3 because I hadn't heard back from anyone and spoke to Stacy again. She then told me that she "just knows" an email went out at 5pm to everyone who applied but didn't get the home. Someone else had already put down deposit money so all the other people should get emails. Yet she couldn't tell me where the email came from or who it went too. she did tell me that several people had applied days ago and that we should of been told that ahead of time. She then promptly gave me an email address to send an email to to receive my application fees back since there are no property's available in my area. I sent an e-mail the leasingcallcenter 6 days ago and AGAIN have heard nothing back!
So to wrap this up I demand my money back. Also unless you enjoy throwing your money away and being treated badly stay very far away from this company!

WRI rented us a single-family home that had previous flood damage, was dirty upon move-in, and had several issues we've had to deal with since living here for a month and a half. Areas of the basement were flooded with water upon move-in. This was believed to be groundwater seepage at the time due to the rain and snow outside. 4 weeks later, it turned out to be a sewer back up, and, WRI used a contractor who then sub-contracted the work to route out the main sewer line, which took 3 days after the initial notice to occur. There was no sewage remediation done at the time, which also had to be subcontracted to a different team and that took 2-3 days for them to show up. The smell was overwhelming and we stayed at a hotel at the suggestion of the WRI regional managers suggestion. We also ate a restaurant since we couldn't cook at home due to the inhabitable nature of the house. We deducted the cost of these two things from our rent. WRI then sold our lease agreement to Hudson Homes, so it was a good thing we deducted the cost we occurred of the hotel and dinner from our rent. Other issues that have occurred: 1. The dishwasher stopped working due to a loose wire. The fix from the contractor only lasted a day, until it came loose again, so I fixed it myself properly so it wouldn't occur again. The dishwasher still turns on just fine a week after I fixed it. 2. The still present sewage smell is accompanied by a mold and mildew smell. My wife is allergic to mildew, and being in the kitchen triggers an allergic reaction. 3. The bathtub on the 2nd floor doesn't have its overflow drain pipe connected to anything apparently, as water was dripping from the first floor ceiling when we had the tub filled up (but not overflowing the top). 4. As mentioned above, WRI sold our lease to Hudson Homes. I have not been able to authenticate my account with them - they don't return my phone calls. I don't know where/how I'm supposed to pay my rent for next month. 5. As mentioned in the first paragraph, the house was filthy when my wife moved in (I moved in two weeks later). There was dirt on all the floors. Evidence of sanding of the walls in the kitchen covering everything in dry-wall dust. We had to be careful where we stepped the first two days we were there as to not track more dirt around or get it on our socks (we quickly decided to just wear shoes). My wife had to buy nearly $100 in cleaning products to get things acceptably clean around the entire house. 6. The basement has previous signs of significant flooding damage. Wall stud boards are rotted at the bottom. Dry-wall has been cut from the floor up to about 3ft high. The wooden stairs leading into the basement are not in great shape due to the water damage. 7. There was a break-in of the basement in my wife's first week, windows were broken out. The repair job on those two windows was extremely shoddy. This necessitated me moving up after only two weeks, instead of when planned (after selling our home in another state).

We rented a beautiful single family home from WRI in NW Oklahoma City. The local agent was pleasant and professional and timely. The initial problem with the company came with the lease paperwork. Because I did not show sufficient income, I paid for the full year rental upfront. The local agent turned all of our walk through paperwork and we received the keys and moved in. A few days later we had our first problem, a plumbing problem. We went online as instructed to start the repair process but was unable to do so (we were told is was a simple computer issue that didn't allow us to log in). The issue was a sewage backup. They were responsive in sending someone out on a Sunday to root the sewer lines. But, the problem was a deeper problem than that. I called several times and was not getting anywhere. Finally, they emailed and called us that they could not do any repair because we did not have a lease. And, they were correct. THEYWRIhad NEVER sent us one. We were there for a month before they sent us, electronically, a lease. An approximately 65 page lease to review an initial and sign in over 60 places. The problem of this late lease created a HUGE AND EXPENSIVE ISSUE. It was dated for the day they wrote it instead of for when we moved in a month earlier. This caused us to need to be paying for 13 months instead of 12. They apologized and said the computer program auto fills the date and they would work on getting us a new document. (They didn't and we forgot about that with the other issues popping up regularlyuntil time to move out when it bit us in the *** with an extra month of rent and utilities.)
Finally, the next plumber came. He was a drunk. He was trying to help the backup in our master shower and sent his girlfriend back to the car to get a tool for him. After about 10 minutes I was curious about where she was so I went to look for her. I found her wandering around my house taking photos of all of our possessions. I gave her the choice of giving me her phone (so I could delete everything I found about our home) or I would call the police. She reluctantly gave me her phone and the drunk plumber solved my immediate problem.
The next problem was an air conditioner that failed. They did repair it the first time timely. But it failed again the next week. Again, a timely fix but also another failure a week later. The house was horribly insulated and when it was 95 outside it became 90-95 inside. This third time the unit was broken for 16 days with in being 90-95 inside our house EVERY DAY. They apologized but said since it was a $3500. repair it had to be approved by 2-3 different people including the ultimate owners of the property. We, of course we miserable. To hot to sleep and with our two older dogs we could not afford to rent a hotel because they could not stay in the hotel room while we were at work. Other options existed, but all costing way too much money. Eventually, the unit was repaired.
This was followed by a roof leaking around the fireplace. They did send someone to fix the inside damage. But, they had not repaired the outside leak and I said that was about as stupid a decision as any I had seen and refused the inside repair at that time. I took another 4 months for them to finally repair the roof leak.
The BIGGEST ISSUE IS ONE OF ZERO ATTEMPT ON THEIR PART TO EVER SOLVE. From the beginning plumbing issues there was an intermittent but OFTEN recurring strong sewer smell coming from the master bathroom. We have been gone 4 months and after checking into it, I find no one has EVER ATTEMPTED TO SOLVE the issue of the sewer odor. I am certain it will be an expensive repair, but they have had the knowledge of it's existence now for about 17 months.
Then upon noticing WRI of our intent to vacate at the end of our 12 month lease, we were made keenly aware that we have forgotten to stay on top of our lease dates being repaired and were told that we had another month due and if we left before the end of the 13th month they would sue us for that month plus an early termination fee amounting to another month plus attorney and court costs. THERE IS NO WAY POSSIBLE WITH THE ENGLISH LANGUAGE TO TELL ANYONE HOW UNHAPPY WE ARE TO HAVE EVER RENTED A WRI PROPERTY.

My contract started on 06/14/2023 I am in the second month living in the house, in addition to problems with the property I was surprised to receive a charge of $694.00 for the water bill corresponding to Jan, Feb, Mar and Apr. months in which we don’t live in the property, oI've been trying to resolve this for 11 days, calling and sending messages to the House Manager Mr. Stephen Lactivia but he doesn't resolve or respond, we've tried Chat, we've tried the main office and it doesn't resolve either. Now in addition to being charged for bills for months when we didn't use the house, I was also penalized for the $100.00 late fee. We don’t agree this company has very bad customer service, not like it still exists in the market. We are very sorry to do business with ResiHome, it was our first and last.
We want to exclude the amount of water bills from previous months $694.00 and the late rent fee $100.00 as we are trying to settle before the rent is even due.

I never received my deposit back
I moved out of a home in May and I was supposed to receive $1,480.44 back on my deposit but I never got anything. After a month or so I called and asked where it was. My contact person (Katrina Hall) claimed they they sent it in the mail to the house I had just moved out of. I explained to her that I no longer lived there and she would need to send it to my new address. After sharing the new address it has been another 2 months and still nothing.

Ask yourself, is this acceptable for anyone to move into? I brought ALL of these issues up to them before we even moved in and they promised it would be taken care of. Surprise! Surprise! They were not! The pool was a literal swamp. Frogs, tadpoles, bugs galore! Pool maintenance would often skip weeks of cleaning and lie like they did it. The screens were torn to shreds just about everywhere allowing nature to frolic within our patio space. The screen on the doors were a security risk as you could easily stick your hand in to unlock it. The patio door failed to lock, another security risk. They used tape as a “fix” for the lanai which was extremely unprofessional. The yard and walk paths were littered with sharp palm branches (Still have scars from disposing of them). Multiple light switches/plugs either did not work or were part of a whole different room. The toilet in my kids bathroom was so old and decrepit, when you flushed it the floor was FLOODED with water. The tub sliding door was a hazard and was not connected to the bottom track so if you even placed your hand on the door, you would IMMEDIATELY fall in. The drains in the bathrooms and sink would quite often slowly drain which was a hassle. There were dead lizards in the home in different places. A couple of room locks were so old that they simply didn’t lock so privacy with children wasn’t a thing. Everything mentioned was just the INITIAL problems. Once moved in more problems popped up. Multiple work orders were put in for many things and often times they were denied, delayed, or cancelled. The garage door just stopped working completely and had to be replaced. The installer drilled the new button in drywall with no stud so the button came off less than a month of install. He gave us 3 remotes and only programmed one and said “look on YouTube on how to program the others”. The ceiling fan by the kitchen had to be replaced due to going out and was installed incorrectly so the pull chain for the fan didn’t work. The “fancy” keypad went out on the front door so that access was denied until they came out. EVERY SINGLE vendor that came out to fix something had nothing but negative things to say about Resihome and they had no problem expressing their issues of delayed payments, short notices, and the cheapness of the company. They cut corners any chance they get. To top it all off, we were being charged OVER MARKET PRICE (almost 3k a month for a 4br that was barely 2k sqft). We gave them OVER 10k in deposits, fees, and first months rent and it’s been months since we have moved out with no return of our deposit in sight. They won’t return calls either. PLEASE PLEASE PLEASE! Don’t make the same bad decision we did and rent with Resihome. They provided an unsafe, filthy, environment and robbed us of our deposit. If they have any integrity and reply I will update here.
Desired outcome: I simply want my deposit back from Resihome so I can peacefully move on with my life without getting my lawyer involved.

On 7/05/2023 I was served with a "Notice of Proposed Eviction" despite the fact my rent was paid on that very day. The policy I have been operating under since I moved in over a year and a half ago is that the rent must be paid between the first and fifth of every month. I have a screen shot that my July payment was paid on July 5th and it is attached below.

Maintenance
DO NOT DO BUSINESS WITH THIS COMPANY! I REPEAT! DO NOT DO BUSINESS WITH THIS COMPANY! They are the worst when it comes to maintenance. Not even a week after moving in we had 3 severe issues occur: the kitchen flooded when it rained, the sink clogged up and the dish washer wouldn't drain. After 3-4 weeks and multiple tickets being closed because a maintenance man came to take pictures (JUST TAKE PICTURES), our sink finally got fixed. There was a pipe that drained from the sink into the backyard and the plumber removed the cover preventing it from draining. We've submitted tickets to get the drain fixed so our backyard isn't flooded with leftover food and dish water, but they all keep getting closed for some reason. Last week, an appliance tech finally came out and got our dishwasher working after multiple tickets and 12 weeks of waiting. There has been no update on the flooding kitchen despite, again, multiple tickets being submitted.
DO NOT RENT FROM THEM! I understand that you might see them as your only option, my family felt the same and we deeply regret making the decision to sign that rental agreement.
Currently, I am typing this review while I have been on the phone with Resihome's main line for the past two hours. I've spoken to 3 different agents and have been hung up on 4 times.
They use automatic, electronic Rently locks on their front doors and ours is locking and then unlocking itself, or sometimes not locking at all. So anyone is free to walk into my house and they are telling me this is not an emergency and this cant be solved outside of business hours.
This issue started yesterday and a ticket was submitted. I was unhappy but I was assured someone would be by the next day. Today, it was pending the approval of the Property Managers Supervisor so a tech can come look at the lock. Tonight, when I called they tell me it is still pending and to wait till Monday.
THIS COMPANY DOES NOT CARE ABOUT YOU, YOUR FAMILY OR THEIR SAFETY. JUST MONEY.

My girlfriend and I moved out of a home that had been later bought from resihome. Since then communications have been awful. They never informed us that our lease would not be renewed until we asked ourselves just shy of 30 days before renewal. We were then informed that they will not be reneweing and we could rent month to month for 100 dollars extra rent. We moved out two months later and we’re super to give a 30 day notice before the 30 days. We moved out in March and still have not received our deposit. The only news we got back was from our property manager who claimed we would be getting our 1395 dollar deposit on the 2nd of this month and now we can not get a hold of her at all. I have called many times left multiple emails and nothing.
Desired outcome: I get my deposit back ASAP.

My name is *** and my husband and I are the residents of ***, owned by Upward America and leased by Resihome. We have had an ongoing issue with the water and sewage bills since our move in date of February 11th, 2022. We have had irrigation technicians, plumbers, Lennar, JEA, *** and Resihome all aware and have come out and checked the issue. What was found is that the irrigation was never properly set prior to us moving in so we are getting charged for the water usage before our move in date because of how the billing cycle runs *** days after usage. The day we moved in we turned the irrigation completely off except for the days we manually chose to have it run. Our first *** for water and sewer was $413.70 and my second one was $427.03. I got my public records from JEA and my actual usage of living here for the first month were only $64.02 for water and sewer I personally used (I will attached the record of my address from JEA). Resihome credited $284.53 toward the water and sewer on 05/18/22. This would leave me having a $129.17 water ***, I paid $100 towards it, now learning my part should only be $64.02. They charged me a late fee of $100 that should be taken off since the charges were in dispute. A credit of $165.15 is owed for to me for *** May-June, I received my second water and sewage *** of $427.03. According to the billing dates this should be the last high one due to my move in date of February 11th, 2022. My water and sewer should be around $65 for this next billing cycle too, so I should have $362.03 credited for the month of May-June. This leaves an outstanding balance of $555.20 on my account as of June 1, 2022. My property manager, ***, is aware and stating Resihome is refusing to credit anyone (many are having this same issue) and we must start a payment plan. I refused and was told eviction is possible but leave a balance and just pay some of it, like $100 as I can.

This was the most difficult move my family and I have made in our life and it is all because of how disorganized, unprofessional, and unresponsive your leasing and management teams are. *** was dreadful to work with... She made promises that she didn't keep and could never answer any questions related to our lease or move in process. She uses a canned response for pretty much everything "Oh that's handled by someone else so I wouldn't know." *** was conveniently on vacation leading up to our move in day and obviously left without ensuring his move ins were taken care of! So getting clarity about our move in process was impossible because it was like pulling teeth to get any other PMs to actually pick up and respond. *** was the only PM that tried her best to help me 1 day before we moved in and she wasn't really much help because she couldn't answer most of my questions either--- No one knows anything with any certainty - and no one cares because there is 0 accountability to the tenant. We have work orders that have been open for over 3 weeks. Haven't been able to use our dishwasher since we moved in because it doesn't work and no update can be given according to ***. You all have designed a leasing and management model that allows each department to avoid accountability by passing the buck and blaming the other departments. Shame on you! I will be sure to warn everyone I know about Resihome's homes s*** show and am still planning to submit a complaint to the Complaintsboard.com with all of the documentation that I have of the poor quality of service you all bait folks into. I would like for someone to provide an update on our work orders and for a concession to be offered for being unable to use our dishwasher for the last 3 weeks and counting.
Dealing with ResiHome has been a complete nightmare. We viewed the property with a *** Estate agent representative. We were placed with several different agents that would all ensure various outcomes. Upon approval we were notified that we were only allowed 7 days to pay the deposit of one months rent to secure the home. We asked for an extension since we were moving across states, request was denied. ResiHome updated the policy that only required tenants to pay $500 to secure the home of their choosing. Without any notification this cost us to lose out on the home approved for and several others within budget. Once again our real estate agent has been working on our behalf CC on all emails with ZERO response from ResiHome agent ***. We finally receive a response three weeks later from *** the manager providing us with a new leasing agent, lack of poor communication causing us to continue to miss out on homes within the community. We were able to secure a home under pressure and duress $600 over the original home, that was smaller and more expensive. We paid the holding fee of $550 to ensure we would not be homeless. A more affordable home became available within two days of us paying the holding fee. ***, the manager spoke with our *** Estate Agent and ensured him that we can transfer the holding fee to the more affordable home. We pay a second holding fee for the new home. AFTER paying BOTH fees, *** states she never spoke with our Agent or us to ensure or fee would be transferred over to the new home and we must forfeit the original holding fee after ensuring it would transfer. We were provided access to the home after 6PM which caused us to miss work and forfeit money paid to movers that were unable to move us, the home was not prepped and filthy,NO HOT WATER FOR OVER 4 days, the home does not have wiring for cable/electricity, SEVERE case of infestation. *** stated should could not compensate us for the holding fee, missing work, or movers.
I am trying to tour a few homes from resihome and I have had the WORSE customer service. I cant get a leasing agent or manager to call me back, at house and code would not work and no one to call and resolve , I try to call the 800 number and no one would get a supervisor (after explaining my concerns are across the board with the company.) Another home has a fee to tour and agent has not provided a legit reason for fee. It has been a nightmare to even tour one of your homes, how would a customer be confident to sign a lease when having such issues to even tour your homes?
My wife and I moved into our home, which is managed by ResiHomes LLC., in mid August2022. The move has been problematic since day one with items such as: issues with billing, lack of communication, and a lack of consistency with how the company operates. Upon moving into our home we did not have the following items provided to us: mailbox key, trash cans, a key for the garage door leading into the house, a second garage door opener, and information regarding community amenities. We had to reach out several times before getting any kind of a response. Something as simple as having a mailbox key cost us time at the post office and $35.00 to have the lock installed. This is an item that plagued a number of residents in this neighborhood and should have NEVER been an issue.The biggest and most concerning issue is that matter of the billing issues. None of the bills charged to us by Resihome match the billing statement from the 3rd party service, ***. Billing is another matter that should be rather simple for a "professional" property management company. However, Resihome has been unwilling to supply us with the actual utility bills and refuses to connect with anyone who can actually help. The mental stress of not having a clue about what Resihome will be charging us for month to month and of being ignored has completely ruined our experience with our home. The inconsistency in billing, ignoring our attempts for resolution, and the blatant disregard for a resident's experience is disgusting and pathetic. My wife and I tried numerous times for a swift and competent resolution. I really wish that I didn't have to go this route. I'm still hopeful that something can be done to improve our experience for the remainder of our lease.

Upon move out, we were dealing with a woman from Resi Home named ***. She was the coordinator for our move out and informing us on how the process works. Ive sent Stone multiple videos, as instructed from her per the email exchange between my mother and Stone, of the unit showing how it looked when we moved out. I didnt receive a response from Stone and neither did my mother. On February 4th 2022 at 4:20 PM, *** emailed my mom saying, Our apologies about not getting much of a response. I see through your email chain you've been talking to ***. She is no longer with the company and her emails just started getting forward to me. I will be happy to look into this for you. Allow me until early next week to have an answer for you. Warm regards, *** On February 14th, 2022, I emailed Markham again asking for any updates. February 16th, he responded, Hi! I should have everything processed today and the check will hopefully arrive next week! I emailed again March 2nd asking for another update and my mother emailed as well on March 7th asking what is going on with the deposit check. On March 7th, *** called me to explain that some of the employees at Resi Home in GA no longer works with the company and that Markham has been dealing with a lot of emails. I told her I understand; however, its been well over 30 days for the return of our deposit check. I sent a following email to Markham, *** and my mother stating that I understand whats been going on, but I need an ETA on the deposit check. Markham replied saying we would receive the check no later than March 11th. March 14th I reached out again since no check has been received. Nobody is answering our emails/calls and no check has arrived. We've live in our unit for 1 year, no damages to it, and paid rent on time every time.

Fake wood planks on stairs falling off and lifting up in the main room Dryer vent does not have a spot to put the hose on it Hole in the closet from closet to attic space that is not secured Weatherseals on door frame is missing. Walls, baseboards all destroyed ( I cant even take enough photos or document htis) Caulking in all bathtubs needs to be re done Stair well handle was filthy - black dirty Exposed eletrical wiring in the attic that are live wire as well as on the outside of the house Molding above Kitchen cabinets falling down Backyard gate does not lock - currently trash cans holding it shut (which is an HOA viloation but we have no other option) Master shower drain doesnt even stay on Upstairs door had a hole in it at one point that was patched. Ive tried to contact ResiHomes on multiple attempts to collect my security deposit. I was told that this process will take 30 days and its been beyond that time frame. The reply to my email with concerns of my money back was We will not be taking care of your security deposit due to the fact that your home is no longer managed by ResiHomes reach out to live ***! I was not given any contact information other than the name! Not to mention the contact information under the prior property name is still listed under ResiHomes! *** contacted the manager *** and he doesnt reply to any of my emails. The amount of the security deposit is $2310.00.
Hi, I am a future resident with ResiHome at *** and I have been trying to move into this new property since Sept. 15th. Unfortunately getting the property move-in ready as been a problem, especially with a bee infestation at the front door. The move in date has been pushed 2 times to Sept. 30th and Oct. 12th. Saying they would take care of the bees, but nothing has been done. They have even told me to move in and and eventually they will take care of the bees through the builders warranty. But the bees have a nest inside the wall by the front entrance. Why would they allow us to move in when this could be a dangerous situation, especially when my future wife is allergic to bees. They have had a month to take care of the situation and nothing has been done. We put a $500 hold on the property. We love the property, but we cant understand why they cant take care of the bees situation, especially when they have had a month to take care of the problem. We have been dealing with the *** estate agent who has been the middle person to communicate with Resihome and he has been great, but Resihome is just giving him and us the Run around with situation. This has been frustrating, with promises of getting it done. Why advertise a home thats ready to be moved in and its not ready and they cant get it ready. How can we fix this situation if Resihome isnt doing anything. Even getting the correct lease has been an issue. Our current lease is about end with no place to go because of this ongoing situation.

This company needs to be shut down immediately. ResiHomes has less than poor customer service and fails their tenants tremendously. Their Portfolio Managers are in immediate need of training on how to provide customer service. After living in the home and paying the rent on time for 6 months, I go to pay my rent and there is an electricity back charge for over $1,000. This is where the long list of problems begins. -This charge was applied to the account on September 1, 2022. I paid my normal monthly rent charge (apx. $3,000) and then immediately reached out to ResiHomes to receive an explanation of the unaccounted-for additional charges. Now considering this was the Labor Holiday weekend I was unable to get response until September 6th at which point now I have been charge a late fee of over $200. -*** ResiHomes directed me to the Assistant Portfolio Manager ***, who contacted me on the September 7th and stated that she would look into the situation and would return my call by the end of the week on September 9th. -After several emails, calls, voicemails, and text messages *** neglected to return my call. *** has voided the promissory note and will charge late fees on the unpaid balance -This is bad service at is worse. -My request to confirm next steps on the Promissory Note within the good standing time frame was totally missed due to a lack of proper transitioning and communication of the predecessor Portfolio Manager. This is once again a huge oversight. I am not certain why *** emails were not auto forwarded to *** to ensure Tenants emails/communications are responded to within a timely manner. This company needs to be shut down, licensed revoked, *** needs to be terminated or demoted at worse as she lacks extreme training as a Portfolio Manger. I asking for upper Management and/or Owner *** to resolve the matter immediately and my credit is fixed immediately!

I rented from Resihome starting April and moved out at the end of August 2022. We were then charged for cleaning at $195, carpet replacement at $900, and lightbulb replacement for almost $250. According to the lease we signed, we wouldn't be charged for normal wear and tear. When speaking to other neighbors, they received their deposit in full and had no such charges. We asked for the documentation and all that is noted in the move out inspection is that there was a carpet stain in one of the bedrooms. The other documentation claims there was an odor in the carpet. I would say carpet cleaning is part of normal wear and tear move out cost that the property management would pay for. Cleaning and paint as well, it is not stated in our lease that we would need to hire a cleaning crew. The home inspection was done a week after we moved out, the property is located in south *** by a pond so I would assume the home would get dusty and would need a cleaning regardless. I haven't had any one reasonably explain to me why I would be charged for such things.
I made an inquiry at a property being rented by ResiHome. After viewing the home I decided the property was nice however, the price of the home was outside the level of affordability and acceptability for my needs. I began to receive "Reduction In Price" emails on the property since it had sat on the market for sometime. On September 15, *** price email at my level of comfortability. I contacted ResiHome, confirmed the monthly rent cost, completed the application process, sent in the required documents, purchased a *** policy as well as paid all applicable fees, received, signed, and returned the Lease Agreement, and received in return a "Fully Executed Lease Agreement" (signed by all parties) with the agreed monthly rental cost. Three days prior to my move-in date, I was contacted by the local ResiHome real estate representative and was told a mistake was made on the monthly rental cost. The NEW monthly rental cost was $349 more than the listed monthly rental cost by the company. Contacted the National Leasing Manager for the company and was told my *** were to move forward with the new price and sign a new lease, or receive a refund. The legally binding, "Fully Executed Lease Agreement" was not honored, and I was forced to make a decision three days before my already scheduled move-in date. The only way to describe what transpired is reprehensible. After seeking legal counsel, I discovered it would cost more to be represented than it's worth.
We rent a property through ResiHome.The way ResiHome works is all utilities are through the company and tacked on to rent, so you essentially have no control over your utilities. This morning, 10/3/2022, I woke up to find us without water, I contacted the *** and come to find out the company never paid our water bill.Payment has been made for all utilities and rent, we've never been late, and have all the documentation to prove that. Their customer service has been sub-par to put it nicely, I was pretty much told by the *** that she had no other information and that the "utilities team" was working on it. I have an infant son who relies on water for formula, and this is completely unacceptable.I will also be filing a complaint through HUD and are in talks with a Tenant's Rights lawyer.

On July 29 a deposit of $1750 was made to Resi home for a property located in Collegeville PA. Everything was awesome up until I received an email from my move in coordinator Austin Edmonds. Isent Austin a copy of a housing packet that meeded to be completed and turned in by Aug 4. I didn't receive an email back from Austin regarding my packet until a week later stating I eeded to fill out my portion in order for them to immediately fill out their's then he would forward it directly to the appropriate person. I reached out to him for over a week letting him know it still wasn't completed. I finally was able to speak to someone (Shakeelah Torbit) which was taking on an overload of Austin casrs. She immediately filled out what was needed and forwarded it to MCHA. GREAT! At least that's what I thought. She was missing 2 important forms which 1 was sent but for some reason I'm still waiting on the other. I have until August 31 to vacate my current residence. Which I have extended my time here until then. I reached out to their local realtor Daniel Blake and he assured me that there shoukd be no issue with my move in date ok f Augustin 31 because the headache of a municipality inspection was already completed. My chikdren start school virtually on August 31. Which means they need wifi access and a stable pkace to perform their work. Let alone a home to do it in. Shakeelah hff as been of great assistance and I know most of wgat I'm dealing with is out of her control. I'm asking for a lease to be drawn up so I can move in hy my expected move out date. I will literal lkkk y be homeless with 2 school aged children on August 31. Applying with Resihome has been a disjointed process. I still dont know who the property manager is. I have been contacted by numerous people however no one has been able to provide that to me. I took possession of the home for rental and it has not been cleaned yet. I know that there have been numerous people through during Covid and have complained with no answer. I want my rental cleaned before I move in.

We rented a property in *** due to our previous rental being put on the market for sale. We were unable to purchase the home and needed to move ASAP. We found a home inferior to our previous home. We felt we could rent it for a year. We visited the home twice for around 10 minutes. We applied and were approved. We moved in unknowing what the actual state of the home was in. Once moved in we found the *** unit was no adequate for the living space. We had it set at 70 and it would cool down to *** during the day. We complained numerous times. Our first month electric bill was $600.00! The HV*** technician stated the unit was too small for the sq footage of the home. The home had an addition of a bonus room and 4th bedroom. It used to be a porch that was enclosed. The ac unit had capacity of the original build of the 3 bedroom home. The HV*** tech reported this to the owners. Meanwhile all of the other issues of the home began to show. Both windows in the additions leaked water when it rained. As well as the side garage door. The addition floors were so uneven our office chars would slowly migrate to the wall. The kitchen light constantly flickered. The ceiling fans squeak and are unbalanced. There was a huge gap in the front door which allowed bugs and lizards to enter. The rear door sliders lock was broken upon move in. They attempted to fix it and could not find a replacement. They reinstalled the old door lock and left it literally hanging. The yard was a mess with garbage strewn throughout the yard. The back yard fence was falling down, They did replace that. After 8 weeks we had enough and moved out. We are attempting to obtain our security deposit. Further for September's rent the company added electric, water, and garbage to our rent. We already pay electric and water to the perspective companies. Trash is included in the taxes we help pay. The rent cost ended up being $2240.00 a month plus the afore mentioned total $2700 +

Repair issues. Black mold. Advised to move by health department. No deposit given back. Money owed for moving out on lease early. Upon my move in (6/1), it was on my initial check list that there was a linking issue from the master bedroom's hot tub. This problem was supposed to be fixed prior to my move in. That didn't happen. As a few months passed more water leaked from into the finished basement..there begin to be a strong order...I called numerous of times for repairs people showed up but would not fix the issue due to black mold that developed...finally the pipes burst and it was never the hot tub it was due to rusted out pipes...done came to fix it but was not paid so they took all the pipes down but did not replace them...I was left without working water for almost 2days because the vender refused to fix the pipes without payment...by the time they got paid the mold was too bad and molded all my belongings..over $33,000 of furniture, cloths and house hold appliances (which insurance covered the cost of). The people who fixed the pipes refuse to do anything about the black saying the walls needed to be torn down and they couldn't do that while people were living there...I tried writing with the company to get this problem resolved but no luck. The smell got worst and I called the health department who said we should move seeing the property management fail to fix the issue that went on for 4 months and now the black mold was too bad. I gave a 30 notice if the problem could be fixed I was not going to stay there for $1,800 a month with my children and my renters insurance would no longer cover the cost of ruined items or furniture. The last straw was when my 2 year old fell sick to what the doctors said was due to the black mold...I moved when the 30 days was up and still the problem was not fixed...the rental company never returned my security deposit and also charged me for moving early..I have all correspondence with this company as well as the vender and issuance company about this issue. Very beautiful home ruined for lack of care and inability to take care of a small problem that became a huge issue.

I've been waiting since 05/31 to have a repair done to my AC unit I moved in 05/29 I was initially supposed to move in 04/17 after paying my deposit (holding fee) on 03/26. There were a number of repairs that had to be made prior to move in that continuously pushed back my move in. Upon move in there were repairs that still had not been done. I've filed at least 25 tickets since move in. The major ticket was the AC continuously running even when the thermostat would be turned off. This has now turned into the Air working when it wants to die to a shortage in the thermostat. Temperatures have been in the upper 90's and I'm stuck with days where I may have cold air in my home and I may not have cold air in my home. They have come out to make some repairs but this is just ridiculous. They want their rent on time and I want my home to be comfortable at all times. I want repairs done on time. Now they have a second property management team that is now playing an additional middle man with them for repairs. I want all the repairs that are still pending to be completed NOW. I'm not only suffering not having adequate airing in my home but it's causing an extremely high electric bill on top of it. I'm tired of waiting and I'm tired of them looking for shady people to fix things just so that they can get a cheap rate on the repair. Get some reputable repair companies to fix these issues. Lisa Marie Erol is the person who has the HVAC tickets and she never answers calls or call back. The last time I talked to her she asked me if I can buy my own portable air unit. I pay $1250 for my home each month I should not need to buy a portable unit if you get on your job and get the owner on the job to approve the fix for these repairs. I'm beyond frustrated at this point and I'm ready to contact an attorney at this point. It is July 9th and this repair order for HVAC has been in since 05/31. Another was entered in June 16th when the Thermostat was found to have a shortage. I'm no longer want to hear excuses. If these repairs are not completed by 07/13 I will be seeking legal action. I will not continue to live in a home where we do not have adequate airing. I've been as patient as possible.

No money is owed to this company in they have reported it to my credit and it has been asked to be removed several times me and my spouse signed a year lease with wri property management in december when we first got the keys the heat did not work in the home and someone had to come out in fix the heat july the A/C unit stop working in had to be repaired were with out a/c for 2 months and the property management company really didn't care we had small children and a son with chronic asthma so he could not be in the heat for long periods of time we were told to buy expensive fans in that we would possibly be reimbursed. They end up fixing the a/c 2 months later then there was a crack in the foundation in the basement in we informed them that water was coming through when it rained they didnt fix the issue so the health department had to site them to fix the issue in september it rained really hard and the basement ended up flooding in damaging out items that were in the basement out renters insurance said that they would not cover the items because it was do to a flood. i explained to the property management company they refused to cover damages . they then sent us a letter stating they didnt want us to resign another lease which was fine because the lease was up december 31st of 2019 . We went to court several times regards to rent not being paid and was dismissed every time. I was told by the judge to start putting money into escrow account which was done. The last court date there lawyer did not show so the escrow money stayed in the account. We moved out of the property on december 20th and notified the property management company and met with rep to give her the keys. I then months later get a call from a collection agency saying over 4000 was owed to wri i informed them of situation and set up on payment arrangement with them so that balance would not go to credit they then sent me a ledger and i saw we were charged 1595 for january when we were not there in january and lease ended dec 31st i also seen that deposit was taken and no where in the lease said that deposit would be with held and not applied to balance i also seen late fees that were more than what that state of maryland allowed i am furious with this company and want this taken off my credit and the other party who was on the lease credit

Found mold throughout household, terminated lease due to health concern and lack of action on WRI PM's side. On February 8th, I found mold and rot throughout all of the windowsills and ventilation system in the property that I am renting from WRI PM. I immediately got in touch with my property manager and was incredibly dismayed to see they're lack of action on this front. From this point forward, I was seeking to receive a prorated return of my February rent payment, equal to the number of days that would not be able to inhabit the property, starting on the day of Sunday, February 9th. Within 12 hours of notifying WRI PM of the mold present throughout the property, I received an email stating that my rental was now under new management with a new property management group, Hudson Homes Management. In fact, after initially scheduling a mold inspection analysis, with an acclaimed third party consultancy, WRI PM decided to cancel the inspection, without telling me nor the consultants of the reason for cancellation. Upon asking for written confirmation of the cancellation, the inspection consultant told me that there was no written cancellation, rather the request simply disappeared. I immediately decided to terminate my lease as I was worried for my health, as well as my girlfriend's and our dog's. In cancelling my lease, due to these extenuating health-risk circumstances, I requested, once again, that I receive a prorated refund for the 2/3 of the month that I would not be inhabiting the property, in fear of causing greater health risks, as well as the return of my security deposit. I was quickly denied both, despite the extenuating circumstances. It took 1.5 weeks for the property managers to reschedule the mold/air quality inspection for the property, in which I was told by one of the inspection consultants that WRI PM explicitly told him and his colleagues that they were not legally able to speak to me on any matters, personal nor professional. I have been continually disappointed by WRI PM's lack of caring for their rental properties, whether the maintenance issues be cosmetic or real health risks. I would not recommend anyone renting from this company in the future, as they are uncaring, unfair and will explicitly try to take advantage of those who are leasing their rental properties at every turn, without the slightest shred of empathy.

The company has a history with us of hiring unqualified contractors in order to save money. They are failing to fix major mold and HVAC issues. March 10,2020- put in a request for HVAC to be repaired due to mildew/mold smell March 12,2020 - received confirmation from WRI that a contractor, Jahangir Sikder, would reach out to me about repair. He called me soon after and made an appointment for a day or two out. When he did not show up without calling to cancel, I called WRI and they informed me the repair request had been reassigned and the new contractor would come to fix it the next day. When the 2nd company did not show up without calling, I called WRI again and they assigned the repair to *** (XXX) XXX-XXXX. March 14- *** S. came to fix the HVAC. He told us he was going to clean the intakes and the coils. He did clean the intakes and sprayed a cleaning solution. He instructed us to run the A/C and we could still smell the mold/mildew smell along with the cleaning solution. He told us the mildew/mold smell would go away in a couple days. He did not clean the coils, which he did not tell us and we found out later. March 16- Contacted WRI and *** S. again because we could still smell mildew/mold from the HVAC and the smell had not improved. March 19- *** S. came a 2nd time to our residence to fix the HVAC. He informed us he did not clean the coils the previous time, so he then cleaned the coils. He then went under the house to the crawl space to inspect the intake. Returning, he said, "the mold smell was too powerful, I could not be down there very long. But I cleaned the coils and you should be fine." We tested the A/C again before he left and we informed him we could still smell mildew/mold. He said it would go away. It is of note that *** was not wearing a respirator when he was working under the house, demonstrating his lack of qualification and knowledge to fix the HVAC and mold remediation. Additionally, he admitted there was a significant mold smell under the house, which made it unsafe for him to be under the house and he was unable to stay long enough to properly inspect the intake. April 6- we turned on the A/C and it continues to smell strongly of mildew/mold to the same intensity that it did before the initial repairs. Therefore, we cannot run our A/C without getting headaches and nausea from the smell. It is a major health hazard.
