Sylvan Homes has been the worst landlord I've ever dealt with. Initially, they locked me into an 18-month lease, only to present me with renewal documents about three months before the lease ended, raising the rent despite a slight decline in local rates. A week later, they unexpectedly terminated the lease early, demanding that I vacate the property within 30 days. Despite numerous attempts to reach them through calls and emails, I received no response, was consistently placed on hold, or promised a callback from a senior representative that never came. With only 20 days left and no solution in sight, the stress of having to move so suddenly, through no fault of my own, is overwhelming. Additionally, they sent around 30 vendors to my home to address city code violations but failed to follow through on any actual repairs, merely collecting estimates. How many estimates are necessary before action is taken? Due to these issues, I am now working with a local news channel to expose the horrendous service provided by this company.
Recommendation: Avoid them at all cost! They took down Google reviews because they had 1.2 stars.
Don’t set yourself up
If I could give zero stars I would. I’ll give them a star for the neighborhood they chose. My family and I have been living in a Sylvan Home since December 2022. Since then we have experienced several issues with them. For starters Sylvan contractors left wood pieces with rusty nails hanging out of them laying in my backyard after repairing a burst pipe. My five year old, while playing, cut herself on the rusty nails and Sylvan refused to take accountability for the hazardous materials left in my backyard even though they sent someone to pick up the boards and nails. Maintenance calls go unanswered for months. So far I have gone months without a working sink in my bathroom, weeks with a leaking water heater (it leaked for so long it warped and molded the hardwood floors). The maintenance guys came to my home a month after I put in the repair request to fix the floors at 10pm on a weekday. It’s so terrible I cannot make this stuff up! I’ve gone 2 months without a working oven and now that my oven has finally been replaced… the old broken one has been left in my living room for weeks. I even reported a gas leak once and it took Sylvan for 5 days for someone yo come to the house to check it out. For all of these issues I created online maintenance requests RIGHT AWAY! But it takes them FOREVER to do anything about it, if they do anything at all. Sylvan is all about getting tenants’ money and the house you get falls apart right before your eyes. They are completely unorganized and will never give you the contact information of anyone in charge. Customer service is as far as you will get. But make sure u pay your rent on time because the tenant is expected to move in a timely manner even though they move on snail time.
Recommendation: Please don’t rent from them. Save yourself. I wish I had read reviews before I signed a lease. Sylvan is not worth your time or money. Their homes look good on the surface but once you move in you will see that it is all a lie.

Mold still on on windows, we never received a pool key, shower molded, cracked, back yard flooded — look at the dates — I opened them and they closed them on the same day on most request. They closed many of these without completing the work - look through and see, I repeated myself many times. The people that are working from home are extremely disrespectful and do not care!

i believe you live around the corner from me and we're having the sammmeee issues literally everything you wrote. From the yard to the mold in windows to the constant closing of work orders. We have photos from the day we viewed the home indicating the damages it's almost a year later i submit the same work order every month and they say theyll send someone out and close the work order and we never hear back.
Horrible customer service
Believe every bad review here. I have had one bad issue after another. I call and email and no reaches out ever. Got the keys on the 19th with no AC due to maintenance taping up AC wires they shouldn't have instead of hiring a professional. When the professional comes out, he says my house was a massive fire hazard because it wasn't up to code. The house supposedly went through inspection and pasted days before. Since that inspection, the inspector and/or maintenance left every light on in the house and all the basement doors open, so all the air was going outside, wasting my electricity that has been in my name two days prior. It took over a week to get the AC fixed and the house was over 80 degrees the entire time. I was told by 2 different people that I will have a credit towards August rent, and now 2 different people are saying they have no idea what I'm talking about. All this company does is lie and take your money. They do not care about you as a tenant. I would have never signed the lease if I realized I would have been treated this way. I should have listened to the reviews.

I've had the same experience. They are extremely dishonest.
Nothing is an emergency to them.
Our A/C went out 2 days ago and when we filed to get it fixed through the renters portal we heard nothing back. When we called the contact number we said it would be forwarded and someone should get back to us during normal business hours (Monday, two days away). We have been experiencing outside temperatures over 110 degrees for 2 months. The indoor temperature of the house since the A/C has been out is above 90 degrees. We have 2 kids and my wife ended up going to a hotel with them so they can cool off. This is our second issue with them ( first was clogged pipes that left us living in sewage water for 3 days) and nothing seems to be an emergency.
Recommendation: Do not use this company. Nothing is an emergency to them.
2 weeks later no resolution. They told the maintenance man not to discuss the problem with us. They also removed a second service request we put in for on the resident portal.
4 day later and still no resolution.

I mean they are the worst - unsure where to start -
- in a HOA - 7 months later I have yet to receive the pool or clubhouse key
- when we got the keys no appliances
- they do not fix any repairs
- when we received the keys, no one met us there to do a walkthrough, so nothing was completed that we mentioned to the company before signing the lease, they stated someone would go out to repair and clean house - NOTHING
- we received a letter from HOA stating our dues were past due with a 3rd notice.
- i have maybe 5 months left here and i am gone - to protect my credit
- customer service is horrible
- ceiling leaking, they sent someone and told them to paint over it / leak is back
- i put in over 15 w/o's since Jan.

Horrible company. They are super quick to be on you if there is a code violation, but they won't fix a clogged toilet for 6 months. Imagine the bathroom next to your bedroom not working for 6 months. it would overflow and make the whole house stink. Not to mention it's been clogged since we moved in. We have to use the guest bathroom this whole time. I opened about 10 tickets, but they will just close them out. Sometimes they will send some cheap contractor to "Look" at it but nothing would happen after that. I have all the pictures and documentation of all service requests that i opened. These WallStreet landlords are horrible. Working on a news segment with the local channel to spread more awareness. Please DO NOT rent or these guys. If someone else is having issues with this guy's, please message me. I would love to cover your story as well.

Houses are trash
DON'T MOVE WITH THEM! So many problems with my fiancé place. Water leaks, pest infestation, and flooding. The house smells like mildew and mold. People who have had mold problems know the smell. She has been sick and followed all of the proper steps to get things fixed and they ignore your requests. She went against the reviews to give them a chance, but you should believe every one of them.

I observed their “flip” skills after my neighbor sold the neighborhood out to this company. Just one example: couldn’t bother to take the tags ( from the store) off the deck railings and now I get to have drama central next door. The rent is excessive-They are a perfect example of the greed decay plaguing this country . It’s absolutely heartbreaking

First of all I secured this place in Feb2023 just moved in April27,2023 they constantly lie about the things that will be fixed it’s very nice to the eyes but it’s definitely a nightmare this house is worse than living in the projects in New York I had no stove burners they claimed they were going to provide them and didn’t I had to purchase on my own the two bedroom windows doesn’t stay up ( remind you since February they’ve been telling me the windows will be replace or the vendor backed out now the window is cracked all the way across the middle and it doesn’t close all the way) I have NO Access to the mailbox or even know which mailbox belongs to me no key no nothing, a/c runs on 70-71 doesn’t get cool in the daytime but freezes our A** off at night (they said it needs a compressor ( it has to be sent off to corporate for approval it’s been over a week haven’t heard a thing) a few of my wall outlets has no power, it’s been a water bubble I. The ceiling below the master bathroom that’s been reported since feb 2023 all they did was put a poke a whole in it and called it fixed just good enough for section 8 to pass it I have all my emails and text messages from feb 2023 addressing these issues and concerns and this morning I noticed a foul smell from the patio went outside and looked all I see is water running and toliet tissue (Sewer issues ) I haven’t been her a full month yet and that’s just some of the issues this is ridiculous also the after hour maintenance is a joke it was hot in my house 2 weekends ago it was 80-83 degrees I had to go purchase fans to cool down my bedrooms and my back patio door has no window coverings when they actually own several homes in my neighborhood and I views plenty of sylvan homes that was for rent and those said homes had some kind of vertical window coverings I was told by Sherise several times not to purchase the blinds or stove elements because the company would and guess what the company DIDN’T now that statement has been retracted and sylvan homes said they will not give me window covering for patio because that’s cosmetic well that’s the least they could’ve done considering all the hassle to me finally moving in and still living in misery this place cost 1560.00 a month which Is absolutely ridiculous for this hell hole I see court in my future (tried uploading sewer video too long)

it seems as though they buy homes from older couples whom lived in the home for over 15 years. They're aware the home has mold sewer and moisture issues. I was blessed to meet the previous owners of the home i rent through sylvan (they came by for some mail). they told me they sold the house as is for a low number due to all the issues they didnt want to repair. sylvan comes in and slaps grey hardwood floors down and paint the walls a white/gray color to make the home LOOK new and fresh. after spending just 1 night in one of their properties you'll quickly find out about all the issues the home has.
No one is doing their job
The home that I stay in I get rental assistance and I got an eviction notice because of a past due balance, meanwhile I should be paid up! I guess about 3 checks have got lost in the mail but I have been in constant contact with sylvan about and my case worker is issuing new checks and they are being sent out that is 2 for rent and 1 for the utilities, none of this is my fault, and they are refusing to give me a renewal which I understand they don’t have to, but my point is in reality no one is taking the time to see what happened, they just kick you out, I have a small son and can not find another place, if I can’t get a renewal because of back payment, then this is unfair as to my checks have always been sent out early so everything should be there, I would like to get a renewal and this is stress I do not need, it’s like they just don’t care and won’t with you, meanwhile I been with out a fridge for a week now and I had to throw out a ton of food, but that’s ok right? Someone needs to help me out on the renewal my checks are currently being reissued.

They came into the home when we weren’t there and started removing our stuff a few days after we moved in. He told the neighbor we were squatters. When he realized his mistake he threw our stuff back in the house on a pile on the floor. My husband’s suits, dry cleaning- everything. Smashed my husband’s Stetson hats. Incredible! When I called the company they said they didn’t do it. They lied. I called the local police and he took my neighbors ring doorbell recording. The officer agreed that it looked like someone from Sylvan had ransacked the house. They refused to accept responsibility. Their vendor took the key out of the Rently box that he had used to access the home. The office rep said they would change the locks but they never did. I never felt safe in the home. This is just the beginning. They are crooks! And shouldn’t be in business!
Recommendation: Do not rent from them!!!

A few days after we moved in one of their reps came into our home and started removing all of our stuff. He told the neighbor we were squatters. When he realized his mistake he threw everything into piles in the middle of the floor, everything- my husband’s suits, his Stetson hat - all just piled in a heap on the floor. He must have had thoughts of keeping my husband’s hat because the headband was switched. When we called the company about it they said it wasn’t anyone from their company and I should call the police and turn it into my renters insurance. They use Rently boxes to hold the keys. The intruder got in using the key from that box. The app keeps records of everyone who accessed the key. I asked her to check the records and let me and the police know who it was. NEVER. HEARD. A. WORD. They said they would change the locks but they didn’t so I have no way of knowing who has the key to my home. Even the police officer agreed that it was someone from Sylvan. The neighbor had a Ring recording of his visit with the intruder. I was never allowed to speak to anyone from their company again. After you sign up you never get to speak to a person again. Just emails and apps.

Greedy/Rip off
Was inquiring about a property so tried contacting them just to get more information. No matter what my question was, all I received back was an automated system message, over and over again, as the response. Finally got ahold of someone on the phone after a long process thru their system and she basically told me that they pick first come first serve on applications but then said they picked the best fit... so pretty much contradicting herself. Then I asked if she could just tell me if there's any applications submitted yet for the property and she said she could not give me that information. So I said "I'd like to know if there are any yet and how many so I don't waste my money on an application if there's no point" and she still insisted on telling me she wasn't going to give me the information. Just another company trying to rip ppl off. And the property is listed much lower than the average market rate right now so I'm sure they'll raise the price like the other complaint said, once they see how much you make. Sad these companies are only out to steal ppls money.
Recommendation: I know they tempt ppl by showing low prices and all but the reviews speak for themselves.

Wish I could give 0 stars. Absolutely terrible. Here are the reasons why you should never lease with them, no matter how good the deal sounds:1.) You cannot get in touch with ANYONE there unless you spend hours redialing. This includes emergencies - their "emergency" line is simply an after hours message service that makes a service ticket, which you already can do, in your resident portal. No calls out, no messages sent to anyone. They will be received (or not) when SH opens on Mondays. So say you have a roof leak where water is pouring like a shower head through your ceiling fan: *** to be you, they'll call you next business day! Water main break? Next business day! Broken window? Again, won't be seen or addressed until next business day. 2.) Their voicemail is constantly full, and if you manage to be able to leave one, they do not call back. 3.) If you ask for a supervisor or manager or anyone above the *** you finally manage to reach, you get transferred STRAIGHT to a voicemail for some dude that won't call you back either. You will never speak to anyone higher than the ***. For these reasons alone, it's not worth it. Literally no one cares about you as a renter or customer there, NO ONE. You could have a broken door and they will simply have someone come take pictures of it and leave because the work order has to be approved... no urgency whatsoever. Too bad your backyard is now full of waste from a backed up sump pump, or your AC is out during the 100F summer, or you have no hot water, they don't care. I don't care how nice that house is that you're looking at, or how low their rent is, or how great the location is - DON'T. DO. IT. It is not worth it. I loved this house from the moment I saw it, and it was perfect for what we needed, but now that I know I will never get a person to come out during a true emergency, I am very worried and wish I could get out of this lease immediately. Please, don't rent with Sylvan Homes.

Horrible company! When we first moved in we used air mattresses while waiting for our furniture to arrive. When we came home from work on day five all of our belongings were thrown in a pile in the middle of the floor. All of my husbands dry cleaned shirts, suits and sports jackets. It turns out the trespassers spoke to our neighbor. The man introduced himself as working for Sylvan Homes and he claimed that we were squatters. He must have realized his mistake and just left everything in piles. Also smashing my husbands Stetson hat! Contacting customer service is a joke! She said someone must have broken in although the *** key box was left open and the key was gone! *** would have received a message as to who opened the box that day but refused to acknowledge. She said they would re-key the house which hasnt happened yet either. She said I should call the police - so I did. The officer agreed with our theory that an employee of *** started to remove all of our stuff and then just threw it back in the middle of the floor when they realized their mistake. A tv, laptop and iPad were thrown in the pile - not stolen as a thief would do. The trespassers even left a pile of wood in our front yard they must have emptied from their pickup so they could load our stuff. My neighbor even has a Ring recording of the conversation with the trespasser that he gave to the officer. *** claims the matter is settled yet they have never accepted responsibility. We feel violated and unsafe. I understand that mistakes happen but ***s handling and attitude is disgusting! All they want is your money!
Maintenance is just a no go with this company. After youre in the house youre renting, youre on your own! Contacting them to fix anything is impossible, no matter the severity of the issue. Ive had no toilet or shower use for days and have not gotten a response on when anyone can come to fix the problem. And if you hire your own vendor, of course they will not reimburse! Just greedy, money hungry people.

I just want to share our experience so that the same does not happen to anyone else. My husband and I were displaced due to a fire at the end of January and are currently living in a hotel with our two dogs. The repairs were anticipated to take more than a month so we began looking for a new place to live. We were so excited when we stumbled on a "Sylvan Home" that seemed perfect for us and reached out immediately to begin the viewing and application process. First of all, I'm ASTOUNDED that its so difficult to get in touch with someone even from the get go... their response to texts, e-mails, and phone calls is sporadic at best. When I finally got someone on the phone (***) he brushed me off when I tried to explain our situation (multiple times). My questions were also ignored most of the time. Communication is not the only issue with this company. There is also a big problem with FALSE ADVERTISING. The property we were interested in was listed on 3+ websites for $1450 per month. When we started the process to lease it, we were told that it was $1570. When I asked *** to confirm the monthly rent he said he would reach out to his "marketing *** and get back to me - he never did, despite multiple inquiries and I didn't hear from again until they sent me the Holding Agreement. At which time I asked AGAIN about the rent and have not received a response (over 24 hours ago), yet they are expecting us to go to *** And send them the "holding fee." I don't trust a company that refuses to acknowledge my questions but is willing to take my money. We have rented from multiple agencies in the past and have never experienced such poor customer service. There are even more details I could add but I'm running out of characters. Needless to say, we are still stuck in the hotel searching for a rental. Thanks Sylvan Homes.

DO NOT SELL YOUR HOME TO THIS COMPANY! They will first offer higher/right at what you are asking and then once you are under contract they will keep asking for extension after extension for them to get an inspection and then they will come back with a WAY lower offer than what they originally came up with and then A WEEK BEFORE CLOSING they will come back and offer 50 GRAND less than that. They are playing games and trying to back people into a corner so that they end up selling to them for way less than they could get with someone else. DONT WASTE YOUR TIME. It may seem like a good offer at first but it will not end up like that in the end.
Horrible never can speak with anyone just recording,. I call no one answers, I email I get sarcastic replies. I was told to pay the water bill myself then when I go to pay my rent there is an additional charge for the water bill because they said they paid it already paid. So I sent my receipt showing I paid it on 2 different occasions I finally think I got it resolved and the next month I try to pay my rent the additional charge is still there. Why? Then I was told if I sent the statement for what I paid it would be credited to rent. All lies. When it was time to renew my lease they tried to do an 20% increase, I no *** does not have rent control but i thought it could go no higher than 5%. Who is protecting the renters when people who company is based in Georgia are being outrageous. This is why so many people are leaving *** now. We feel alone with no help.
I will never rent a home from Sylvan homes ever again. I put in a work order because sewer just seeping out my pipes. Still haven't gotten a call back. So I called Sylvan homes, and the girl told me there's nothing they can do cuz there is already at work order in there. That is raw sewage. that is gross. I can't wait to my year is up.
Would not recommend doing any deals with Sylvan. They reached out to me to purchase my home & strung me along for nearly two months & even extended the inspection period for them to contact me on the final day withdrawing their offer. Throughout the process it was like pulling teeth with getting a response. I had to block out my home from being rented for over a month because they kept me under contract for so long. They most likely knew they were not going to go forward. The reviews tell you everything you need to know but I gave them the benefit of the doubt. If you read their reviews I would highly recommend you do not do any deals with this company!

Sylvan homes is unfair and unprofessional. I started renting from them in April 2022. Maintenance request went unanswered or took weeks and weeks to get someone out. Somethings like the water filling up in the bathtubs still was not fixed even after they was serviced. Had to pay to get the air conditioner serviced out of my pocket and never received anytime of reimbursement or credit. You can never get anyone on the phone that actually could help, just transferred to voicemails, in which i was told these departments dont make outbound phone calls, so why would you have me leave a meaningless message. Last but certainly not least i applied for emergency rental assistance through my county, and Sylvan homes also applied on my behalf. The whole time the process was going on I was sending updates by email to Sylvan homes, calling and never being to speak with anyone in their eviction or rental assistance departments always just a voicemail. Responses from emails took days to get a response if they even responded. I got approved for the *** and a check for the amount of *** was disbursed to Sylvan Homes on 10/31/2022. Sylvan homes had access to the information through the portal just like i did. The *** was to cover the arrears and 2 future months payment which is November 2022 and December 2022. On November *** my house was being set outside and the maintenance men was telling people they could have anything that they want. Im a single parent of 3 children and when I arrived home all my major items was gone. People had came and was allowed to take stuff from my children that i had worked hard for. Now me and my kids have no place to stay with almost all our belongings gone. No matter how many calls i made to Sylvan homes waited until I got approved and the money disbursed to them to then evict me in such a horrible way. This is unfair and should not have happened.

Honestly renting with Sylvan has been the worst renting experience I have had to date. We moved into a house with a broken toilet being assured it would be fixed prior to move in; the toilet was not fixed. Service requests were ignored for over a month. We contacted the Complaintsboard.com and still had no answer from Sylvan Homes. This service was fixed ourselves at our own cost despite being addressed prior to our contract being signed. Home online was also unkept and did not match pictures advertised on website. Yard was severely overground (causing damage to porch), there was visible water damage prior to our move in that was not pictured (in washing/drying closet) and it was unclean inside (visible footsteps on floor, dirt everywhere, etc.). Was reported to us that this company did not complete a walkthrough prior to us moving in. Disappointing considering we are making rent payments for what we assumed to be a clean and safe home. The company does not respond to renter or service requests. Save your time and energy (and sanity) and do not rent form this company.
Home Sellers beware. This company made us go through all their loops and they cancelled on the sale, literally at the last minute. They are NOT to be thrusted at all. They follow their reputation. Sylvan extended our closing multiple times for various reasons. Rushed us out of our home, we moved into an apartment, and ended up in contract to buy another home. The 11th hour of the day of closing they TERMINATED our contract over something that was resolved but they didnt do their due diligence at the beginning of the contract. So not only are we going to lose our forever home, now we are stuck with a mortgage and rental payment! AND when our house went back on the market they had the nerve to put in another offer but low ball offer!

I have had an open maintenance request since Wednesday morning (8/3) for my A/C unit not working at all. I was told on Thursday that a vendor had been scheduled between 8-5 on Friday (8/5). Friday came and then I was told I had to WAIT for the vendor to be approved, which doesnt account for the time for the vendor to be scheduled to come to my house. I was supposed to receive a call back on Friday afternoon, I never did. My AC has been out since Tuesday night. Its been well over 90 degrees everyday in Chesapeake with heat indexes well over 100 and to have no means for resolution yet is unacceptable. I called a vendor Friday evening since I did NOT receive a call back from Sylvan Homes like that was stated to me. The vendor came out Saturday and diagnosed my A/C problem which a part has to be ordered. If I hadnt done this Id still be waiting on Sylvan Homes to help. All the reviews you see from other people are true, this company is terrible at helping their tenants. I moved in back at tue end of May and put in a maintenance request to remove the rently lockbox at that time, its now August and no one has still come to pick that up. I had an emergent electrical issue that I put in a maintenance request for and It wasnt until a week later someone from Sylvan Homes called me about it, which I had callled a vendor and got done myself. Your company says you dont reimburse if we dont use your selected vendors, but when using a Sylvan vendor actually a possibility when you dont return calls or dont bother helping with maintenance requests. So yes I went a paid for this A/C vendor to get my A/C fixed because waiting any longer would put my family in peril. And I am sending Sylvan Homes the *** and if I dont get reimbursed, Ill just hold it out of the rent or we can go to small claims court. There is no reason for this company to be this bad at customer service. Everything you have read is true about Sylvan Homes like they really need to put under review.

Ive only been a tenant with them for less than a month and its been a disaster. Ive had maintenance tickets on the house within the first week of living there that havent been resolved and theyre big issues. The plumbing and electric in the property have made the house unsafe to live in twice now and when I call for customer service they tell me theyre working on it. There has been no effort made by them to communicate if me or my family are okay after having sewage backup end up on my floor or my electric surging so bad it blew out a power strip that caused a small electrical fire. No efforts made for any sort of compensation or actions taken to make the problem better. Theyve violated my lease on several occasions already and have yet to contact me back at all. This is by far the worst experience Ive ever had working with any company ever. Please if you love yourself or anyone you know thats planning on dealing with these people just simply do NOT. This is a fraudulent LLC thats going to f*** you over. The fact theyre accredited by the Complaintsboard.com is a sham.

Sylvan Homes has been the most difficult company I have had to deal with since I have been renting. I moved in the home in August 2022 and was told to inform them within 3 days of any repairs that need to be made. The made issues is the structure of the home. The floor is caving in due to the moisture coming from underneath the home. Therefore, the floor is caving in and the planks are coming up due to the moisture and it is getting worse by day. My daughter has fallen twice and bumped her head. They have sent 6 different contractors out to look at the home...like they are hunting for the lost bid not caring about the safety issue my family deals with every day. It is like they will not be satisfied until I take them to court. I had a building inspector come this past weekend because I am preparing for my case. I can't enjoy the house because of this and the dents in the flooring are getting worse and spreading. I don't even like to stay in the house because of the smell from the moisture and the wood. They refuse to fix but want my rent money on time monthly. By the way, it is not the only problem we have asked them to fix. All contractor's state that this is a safety issue... I want out of the lease, my money back. I would advise you not to rent from these people. Just horrible and unprofessional. We call and submit complaints all the time and still no true resolution. They only tell you what they think you want to hear.

Prior to moving out of our home, Sylvan sent us a move out checklist detailing the steps they wanted us to take to clean the house upon vacating. Included in this document were examples of things that qualify as normal wear and tear, and things that are considered negligence or abuse and would incur charges against our deposit. One specific item in the "normal wear and tear" category was holes in the wall from hanging things. It even cited an example where a landlord tried to withhold a tenants deposit over holes in the wall, which resulted in that tenant suing the landlord, and a judge ruling that holes from hanging things was normal wear and tear and did not warrant additional charges. This document was signed by myself and a representative of Sylvan. When we moved out and received our determination, we were being charged $175 for paint touch ups. Included in the determination were pictures taken by a representative of Sylvan, showing pictures of marks on the wall where I had patched the holes with spackle. It should be noted that nowhere in the move out list was there any mention of not filling in holes. When I raised this concern with Sylvan, I was told that it would be reviewed by management. Over a month later, there has been no contact from Sylvan. We also have not received ANY money back from them. Our initial contact regarding the deposit was made on January 11, I emailed them about the charge the same day, and received their response the following day, and never heard from them again until I followed urlp a month later. On Feb 9th I contacted them inquiring about the status of our refund, and was told that it had been sent out and they would look into it. I still have not heard anything back from them. Additionally, when I was told that the check had been issued, the Sylvan rep told me the dollar amount of the check, which had not had the paint charge removed.

I am currently leasing a home from Sylvan. *** was signed on 11/19/22. 2 weeks prior to signing the lease we viewed the home and let the leasing agent know of some concerns we had. We were told that everything would be fixed prior to our move in. Upon move in we saw that nothing had been fixed. I reached out to Sylvan and have been trying to get a resolution. The company will not call me and all there only response is they are sending emails to the vendors. One of the major issues is that there is a broken chandelier hanging from the high ceiling onto the ground. This was one of the items that was told to Sylvan before move in. Since it is a safety issue it should have been taken care of right away. There are also electrical/plumbing issues. No hot water pressure, none of the *** outlets in the bathrooms and kitchen work, leaks in sink, tub. Broken window. Mold in windows.There have been 2 vendors that have come to the house and both said they did not have work orders to fix the major issues. One looked at the windows and the other fixed the broken fence and tub spout issue. I have been trying on a daily basis to get someone to help me but no one will return a call. All I can do is email maintenance which still have not helped. They just email back saying keep your lines open someone will contact you. We would not have signed a lease if we would have known that the issues would not be resolved in a timely manner

i have been living here since June 26th and I have had constant issues with this housing company, my air didnt work when I moved in, and my kitchen was deemed unsafe to use, on googles all the reviews talk about this company never fixing serious issues like mold, air conditioning problems, roaches, etc. They never help fix any problems and they have no real physical building and its extremely hard to contact them.

THEY NEED TO FILE THE REPORT AND LEGALLY THEY NEED TO RE-ISSUE YOU ANOTHER CHECK." THE REPORT THAT WAS FILED BY THE POLICE OFFICE WITH MYSELF NAMED AS THE REPORTING PERSON. SYLVAN HOMES CUSTOMER SERVICE WILL NOT CONNECT ME TO THE PROPER PERSON TO HELP ME WITH THIS ISSUE. ON THE *** THE PEOPLE THAT ANSWER, TELL ME THINGS LIKE " SORRY WE CANT HELP YOU" AND THEY HANG UP ON ME. THESE ARE AWFUL PEOPLE THAT WORK FOR SYLVAN HOMES. THEY WILL NOT CONNECT ME WITH A MANAGER OR ANYONE WHO CAN HELP ME. THEY DO NOT CONTACT ME BACK. Our lease with Sylvan Homes ended on 7/31, in which it stated that we would go directly to a month-by-month lease, with charges, if the lease were not signed. Before our time was up to sign the lease, we received an email about terminating the lease, stating that we must move out in less than 60 days. I took a screenshot of our lease and included it in an email reply that we had not been given 60 days written notice on any termination, and the information about us not signing the lease and going directly to a month-by-month lease as is stated clearly in the lease we signed. On the rare occasion that we receive a response, we have been told multiple reasons as to why our lease was terminated- none of which match. We have yet to get anyone to explain why their end of the lease was not upheld, giving us a 60 day notice. We only need this house for less than 6 more months. We have emailed as many email addresses as we can find, countless numbers of times and have documentation of each email. We have called daily, multiple times a day, only to be put on hold, or the phone never gets answered, or if we actually have the chance to leave a message, nobody has returned the call. One person told us that we needed to escalate it to management, which we agree and would prefer, but again, cannot get in contact with anybody at all over any form of communication. This has gone on for more than three weeks. I cannot imagine a company with paying customers not even be able to speak to the people they pay each month, much less imagine kicking out paying customers that only need less than six months more, for a renovation. I cannot imagine any well-run business allowing a customer to make over three weeks worth of calls, messages, and emails and never respond. We are willing to do whatever is needed, but cannot even discuss this matter with a person that can make a decision or uphold a lease. Given the complaints on this board and more, I am in shock of how they are in business.

Me and my partner submitted an application for a property with Sylvan Homes. We received a email stating our application was denied due to background and was advised to reach out to the background company to get more info. We spoke to saferent whom conducted the background check. we went over all areas and did not find any thing that will hinder a denial. We were than told to contact *** for specific details. We then spoke to the leasing agent who could NOT give us any detail on why we were being denied to try to reach out to safe rent again. We called them again and they told us they do not make the decision of being denied or approved to again contact the leasing office. I then spoke to a supervisor we went over the criteria and nothing on our background will be subject for a denial. We spent $100 on a application and NO ONE can provide information on why the application is denied and i feel like this is fraud activity to take someone's money and automatically deny them for no given reason, We have left several voicemails with corporate with no callback> we would like our application fees back asap.
Sylvan homes is the company I just started renting from. I should have been worried from the start since my contract and commitments before we even signed were changed. We toured the home and saw it was in process of being remodeled since employee equipment was still onsite. We attempted to move in 11/8 and were told by our leasing rep that we couldnt because we needed go allow them time to finish repairs. So we ended up having to stay in a hotel to wait til move in date (out of our pocket) since ws had to move out of our old place. We arrived to the home and nothing had been completed, the house was worse than when we toured. Theres a hole 2 feet wide in the bathroom cieling, broken glass, human f*** around the home and in the home, a smell we cant get rid of now because of the f*** I called and emailed customer service and no one has come by to make the repairs needed other than a leaky faucet but no one came to fix the hole in the cieling that affects our heating. No one came to clean the f*** and so we had to do it ourselves. As if that wasnt enough our first month of rent is due and is incorrect. I have made at least 15 calls and multiple emails trying to get it resolved and no one can resolve it in the last 48 hours but no one helps and just says someone will call u but they dont. I have pictures and contract documents to validate all of this. This experience has been the worst move in experience. I have tried to escalate my concerns and simply get told someone will call me and no one has called or even left a voicemail or text.
Rented a home from them. Move in was 11/30. We noticed no heat from the house and submitted a maintenance request on 12/3/22 around Nine am. I called their third party answering service for maintenance emergency and was told they submitted a request and I should hear back from a maintenance worker. Ok 12/4/22 I hadnt hear anything back Called their third party answering service to request info to cal maintenance myself and they dont even have that info. I have submitted over eight tickets for my heat to be fixed. Its been over 48 hours with no heat and almost five days without a response from anyone from the company. They seem to have a solution but I doubt they even have an on call maintenance person.

We were informed of the sale by our former landlord and cooperated with home inspections, which were poorly executed. Multiple attempts were made to violate our legal right to 48-hour notice prior to having someone enter our home, and communication from Sylvan Homes was nonexistent.Following the Sept. acquisition, no one from Sylvan reached out to us in any way. With great effort and much delay, we obtained information on paying rent via wire transfer. Payments have been submitted prior to the last day of the month, and accepted on the receiving end in each instance. Following our first rental payment, with no prior notice, an agent of Sylvan Homes posted an eviction on our door for nonpayment of rent. They were difficult to reach to resolve this, and alarmingly judgmental and dismissive of our concern. Initial response was "You have not paid your rent, and must pay the full amount plus late fee or face eviction," ignoring evidence of payment. They did not acknowledge receipt of payment until one day before the expiration of the stated two week eviction window. This has since occurred every month, with the only distinction being we have not received another eviction notice, perhaps because we proactively reach out to tell them we have paid. Said emails are always met with claims to the contrary before the payment is later acknowledged.We notified them a month ago of an unresolved and major maintenance issue which the previous landlord was informed of and failed to resolve, and they have not yet resolved it. There is a pine branch touching the powerline to the house, and power blinks almost daily.They now want to void our lease without cause and force us into a new lease with higher rent, and threatened to charge a higher month-to-month rent if we don't. We sent back our active lease (through 2/28/22), and they have not replied.

We have not had a working oven or dryer since we moved in May 2022. The company has made fake attempts to replace the dryer but intentionally did not coordinate with the delivery, installer, and us, so that this would never happen. The company had totally ignored all requests to fix the oven. Service requests were made frequently. I have not put any rent into escrow over this issue and have paid my rent in full/on time to date. They sent a "property manger" who appears to not be license in the *** to verify these items were broken Pictures and reports were sent. They then tried to send a second unlicensed property manager to the home to verify again, rather than fix the issue. As renters we have missed over 6 days of work to try to coordinate with the company and they fail to communicate in any meaningful way. They claimed we did not cooperate with this unlicensed property manager, but I have responded to all calls and emails in a timely manner, as this issue has had a major effect on my lifestyle. They have even called a local repair company that does not handle dryers or ovens to contact me in order to fake that they are trying to repair these issue. This repair company verified they could provide no services to fix the issue. This was just more intentional wasting of my time.

My hot water heater developed a leak on 11/19/22 requiring the water to the home to be turned off. I reported this to Sylvan Homes on that date. It is now 11/22/22 and I have had no response other than a "we'll get to it" email. The home is currently uninhabitable due to lack of water.I need this issue to be fixed promptly and also would like to be prorated on the rent for the time I have not been able to stay in the home.
I have been renting from this company since May. When I moved in the a/c did not work for two months. No one came to fix it no matter how many complaints or calls I made until I stopped making payment. When I stopped making payments due to me not being able to live in a home that was 90 degrees and having asthma, they finally fixed it two months later. When it began to get cold outside, the heat did not work, and my house was 50 degrees. I had to live with my mom until someone came and fixed it days late because no one in sylvan homes answers maintenance calls. Now my air went out again yesterday and it was 80 degrees no one is answering not even the office or Maintenace or property manager. This is unlivable and cruel

As stated in the previous claim, it continues to be awful with Sylvan. Sylvan has still failed to resolve the repairs needed on the house from move in which was march 2022. Also per *** we continue to get notifications and calls that there is water leaking, but Sylvan has done nothing to address it and our bill continues to climb. Sylvan sent countless contractors out since March but no one fixed anything. We have a plumber here today (11/2/2022) and as suspected we have been losing an excessive amount of water each month from the master bathroom toilet and the middle bathroom upstairs because of Sylvans failure to address the issue at move in. As a result, we have been paying extremely high water bills each month. The plumber indicated for a household of two the water loss has been more than double as a result of the bathrooms. There have been several contractors sent to our rental since move in and no one has addressed this until the plumber today. Which is now 9 months into our lease. Sylvan has mentioned offering concession for the water bills, but we have not received any formal number or writing to indicate when and if that will happen. Sylvan also randomly continues to send us email notifications daily regarding "lease termination" agreements. As paying tenants, we have never requested to terminate our lease, because to be honest we did not know that was an option. However, at this time we feel it is the best option for us as Sylvan has failed us since we moved into this rental. We have paid rent each month despite moving into a house that was not ready, and despite the ongoing unresolved issues. My move-in date was 10/31/2022 and there are many issues with the home I would not deem move-in ready. The water heater k*** is broken and was listed as broken by the Sylvan Home vendor inspection before my move-in date. Because of this I am not able to have hot water in the home. Also Sylvan Home as aware of a plumbing issue before the move in date and the matter has not been resolved. Maintance request as slow to reposned or the customer service line does not answer when I call.

They left pipes filled with human f*** and toxic waste all over the yard, filled the recycle bin up with the old plumbing, then left the lid open to fill with water. Its obvious that this cokoany is dangerous practices. (I will start reporting to the Better Business Bereau) We were told by the city that we would have to move it ourselves. We had to poke holes in it and allow the *** waste into our yard just to allow the can to move with a hand truck, as the weight of the *** watery sludge had weighed it down beyond its weight capacity. We got it taken care of and then realized that the contractors also neglected to replace the damaged plumbing in the kitchen. Not even operational. (Grease, hair *** in the ***. We then called *** from sylvan homes about our issues and we were told that a specific contract plumber would handle it for us and that a request had been submitted. I followed my gut and called the plumbing company just to be told they do not accept 3rd party work orders and never receoved ANYTHING. at this point the leasing company has already broken their end of the lease (by still using iron plumbing which is accumulating rust. We are contemplating moving out and calling the city about the toxic waste. We also expressed to *** that the front porch railing is dangerously loose and needed to be fixed. We were told many times that we would at least have an email response and we received NOTHING. THIS IS THE COMPANY PEOPLE WARN YOU ABOUT. Moved into this property on October 19th..Wednesday morning November 2nd my daughters came and told me pipes in the basement was pouring water! I then called and placed an emergency call to the on call maintenance and place a work orderduring that call one of my girls tried to use the bathroom and notice bm backing up in the bathtub? I then went into my half bath and the same thing was happening in my SHOWER ? After waiting several hours for someone to call me regarding this issue I started calling them over and over again no response. Next day Thursday Nov 3rd started calling early in the morning all day calling calling calling no response. At about 3:30 Thursday evening a contractor called and said he can come out and look at the issue fastfoward he came out and said that it was definitely and emergency because the SEPTIC WAS BACKED UP ? and he cant fix the pipes or anything until the septic is cleaned? he would send them the info to let them know. Friday now Nov4th been calling all day no response or call back spoke with a lady that said *** the maintenance supervisor will be giving me a call, never got that call it is now SUNDAY still no calls or emails no one had come out to clean this septic.I dont have money to get this fixed myself seeing I just paid this high as rent on the 1st and we still have S backed up everywhere and cant use sinks, tubs or shower! This is not ok at ALL

Opened the other doors in my house.i have been here over a year and was going to pay taxes to own it...then they leave a note on my door and says i abandoned the property but i have utilities on there in my name and that im delinquent and i owe them nothing...they never met me seen me etc them said they made attempts to contact me when they don't have my phone number or any of my information..my kids asking me wat is happening and i couldn't explain it...they broke into my house and changed my locks then broke into my bedroom and went through my things...i don't appreciate it at all...noone has been not one time since ive lived here in this house...i had been trying to watch my house for the taxes bcuz i wanted to own it for my kids...they r very unprofessional...they came in my house while i was not home...im a single mother whom out of all this time been trying to provide for my kids...it is so unfair that they came here and illegally locked us out of our home then the fact that instead of leaving a card to introduce or call they came and locked me and my 3 kids out...and saw that my belongings were inside...instead of doing it the right way they came when i wasn't home and illegally locked us out...that was WRONG...by law if they wanted me out we would be in court wit proof of an eviction lawsuit they claim...i was here before they even took over...a whole year ive lived here and was preparing to go to tax office and pay..i pay my utilities...i kept the upkeep of the house from the yard to the plumbing...so for them come here and do this absurd...didnt have the decency to even leave a card to talk/negotiate before illegally locking us out..im very ***..the reviews speak

My AC unit went out last Wednesday I called sylvan homes to come and fix it. It was July 27th when I called it took 3 times for someone to answer they told me they would have someone come fix it. I called the next day to see if anyone is coming out to fix my AC unit and they said they had a vendor on board to come fix it. It is now August 3rd and sylvan homes Maintenance people still have not come out to fix it. It's been 88 to 100 degrees in my house for a whole week now I got a 4 yr old daughter and pets at home and also me and my fiance in that house. On top of that we been fighting sylvan homes to get our account back to normal. I spoke to *** on Friday for the money I owe them of *** he said I can give him the money on Monday that was on a recorded line on their end and also suppose to be written down in my account. Monday came he called me while I was working asked him to kindly call me back between 4pm and 4:30pm he never called I called him 6 times from 4:15pm to 4:59pm to get him or someone on the line on Monday Aug 1st. No answer. I called on Tues August 2nd it took me from 9am to 10:59am to finally get a hold of someone from sylvam homes. The lady who I didn't get her name but it was record on their end. Who she was but I asked her if I could pay the *** since no one answered me on Monday August the 1st. She said she can't do partial payments I told her it wasn't a partial that was the agreement arrangement that me and *** had verbally and written down on their end. They would not take my money and now I gotta owe them *** instead of ***. I think they are slumlords and just want your money and not want to answer the phones nor help fix problems with your house. October 20, 2022, I filled out an application for Sylvan Homes and was approved. I have HUD vouchers to *** County. It was in contact with case manager, and she explained she never received anything and it was already a month went by. Eye contact Sylvan Homes, and couldnt get a hold of the leasing agent that was assigned to me. Finally a few weeks went by and he finally called me back to tell me I was denied through his underwriter through the *** for only was approved *** explain to him that my case manager never received any information so the information he is getting was false information from the wrong house authority. I explained to him that he would need to contact *** County *** and gave him the proper email and contact information so that the underwriter could get the right approval amount. And a few days later, she reached back out to me and described again that I was declined due to my house vouchers being only available at ***. I explain to him that I spoke with my case manager, *** From *** county, *** and if they hadnt received any information about my case and she said, maybe there reached out to the wrong authority so again, I wrote to him and explain the situation that he had false information and he again said he would reach out to the underwriter and fix the problem. Its been going on for a few weeks now. Just this morning he again informed me that are underwriter said that the house authority approve the only of *** again informed him of that information isnt true. I spoke to my case manager this morning and she again, so she never received anything from Sylvan Homes. He again says well can I get you into another house thats worth *** but I told him I can only get a house in *** county and again my vouchers are more than *** my voucher for ***. I spent $50 on the application and was approved and now that Im approved. And they wont give me any contact information.

Per our conversation last Friday November 4,2022, I was advised by ***, and I quote her words; "Don't Worry" everything is done and fine, you'll hear from me on Monday with the information to move forward with renting this property, in which you never did reach out, return our phone calls, or even bother to read or reply to emails. I was also advised by 2 other employees at Sylvan Homes LLC, that I was the first applicant on this rental property, and approved. And, that I was also the first one to pay the $100 application fee. You stated this morning during our conversation that it's first come first served. Well, I was the first (applicant) person, and I was approved. Therefore I should be the person moving into this property. This is a 3 bedroom + 1 Bath home, and has never been classified or listed as a 4 bedroom by the city and state of ***. The rent amount on this home is under $1500, and my 3 Bedroom Section 8 Housing Voucher is over $1800 in which the owner accepts. The Voucher is more than enough to cover the cost of the Rent plus utilities. I am disabled and suffering from potentially fatal illnesses. I relocated all the way from ***, and I am a single Mother on a set income, with a child that just entered her first year of College. I can't afford to just give away money or be a victim of company scams. This is inhumane and unethical to do this to me or anyone else. The owner of this home and of Sylvan Homes needs notification of this issue so the employees can be reprimanded. My daughter and I moved into the house end of February knowing there was issues wrong with the house. When I did the walk through I had noted every issue so I wouldnt get dinged at the end of my lease. Come March 10th my daughters closet in her bedroom started to leak water through her ceiling when it was raining. I put buckets down and soaked up the water with towels. Its now July 12th and no one has addressed her closet. Within moving in Ive put in many work orders with vendors not showing up when I took off work. Coming to inspect but not following up with the issue. My laundry room floods when my washer drains, my air conditioning doesnt blow in my bathroom or in my room. The worst issue has been going on for 3 weeks now! It started on June 22nd, when I took a shower under my toilet would flood my bathroom. Its now to the point where I cant shower past a few minutes, flush, use the laundry room or kitchen without my bathroom flooding. I have been calling everyday, sending emails, leaving voicemails on extension #1 ***, #2 transferring me to *** which I would leave multiple voicemails, #3 which *** or Mj would answer at times. Advising me they are emailing *** (supervisor). After living in our house with no access to our water for two *** finally reached out last Thursday July 7th. Stating he was unaware of my situation, he comes in when issues escalate (through *** and Mj have been emailing and Ive been leaving voicemails daily). He put my daughter in a hotel until the 10th (Sunday) which the office is closed. I had to call and call the office Friday to extend our stay. *** (director) approved till today, which *** was supposed to call me back to put us in another hotel per *** and Ren. and *** established a Lease at *** on March 3. The home was approximately built circa ***. I will be identifying several issues that have arisen during our tenure at this address. 1. There are NO SMOKE DETECTORS / CARBON MONOXIDE DETECTORS anywhere in the home, nor basement. There are no pictures for documentation.2. Due to extreme moisture / dampness in the basement, there is mold / mildew along the walls (See Basement photos). This is extremely concerning as the Furnace and HVAC ventilation system routes through the home from this area. The health concerns have been reported to maintenance on numerous occasions. Due to basement flooding and mold / mildew, many personal items have been ruined and have been thrown away.3. In October - a large Oak tree had fallen on the property - thankfully, it fell away from the home (See Fallen Tree photos). The tree was blocking the road to a nearby cul-de-sac (Yale Circle) and workers came out to cut the tree back to the ***. This *** remained in the yard until late April . After multiple requests to Sylvan Homes to remove the *** - for safety concerns - it was finally removed after 7 months.4. During this time with the tree ***, the city began excavating the property to add water lines for fire hydrant placement (See Yard Excavation photos). This took over a month - while the tree *** from Item #3 above was still in place.5. On multiple occasions, we have submitted maintenance requests that our refrigerator will not make ice, let alone keep cold. Maintenance came once - only to inform that an *** would need to come out to inspect and repair. This has occured at least five times - the latest being Friday, October 7, ***. The Electrical Panel for the entire home is in the basement. It is not labeled (See Electrical photos).Even with all of this, the rent has been paid on time for (32) months.

Sylvan let a tree from their rental property we warned them about fall on opposite neighbors house. Many dead trees on my side too. Wont answer calls. Sylvan Homes let a tree that was obviously dying and coming uprooted and leaning towards the neighbors house fall and destroy the house while they in it. If this was unavoidable it would be one thing , but it was leaning obviously dangerously for atleast 1 month and within that time they were instead paying contractors to spruce the house up so they could rent it. I even told the contractor to warn them and he confirmed that he did call and mention it and how urgent it was. This leads me to believe that they showed complete negligence to the safety and well being of their neighbors. I have been trying to reach them about multiple trees that have been certified by an arborist to be dangerous and in need of immediate removal and only connected an estimated 4-50 call attempts, in all four of which i was told I would be contacted as soon as possible by a supervisor and twice was forwarded then disconnected and upon my attempts to call back at the extension provided i recieved no answers or returns to voicemails. I sent a certified letter to Sylvan Homes with the arborists write up on the dead trees that are on their property and dangerously close to my house. I still can not get in touch and have recieved no attempt at being contacted by them. I am worried about my families safety and I cant even legally remove these trees myself if I wanted to because they arent on my property. Called sylvan at 9:26 AM Jul 9 and the respondent said they have my problem of not getting ahold of main office alot and they cant promise anything but they filled out submission form and sent it up the chain with info about my situation and the urgency. He didnt even have a number to forward me to and the only way i can reach them is by asking about renting but they can never help me or give me any other number or supervisor. I desperately need to get in touch with somebody from Sylvan Homes who can do something, or I will have to resort to the law.

I have been unable to reach them for several maintenance issues at my rental home that have been going since June 10th. They don't answer the phones. I have rented from sylvan homes since September . They are very hard to reach for any maintenance issues. In June I put in 3 maintenance request that all went unanswered. I looked on June 29th and 2 of them said completed despite me never having heard from them... On July 1st my power in my home had kept going off and on. This has been an ongoing issue in this home since I moved in. Someone came out back in October/November to address the situation. The gentleman didn't speak a bit of English and I had to communicate with him via a translation app. He didn't fix the issue to which I made another request for maintenance. Another guy came out and he stated that this was a older home and it couldn't take what was plugged in. Mind you I have a traditional family with regular appliances, TVs, lamps, electronics ext. he replaced a few breakers which seemed to fix the big issues. The power on one side of the house continued to flicker here and there. I didn't press the issue. This past month it has been going off, blowing breakers, surging heavily. I started calling them on July 25th. The maintenance line rings non stop and it says the mailbox is full and can't accept messages. On July 1st the power completely went off on one side of the home. I called several times and then decided to call the leasing office instead. I reached someone right away, Anna I believe her name was. I told her what was going on and she seemed concerned. She states that she would get management on it as they take this very seriously. I waited two days and no one called me, emailed or came out. July 3rd came and my power was tripping out all day long. I called their office 100 times. I emailed everyone whom I had talked to at their company and nothing. For something they took seriously, I have heard nothing! I have no power in half my home. This is a fire hazard! Not even to say it is an inconvenience... I have power cords ran from the other side of the house just to keep things going. I pay $1480 in rent a month to a company that doesn't care about its tenants safety, the home they're renting nor basic human rights. I want this fixed. I paid $2200 deposit to rent this home. I would like it back so I can rent a home that has working utilitys

Lack of Professionalism, Quality, Responsiveness, and Value Sylvan Homes has failed us. We had a tree fall on our home in April and have been living a nightmare ever since. Sylvans lack of care for their home or their tenants is incomprehensible. We have been living in their damaged water filled home with insects and water steadily coming in since April. Today after months of emails, photos, videos, maintenance requests and phone calls and leaving voicemails, a maintenance man(he is not a roofing contractor) calls to say he will come and access things after he finishes his hot water tank job. He arrived and stated he wouldn't live like this and neither would Sylvan! He said this is unacceptable to send maintenance after all this time of non-repair and they dropped the ball big time! We agree, this is an unacceptable response to the major repairs required here. Where is the licensed contracted roofing company showing up with wood, roofing shingles, tar, gutters, soffit replacement equipment. Where are the plasterers, painters, cabinetry, drywall and flooring professionals to fix this home! We have been beyond patient and living in squalor for months paying high rent as they have demanded. We offered to use the rent to start repairs and were insured they don't accept partial payments and to pay rent our rent or else. This home is not up to code or a minimal standard of living. We are beyond frustrated with their lack of action, communication, and sense of urgency in this serious problem with their home. The lack of care for their home and tenants well being is beyond unacceptable for the minimum standard of living. Another maintenance man coming out is unacceptable, you need a contracted roofing company to do these repairs. Where is the roofing company, where is the mold tester, where is the painter, drywall, and plaster licensed specialist? They keep closing out our maintenance tickets as completed with no work being done. They're treating this like a joke, but we have been living through this nightmare for months. The best thing at this point since they have not responded to moving us to another Sylvan home, is to let us out of this lease *they have brokenand return our security deposit. This home is uninhabitable. They aren't responding to any of our request or concerns. They are slumlords! Run, do not do business with Sylvan Homes! I'm surprised there isn't a class action suit in place against this "company". I would give them a -100 rating if available! Sincerely absolutely beyond disappointed tenants.

I was told my security deposit money was in the mail April 30th. I still have not received it. They keep lying about my money! THESE PEOPLE ARE HORRIBLE! I will never ever rent from them again! They never answer the phones nor return phone calls. My refrigerator was broken for 3 months. I called over 10 times for them to come replace it. They came on 3 occasions trying to just put little pieces together so it wouldn't make noises. It continued to make noises. I kept calling explaining to them that it was broken. Finally, after 3 months they decided to replace it. My sink in the kitchen started to leak. I called them over 6 times telling them I had to have buckets under the sink due to all the water; of course it took 2 months to fix with 2 maintenance men. Then, 2 big tree limbs fell in the backyard. I sent pictures to them on multiple occasions and explained to them that the tree was leaning and going to fall very soon. Of course they didn't care. After telling them about the trees for a year and sending pictures, the ENTIRE tree fell and hit the house smashing through the roof. The following day two more trees fell. The firefighters told us to leave immediately and cut the power to the house. I had to pack, leave and move everything out within 6 hours due to rain pouring into the house and flooding it. Once that happened they still didn't answer the phone until many days later. NOW I have been going through this issue with getting my security deposit ($929) back. When I call they NEVER answer the phone. After finally getting in touch with someone through 15 emails, Jasmine *** sent me the refund paper that my money was sent April 30th. I HAVEN'T RECEIVED MY MONEY! I kept calling and calling; emailing and emailing and no answers. Now Jasmine says "well since the virus we are behind" and that she will get back to me. So why lie, telling me and send me the paperwork about my money being sent, if you haven't even sent it off? Of course, no one has contacted me back and I'm getting fed up. I called customer service and asked for the corporate number; they kept sending me to Jasmine. I'm sick of this and I'm going to just call a lawyer because I should not have to go through this to get my money back. I wouldn't even be in this situation if these people did their jobs and came to cut down the trees before they demolished the home WHILE I WAS INSIDE. I am disabled and have told them that I am homeless and waiting for my money to help me move into somewhere else. I'm putting my life in danger being out here during this virus because they can't handle their *** business. Do they care? *** no! All the expenses I had to pay for moving out the same day, storage units, hotels to live in, applications towards other rentals is ridiculous. They don't care about the people who are paying them rent. Lawsuit is the only answer.

This company lies & wont contact you back. Put me in a home with RATS PLUMBING NOT HOOKED UP WORST CUSTOMER SERVICE FROM "MANAGEMENT"! We moved in on July 1 it is now July 21 and we have had nothing but issues since day one. We moved in and everything was filthy the cleaning lady showed up the day after to clean while we were walking out of the door. We used the oven and it smelt like rat or mouse feces all throughout the house. And all the vents there is termite poop and rat poop and of course there will be urine. Every night there are noises like animals in our attic and our walls in our flooring under the house. They will not answer the phone at all and make up excuses for everything. I have not even been here for 30 days and they are worthless liars. They blow up your phone to get you into the house To get all of your money and then they don't know how to answer their phone after you're in here. The AC doesn't work on one side of the house. The plumbing when we moved in was not even hooked up to a line and was going out to our backyard. The plumber came out and removed our toilet because the floors were rotted and I'll have to be replaced. They found wires and trash in the plumbing lines most likely due to rats because the plumbing lines were not hooked up for a long time. Refund of holding fee/security deposit for a property that I am not assuming occupancy of. I applied for (and was approved to) lease a property at 6931 Hickory Log Road. I subsequently paid the holding fee of $1470.00, which is equivalent to one month's rent, as this holding fee would transition into a security deposit. A week or so later, I contacted the company and made an inquiry as to being to access the property again (for window measurements, etc.) and was told that people would be accessing the property on different days doing various inspections, and that I wouldn't be able to access the property until the inspections had been completed. A few days later, I drove by the property and noticed that the "for rent" box and "for lease" sign was still on the property. I contacted the company again to once again ask about accessing the home and to inquire about the for lease sign and box. I was told that once the inspections were complete, the sign would be removed and the box would be removed as well. A few days prior to my move in date, I contacted the property to once again inquire about the inspections. I spoke with another representative who advised me that there are NO inspections scheduled, and that I would not be able to access the property until my move in date. With a tremendous amount of skepticism, I did some research, only to see that most of their Google Reviews were very negative. I decided that it was best to not to occupy the property, so I went to the corporate office on Piedmont Road, but was not able to see anyone. Upon getting ready to leave, one of the employees of the company that owns Sylvan Homes came out of the door and asked if he could help me. I told him that I wanted to bring this "Letter of Intent Not to Occupy the Property", so that I could receive my refunds timely. When I expressed my concerns to him, his response was, he would forward it someone who would be able to respond to me. After leaving, I thought it best to also send an email communication to the company expressing my feeling of a 'lack of customer service' for a "soon to be tenant", and advised that due to the fact that I was given so much communication, I no longer wished to occupy the rental property, and I requested the refund of my deposit and my prorated rent that I submitted to them, totaling $2,181.00. I received an email response advising that I would receive my prorated rent but NOT my holding fee, because was non-refundable. After going back and forth with the representative, she ultimately had her VP to send me an email advising that I would receive my prorated rent for August, but not the holding fee. Since I have not occupied the property at all, This very much like a "scam", because as a prospective tenant, you are not advised that the transition of the holding fee to a security deposit, does not happen until you actual occupy the property which is how they can retain your money. As someone who has NOT occupied the property, and as someone who has been given inconsistent communication from the company, all of my money should be refunded. I can and will supply copies of my email correspondence with the company upon request.

I've been trying to get the refrigerator fixed for months and now the mainline is clogged and 2 of our 3 toilets are not working. When I contact maintenance they tell me to leave my phone line open and someone will call me back. I never get a callback.

They had my son and I pay an application fee knowing he had know credit to deny us after 2days of waiting and filling out paperwork. Why make us pay application fee if you know he wasn't going to qualify because he had no credit. Scammer and God don't like ugly.
This company does rents out homes that are flipped very poorly, will not attend to customer complaints. Will leave you strander without electricity or water until their verified Vendors will come fix the problem which for me took 2 months. Customer service at the worst.
I currently LIVE NEAR here, and I am trying to warn every viewer to be sure to READ and BELIEVE every review. They have this property listed and it is dirty, yard looks exactly like mines where they are changing us to fix, you will never receive your pool keys, bugs are actively in the home. JUST BE AWARE - THIS IS THE WORST MANAGEMENT COMPANY!
