Sharper Management is gonna charge you for whatever random thing they want. They gonna lie and break the by-laws of the association whenever it suits them. They won't let you talk to the association board. They are super unprofessional and always arguing. Their actions seem criminal to me.

I've had my townhouse for like 8 years now. We've had a couple of different management companies. It was good at first, but now there's been pillar damage for over a year and they still haven't fixed it. And now, they don't even bother responding to my calls or emails. The fee they charge sure went up, but my property looks all messy and the renters around me just leave junk outside.

It's like they don't care unless they get sued. And don't even get me started on the garages! Every year when the snow melts, they get flooded. They keep increasing the fees but there's no sign of any improvements.

This company is so unprofessional and never gets back to you. I'm super frustrated and feel totally ignored when all I want is for them to do the job we're paying them to do.

I've only been with Sharper Management for a year, and boy, oh boy, can I see the lies and deceit that other HOA reviewers have mentioned. Mark Owens told me he'd send someone to fix my roof and made me believe that the HOA would foot the bill. But what do you know? A week later, I get slapped with a $554 invoice, claiming that the HOA isn't paying. Can you believe it?
Now, let's break this down. It took just one person a measly 15 minutes to do the repair. Add in the two-hour round trip from Eden Prairie to Roseville, and we're looking at a total of three hours. At a fair rate of $100 per hour for basic labor, that's $300. So, you see, this $554 bill is way overpriced. It's like they're taking advantage of us!
And get this, Atlas Construction is owned by the same folks as Sharper Management. Talk about double dipping! They're not only overcharging us, but they're also benefiting from it. Sneaky, sneaky.
To top it all off, our previous HOA representative, Ashley, did absolutely nothing for a whole year. Our requests just sat in the queue, collecting dust, with zero follow-up. What a waste!
So, folks, be on your guard with these guys. They'll flash you a smile, sweet-talk you, and then BAM! Hit you with a hefty bill. Don't say I didn't warn you.

Sharper Management don't care about the residents at all. They only care about violations, getting money out of you, and using the board members to spy on you and record anything and everything they can. Board members have had violations where I am and nothing gets done, they get to keep doing it. Someone else does the same thing and it's a $150 fine. You can send in proof and they say it was too blurry. They say they are raising association to help residents with maintenance, but nothing gets done and our properties look worse. When you try to talk to them about it, they are rude, defensive, and couldn't care less. I have lived here for 10 years and had 3 other management companies before, and our 4th was Sharper Management. Never once had a violation, felt unsafe, or mistreated like I do now with this company. They turn you against your neighbor and told us to report our neighbors for violations. This company only cares about themselves and not the communities.

The appearance and maintenance of our association has gradually deteriorated, so it's easy to tell where our association ends and another begins. One fence has been damaged for about 6 years and hasn't been repaired. I wonder if it's because the owners are older with health problems and no email. Since then, fence repair has been removed from what's covered. We're paying more and getting less for our dues. We've also had ridiculous bids from Atlas, their company that somehow gets the bids. Also, they claim to be able to interpret our documents so they can take sides with a board member against another homeowner--even though they have no expertise. I wish we could get rid of Sharper, but the majority of our board seems to have some misplaced loyalty that's definitely unexplained. Meeting minutes are lacking and contracts unavailable. Sad!

I sent emails and made numerous calls over the years, documenting the leaks. Finally, after 3 years and emailing the board, they sent someone to address the issue. They had to use two tubes of caulk to seal the leaks that I had already repaired out of my own pocket. "I can see light through your attic," stated the contractor. Now, I have internal damage to my house due to years of neglect, and he challenges me to sue for repair costs. He continues to deny, deter, and neglect my requests, even closing and deleting them to avoid addressing the issues. It's all well-documented, Michael. And when I call him to confront his constant neglect and inform him that attorneys are aware of his behavior, he challenges me by saying "do it, do it," and then hangs up on me. This ongoing behavior only strengthens my case. I strongly advise staying away from Sharper Management, as they exemplify what's wrong with our country.

I've been living in an Association that works with Sharper Management for more than three years. Their Association representative, Michael Miller, is, to put it mildly, not very honest. He was given a simple task to get quotes for a basement flooding issue in 2018. Until now, there has been no resolution, and now he says the issue was dropped. However, he can't provide any documentation or evidence to support his claims. I have to give him credit though, Mike is good at coming up with new excuses during Board Meetings when questioned about why he hasn't done anything to solve the problem. He doesn't document information like phone call summaries or vendor quotes, and he avoids confirming any verbal agreements in writing. Obviously, without any documentation, he can easily come up with new excuses for not doing his job. Based on other reviews, it seems like Sharper encourages a culture of dishonest communication and poor follow-up in addressing problems. I agree with the comments made by others on this site that Sharper charges excessive HOA fees and rarely responds to emails and phone messages (you never get to talk to a real person when you call). How on earth did ComplaintsBoard.com give this business an A+ rating? It definitely doesn't deserve it.
I can't believe this business still has a license to work
I can't believe this business still has a license to work. Our HOA board members should be ashamed for hiring them. Most of our HOA is old and scared to stand up to them. They tried to change our bylaws without a redline document, removed trees without a permit, and did shoddy work with unqualified cheap labor. This has cost us more money because things needed to be redone. Our association dues have skyrocketed since they came on board 4 years ago. They have terrible ratings on Angie's List, Yelp, and Google Business, with many one-star reviews from unhappy customers. Please read the reviews on this company, they speak volumes. They are supposed to work for us, but they treat us poorly. I have contacted the city commissioners office for help. I think there must be corruption on our HOA board to allow such a poorly reputed company to manage our property. I will fight to get this company off our property and out of our lives. They need to be held accountable for what they have done to us and others. I am leaving this review on all platforms and reporting them to the ComplaintsBoard.com for investigation.

Our current rules and regulations about window and door replacements are all messed up. They say there are only 3 companies that can install new windows and doors, but one of them has a disconnected number and the other 2 seem to have disappeared because they never call back. They also say that the ONLY approved screen/storm door is from a specific brand, but that company is also out of business. I'm trying to get Anderson Windows to install my windows and doors because they're well-known and the associations supposedly like them. Anderson says they do things right and have good ratings. But I can't use any of the companies and brands listed in our rules. So I asked Sharper Management for a variance, and it's been 3 months and they still haven't done anything about it. And I don't think they even presented my request properly to the board because they're saying the board denied me because of my storm/screen door. But it's the same door that's in the rules, just made by a different company. Anderson has already installed that door in 3 other units in our development. I just want to ask the board myself, but Sharper won't give me their contact info. And they never call back, so everything takes forever. And on top of all that, Sharper doesn't even take care of the outside of the building. I filed my variance request in August and it's already November. My current windows and doors let in so much cold air, and I want this project done right away. Anderson is waiting for full approval, and I might lose the special deals they offered me 3 months ago because of this delay. Both Anderson and I are so mad at Sharper!

I live in a townhome managed by Sharper Management. They have a rule that guests can't park in guest parking for more than 24 hours (the sign says 72 hours but the lease says 24). I get it and my family always follows it. My 20-year-old son moved out to go to a nearby university and lives with friends closer to campus. But, like most college students, he comes home often and sometimes stays overnight to babysit his sister while I work different shifts. Out of nowhere, his car disappeared this morning. He had parked there since around 6 pm last night. He has his timecard from work showing he left his job at the University of Minnesota at around 5 pm last night. When we all woke up for work this morning, the car was gone. We called the towing number on the sign and they said they didn't have the car. We called Sharper Management and had the unfortunate experience of talking to Melissa, who was really rude. She told us to 'contact the board' and then hung up. We called the police to report the car as stolen. After more than 5 phone calls to Sharper Management, they finally told us they use Elite towing company and we found out they had towed the car for $275. The police officer, Spencer Scofield, told us there's a 'predatory towing company' that tows cars in Woodbury for property management. He used the word 'predatory' and mentioned another case where a car was towed for no reason. Interestingly, I found out that another car was towed last night, which also belonged to a tenant's guest. It seems like the company is trying to push out renters instead of homeowners in the townhomes. My son and I both missed half a day of work because of this nonsense, and we had to pay a crazy $275 to get the car back. Sharper Management needs to reimburse me $275.
