Sparrow Security deposit

I came on here hoping to ease my mind but now I’m a little scared. I was approved for a house with sparrow that I absolutely fell in love with. When I was first denied it said the terms they can do would be double the deposit due to my credit. I was like okay maybe I’ll go ahead and do it since I love it so much. After all of the reports came back I was given a total of over $8,500 to move in! Even then I still thought about accepting it but after reading these reviews maybe I’ll look elsewhere. That is a ridiculous amount to pay for a rental home.

Sparrow Falsely denied then price raised immediately! Scamming for holding/app fees

I along with multiple people who applied are being denied purposefully for the gain of admin fees/holding fees or because of shady practices. This location has received multiple applications and interest to the property immediately after it was posted. Property: 1721 Pat Garrett Street Charlotte, NC

It started off with Myself and 1 other applied on one application. I've done a walk through of the property and decided to apply. As I was in the process of paying for it, I received an error screen. Apparently someone else had got the property before me. Few days later the property got listed again so I and one other person immediately applied. We were denied immediately and suggested to add others to the application in addition, 2 others were added and we all were denied.

Out of curiosity we tested to see if my aunt would be approved so she applied with my help separately and was asked and submitted multiple documents, from marriage certification to passport. She was asked to take a picture holding the documents as well. She was asked to provide 4 months of bank statements on top of connecting Trueworks to her Paycom. Everything done without a problem. She was then told she needed to add someone else to the application because the funds weren't sufficient enough. We let them know she didn't want to add anyone else and that she also has part time work but there was no where on the application to add it. We submitted her check stubs and were told that she is denied due to being "unable to verify the validity of the details provided".

IMMEDIATELY after the denial the price was raised on the property from $2,290 to $2,895. We believe this is shady business practices along with possible breaking housing laws. BTW her house is paid off with no major expenses and all of our combined incomes reaches well over 3x rent. Can easily be approved for BUYING a home else where but not renting from Sparrow?

Aunts house is paid off with no major expenses and has all of the proof of income but still denied. 2 applicants on the other application combined makes $25,000 to $30,000 monthly But we are all being denied.

I believe if we were to investigate and see the other applications for that specific property there would be a pattern amongst the applicants. I am 100% certain my aunt meets all the requirements and thats really how I knew something wasnt right.. Then raising the price by +$600 more monthly less then 1 hour of the denial?

Confronted them about it and was told by Ashlyn K "We have not increased the pricing for this property, and I would like to clarify that this was not the determining factor for your application's denial"

Recommendation: LOOK AWAY AND DON'T YOU DARE WASTE YOUR MONEY!

Given that the exact same thing happened to me, I assume that because Sparrow Now owns the property they are attempting to sell the property and in the meantime they collect application fees while in the process denying them. Absolutely disgusting and deceitful business practice

Sparrow Now owns the property so I have to believe they are not interested in renting it out, more so they are waiting to sell it and in the meantime collecting peoples application fees and then denying them in the meantime. Absolutely disgusting and deceitful business. They use so many third parties and their actual employees like their "local realtor" that lives in ATL doesn't actually know anything about the property and there is no chance the local realtor is licensed in NC or has ever stepped foot on the property. I reported them to Zillow and the FTC. If I do not get a full refund I will also be contacting the BBB. Wouldn't be worth the money but there has to be a class action lawsuit against them to shut this type of business down.

Sparrow Do not rent from Sparrow

Do not rent from Sparrow. They have been so unhelpful since day 1. Every month we have issues paying rent. We go back and forth with them each time and get absolutely no where. We will not resign our lease. The managers of the *** office dont communicate unless its to provide you with more fees.

Horrible this company rent at homes for high price rent.I moved in house on 3/18/2022 kitchen floors was dirty from showing coming in and out home.It seems like they had no one clean apartment before l moved it.Stove wasn't working when l moved in.l was told l would have to wait its a process before getting a new one.Why was stove and equipment checked out before tenant moved in My rent was paid up front to have a working stove lm paying for something lm not getting.This company isn't providing the service l paid them for .House equipment should be working before it was rentedbout.

I'm a current resident of a sparrow home in ***, *** (almost 1 year now) and have had the absolute worst customer service and maintenance repair service I've ever experienced. On multiple occasions, I've submitted workorders for issues within the rental home that were not addressed and the company continues to blow me off when attempting to get a status on the progress. In particular the back sliding door will not close, lock, the door handle has broken and had fallen complete off track. A workorder was submitted and it took 2 weeks for a technician to come out to tell us the track and wheels on the slider need replaced. 2 more weeks go by and no follow up so I called again. The company sent a second technician out to tell us the exact same thing but did not fix the problem. I wanted another 2 weeks and submitted a second workorder for the same issue hoping they would come out to no avail. I've attempted to call back 5 times in the last week to try and talk to someone that can assist and have been hung up on 3 of the 5 times I've called while I was is mid-sentence explaining my situation. In addition to the broken door, the house was infested with ants upon move in and have continually been a problem as they crawl out of the internal walls and the company has completely ignored my requests to have pest control assist. I do not recommend you rent through Sparrow Now, they are a trash company, they have no internal system to tie customer requests together as each time I call its a brand new problem, they do not follow up, and they do not process work requests on their rental homes. They're getting a one star rating only because you have to pick one otherwise it doesn't deserve a star rating at all.

Sparrow This company is a SCAM

This company is a SCAM. Applied for a property that was listed at $2175, the income requirement is 3x. I make 10x with, i showed *** paystubs of $5000/week! $20, 000/MONTH and she declined my application for Insufficient funds. They have not returned the $305! $250 admin fee. *** never replied to ANY emails. Contemplating getting a lawyer and suing the company and her specifically. Also posted about this online how someone making 10x the required income gets denied for nit having enough money. This is a SCAM

Sparrow We had a good move in process, they did fix things in a timely manner

We had a good move in process, they did fix things in a timely manner. Our move out process has been very frustrating. We lived in one of their properties for 6 months and took care of the property. We paid the early cancellation of 5K, figuring we were getting most of our *** security deposit back. However, we were wrong- they have charged us for paint damage of $808. Mind you we only hung one TV on a wall in a bedroom. I feel we are taken advantage of by this charge. We put in 2 disputes which were both declined. So disappointing. I would take caution when renting from this company. I wish I would have read these reviews prior to renting.

Sparrow Absolutely awful !

Absolutely awful ! It was the first time I rented. *** was rude and didnt work with me. Then her supervisor *** was equally as rude. I didnt even know how to pay the rent and it was a holiday weekend and they charged me $125 on top of my rent. It took four days to get my account verified and it was an additional $68 if i used my credit card. I reached out to the girl I worked with at closing to see how to pay rent but didnt hear back so they said I was late and wouldnt budge. Im so upset I sold my house to this organization who stole $125 from me and were so beyond rude. I have never seen anything like it. Do NOT rent from them or sell your house to them. They are a nightmare.

Sparrow We moved into *** on 4/30/2022

We moved into *** on 4/30/2022. We have had over 8 work orders for this property. The *** wasn't working properly. It broke down twice. They finally fixed it and we discovered other problems in the unit. The dishwasher needed to be replaced and the plumbing in the house was horrible. The toilets were overflooded and f*** came up into the showers. It took them 2 months to correct the issue and they left holes in the ceilings. It is now 7/21 and no one has patched up the holes. You constantly have to chase them down to handle their responsibilities as landlords. Unfortunately, we signed a 2-year lease and I know our experience will not get any better. Please do your research before leasing from SparrowNow.

Many people tend to not leave awesome reviews because everything is...well...awesome! My family is merging together to take care of my parents. We chose SparrowNow because when we sold our home to them last year, they were awesome and everything went through smoothly. Now, we want to rent long-term, so we chose them. EVERYONE with SparrowNow has been smart, gracious, understanding, knowledgeable and helpful through our renting process! We've asked a ton of questions and they've always taken the time to make us feel important. It's a blessing to deal with honest people in a world where it's hard to find honesty. We look forward to many years renting with them and will update our reviews along the way! This was a big move for us and had many moving parts. Thank you to the SparrowNow family for helping us through it. *** & Family

Sparrow I was looking to rent and each time I seen the Sparrow logo, I just stayed away from them, far away

I was looking to rent and each time I seen the Sparrow logo, I just stayed away from them, far away. Very unprofessional, especially, ***, who apparently is either unorganized or unable to do math. I only wish there was a way to leave ZERO stars !I applied for a town home which was just over *** a month. I paid $300 for the application fee, have 800+ credit score, nothing even slightly bad in my credit at all, have been paying *** at my current place, have bought and sold 4 homes in the past 7 years, bought 2 new businesses this recent July. Knowing that as a self employed owner I would not have pay stubs to provide as proof of income, I read their qualifying guidelines which state I can pay my lease upfront, the entire years lease in full and was still denied. Why ? Well you need to show bank statements for the past 6 months with a average balance of over the equivalent of 3 years rent which was approximately $82,800 which I did provide to them ! No response to my emails asking what's the problem. Very unprofessional, actually rude for not answering any questions or willing to speak on the phone, and I ended up finding a town home elsewhere and move in 1 November 2022. I will never ever recommend Sparrow to anyone and makes me wonder if the non-refundable application fee is more lucrative for them then anyone paying rent ?

Sparrow 0 Stars if I could

0 Stars if I could.I echo what others have written.Our closing and move in was delayed 3 times as the property wasn't ready. We accepted this without asking for reparations as good will expecting a good relationship moving ahead.However, not the case.First set of maintenance requests was basically ignored. When it was raised again and again, maintenance showed up and the items were closed - except some weren't fixed. Phone calls were made and new requests were opened - and promptly CLOSED again - but a photo of other things that weren't broken or even on the list was included. Horrible Horrible Horrible.Making matters worse, a new appliance delivered and the installer could not get it to work, so they returned it another one was delivered which didn't work either - because the breaker was faulty and the electric didn't work - even though it was 'inspected' and passed at closing/occupancy. This then took weeks to resolve.Half of the first month's payment was 10 days late, due to issues with the autopayment. This is after paying advance rent/closing, etc. Instead of an email or phone call, an EVICTION WARNING was put on the door. Real class act here. I have had other interactions with them that would make me identifiable - thus I won't post them here. However, it is apparent they do not spend anytime servicing their tenants - nor do they seem to care. They only care about charging every dollar they can for whatever they can - like the previous poster indicated.

Sparrow Do not lease from Sparrow

Do not lease from Sparrow. Research their parent company. Utility use charge $14.95 monthly because all utilities except power is in your lease, yet you pay the bills which is a surprise amount each month added to your rent. You pay to have a "smart box" that locks/unlocks your *** can change your thermostats all for $14.95 per month. Base rent could be $2,550, yet your billed $3,300 from utilities, fees that seem to be more & more each month. The smart box records you coming & going either by unlocking manually/code or by phone. Thermostat is also monitored, yet NOTHING else is smart. $179.40 a year to unlock/lock your door & use your thermostat. $179.40 per year for all utilities to be in Sparrows name except the power. This also means that if your utilities are high due to extreme heat, you can not use payment alternatives as the utility companies provide nor do you receive credit for payments. This means you have to pay utility deposits when you move because you don't have history with them. New homes they purchase are cheaply made & they are very low quality of materials. Sparrow doesn't cover bug infestations like ants,, spidars etc,, you pay for everything as if you own the home.. This is not how a rental property should be handled. No professional does a walk through on a new build so when you see a lot wrong, you will have your privacy invaded to repair, redo, paint, replace, whatever that should of been done prior to move in. DO NOT LEASE FROM THEM, BLACKROCK, VANGUARD OR IMANJN. OWN THING BE HAPPY IS THEIR MOTTO. SOON EVERYTHING WILL BE LEASE ONLY. RE THINK...LANDLORD...LOOK IT UP.

BEWARE! THIS COMPANY WILL TAKE YOUR SECURITY DEPOSIT BECAUSE THEY WANT TO REPAINT WALLS! My first time renting a house in ***. And when we moved in everything seemed OK however the air conditioner did not work it took them about three days to get someone to fix it but they finally fixed it. Keep in mind I purposely did not hang one picture in this home because I did not want to put any holes in the sheet rock walls whatsoever. I have been in the construction industry for 30 years. I am a master plumber and an inspector for the county where I live. I know the difference between damage and ordinary wear and tear in a home. I have owned a home for *** reality ordinary wear and tear from scuff marks and things of that nature and they charged me almost $2000 to repaint the home! This is ridiculous its criminal. This is a scam and a way to steal peoples deposits Keep in mind, when we moved in, the original paint work was done so poorly that after two months the caulk was cracking on the base molding everywhere. Also every wall on the inside corner had an enormous amount of caulk which also started cracking so it looked horrendous from the shoddy workmanship. Take a look at their website they have the photos of these criminals. I sent an email trying to dispute these claims but have not heard anything from them. I will fight this with my dying breath I will create a podcast, I will go on social media, I will do everything in my power to let everyone know what this so-called company does to people.I am also sending my photos of the condition of the home when I moved out with my complaint to *** of agriculture and Consumer services.

Sparrow I signed up for a rental with Sparrow in February 2022

I signed up for a rental with Sparrow in February 2022. They asked for a deposit to secure the home while they reviewed my application. I paid the application fees, knowing they were non-refundable. However, the deposit was supposed to be returned if my application was denied. They promised to send it within 14 days. I've sent many emails and made several calls to customer service, but I haven't received my deposit or heard from any Sparrow representative. Can you please help me get my refund?

Sparrow Sparrow has not returned any portion of our security deposit

Sparrow has not returned any portion of our security deposit. We moved out March 29, 2023. Per the Property Code, security deposit should be returned within 30 days of move-out to the forwarding address we provided at move-out. On the statement of charges, Sparrow also charged $500 for paint and almost that much for blinds. We don't agree with those charges; they are excessive, unfair, and we believe illegal. We are owed approximately $1900. We have received $0 to date. We demand that this amount be sent to us immediately, with tracking.

Sparrow I called Sparrow on Tuesday 5/2/ and I was impressed at first because I hardly ever had to wait on hold

I called Sparrow on Tuesday 5/2/ and I was impressed at first because I hardly ever had to wait on hold. I had some questions about a rental property and they said someone would call me back. I've been calling every day this week and no one from the "local agency office" will call me back. So, I had to apply for the house without getting my questions answered because I was afraid of losing it to someone else. I applied over 24 hours ago and still haven't heard from a real Sparrow employee. I paid 360 bucks and no one has communicated with me at all. It's absolutely not acceptable.

Sparrow I rented a townhome in Central *** from Sparrow

I rented a townhome in Central *** from Sparrow. I've been living here for 12 months without any major issues, and the company has been attentive to maintenance requests. However, things have changed recently. On November 30th, I filed a request because the AC wasn't working. A service person came and diagnosed the problem, and they submitted it to the company for approval on December 2nd. It's been over 2 weeks now, and we still don't have AC in our CENTRAL *** home. The temperature inside our home has been ranging from *** degrees. The company hasn't followed through, and the local office seems like a hoax. When someone finally calls you back, it's from ***. There has been no follow-up or concern from the company regarding the unacceptable conditions on the property, despite the fact that I pay over 2k per month in rent. It's frustrating trying to speak to a person, and when you do, they can't answer your questions or resolve the issue. The number they transfer you to is a voicemail that says someone will contact you within 48 hrs. I've tried following up through the maintenance app and making multiple phone calls, but I haven't gotten any results.

Sparrow I'm writing this complaint cuz I need a supervisor to contact me right away

I'm writing this complaint cuz I need a supervisor to contact me right away. I applied for a rental place with Sparrow Now. When I applied, I gave them all the docs they asked for, like an offer letter from when I moved to Georgia with my management company. I also gave them my commission paystubs and regular paystubs, just like Sparrow Now wanted. But then the leasing consultant told me I gotta make 4 times the rent, and I almost do. I told the employee that according to their guidelines, I only gotta make 3 times the rent, which I do. Then they asked for paystubs from 7/8, even though I already gave them those at the start of my application. And now they won't respond to me. The rental place I applied for is back on the market for someone else to rent. I emailed them and called them over 7 times today, but no response. The associate won't give me any answers, which makes me think they're discriminating against me cuz of my last name. It's really sad that when I'm just trying to find a home for me and my daughters, a company can be so unresponsive. I work in property management myself, and I can't imagine giving this kind of customer service to someone who's trying to make a place their home.

Sparrow On Saturday, 8/20/22, I called Sparrow's emergency maintenance number 'cause my air condition on the first floor of my crib stopped working

On Saturday, 8/20/22, I called Sparrow's emergency maintenance number 'cause my air condition on the first floor of my crib stopped working. They said a technician (also by email) would hit me up. But nobody hit me up. The temp in *** (closest place to me, 'cause I'm in the North end of ***), showed 85 degrees, and the heat index (it's August in ), hit *** degrees. My crib's temp went over 85. Since I didn't get a call like they said on the phone and email, I called the maintenance number again on Sunday, 8/21, 'cause now my a/c unit upstairs wasn't working either. I also filled out an emergency maintenance request online, and then a second one when the upstairs unit stopped. Nobody hit me up. This morning, Monday, 8/22,22, I got an email from my Property Manager saying Sparrow doesn't see these temps as an emergency, and I shouldn't have called more than once or filled out a request online. She said I broke my lease, and she sent me a copy. Right now at 3:25pm, the outside temp is hitting a high of 87 degrees, with a heat index of 90. My property manager also said a technician would hit me up. But nobody hit me up. I called an HVAC company on my own, 'cause no technician has reached out yet, and this is a health issue for a 70-year-old with a lung infection. My property manager said they won't pay me back for this expense.

Sparrow On or around November 19, I signed a lease with Sparrow (SAF SN *** A LLC) for the property at ***

On or around November 19, I signed a lease with Sparrow (SAF SN *** A LLC) for the property at ***. The lease ran from November 26 to February 26, 2023. Along with the first months rent, I paid a security deposit in the amount of Two Thousand Two Hundred Dollars ($2,200). There were numerous flaws with doors, walls, paint and carpet throughout the house which I indicated and documented with pictures on the move-in checklist provided by Sparrow. I vacated the premises on March 13, 2023, at the end of month-to month lease and fulfilled the requirements of move-out, which included having the carpets professionally cleaned and returning the residence in the same or better condition than we found it.

On or about March 31, 2023, I received notice from Sparrow that they were not returning any of my security deposit in the amount of Two Thousand Two Hundred Dollars ($2,200) and were charging me an additional Six Hundred Eight Three Dollars and Ninety-Two Cents ($683.92). The explanation indicates that, among other things, I was being charged Two Thousand Five Hundred Forty-Seven Dollars and Forty-Two Cents ($2,647.42) to replace carpet in the majority of the house due to pet stains/urine and painting of interior walls and doors. On or about April 5, 2023, I responded to Sparrow disputing those charges. To date, I have not received a response from Sparrow.

I would like Sparrow to: (1) produce proof of the repairs needed; and (2) refund One Thousand Seven Hundred Ninety Dollars and Fifty-Five Cents ($1790.55), which represents the remaining amount of the security deposit I am owed. Please advise on how you may assist.

Sparrow We moved into this home in January and the water bill was around $400

We moved into this home in January and the water bill was around $400. It kept increasing every month until it reached $1400. We contacted Sparrow to fix the leak, which had been happening since October . After waiting until July, Sparrow sent one man with an excavator to repair the underground water line. This temporarily solved the problem, but we had to take care of the new yard. We were credited for the water bills and charged the average rate for a family of 4, even though we are only 2. However, two months later, we started getting $500+ water bills again. Sparrow hasn't done much to help and doesn't seem to care about our suffering. They haven't even called or apologized, so I'm stuck dealing with them through email. A plumber came on 10/02/2022 and found another leak, but Sparrow refuses to cooperate. Our home has been in disrepair for 10 months and our rental agreement doesn't reflect its condition. I need someone to call me to resolve this issue, get a refund for the incorrect charges, and fix it properly.

Sparrow I rented from Sparrow in the ***, ** area, and when our lease ended my wife and I handed over the house to Sparrow in excellent condition

I rented from Sparrow in the ***, *** area, and when our lease ended my wife and I handed over the house to Sparrow in excellent condition on 3/28/2023. We referred to the move-out checklist sent to us by the property manager and made sure to complete each thing on the list. The company emailed a Move-Out Statement on 4/5/2023 and informed us that our deposit of $2350 would be garnished by $65.00. The charges were for the gas grill built-in to be cleaned ($40) and the recycling bin to be taken to the road ($25). When we moved out it was on a trash-only week and we could not leave the recycling bin on the road for two weeks as this is an HOA violation. The trash and recycling left in bins and how to handle them were not listed on the move-out checklist Sparrow provided for us to follow. Therefore, how can a tenant know the correct way to handle these things when moving out if not listed? The grill was also not listed as an item to take care of on the move-out sheet given by the property manager at Sparrow. Had the grill and outdoor items been listed on the move-out sheet, I would have gone and double-checked the cleanliness of the grill. I did clean out the grill on a regular basis and asked for proof to show that the charges were fair. I have called and emailed ***. I received the statement via email and called ***, she told me that she and her team would look into the matter and get back to me by the end of the next day, 4/6/23. *** never called me back the next day, nor did she call with any information the next week. I emailed on 4/14/23 because I could not reach her via phone and I had received the check in the mail for my deposit that was not the full amount but for $2285, the $65 missing from the unfair charges. I have still not heard back from ***. I would like to be refunded the $65 as no evidence was shown for the dirtiness of grill and the items they charged were not on the move-out checklist.

Sparrow Saturday February 5th I filed an emergency maintenance ticket to resolve a leak coming from the kitchen through my dining room wall

Saturday February 5th I filed an emergency maintenance ticket to resolve a leak coming from the kitchen through my dining room wall. Sparrow sent a few guys that didnt fix anything . Now it is February 10th leak is worse and starting to damage my property. Plumber is not going to come until February 15th according to sparrow employee. I have ruined no less than 6 towels . My wife is stuck In the home trying to contain the leak to save our property running our washer and dryer all day using up our personal resources . I am now being told the main water is to be turned off to the home . I have contacted every sparrow number I have with no result . I cannot live in a home with no water . I need to be reimbursed for my personal property and I need suitable living conditions . I would like to know what kind of concession on rent I will be given to compensate for this incident caused by repeated incompetence and lack of urgency on sparrows part. The repairs require extensive work to the foundation as well as walls and cabinets now. My towels are ruined , my kitchen table is getting wet as are our rugs in the dining area. I would like to speak to a person that can assist me to make this situation right. Picture attached shows towels that get soaked through about every 45 minutes . I am vacuuming approximately 4 gallons of water a day in addition to the towels .

i have called the 727 number the customrt service number to get a answer to some questions however no one has returned my calls its been a week now and still no call. dont want to wait until last minute and have to rush to get it done askig for a return call from agent [lease.
