Taylor Morrison Never again!

We are building a home at Esplanade at Azario. - This whole process has been a series of construction missteps, poor time management, and extremely poor project management. All fairy avoidable issues. In addition to all the issues building the home, they weren’t even able to close on time …. the day of our closing they were attempting to get a CO Instead of planning ahead. The house still has a broken window, insulation coming out of the ceiling vents and an unfinished vent over the stove in addition to a laundry list of other items, and today was supposed to be our closing. This house was six months delayed from our original December/January contract date.

Recommendation: Avoid Taylor Morrison at all costs

Taylor Morrison TM deserves 0 stars

TM deserves 0 stars. Stay away from this builder! Purchased a home in ***, *** and from the start till the end the experience and craftsmanship of the homes are terrible. Lack of communication from Sales team, contractors and loan department. Closed a month after the set closing date due to the sales/contractors. Now that I have moved in to a BRAND NEW home, the problems became worst. All floors squeak and knock, this is due to the fact that the subfloors are not connected to the joists correctly. Grout in bathrooms and kitchen have all cracked and falling apart after only ONE YEAR! Missing siding, blocked conduit and the list goes on! Believe it or not, these are not covered by TM and don't bother contacting the *** this is their response: "I understand this is not the outcome you were looking for, but this is the final decision on behalf of the division team and the corporate office". You are better off purchasing a home from Lennar or ***. Stay away from this builder, I mean read the rest of the comments, do not put yourself in our shoes.

Do not buy a home from Taylor Morrison. We've now owned our home for two months and it's still not complete despite them insisting we close before it was full ready. Furthermore their workers continually throw trash in our yards and in the street including nails which has now caused us over $1,000 in tire repairs. When you reach out to the company, no one takes any responsibility at all, and everyone blames everyone else. For a $6 *** they sure don't act like it. Find any other builder, because they have to be better.

We have been waiting for nearly a year for the home to be completed, and in that time, the company's behavior to us and the build quality are terrible. They consistently fail inspections and never alert the customer of said failure all the while making false statements pertaining to the contract. On the topic of their contracts, they are designed so you never receive your *** money back even on common contingencies. Stay away from purchasing their homes. .

Warrenty issues. We closed on our Taylor Morrison home at the end of October in ***, . Our four impact sliders were badly scratched. The buffing they performed to remove the scratches created large hazy circles. 84 Lumber took photos on 10/4 and decided they needed to replace all 4 PGT impact sliders. Over the past *** responds to the emails I send. Today I contacted 84 Lumber directly. I was told by 84 Lumber that PGT says the job was completed. After over a year, we are starting from scratch with 84 Lumber coming to our home to take photos of the sliding doors next week. This is not acceptable all around. The warrenty department is not responsive with zero follow with warrenty issues.

is an awful manager at Tyler *** She allowed her sales rep *** to mistreat the Realtors and cut them out of the contracts despite the relationship with clients. I would never do business with them. So disrespectful and ignorant.

Taylor Morrison We have one word to describe our experiences with this company- Fraud

We have one word to describe our experiences with this company- Fraud.

The contractor for *** Green has yet to resolve any of the problems that we've had with our warranty. In each and every instance, the subcontractors come out and do not have the tools or enough of something else they need to accomplish the job. And then the contractor eventually closes out the ticket. Nothing is fixed.

This is fraud.

We have a hot water heater that needs to be replaced, but the plumber put the s*** on too tight on the appliance so that excuse has been used FOR FIVE VISITS and nothing has been done. The s*** that is the problem is still on the device. The contractor closed the ticket.

This past week, the tile repair expert came out for the SECOND visit. For the first, the expert said he did not have enough tile to complete the job, so another date was scheduled. Well, the tile expert came out again, and still did not have enough tiles so the job was never started. Again, this is going down the same path as the hot water heater.

And now we have water intrusion at multiple windows.

*** is defrauding Georgians and hurting the people of this great state. It should be held accountable.

Taylor Morrison Sales team is good and helping.But the construction team is bad, very bad. I they don't event think what they are doing.I had added many item during design studio meetings and my construction manager missed all those items. They missed 8ft doors and installed 6ft doors. They missed disc lights that i had added. Missed Floor plugs, Missed entire home cabinet hardware, missed the vanity light for all baths. I don't want to use bad words but it feels like some amateur is doing work or some one who don't care to look the details as well.They missed trim color for Fireplace, they missed some CO approval for tub jacuzzi. God knows.Then the construction manager had some surgery and no work done on home during that time and no back up resource! On 9/26 they asked me to go ahead close without CO approval. ( without CO approval they can't give keys ).They than said on 9/28 it will be approved and that didn't happen. Now they said it will be approved on 9/29. Imagine 4 days without keys, without access to home AFTER CLOSING.This is like cheating with customer getting full payment from them and not giving them keys!After closing they broke door frame and asked me to raise warranty ticket. And construction team do not communicate on time. I was standing at property for 1 hour on 9/26 when i was told that they will be BRB and no one showed up. every body in world has work and no one is free. But doing all this to 1st home buyer on closing day and after closing.All this is *** community in *** really wish that the leads or top level people from Taylor Morrison could see this and know how on ground level construction team is destroying image.AVOID THEM!

Our home is still in the process of building I do see unprofessional quality of work being done the builder says he will fix the flaws As our inspector detected some structural defects As pre dry wall I dont see anything has been fixed. All they do is damage the existing Concrete structure and I see a crack In the foundation we have informed them To fix things that are pointed out.He behaves well but I want things to be fixed It is our hard earned money being wasted It doesnt bother them a thing Shame on such unprofessional work

After finding a home that I loved in ***, , I agreed to move forward with a home-to-sell contingency, as we had discussed thoroughly in emails since I am looking to sell my current home. They convinced me to proceed and sign the purchase agreement and wire *** money, which I did. Little did I know, they deceived me by NOT including the home-to-sell contingency in the purchase agreement. They now refuse to void this contract or give me my *** money back. I find this extremely unethical. The meeting of the minds was not properly reflected in the contract.

We started a new home build with Taylor Morrison in June. Our sales agent has been great, but the process has been a complete disgrace. The original timeline that we were given for the build has been pushed back numerous times already, affecting us because we have had to pay more for our current living situation, as well as been affected on the loan side because of a locked in rate that now has to be extended. We are told a timeline for a product, that does not come to fruition and instead, we are given false expectations. Taylor Morrison, as a company, does not respond when it comes to the need to change ineffective vendors and does not seem to truly care or value the feedback from their clients, nor their staff. The company is more concerned with making an extra dollar but staying with their original vendors, instead of meeting the needs of the consumer. It is scam because we are bound by a contract that they themselves are not upholding. Something needs to be done for the organization to better prioritize their clients and provide more effective outcomes. I would never recommend this home builder, nor their lenders, who have been less than helpful through the entire process as well.

Our family had the worst experience working with one of the community sales manager. We visited the community and liked one of the lots. We wanted to check a couple of other plans and were supposed to work with the community manager the next day. This community sells based on first come first serve. We receive a call that they have decided to go ahead with someone else who stopped by and wanted us to then counter offer. This is not what was communicated when we met the sales manager and were told to meet them virtually the next day. This was highly unprofessional. They didnt even try to fix the issue and wanted us to work on a different house in the community. When asked about talking to their manager, they said they are the last point of contact which seemed very odd since they told us they had to ask their boss on how to handle this situation earlier :)

Horrible experience! Houses were put up so quickly and now there are so many things wrong. This is true throughout our whole development located at *** in the Tampa Bay Area. I have tried multiple times to reach out to the warranty division to get items resolved. They will show up with no warning and do one small item and I wont hear from them again until I write several emails. Managing the warranty items has become a full time job. I have reached out the the president *** construction and his appointed representative for warranty push, with no return communications. Stay away from this company. I would advise that if you are looking in the area to stop by the *** and ask other how their experience has been with Taylor Morrison. I am confident you will hear very similar complaints.

Terrible company will not stand by their builds. Probably in fear of them collapsing on on top of them. Extremely poor quality of work. Avoid this company and buy from someone else. C C Crap!

I closed on my home on 31 March and still have multiple issues that are never resolved. I email the warranty coordinator every week with no response. I was told by everyone I met in the *** area that had Taylor Morrison built their home, not to close until everything was completed. I should have listened!I have no idea how the home passed the occupancy inspection when 3 tiles were missing from my roof, and I just discovered it one month ago. It rains just a bit in ***!It has been 6 months, and I still have the following issues: Ticket #*** 0% Completed Item #*** Pool prewiring has not been completed since I closed 6 months ago and construction on my pool will begin in two weeks.Item #*** AC is not cooling the master bedroom and bathroom properly. It appears that a *** BTU unit was installed when a *** BTU unit is required. All Palazzio homes on my street have *** BTU units installed with the same sqft.Item #*** Front entry door was installed with cracked glass. I was told the door was ordered 6 months ago, but when I contacted 84 lumber, they said they don't know anything about the door.Item #*** Bathrooms 1&2 did not have inserts built in. *** says they have to wait for framer to complete the built-in before they can complete the job. I have been waiting 6 months for this to be completed.Item #*** Damaged pavers have not been replaced for 6 months Item #*** Laundry room gas vent was not installed properly. Gas will vent into the attic because vent pipe was not connected to the roof vent. Seems like this is a code violation.Now I understand why the *** Taylor Morrison division is the only division that is not accredited by the Complaintsboard.com.

If I could give them 0 starts I would. If you are a first time buyer or looking for a new home DO NOT go with Taylor Morrison. My husband and I did not heed the advice given to us regarding the quality and service provided through the builder. They are awful and do not guarantee any sort of workmanship. They ask you for your feedback regarding the process only for the employees of that department to retaliate your feedback. It has been a horrible experience and we hope to never use them again and also advise others of the same. They are not in the business to provide good service, they are only trying to take your money to then not back up their work. A year in and we have an electrical issue which they have known of due to many complaints from other clients and have not done anything to be proactive and fix it for everyone. They do not care to respond to warranty requests timely and when they do you have no idea someone is going to show up to your door for the service request. They don't believe in notifying you, so if you're not home? It doesn't matter to them and you are going to wait even longer for a reschedule all because they didn't notify you someone was going to come by. I have gone as far as speaking to a regional manager and we still receive the same horrible service. Just avoid the builder if you don't want the headache of fighting to have fixes done due to poor workmanship. We bought in 2020, moved in a year later and regret the decision.

My name is ***. The property is located at *** sedge way. Its a piece of junk. I havent even closed escrow and Im have homeowner a tell me beware. That their fire places are all defective at *** and its cracking their TV sets its been several months and the problem has not been corrected Im having multiple issues that my inspector found. *** put a pull out Airconditioner in the house Im wanting to buy. Its full of mud old and disgusting looking. They refuse. To put in a new one so Im refusing to close escrow and they are refusing my deposit back. I highly suggest hiring an inspector before buying. Home from Taylor Morrison every thi g in their homes look super cheap there should be a class action law suit. Against them. There are so many complaints that I have seen on this sight. Shame shame on Taylor Morrison. Home builders

We built with Taylor Morrison and they forced us to close in December. Really should never have closed with so many punch items on the list so *** learned. The sub contractors they have used are just awful. Three year olds could do a better painting job. We have sent multiple emails and have placed multiple phone calls to have items repaired and replaced and they always use the excuse they are waiting in the sub contractors. Shame on Taylor Morrison for paying the subs int the first place with the quality of work that has been done. We will NEVER purchase from TM again and have told all of our family and friends. Not sure how they sleep at night knowing they have ripped off so many home owners. We paid for a product that we have not gotten. There needs to be a ZERO star review for builders like Taylor Morrison.

Would not recommend! They use cheap, unskilled labor and what youre left with is things like $12,000 in hardwood floors that need to be replaced after 7 years because they were installed poorly. During the build, we had so many mistakes that needed to be fixed, including not putting a door in our garage, putting wrong stone on our entry arch (twice) and these are just small examples. It was a nightmare.

I am a disabled person who needed to move to warmer weather because it is easier on me. I contracted a house in April and was told it would be done by October/ November. No problem I sold my house then moved down in September. Then the problems so I am in florida now with my family and Taylor Morrison offers us some deal about closing costs and other c*** if we Morgage through them. Again no problem let's do it. Oh then of course now that I am here they start with well we are not sure we can Morgage you. Wait EVERYTHING was set and all ok. So now I need to scramble to find another lender. I find one and then they start more c*** Now I am waiting on windows ect ect it's all on a ship waiting to get unloaded so now it will be *** ok more money out the window. Oh speaking of windows, that was one of our waiting issues. Interestingly enough that homes that started being built after ours had all their windows in. So I ask what am I waiting for now. Wait for it, YEP... No Response.. now they are saying April/May mind you I have to pay for the Airbnb upfront. So they have this disabled person literally out of money now and me and my family are going to be out on the street when my rental is up, oh yeah with losing the 200k I have given them already because now I won't have money for the closing... way to go Taylor Morrison you really don't care about people and unfortunately it SHOWS.. just read some reviews on any site... you truly should be ashamed of yourself's all of you

Taylor Morrison Taylor Morrison in Houston is a builder out of control

Taylor Morrison in Houston is a builder out of control. At the beginning of 2020, just after our home was finished, Taylor Morrison merged their higher end Darling Homes products into Taylor Morrison mainstream. Almost overnight the caliber and quality of trades changed in the wrong direction for the homebuyer. The electrical contractor, using a generous term for a trade that brings their wiring to the job site wrapped up around TX-DOT traffic cones, has wired some homes on our street where until after inspection, a few ceiling lights were not connected to wall switches and GFCI safety was left out of many kitchen counter outlets. The heating and air conditioning systems are represented by sales/marketing as being individually designed for each specific home which is a long reach from reality. At our expense with less than two years of home ownership, we have replaced the master bath ceiling fan with one that has more useful purpose than noise, added one over the shower, completely replaced the master shower floor because water puddled in several places creating mold, removed 90 degree angles in the attic A/C ductwork, replaced the so-called "upgraded" toilets, garage sink faucet, garbage disposal, and employed our own contractor to resolve issues with the television, internet and security wiring. We finally gave up on the upgraded GE dishwasher after the third unit and bought our own of another brand. (The first one actually caught on fire, the next two leaked). Most trusted builder as they advertise? If you walked our street and talked to homeowners, quite likely a number of homeowners would say they trust this to be their last Taylor Morrison home.

My wife and I put money down in May to have them build our home in the *** area. They pushed back the expected close date multiple times (I think 4 or 5. Originally, Oct/Nov '20, then Nov '20 - Jan '21, then Jan/Feb '21, then Apr. '21), but never told us. The only updates we got were when we would call the office then they would update us when we asked.We were renting an apt. and it's as if they didn't care about our living situation because if our home wouldn't be ready on time, and our rental agreement ran out, where would we live?We finally said "if you can give us a more solid closing date, then we can move to whichever building would be completed around the estimated time. They allowed us to move to another building with the expected closing date of July '21. They completed the original building we had selected in July '21 (but they had given our space away), and it is now May '22 and they haven't completed the building we moved to to try and get a solid close date. They're telling us July/Aug '22 now for completion.These bouts of ineptitude are certainly extremely upsetting, but now we're at a time where the interest rates for housing have decided to skyrocket, which now puts my wife and I in danger of not being able to afford our mortgage payments! It is now extremely possible that I might have wasted 2 years with nothing to show for it, and will have to wait years until the market dies down again.We've gone through 3 sales people in the same office, because people keep leaving the company, and each sales person has promised to keep us informed and to help us get through the process, and each time the sales person has done little-to-nothing to keep us updated or to help us.The 'A' this business has from the Complaintsboard.com is a slap in the face, and certainly not earned. The only 'A' I will give Taylor Morrison is the word "abhorrent"

Taylor Morrison Taylor Morrison is not a builder I would recommend

Taylor Morrison is not a builder I would recommend. I have had my home for less than a year in stepping stone ***. They also have an association here Evergreen that is the worst. They make every excuse not to assist with any issues and pass of every issue to Taylor Morrison which then passes it back to Evergreen. I have water that is gushing out all over my front yard as well as my neighbor. I have been contacting evergreen for 3 days straight. Finally they tell me they are not responsible and told me to contact Yellowstone. Yellowstone said they are not contracted to stepping stone and evergreen is. Called back evergreen. Now they say Taylor Morrison is responsible because the home is still under warranty. Taylor Morrison said irrigation is not under warranty and evergreen is responsible. I dont know who to turn to anymore. Its been over a week now and a lot of my plants are dead. Yellowstone was able to turn the main valve off but now the sprinklers dont work. This is my first time living in a Taylor Morrison home and dealing with *** and it has been nothing short of a nightmare. The community is so terrible already. The grass around the lake is tall and bushy. They say its protected so it cant be cut. There are gators in the lake and they are out on our back yards but evergreen says its *** and thats our wildlife so we have to learn to live with it. Its not gated so non residents are speeding through from Koa to Marigold and popping their horns at us while we are driving the speed limit. No police patrol. No amenities. People throw garbage on the side of the road and it stays there for weeks. Quarry rock also one has one entrance for 117 homes. Seems like a huge safety hazard for us. But we pay association dues every month and yes we get lots of violations. But Taylor Morrison doesnt care what happens to the residents in their community. They got their sale and moved on. I would not recommend Taylor Morrison.

Taylor Morrison We purchased our home in 2017

We purchased our home in 2017. Its been nothing but problems. I guess we should have seen the following coming while the home was under construction. Before construction was complete the contractors left the upstairs windows wide open allowing rain to get inside the house and wet the walls and carpet. Polygon (now Taylor Morrison and the same warranty people work there) put fans in the house to dry it. We thought this was an isolated incident so we moved forward with the purchase. We soon learned that was just the beginning of a costly nightmare. Polygon didn't put out refrigerator on it's own breaker so the breakers would trip all the time. After going back and forth with Polygon they finally placed the refrigerator on it's own breaker. Our kitchen sink was leaking because Polygon failed to seal it. Then the same sink literally collapsed because the Polygon failed to anchor the sink to the counter. The pipes to the upstairs bathroom leaked and damaged the sink. The microwave caught on fire due to a manufacture defect. The glass to the oven door randomly exploded due to a manufacture defect. The refrigerator shoots out ice which gets all over the floor. We are stuck with these appliances because the builder feels it's not their responsibility to replace. We spent multiple nights in the winter freezing because the furnace kept going out. They used duck tape to attach a screen around a pipe that was used as a drain in our back yard. Now we can't hang curtains in our home (in the same location the Polygon hung curtains in the model home which is the same exact layout of our home) because Polygon thought it would be a good idea to place a drain pipe right next to the drywall. So we can't have pretty curtains in our home like the model home. We learned this the hard way after we attempted to hang curtains not knowing the pipe was there.The drain pipe was punctured which cause water damage to the house. You guessed it..Polygon won't fix it because it's not their fault the pipe was punctured. I guess somehow we should have magically known they decided to place a drain pipe right up against the drywall. Silly us for thinking we could hang the curtains the same way they did in the model home. Stay away from Polygon / Taylor Morrison. The construction is sloppy and they don't care about the buyers.

Taylor Morrison It's been 10-months since we closed and the below items have still not been addressed

It's been 10-months since we closed and the below items have still not been addressed. We never had the promised 1-month walk & it doesn't appear that we're going to have the infamous 10-month walk we were promised over and over again. We feel as though we have been defrauded into purchasing a Taylor Morrison home with a warranty that they never intended to providing. Instead we were given a home that is at risk of having water damage in the future due to Taylor Morrison's negligence. For greater *** please check for our past warranty *** sent to ***, *** (amongst many others). We've already had *** do walks to see the issues in question and they said they would resolve. Unfortunately, however, we're still waiting.From June 1. Lawn draining / grading issue: Flooding on the side of house; all of the houses built after hours have been done differently so this flooding is less severe. Please correct as shown at the model homes.2. Crack in garage floor 3. Many exterior window screens are bowed allowing for insects and frogs to get trapped between the *** window 4. Closet Door upstairs has been patched up by your team but never repainted From our February Independent Inspection 5. Siding -- Several Openings in stucco on exterior walls; needs to be sealed (needs to be restuccod or sealed for water tightness)6. Cracked Stucco on Front Porch Column (needs to be restuccod or sealed for water tightness)7. Blemishes on Exterior Stucco near outdoor HVAC (needs to be restuccod or sealed for water tightness)8. Several openings noted around the window frames at exterior of home (repair for water tightness)9. Entry doors *** missing 10. GFCI Outlet located underneath the service disconnect panel is loose in wall; needs to be secured properly by a professional electrician 11. Light Bulb in attic missing 12. Caulking in bathrooms damaged / not completed correctly 13. Ventilator damper door doesn't open when ventilator is on - appears to have been sealed with stucco From Pre-Closing Walkthrough 14. Most of the doors throughout the home are missing door stoppers 15. Owners Suite Toilet Room Door is warped 16. Paint splatter on upstairs Bath Cabinets 17. Missing handles on all upstairs closets 18. Blemishes/Scratches/Damage on Exterior front patio window 19. Missing Paint near Left Exterior Window (kitchen side)

Taylor Morrison Do not purchase a home from Taylor Morrison

Do not purchase a home from Taylor Morrison. Their *** Division is completely mismanaged. They write the *** documents to benefit their interest and not the homeowners. Before a neighborhood takes control of the *** Taylor Morrison is in control of all decisions made on behalf of the neighborhood without any input or communication with the homeowners. Below is part of an email I sent to 11 executive and upper management people with Taylor Morrison on 11/23. Dear Ms. Mr. Mr. want to bring to your attention the mismanagement of the community *** by your Director of ***, *** S. We are currently in the "transition phase" of turning the *** over to the homeowners. With his vast experience in hotel golf management and his mere two years of experience in *** it is no wonder as to why we are experiencing a voluminous number of problems that he has created for the homeowners in this community.Under *** we have had numerous issues including landscaping, irrigation, short term rentals, annual life safety inspections and certifications not being performed as well as a budget overrun of $100K. We have had three to four *** Manager changes through ***, which is another story altogether of their feckless management. He has recently created another inflammatory situation within the community. A homeowner requested a medical exemption to allow him to park his recreational vehicle (RV) in his driveway due to a medical issue that requires him to have access to a toilet when he leaves his home. This exemption was granted by ***, as President of the ***. He failed to notify the remaining board members and the transition committee members prior to making his decision. I'm confident that he did not get or ask for a doctor's medical diagnosis with respect to the medical context of the disability. It is obvious he neglected to seek legal advice prior to his granting approval of the request. It's questionable whether this medical condition is valid. He, the homeowner, has been seen leaving his home for extended periods of time on a bicycle. How is this possible if he requires a vehicle equipped with a toilet to leave his home? Why was this exemption approved? This shows the incompetence of *** S. Taylor Morrison needs to explain how this type of request can come before the Community Manager and be handled in such a manner. Our homeowners chose this community under the expectation that the best interest of the entire community would be taken into consideration. *** S has set the precedent for anyone in the neighborhood to request exemptions from the Community Use Restrictions as written in Article IX of the Declaration. I look forward to hearing from you and please do not hesitate to contact me.Thank you,***To date, not one of them has taken the time to contact me to discuss my concerns. If you are looking to purchase any Taylor Morrison home, don't do it.

This concerns Taylor Morrison's operations. Taylor Morrison claims to be a top-quality homebuilder. What TM doesn't disclose is their choice of community manager until turnover (estimated June ). The community manager, a subsidiary of Taylor Morrison, has failed in maintenance, nearly causing a homeowner revolt. Common areas are often unkempt. Homeowners have repeatedly reported issues to the manager and Taylor Morrison, with little response. Landscaping duties are neglected despite contractual obligations. Speeding workers and accumulating construction trash pose safety and health risks. Personal grievances include persistent lawn problems despite multiple community managers. Promises of resolution from Taylor Morrison have been empty. Additionally, my lanai has improper grading, leading to water collection, and warranty claims are dismissed. We recently purchased a Taylor Morrison home on Nov 18th, 2019 and wanted to provide some feedback so that buyers can beware. This is the third home we have built in *** over the last 13 years and this builder was by far the most inflexible and non-customer service oriented that we have encountered. The one saving *** we had through this whole experience was our Construction Engineer who was able to convince his Region Manager to help fix our main problem before closing. Below is a summary of all of the issues from start to finish (many related to the sales and leadership personnel in the company). Bad behavior seems to been bred from top down.- We picked a plan that we liked and was then told that the particular elevation we liked was no longer available (somehow our sales person was not made aware of this until we were close to signing the contract)- This was the last 70 ft lot remaining and again we were not informed until we were close to signing the purchase contract that the backyard was largely an easement on which we could not build any external structure like a patio extension - We purchased a DuPure Reverse Osmosis Filtration System from TM but was then told, after several verbal and written requests, that they were refusing to connect the DuPure system to the refrigerator which would have allowed us to get the reverse osmosis water to our ice and drinking water from the fridge - a request we have never had an issue with at any of the other builders we have utilized i.e. *** Weekly or ***. We had to get this done eventually for an extra cost after the closing.- Main problem - the water heater was installed on the right hand side of our 3 car garage which prevented anyone on the front passenger side from opening their door when parked in that car bay. We had noted this in our pre-close walkthrough and escalated this to our sales rep who did nothing except tell us that any delay in closing would incur fees that would need to be payed by us. We again escalated through our construction engineer after hiring an independent home inspector. The inspection report noted this as "unacceptable". Both the region manager and VP, Sales and Marketing, initially refused to do anything about this until we actually filmed a video which clearly demonstrated our issue and our Construction Engineer was able to find a solution for moving the heater to the front area of the garage which is where we suggested moving it in the first place. - We paid $2500 for a frameless master shower and showed the builder via pictures and videos what we wanted. What they did was leave the non-glass frame the same in terms of structure and then bolted what was supposed to be the frameless shower on top of that so that we ended up with more expensive glass bolted several places with chrome joints making this nothing like what we were expecting. Again, we escalated this issue to management to no avail.- In the same master shower, we observed paint coming off the tile edges and grouting and reported to the builder the week we moved in, they had to send someone to repair it and six months later, we are seeing this happening again - We selected a knotty alder door based upon pictures originally shown to us from the sales person where the knots were decorative and barely noticeable. The actual door installed had a large crack in the wood by the door handle and deep indentations throughout which made it look like a bullet ridden door and nothing like the ones that were initially shown to us. The sales person again did nothing to address this issue and insisted that he gave us full disclosure of this ahead of what we signed up for which was a lie. We had the photos to prove this and again, we escalated this to the Region Manager and VP, Sales and Marketing and nothing was done to address this issue. Even our realtor tried to get the builder to change out the door but no deal. They said this was one of the ugliest doors they'd ever seen and had not experienced anything like this with other clients. In their minds, it was a simple low cost fix which the builder could easily address but TM chose to put some more varnish over the crack so that it would not be as noticeable.- We found out before closing that the security system being installed by the builder was being provided by a company that was going out of business and shutting down it's support and operations. We escalated to the builder who again did nothing. We found out that it would cost us an extra $350 to upgrade the brain of the system so that it could be utilized by our monitoring company so our realtor offered to pay this for us so that it would not disrupt the closing. That's to give you an idea of how desperate our realtor was just to be done with this transaction.- Our back patio door had to be changed several times as the push down lock kept breaking - Our front door frame paint peeled off when we removed our Christmas decorations that we stuck up with special command strips the way we do every year - thank God for our construction engineer who helped us get this re-painted and re-varnished - Our backyard was not draining properly and they agreed to put in a french drain on one side. Again, this was noted by our independent home inspection but was not addressed before closing.These are the main problems we encountered and as I said, we were fortunate to have a good Construction Engineer who understood our challenges and tried his best to alleviate the problems where he could. Our caution would be to know what you're in for, be cautious about this builder in terms of quality of materials and workmanship and make sure that if you are allowed to request custom anything that the expectations are clear and can be met upfront. Do not rush the buying process and if you have other options in terms of builders, weigh them carefully on all factors - not only cost.

Taylor Morrison Warranty, trades, management

I have sent the following (and/or very similar) to multiple customer service contacts (provided by Taylor Morrison), executive/management email addresses and left messages for the specific trade (Primera) and have received no response (4 attempts).

Good morning.

I have attempted to resolve this through the proper channels - with our warranty rep, her supervisor, directly with the trade company (Primer - who has not even acknowledged my emails and/or voice messages). Jeremiah, the warranty manager, communicated that he would be addressing the situation and following up with me - this was on July 27th and he has initiated no communication. This is a matter of principle, beyond the warranty/damaged carpet and/or faulty installation. I apologize if you are not the appropriate contact; however, at this point I believe the strategy is to ignore me and hope I let it go; therefore, I am seeking your assistance.

I need to know who to speak to next. At this point, Taylor Morrison should be our advocate and primary contact. Please advise.

Summary of concern/complaint is below. This was witnessed by several trades people and was reported, in detail.

Our experience with Primera/Taylor Morrison has been awful, with various trades (especially cabinets and flooring). In fact, our experience building a new home that should have been exciting and joyful was made to be difficult, frustrating and discouraging. We have been in our home for over 1 year and still do not have tops to 2 of our cabinets, damaged drawer face, and missing trim (all reported and allegedly ordered 2 months BEFORE closing). Our warranty walk-through today (7/26) included flooring (which has been addressed several times since our initial walk-through - with EVERY request being denied because the poor work was within their "tolerance level." Today (7/26) we hoped for a different experience, as we have a deep, visible seam in the carpet in a main walkway. This particular room had been an issue prior to closing, as it was stained in several places due to it not being covered after install, and the room was used (carpeted floor) for waste (extra wood stacked directly on the carpet, garbage, etc.). Photos were shared and reported. With it being a new home we expected a new carpet. Their representative refused and ultimately, it was steam cleaned (brand new carpet, already steam cleaned - meaning we have a used carpet). Today, the same representative (who also denied correcting any of our tiles that we not level, bubble in the grout, etc. because it was within their "acceptable level of tolerance") stated immediately "we are not going to do anything about that" (3 different trade reps she has sent out in the past have stated it was a poor installation). She then attempted to justify her decision (explaining carpeting 101 to me), I asked again if she would do anything to help us. She again said no. I then informed her that her explanation was not necessary - if she was saying no, I was going to talk to someone else. In front of several embarrassed witnesses, she stated "Then I'm leaving, I don't need to take this." When we went outside to talk to one of the other trades, this same person was loudly bad-mouthing us to anyone who would listen. We asked if we could explain our position and once again appeal for assistance and she did not answer/acknowledge us, but took out her phone and began videotaping us.

NOTE: Jeremiah was very assertive in his call with me, with his only interest being to emphasize that it was NOT illegal in AZ for her to tape me, without my permission, on my own property.

All of this, because we wanted an obviously poor installation addressed (even acknowledged would have been nice). Our community has literally bonded over these types of stories/experiences.

Desired outcome: Acknowledgment of the complaint. Replaced carpet. Acknowledgement from Taylor Morrison and Primera for the unprofessional conduct/performance of their team (at multiple levels)

Taylor Morrison New build townhouse

Rotting drywall from faulty shower install. Numerous patches of all interior walls. Exposed nails in drywall. Unpainted portions of walls. Untextured portions of walls. Damaged base boards. Faulty garage door.

Numerous attempts to settle this amicably with repairs via warranty fulfillment. However this had not happened in almost 90 days. Multiple missed communication, false documentation amongst other ethical issues.

Desired outcome: Fix it all. Once and for all

Taylor Morrison Contract cancelled

On a Wednesday I had a home inspection done by a very good company in Houston. It revealed a number of things that needed to be 'fixed.' When I received an email copy of the report I forwarded it to the current construction mgr. He just replaced one who was fired a couple of weeks earlier. On the same day my TM 'agent' quit to take another job.

This was a 1.2 million house.

On that Friday I had a person come to measure the windows. A rain and hail storm came in and it went on for over an hour. During that time the rain was blowing hard against the rear windows. The house has an 8 or 10' patio on the rear. The 3 of us then saw that 7 of the large windows on the rear of the house were leaking water onto the interior windowsills which then drained down into the new carpeting.

On Friday I was then emailed by the const. mgr. that my contract had been cancelled and they were keeping my money. I already paid $98,000 in upgrades etc.

After the inspection the house went three weeks with no activity by TM. I believe every negative review here because I've dealt with them for abt. 10 months. They pushed closing back 6 weeks. But closing never happened.

Keeping my money after cancelling my contract is stealing. I did not build the home creating its numerous problems. I did not cancel the contract. I want my money refunded to avoid furtherance of this unresolved matter.

Desired outcome: Return my money asap.

Taylor Morrison Home

Purchased a new home in 2021 and they didn't even build the home according to the Purchase and sales contract. They don't fix issues as requested many times. I asked many times for the front of my home to be corrected and they never made all the necessary corrections. They will void warranties based on assumptions. They repeatedly lied to the Better Business Bureau and the customer service is horrible considering this house cost close to half a million dollars. Their go to is to lie instead of doing the right thing. It an horrible builder to work with and I would recommend that no one buys a home from them.

Taylor Morrison Our HVAC doesn't work again

I closed my home at end of September 2022. Within 7 months time after I moved in, the HVAC had issues 3 times. This time, our cooling system on level 1&2 doesn't work. I tried to submit a warranty ticket online but the website always stuck on the submission page (the phone is attached) and doesn't allow me to go through and submit the ticket. I hope to get the HVAC issue resolved.

Taylor Morrison Exterior/interior products

We closed escrow on 1/2023 at the Taylor Morrison Robert’s Ranch Carmelo lot #636. We’ve had issues with the double pane window moisture, windows that doesn’t open easily, electrical power tripping, concrete discoloration/cracking, sliding door uneven, garage door crooked and uneven/spotty exterior paint job. I’ve complained about these issues numerous times and the response is that these issues are normal and are “within specs”. I’ve been told that these issues also happen in other homes which makes it “normal”. If Taylor Morrison would take the time and focus on quality control they would minimize their costs to fix all these issues. Instead they push these issues to the consumer to fix.

Taylor Morrison designed and installed a HVAC system that was not balanced causing persistent icing problems and resulting in the furnace blower going out after 3.5 years. We have a 3.5 ton AC with only 2.5 tons of return. This caused the system to work harder than it should have causing its early demise. I contacted Taylor Morrison many times about the issue with no acceptance on their part as well as no assistance in fixing the problem. They cited that we were out of warrant (3 Years) which I responded to by explaining that this is not a warranty issue but a design problem. I had the system inspected by two separate HVAC companies both of whom came to the same conclusion that it was not designed correctly causing it to fail. Taylor Morrison stopped responding to emails after I provided them with the information gathered by the separate HVAC companies as well as the information I found in the dealer catalogs and instruction manuals. This system was installed either knowingly incorrect or negligently. Either way the onus is on them.

Almost every single one of these warranty requests were first submitted months ago with little to no communication and updates from warranty department or vendors. I have called, left voicemails and emails recently asking for updates with no responses. This is regarding the *** location in ***. 1. Living room window leak: leaks whenever it rains hard for a long time. 2. Squeaky 2nd floor underneath carpet 3. Always flooded area on sides of house. Unable to cut grass with lawnmower. Needs french drain. Severely damp at all times. 4. Dented exterior vent that stepped on during home construction. 5. Living room ceiling leak marks.*** lights at times do not turn on properly. 7. Upstairs bathroom lights still flicker at times. Was never resolved. Not a light bulb or light panel fixture issue but an interior electrical issue. Thank you

I closed escrow on 12/30 with Taylor Morrison and moved in on 12/31. Since then, we have been having issues with our dryer/dryer vent. It would ***-8 hours for our clothes to dry and it looked like the dryer was leaking water. We submitted a ticket to Taylor Morrison to have someone come look at it, but they said that the dryer and dryer vent was covered under warranty. We purchased a new dryer thinking that it was the dryer but we were still experiencing the same issues. We hired *** companies and roofers to see if there was something wrong with the vent. An *** company told us that the roof is built over the dryer vent which is not allowing the air to flow from our dryer to the outside. The *** company said that it shouldnt have passed inspection. They also said they could fix it, but it would cost around $550.00. I submitted another ticket to Taylor Morrison requesting them to pay for the repairs as they made the mistake of roofing over the dryer vent. I have called and left messages to follow up but no one has called me back to follow up on the ticket.

I closed on my property with Taylor Morrison on 08/27 and after Hurricane *** on 09/28/22 my house as well as more than 70 houses on the neighborhood got affected with leaks from windows and foundation. I contacted Taylor Morrison for an inspection and was told they couldn't help me as they don't think the problem wasn't existent from the building process but it was caused by the hurricane that came in our direction. They are trying to avoid owning to the problem but it is clear that many houses weren't sealed properly causing this to happen. They refuse to help me and told me to contact my insurance company. I have proof that the problem was caused by lack of quality when building the homes. I had many problems with my house, which they fixed it, including one step on my staircase that is one inch higher than all the other ones that they couldn't fix it and I had to accept it. This is enough and I want my house to be perfect.

I purchased a home from Taylor Morrison in March 2022. I have had several warranty issues since closing with some completed. I recently discovered the pool screen has a defective spline causing the screen to separate from the frame. Provided details and was told not covered and to fix it myself or hire an attorney. I asked for a site visit to determine cause. No response . Frustrated with the response . Not to mention when submitting warranty requests it was always challenged. Not surprised by their response

I closed on my Taylor Morrison home approx 2 and a half years ago. I now have water intrusion that has seeped up and in through the foundation. I was told the home is built with a vapor barrier but mine is either defective, missing, leaking or who knows. My beautiful Upgrade flooring is ruined. I spent a lot of extra money on my New build tile floor. I am gutted over what your poor construction has done to it. I contacted the *** unsafe the claim will be denied. In addition they want $250 to file said claim. I was 100% mislead when I purchased a new build. I was told they stand by their home build. I was also told I would have no worries with their 10 yr structural warranty. I need someone to address where and how this seeping into my foundation has happened. It should not have happen with a proper vapor moisture membrane installed. Walls and trim are all dry. They are Not standing by their build quality. How does this happen on a new home less than 3 yrs old. I am disgusted with how they have treated me and the situation. My car has a better warranty. Bumper to Bumper for 4 years!

Brand new home. Claims to have an amazing warranty. Poor building quality. Cracks in tile, cracks in walls. AC has already gone bad. Plumbing is bad. Attempted to call warranty line numerous times. Continues to not answer the line or do not call back. Claim these are homeowner issues. Irrigation system went bad, claimed homeowner issue. House is currently 18 months old. Warranty issues began at move in. They refuse to be held responsible or help with any issues.

There is a design flaw or construction flaw with the ductwork of the *** system, because inside the bedroom we are not getting air and the hvac goes straight into the pantry, making half of the cool air produced end up cooling the pantry. The laundry exhaust is also suspected of not being installed because cloth fibers permeate the room whenever we use the dryer. Although warranty expired in 2021, this is not a malfunction, but a design/construction flaw therefore we ask that the builder fix the ductwork properly

Taylor Morrison I closed on a new Taylor Morrison home on August 25, 2022

I closed on a new Taylor Morrison home on August 25, 2022. During our final walk through, the builder's representative told us he had the final home inspection scheduled for that afternoon, so by the time closing was complete, the final inspection and occupancy permit would be in place. Since that day, Taylor Morrison has yet to even schedule a final inspection with the *** and I still don't have an occupancy permit for my home and am now paying a mortgage, insurance, taxes, hoa fees on a home I can't legally occupy. My multiple requests to Taylor Morrison for information on this issue have not been answered and my sole source of information is through my contact with the ***. I do not know why a final inspection has not yet taken place nor why Taylor Morrison refuses to answer my questions. In addition to the lack of final inspection/occupancy permit, I have requested the status of the outstanding punch list items found at final walk through and this too has been unanswered. Once I ran my washing machine, sewage backfilled my shower/tub. I called the builder's representative and presumably this issue has been dealt with, but I have requested findings and repair information and have not received anything. I spoke with the plumbers in my front lawn during the repairs, but have yet to hear anything from Taylor Morrison.

We purchased a new home from Taylor Morrison and found many issues with the property that are not being addressed, we have been disrespected/lied to and have had to ask an employee to leave the home after being confrontational, and now live in a construction site with torn walls, nails sticking out of walls, and dust all over our home and belongings. This is not safe and not acceptable. We have had in person, telephone, and written communication.

We purchased a new house on 8/14, besides the standard warranty come with every new house, we also spent extra $800 on the 10 years structure warranty, which should cover all structure failure for 10 years. please see attached photos. we found the column that support rain cover hangout was broken, detached from main building. it put the hangout in a dangerous situation, it could fall off at any moment. I submitted a warranty repair request yesterday, got taylor Morrison rapid standard reply: denying the repair. Taylor Morrison said the broken column is not weight support, so it is not covered. this is not correct:1- the broken part is weight support column 2- the 10 years warranty I bought should cover all structure failure regardless.3- one window is leaking water in the rain. it is not glass problem. the gap is between window frame and stacco wall

We closed on our Taylor Morrison () home on Dec 27th, 2019 despite many items on our punch list. Although the pandemic slowed down repairs and despite continually having to send the punch list to the warranty representative ***, most of the items were corrected. I gave up on a few minor issues as I grew weary of chasing down *** and sending my list. About a month or so ago, I discovered a wet spot in my office ceiling and called *** and he responded that I should just paint the ceiling. I responded that I think someone should check my roof for leaks. *** reminded me that my *** warranty had expired and I responded that I thought the roof had a longer warranty. Fast forward to 2 weeks ago and I discovered another wet spot in the laundry room. I then called Pat again and he had me contact *** to do an assessment. The *** tech immediately recognized that water was getting into the home. I wrote *** an email followed up with a phone call and he told me to contact Crown Roofing. Crown Roofing came out on 9/8 and found 2 different roof vents that were leaking. Now I understand that the *** warranty has expired however I don't think anyone would expect a new roof on a new home to be leaking in 2 different locations, 2 and half years later. I am expecting *** or Crown Roofing to repair the leaks to the roof, inspect the wood for damage, repair the drywall and paint the ceiling or reimburse me for repairs.

Other locations in the house run much higher.What temperature should kitchen sink water be?The EPA recommends 120 degrees because it's hot enough to keep diseases at bay, it's not hot enough to cause scalding, it will supply enough hot water for most small families and is relatively energy-efficient.Taylor Morrison rep says this during warranty period. *** No theres nothing else that needs to be done here. Weve done everything we can we visited we made sure the temperature got to 110 at the kitchen. *** even went out of his way to explain to you that in the morning its probably going to be less because of how cold the ground water will be. If needed we can discuss this further when I come to visit to take a look at the door. *** Representative T: ***@*** www.taylormorrison.com So pots and pans that need to be washed we do in the laundry room sink since the water temp is much higher.Now I am going to buy an under the sink hot water tank with installation ( around $500) so i can get hotter water at the kitchen since before colder weather starts.Just wanted to let you know that their response was disappointing since other similiar homes in the subdivisions do not have this issue at the kitchen sink and the public should know what to expect from Taylor Morrison when buying a new home.

Taylor Morrison I bought a house in July from Taylor Morrison and discovered Black Mold in April 2022

I bought a house in July from Taylor Morrison. In April 2022, I discovered a health issue of Black Mold. My wife was in hospice care. I was worried about her condition, so I didn't need another worry of mold issues. So I had a plumbing company fix the leaking problem that was the negligence of Taylor Morrison for failure to inspect their work quality. After contacting a representative from Taylor Morrison, I was told that the one year warranty had expired. Needless to say my claim was denied. They claim that I should have seen that problem much sooner. Unfortunately I could not see through walls and the only way I finally was able to see the mold when it came through the dry wall on the outside. On their denial letter, they claim that I failed to provide all kinds of documentation. If only they knew that my wife was dying and my main concern was to make sure that there was no mold in the house. Taylor Morrison failed me by refusing to fix the water leak and get rid of the Black Mold. I had to make a claim to my homeowner's insurance and have the repairs done by a restoration company. My wife died on May 30, 2022. I have neighbors that live on my same street. They had some mold issues that were past their warranty period yet Taylor Morrison fixed the mold problem in their house. Is Taylor Morrison choosing who they help? I think so, just compare me with the other couple and you can see the difference why I was denied. I have uploaded some pictures. Thank you.

Taylor Morrison We purchased our home from a renowned homebuilder in January

We purchased our home from a renowned homebuilder in January . This company sold to Taylor Morrison shortly after. We had started a warranty claim in November , including many items, but this complaint is about the bi-fold door and flooring. We moved into the house in April , and by November, the floor finish was peeling off, and the finish on the door track was also peeling, which we noted during our walkthrough. The warranty team had the floor installer assess the floor, and the claim process began. Due to Covid-19, the process was paused, as communicated by the installer. Throughout the year, we dealt with Taylor Morrison. In early 2021, I reached out and learned our warranty contact had left. I was then passed to three more reps before insisting on speaking to a manager. By August , with the manager involved, there was still no progress. I escalated the issue to Corporate. After many inspections by the installer and Taylor Morrison, they referred us to their lawyer and refused to repair the floor. The installer and Taylor Morrison had differing inspection outcomes. It was Taylor Morrison's responsibility to coordinate with the installer for repairs, but they chose to shirk their warranty obligations. The door repair is still pending. After over two years, we heard from the installers who will inspect the issue. The lawyer stated we have no control over the repair process, a point I contest. Taylor Morrison assumed the three-year warranty obligations when they acquired the original homebuilder.
