Hot water
There is no hot water at Jeppe Post office Afcho flats. There has not been hot water for almost a year now and the building manger keeps lying by saying he will get the issue fixed, this is my second winter in this place without hot water yet I get billed for it, how are people supposed to stay is Na flat that does not provide hot water yet the rent is more than 4500, and people are moving out more than people moving in, if this is not fixed soon this will be a ghost flat trust me
Desired outcome: Fix heat pumps, fix whatever is damaged because we can't go for another year without hot water

No hot water
It's been months now of not having hot water in fact it's close to a year now, the building manger always uses the same excuse every time we ask what's going, on top of that the water bill charge is so high yet we hardly use hot water cause there's no HOT WATER this is frustrating

I am writing this message because it appears that my deposit has vanished from my tenant portal ,and i have no idea what has happened to it.however ,looking into my account reveals that i am now owe R340 as they said maintenance cost R3420,which seems absurd to me because i was paying my rent on time and i left the unit in good condition.
However.just because there was no damages ,they decided to come with some damages to ensure that i don't get my deposit refunded.
I would like to be helped with my deposit because i am still tenant of Afcho as i did internal transfer and they made me pay another deposit.
Types of damages.
Lounge,kitchen,bathroom ceiling need painting,kitchen and lounge window frame painting.
I don't know how i damaged all those things and no one communicated with me regarding the damages or even sign acknowledgement letter,please advise going forward.

Wrong statement
In November last year I applied for one of afcho flats and was approved by Impilo. Agent assisted and was advised to pay R4150 and I did.
Then I asked the building manager how will I know what's due for the month and he told me they issue statements, received the statements and couldn't pay for January however I paid on statement of 2023/02/01 which included what I was owing for January statement.
Now I'm being told I am owing rent for 2 months but I paid what was due as per the statement right.
Okay and credit department sent an sms to my work (breaking the POPI act) . I would like to know how come the company is doing this? And secondly this is a mistake from your company first month no one picked it up. Now they threatening to lock me out! Was I supposed to have a vision about their mistakes?

Please advise why I received 2 statements, Firstly my lease was cancelled because I had a fallout with they rude employee who said I was racist to her she was always rude so I was given a termination of my lease letter on 22 of July that I need to move out on the 31 of August which I did not dispute as I was tired of leave in a place where when you complain your complaint is never taken seriously, There building manager never comes and fix anything so I was supposed to move out on the 31 August 2022 I moved out on the 02 September 2022, I waited for the building manager Godfrey who knew I was suppose to move out on the 31 August he never came to do a snail check or check the room always when I came to see him he was always busy or never around when ask his wife if his around she also hides him, he never came around now they are lying saying that many things were broken at the apartment which is not true, There only thing that was broken was the cupboard which I reported to Godfrey from last year May he never even bordered come to check and fix and also the toilet sit only which I take responsibility for when he came around in June 2022 he said he had to order a new cupboard because those one were not fixable, First they gave me a statement in October 2022 with all the thinks that I needed to pay for the cleaning of the floor and removal of the carpet I had on the tiled which I accepted which amounted to R2700 something then this week the send other statement with all this things which are untrue. Rent Statement, Maintenance
it is the 4th of November today and I still have not received my rent statement, I moved in at Atkinson house last month, why have I not received my rent statement?, I have been liaising with the building manager regarding this issue and it seems he is not doing anything about it, this is reflecting bad on my credit record, the nasty dirty walls in my room were also supposed to be painted, the building manager said they would be painted after 3 weeks, it has been over 3 weeks now.

Rent overcharge
I was over charged for the Month of November while I have been pay my rent full and on time for the past 4 years. Last month I was given a discount and I paid what was on the bill for October and the Agent who was supposed to help me at head office told me I was not supposed to pay that amount which was on the bill, he disputed the discount that is clear on the bill and told me I was over charged because of water and the so call amount I did not pay for October but I have receipts to prove I paid.
I have to say the call centre is never helpful I called last week and was told I will get a call back in 48hours and I went to the office directly to get someone dismissive who just told me I need to pay what’s on the bill or I will be chucked out but failed to reason with me on the money over charged and the receipts I had showed me and just told me I need to pay or else my doors will be locked.
Customer service needs to be improved a lot as the agent was not helpful and came out of the offices with no resolution but I came out with a R2000 extra bill which is clearly not fair

Deposit refund
It's been more than a month and still have not received my deposit refund. When I call the customer service I am told that they are still reconciling my account and they can't even give an estimate of how long the reconciliation process takes. They can't even call the debtors department to find out. When I request the debtors department number I get told that they can't give it to me because the debtors department does not talk to customers. Who ever is considering renting through Afhco must reconsider they are putting us through hell.
Unlawful rental terms and horrible customer service
Your customer service staff knows absolutely nothing about service or the treatment of customers to begin with. Today, on 06/10/2022 I made a call to your offices to confirm that my notice of cancelation was received and to update my email address should any further communication be required.
Upon updating my number, I had more questions regarding whether any additional charges will be made to my account since my lease is only expiring in February 2022. Your unprofessional agent advised me I'd have to pay a certain fee as I moved in via discount. I asked him to explain the logic behind that as I'm already forfeiting my deposit, he put me on hold and proceeded to hang up on me. I then tried to call again at 16:45 to get to the bottom of this where none of my calls were picked. This is not new to your customer service department. Your working hours are from 08:00 to 17:00 but you are always unreachable for the first 30 minutes of the business hours as well as the last 30 to 15 minutes.
This is terrible business practice and shows just how little your tenants are cared for.
I'm well within my rights as a customer to give a 20 working days' notice and not be penalized unless for the cost of advertising the unit as well as any reasonable repairs which will also require proof of cost.
You withholding my deposit is firstly illegal regardless of what your contract says. You in fact, have to perform an outgoing inspection, determine costs, take what's required if any repairs are required and pay back my deposit along with the interest it has accumulated so far.
I was willing to let that slide however, what you will not do is charge me for your own marketing benefit. The 50% off is to lure customers in. You cannot then charge them the difference when they decide to move out.
Anything on your contract that contradicts the CPA is unenforceable
Afcho switching off my lights without any warning or anything

So I called my rental company on the 30th of September 2022 to inform them that my payments will be delayed for this month, the receiver said she has noted that and asked the date when can I make the payment, advised her by the 7th payment will be made.
On the 3rd of October around 19h50 my lights were switched off, at first I thought it was loadshedding but to my surprise the whole complex had lights on, nobody informed me that my lights will be switched off, no email, no sms, no phone call no communication whatsoever even after I have kindly informed them that I have issues with my bank and my payments will be delayed.
I have never missed any payment with them and them treating me like this, I will not tolerate it, if this is the way they treat their tenants IT HAS TO STOP NOW!

Appalling maintenance and upkeep of the building
I live at Atkinson house at 28 Albert Street, Marshalltown. I have been complaining about broken blinds that need to be fixed for over 5 weeks now and I keep getting told they'll do it the next day but still nothing. I cannot have any privacy in my room and the blinds are damaged. My sink is leaking and I have reported that as well, the caretaker Sipho still hasn't attended to that! I'm still awaiting my room to be painted which I was told would be done when I moved into this building but I still live in a room with filthy walls that are peeled off. There was an incident where someone filmed me naked in my room which was a gross violation of my privacy but the management showed no urgent attendance to that complaint and have not received any communication regarding that.
Desired outcome: My blinds fixed.My room painted as promised!The plumbing fixed.An investigation of who filmed me naked so I can open a case with the police service as this is against the law.
No dstv connectivity and no wifi device in my unit f112

I received the key to move into my apartment South Hills Lifestyle Unit F112 on the 26th of May 2022 and there was no DSTV connectivity and the WIFI device was not there. The site manager promised the issues will be sort out as soon as possible but up until now nothing has been done and it has been two weeks now. Can you please arrange for the above issues to be sorted out as soon as possible.

Am working and studying but I can’t sleep at night due to noise of music at next door usually during the week starting from 22H00 till midnight and on weekends it’s from 20H00 till midnight, please solve this problem for me

The building has no hot water we only get it once or twice a week and now it’s winter we can’t shower with cold water ,and it’s surprising because at the end of each month our rent increases because we are being charged of hot water that we barely use .l am really disappointed
Illegal lockout and cut off of services
On Thursday morning, 21 April 2022, the building manager arrived at my sister's flat with 5 security guards to get her and 5 children out of her flat. They changed the locks in front of her and proceeded to kick her out. She went to the office to speak to a woman a female credit controller, C, who gave the order for the lockout to try and make a payment plan but they refused to even listen to her. I called and spoke to the same woman as well as building manager and neither were sympathetic. On Friday, 22 April 2022, he was allowed to get some clothes but they again invoked security to try intimidate her. She sat on the property and refused to be intimidated. The building manager then proceeded to tell security to not let her or her children in. This is completely. How can she get urgent assistance?

I'm very disappointed about the way people are treated in this company. I used to be a resident and I moved out. A few months later I get a call from debt collectors claiming I have to pay a bill I know nothing about. When I leave a message on the chat in their website,nobody replies. And when I call customer service to enquire,the agents are so rude and don't offer any help. It's the worst property management system I've ever come across and they are a bunch of scammers who charge people for nonsense and don't even have the decency of communicating these charger. The service agents make things worse with their rude and thoughtless response. I won't ever live in any Afhco building ever and I don't recommend it to any person who values their peace. Very much disappointing.

Refund of Deposit to my nominated account
Good day
I have requested a deposit refund and they replied with documents I needed to attach and I sent them through to [protected]@afhco.co.za. I waited 2 whole weeks for a response till I reached out to them to assist me. I got a reply email from [protected]@afhco.co.za hoping to get assistance. I have been sending emails and calling with no luck and very lame excuses.
My last day at Jabulani Lifestyle Unit C310 was on end of November and nothing has been done.
I hope this time I will be assisted.
