Mantainence .May you please remove the Extra charge in my billing statement
I am Tenant at 242 Hayani Flat in Doornfontein..after 2 months living here..they charged and billed me for the damages and breakages i found here.I went to their offices in Doornfontein...and still nothing.My Billing statement still comes with an extra charge and its crippling my TPN credit record.May you kindly fix this.I cannot be paying for someone else's neglegance.

120 End Street afhco
Poor building management, loud noises at night were security does nothing about and out of everything its actually a spacious affordable apartment but I rather pay high prices and be able to sleep at night and deal with professional staff on a daily... Am currently staying here(120 End. Afcho) and I can't wait to move out already and it's only been a week, it's the worst I've ever stayed at and probably will ever encounter.
Desired outcome: The company should look Into their business, from security, agents, building managers and afhco office employees.
not keeping their promise
lock down has hit most in sa i do understand that from the previous lockdown for many has been hard i manage to pay my rent montly and add a little on top to cover the credit i owe the building, yet i manage to keep the rent for the money paid, an arrangement is made then lights and water is turned off without any prior notification .
Desired outcome: lights on and water back because i committed to the payment its just 5 days to month end and i have to live in this condition
No FreeWifi, no maintenance, cold shower water
Living at Mpumelelo student accommodation.
The is no Free Wifi here. They started introducing the system of entering a password that limits you to 2 devices and it sometimes don't work at all you fail to submit your assignments or attend classes. Did they do a study of how many devices students use on average?. No management at Afhco, everything is broken here, no maintenance plan. Shower water is cold, you have to wash your face ko basin. Then they say we should pay rent on time.
Desired outcome: Increase number of devices to connect to wifi per person, stop switching off geyser

I have moved in at Golf PArk pretoria, unit E412 St Andrews around March 2017.
When i moved in, AFHCo was taking over from Huurkor.
On the day of moving in, the Building manager Peter at that time just gave me the unit number and told me to go there and move in as the other tenant is still there they will give me keys/
I went there ad the tenant was still moving out, so we were doing exchanges, he was moving stuff out i was moving stuff in.
Peter did not come to do inspection, the unit was not painted when i move in, nothing was fixed, i raised all this issues with him and he said it was fine, windows could not lock when opened. Walls were filthy and kitchen oily.
I settled there and no one ever came to inspect, so i did my own inspection and noted the things that i could see in front of me and sent them to Mr Mthembu and cc'd Pieter Uys.
Fast forward, End of may when i moved out, the new Business manager came accompanied by the security officer to do inspection and took photos. He even said i will not be charged for anything and he can see the paint is too old, meaning the unit was not painted in a long time since they no longer using such paint. then i signed and later i was not given my deposit back siting that i must pay for painting, door locks and even on my checklist i did mention that door locks are a problem when i move in.
Now, Afhco is using my checklist for moving in and their checklist for moving out.
I asked them to produce the checklist done by their staff and where i and the staff signed, they could not.
They seem reluctant to even assist me
please assist soonest as this is taking long and the management do not care to even talk to me i tried countless times to reach out

Failure to comply to terms of Lease agreement
I was in a lease agreement with AFHCO housing company since December 2019 till the end of June 2021. As required by the agreement, I submitted a notice form at the beginning of June 2021 stating that I will be moving out on the 30th of June 2021.
On the 29th of June I called to enquire about the exit inspection only to find that they were not aware of my notice. I was told to contact my building manager to submit the documents. Unfortunately he is still not responding to my communication attempts as of 05 July 2021.
I tried to escalate this with the head office but their response was that they will "urgently get in contact with the building manager". My account with them is still effective which is unfortunately starting to affect my TPN credit record.
Desired outcome: Suspending my account

I'm khanyo staying at panama house they stole my clothes in the line no I went to building manager he told me that he doesn't see the footage clear what should I do because they still everything that I dry that day what should I do

Dear Afhco, I am now writing this as I am healed, I was staying in one one of your apartment in Cambalala, first, kids were playing on my door and forcing things under my door, I complained and it fell on deaf ears, Secondly, you send my a bill with half money, I confirmed with a building manager and he said I need to pay the amount on the statement, during the month you cut electricity and threatened to lock the the door for us, instead of coming back to us with the correct statement and made new arrangements and blamed everything on us
Thirdly, the security locked my kids outside the building in a very cold weather, I tried to complain and you all made it my mistake regardless of what I had to say, you protected your security officer, my kids had to stand for like an hour of a very cold freezing joburg weather
Afhco is horrible, and when you call their service, even asking to talk to someone above doesn't help because they hold a meeting and take every given story but not yours, to show that they don't care, they are not professional and they lack empathy, they don't respect their clients, I had trauma for days after they have locked my kids outside, It affected my emotional well-being and almost jeopardized my professional duty, I am glad I moved to were I am respected as client and healed, I am still dealing with the consequences of what afhco did to me but it's okay
To all the people, please consider other housing company, afhco will make your life a living hell, and they don't care
Ridiculous water bill
Water bill not making sense
I've been staying at Unit 137 Montrose Avenue since December 2019 when I took contract was promised I will never pay more than R200 for water because they use a certain water saving system. I stay just my son and i. The first 6 months of my stay i was paying R250 or less for water. Then in July my water bill jumps to R1800 i call the call center and im told they will investigate the matter. Nothing ever happens. I call and send over 7 emails with no response. I then call again and insist on getting a direct number of someone I can speak to regarding this matter im then given Peters number who agrees that its impossible for a family of 2 to pay such amount and I should not pay that amount they will credit it back to my account and he will send someone to my place to check for water leaks. Till today 25 November 2020 no one has come to my place to check water leakages. August my water bill is R660 I decide to go to a couple of my neighbors to find out what their water bill are families of four they tell me their water bill never goes above R250. I call again to call center about this issue and write countless emails get promised an investigation will be done. Till today no one has ever come to my apartment. September and October water bill over R650 for a mom and a 14 year old. I decided the only way im going to get attention on this matter is if I don't pay rent. I wrote an email to let them know that I will not pay rent until this matter is rectifyed and still no response 13 November i get a very rude call from a guy called Johannes. I have never in my life been spoken to so rudely him telling me he is going to hand me over if I don't pay rent and would not even let me get a word in to explain my situation. I told him my account manager Mbali knew my situation and I told I never want to speak to him again they must give my account to someone who has manners and knows how to deal with customers and dropped the phone he tried calling again and I never answered his calls. I called Peter and explained the situation and he promised me he will handle the situation and yes there is definitely something wrong with the amounts it definitely doesn't make sense he will send the caregiver the same day to come check for leaks or what is the problem. Its the 25th November still waiting for someone to come check. I don't even bother calling the care giver anymore because his phone is never picked up. Johannes calls me again on the 16 November he tells me an investigation has been done and the bills are correct. I tell him its surprising this investigation has been done yet no one has ever come to my place to check what is going on he tells me to hold on he is going to check what is going on and he comes back and says he will call me back and never did. 23rd Johannes calls me again and I tell him I need my account rectifyed before I even pay he tells me he will send an email to Peter and find out what is happening and on 25th he calls again and says Peter says there is nothing wrong. I have never had someone come to my place to investigate the water problems I've been complaining about since July. I have written over 25 emails and all of them have never been responded to. I really don't know how to fight this problem any more. I'm frustrated family of 4 don't even pay as much water as I pay i do laundry 1 a week we bath once a day I drink bottled water how much water could I possibly consume to make a bill of R1800?

Termination of lease went wrong
I was a tenant at calderwood lifestyle estate under afhco.
Unfortunately due to covid, I had to lose my job. As soon as I found out I terminated my lease to avoid not being able to pay.
The problem is, the company ran a promotion whereby you get your first months rent free however should you not stay till the end of your lease, you forfeit the promotion and are liable to pay for that month, which will be deducted from your deposit. So in my case, i was not legible for my deposit.
End of august I moved out peacefully, all my documents were signed and I received a pass out letter to leave.
This month, I get an sms and a call that I've been handed over to attorneys for collection. To my surprise I found out that I've been charged for September's rent as well as levies for October.
What infuriated me is that I received no communication from afhco and was immediately handed over without my knowledge.
I've been trying to email, call and WhatsApp for clarification and I have received no valid reason as to why I am charged for a month which I did not occupy as well as for levies .
I refuse to pay for something I do not owe. I refuse to be contacted by attorneys to pay for something I am not aware of. These scamming companies must stop bullying people, get their facts right and follow procedures correctly.
Till this day my matter has not been resolved by afhco yet a day does not pass without the attorneys calling for collection.
They have a tendency of not responding to my emails nor comments .

I am a tenant at STUTTAFORDS HOUSE in Johannesburg the DSTV and ELEVATOR have not been working for 2 weeks now.
Refund not done (deposit and rent)
On the 24/07/2020, I have made an arrangement to view an apartment at Afhco Station view. That happened smoothly I viewed 308 and I was willing to take it. The agent (Siyabonga) did the application on my behalf although he hesitated to get me the lease, saying he was too busy. Eventually he send me a watsapp to say I was approved and he gave me the payment details. I went to the bank to do a transfer on the 03/08/2020. So I send him the proof of payment and went to the place later that evening to sign the lease agreement. When we arrived at the Station view the agent said he was in a hurry and can't go upstairs, we should just sign the lease and the building manager will take us upstairs to sign the snag form. when we went upstairs I was surprised to see that they are moving us in to an apartment that we never viewed and I didn't like it's layout at all. I went to the bank to recall the transfer and it was declined by Afcho. I have since been sending e-mails to their customer service and there's no response all I get is their automated response. I have been calling and they just keep transferring me from one line to another. I then phoned the agent he said he will submit my query and they will refund within 7 days, when I phoned again he said, he gets that I am frustrated but I am not the only customer they are dealing with. I don't want anything I just want my money back so that I can pay rent where I am currently staying. The payment reference was Staf0305 Prudence.

bad management and bad service i have received from South hills management.
However i recently moved in on the 30th June 2021, and upon my arrival as an internal transfer from Afhco impilo place (inner city) to south hills . No snag list was signed for unit D304 under my partner (Mr Duglass Tata-Anyie) and however had issues with hot water from day one till date (09 July 2021) and which I reckon as a bad service rendered here . When I spoke to the management they said that if i came through an agent it was better so my question lies on is this building managed by Afhco or Agents ?
I have never received this bad service that I’m having from my past experience with afhco for the past 3 years residing in afhco buildings, however i have an incomplete lease, no snag list, no hot water, no fingerprint or card tag for the vehicle gate till date ! And in response to that when i spoke to Bongani Beja and Peter Makhetse they said i should make a plan of getting hot water which according to me it’s highly unacceptable
And however i would like to know if i can get a refund so can move out of here in immediate effect, because i cannot call in every single day for incompetent service

My daughter paid AFHCO a deposit when moving in.She has now moved out after the lease had expired. They now want her to make an affidavit from the police stating that the refund must be paid into her Mother's account.What nonsense is that.This perpetuate the notion that blacks are inherently corrupt.Why can't they accept an email from her and just pay back the deposit.This is a delaying tactic.

Conducting of business in the building
I'm a tenant in Impilo Place 141 Rahima Moosa Johannesburg, I have a neighbor who is conducting their nail business in their flat in the building during the lockdown and have tried raising it with the security personnel but nothing has been done, there is a lot of movement of clients coming in and out of the building, noise in the corridors and the strong smell of chemicals being used to operate this business. When I moved in I was told we are not allowed to operate any business from our rooms but it seems that rule is being broken at our expense, the chemicals are so strong I have to keep my windows open just to be able to breathe properly.
There are businesses operating on the ground floor of the building I'm staying in that are breaking the lockdown regulations of social distancing. Every day there is a group of people sitting in the entrance drinking and chatting while their friends who own the shops work, this is a risk to us the tenants who live in the building having to pass this group of people in order to get to our rooms, those people are not tenants living in the building but seem to be there for social reasons as they were even before the Covid-19 pandemic since I moved in 2 years ago can the company do something about this as we are facing difficult times and should not have to be around a group of people not by choice

My name is Elton Mpofu. I have to say firstly that AFHCO and its employees cannot be trusted, or is it emplyees that are not abiding to the AFHCO rules of operting.
I am a victim of a scam. I visited Jeppe Post Office flat where France is the building and lives there also including Bulelwa(Consultant)and Sean Mangena(Katlego's agent at AFHCO). I was scammed into paying for a flat that I never got. Sean Mangena was working with Katlego who is a consultant at AFHCO. They have once asked me not to call the office because it will put them into trouble. I paid an amount of R4300 in total that was supposed to be for rent at Jeppe Post Office flat at unit 711(Barchelor), I even viewed the place, I never got the keys or my money and this was last year December before the 5th. I even went to the office and spoke to Charmaine and Sbu and nothing happened even today. There is a lot of sensitive things to say and prove that will definety make people lose their jobs and worse even jailed. Those guys are doing fraud robbing youngsters into paying them cash. I will still come to the offices but this time I am opening case against AFHCO for letting fraudsters assist the clients, its not right and fair especially when you are struggling.
The worst service ever. I wonder if the knows anything about this.

We Staying at Sambro House, unit 411. We moved in End of October 2019 which is in fact we applied for 312 and it was approved but when we got to the afhco offices to sign the contract our details were already on 411 and they said that both units are the same but the only difference is that 411 is a bit bigger. And that was a lie coz after we moved in 411 is something else. We raised the complain immediately month end of October that the Kitchen unit is broken, kitchen tab is leaking, the door handle is giving us problem when we lock or opening, the stove is old we can not even see on & off when we light it both of them they become on n high we can't cook properly, even the painting they only painted the lower part The DStv is not working n mind you we paying every month for nothing. Our Complaints are not being taken serious. We have been calling customer service, coming to the office and writing down to the complaints book at Sambro but still nothing is happening instead you busy telling us about 48 hours but your 48 hours is 2 months. What do we have to do cause now our only option is moving out. We are not happy at all . We can't pay 4500 for a place that is looking like this. It useless.
unpaid deposit
Good day. My name is Muwanu Nakisani Mlotshwa and I reside at number 127 Etude in Midrand. I used to rent unit 132 in the same complex from March 2018 to July 2019. When I moved out because I purchased 127, i submitted all the necessary documents to have my deposit paid back to me but I still have not received my deposit and it's been almost three months now. When I call Afhco whoever answers directs me to somebody else until someone drops the phone on me. I even overpaid on rent in February this year an amount of about R2400 but they refuse to check their records and pay me back. I have called, sent emails, complained on a Hello Peter but no one is helping me. All I need is my deposit back and the money that I overpaid on rent. Can somebody help me here.
shut electricity, incompetent manager, incompetent security. it's just a bad place to live
I stay at south hills lifestyle estates, there's alot of things that make me angry about this place, firstly the security acts like this is a university residence, a week ago they we telling uber drivers that they are not allowed inside so u have to carry all your luggage from the gate to your place, if you've been here you know walking is a chore, so imagine having luggage. Secondly there's a water leakage outside which almost looks like they are just spilling the water, it spills almost everyday and sometimes it spills for 2 days straight, im surprised why we dont have a beach by now. Thirdly, today i woke up with no electricity, i thought it was a normal electricity cut but now it's 7pm and im the only one in my block who doesnt have power, there was no warning of some sort, i tried to reach the manager but just like everybody here he doesn't wanna do his work, i went to his apartment and i got no reply. I get out of work at 4pm and the offices close at 5pm so calling them when i got home was useless. Now im just chilling in the dark coz im powerless in this situation, i regret the day i signed the lease for this apartment. I'll be cancelling the lease at the end of the month, and my advice to anybody looking for property to rent, avoid afhco properties coz u will suffer and you will regret it, even if u are desperate, don't try afhco, they will take your cash but u will get no service delivery.
ridiculous utilities bill
Good day Im staying at unit 333 at newgate. On the 24th of August I received my monthy statement and i was billed R1888 just for normal water not hot water normal water. I normally have a water bill of less than R100 per month. I stay alone in my flat and work from 7-3 in the afternoon. I went to Afhco house in Siemert str for about three times and still there was no valid explanation as to why i received such a huge bill for water. Countless times I have tried to speak to the person in charge of utilities but have never been given her details i only was told she is not available i asked for an appointment but up until now no response. I got an email on the 5th of September informing me that after an investigation the water bill charge has been reversed and that i will only pay a portion of the amount i was also given a reference no169034. However on the 17th of September 2018 I received an sms stating that the meter reading was correct and i am liable for the water charge cold water charge of R1888. I really feel that i am being treated unfairly and clearly there is some mistake with that bill. I feel im not being valued as a client and this amounts to pure exploitation on behalf of Afhco.
joint lease agreement not cancelled
I am a tenant that was residing at 303 Impilo from the AFCHO letting agents. I submitted a cancellation notice of the joint lease for unit 303 Impilo Place cnr Jeppe and Loveday between myself and the other tenant on the 1 November 2017 and I was told that they need both signatures on the cancellation form of which I submitted with all signatures, apparently the other tenant sent a notice not to cancel the lease on the 29 November 2017 and the notice was only signed by her alone and had no signature of my own. I only found out on the 11 December 2017 when I was at the office to check whether the lease was cancelled and then on the 12 December 2017 I went to the offices asking why the notice not to cancel was accepted without my signature and I was told it was not picked up that it had only one signature and I asked what is the way forward, I was told to sign a new cancellation of the notice which I did and it was sent to her to sign and she is now refusing to sign and then this morning(13 December 2017) I called the office to find out what is to be done because I want my name to be removed from that flat and lease as I moved out in November and I was told that they cannot do anything without the other signature but they could accept a notice not to cancel without my signature...I even asked can't I do an affidavit stating that she is refusing to sign and I was told I can't she has to sign and I feel this is not fair because the lady I spoke to said they can't do anything with one signature yet they accepted a notice not to cancel with only one signature and never contacted me to find out if I am aware, she even said we assume that you are in contact with each other. Now I feel that the other tenant wants to use my name for a flat I am not even staying on.
