I moved in to AFHCO property Soweto in August and within 3 months i have several complaints. the toilet pipe leaked water every time we flushed meaning we had to not flush until it was sorted. them the lever mechanism inside the toilet bowl couldn't work had to flush manually. the wardrobe doors were not screwed in both bedrooms. The electricity box kept reflecting battery low eventually switched off. had no electricity for 2 days. the new meter box /number cant load electricity so i'm still without electricity, my food is getting spoiled in the fridge. Then the burglar door would not open i was stuck outside more than one occasion. we pay a lot of money to be going through such disputes and headaches. i have a child i cant keep sitting in the dark and cant cook. the window lever needs strength to even close it in the bathroom. come on!

Much to our surprise, as it rain yesterday [protected]), rain water ran down the walls as if there were no pipes to contain it ...in no time the room became a pool . We quickly turned of the local main, raise most electrical appliances to the bed and rushed to security desk, as the intercom does not work. We found the manager, as we ran back with him, unbelievable-says the manager, rain water had inundated the rooms .As the manager went round the back of the rooms, we discovered how the six drainage pipes at the back of the rooms delivered their content with such force that the exit pipes could not handle such a flow, so water spirals violently in to the corridors and rooms and it took 10 men, 3 hours of hard work to contain and chase water out of their rooms and corridors .It rained for 30 minutes, we chased more than 10000 liters of water out of the rooms .had we not been at home, what a loss this could have been. please AFHCO get us other rooms while you deal with this problem.THANKS TO BOTH MANAGERS AT THE BUILDING.
rental issue
Hi, I am a tenant at 120 End Street. On the 25th of October 2017, I recieved my bill statement, saying I am owing R3753, I was not happy with that but I was going to pay it. On the 2nd on November 2017, I sent an email [protected]@afhco.co.za, reporting that I will pay half of R3000 and I want to make payment arrangement. I did not get any respond from anyone. I tried to call several times on this number [protected], I spoke to different people and they told me to come to their offices. I told them that I normally working until late but they said there is nothing they can do.
On the 11th of November I went to the office but it was closed. On Monday I paid R2000 and I went to their office again to talk to them but I was told that by Moses that there is a lockout I must pay full amount. At that time it was 16:55, and they told me there is nothing they can do, it is the company policy. I asked why I was given a notice so that I can make arrangement to take my belongings but they coupon saying I have to pay a rent on every month. I went back to the building manager requesting to take my drivers licence and my ID. That was the only thingI took and few clothes.
I am currently outside the premises now, I was not given a notice as it supposed to be; they said they send me an sms's but they didnt show me which number did they used. I would like to know if this was the company policy or not. Everything in my refregerator will be rotten.
Your people dont know how to treat customers
I served my notice at AfHCO as per the CPA, and moved out. I kept receiving SMSes that owe money and it has now amounted to 11k when in fact I do not owe anything. I kept sending emails, no one would respond to those emails. I am very frustrated as this might end up having a bad record on my name. No one is responsive, everyone is actually unprofessional and offer the worst service

I would like to say I am very disgusted by the Afhco staff from their agents to management. I moved in last year November, when I moved in they told me the rent has already increased. This year January I got my bill and rent increased. I went to the head office and in customer service I was told that the rent always increase in January of which I'm aware of and I even asked even if my rent increased why it wasn't brought to my attention. They can't just drop a bomb on me. The next day I talked to the building manager and he told me to go and talk to my agent that brought me here. I went to him and he told me that I should send an email to Maritza and Thlokalo(not sure about spelling) he said they'll sort it out. It's been a week now after sending that email but still no reply. What disgust me most is they lie to us like we're stupid fools who don't think. And the Agent Sipho Khumalo don't even pay his rent but he's busy manipulating me that I should write emails complimenting his help when he's not helping me at all instead he's asking me to give him money of which I won't do and made me a fool by selling me a taken flat. I am very disappointed because even the management people are in on it. And another problem is I pay my rent using the capitec app and then email or fax them the proof of payment, how will I know they don't get them? if they don't. They'll cut my lights and i'll go and print it and give it to the building manager only to find out I made it to the list of Lock Out. I keep telling them that I care about my safety I won't walk with cash to pay rent when I can do it on my phone. This is this month's incident. I'm moving out next month but I just want to tell you what your staff does to people.

I did a joint application with my partner and applied for a bachelor flat at afhco property management for R2050 per month however I stayed with my sister Lillian, the first two months were fine until we had no water supply and the lift stopped working that was around August 2012 then we called and office and advised them we wanted to move out as the service was so bad we spent close to a week without the lift and water, had to take the stairs all the way from 9th floor as the lift was not working almost every day, then we were told if we move out we would forfeit our deposit as we hadn’t served a year, and then for the sake of our deposit we stayed, then it started again around October and got even worse, we were always told about a pipe that burst as we didn’t have water and unable to use a rest room at home for more than a week.
The lift is also not working and we used the stairs for up to 9days, then we decided to move out and Tlokotsi Taule promised to pay us our deposit back since we moving out because of their terrible service, we then served a months’ notice and moved out on the 31 November 2012, Monica, the new building manager did an inspection of the flat and said the flat is still in a good condition as we only stayed for 6months and still wrote that the walls needed painting, as there was bubble gum stuck on the wall by the previous tenant, we told her that other than that bubble gum/chappie on the wall the flat didn’t need painting, she still went ahead and said the flat needed painting and said I should comment on that, which I did by saying other than the bubblegum stickers the flat didn’t need painting, but she was not there when we moved in because it was done by a different building manager Freddie who also resides in the same building we stayed at, however, the snag/inspection check list was sent to the office, Monica even confirmed that the previous tenant was charged for the bubble gum on the wall. Then manager at afhco Tlokotsi Taule confirmed by email that we would get our deposit (R2500) subject to the conditions of the flat, then he said we would get our deposit in 7-14 days in December, then December went by without a word from afhco.
When we followed up Tlokotsi towards the end of December 2012 he referred us to Lucy Mashinini who said they charged us by mistake for the painting of their card board divider walls (which costs R1200 per each side of the wall in the flat) and that they are waiting for Koos to come back from leave to reverse the charges and that he would be back from leave on the 3rd Jan 2013, we waited and on the day we were told to wait for another 5-7 days for the funds, then on the 18th Jan 2013 we got an email from Lucy Mashinini saying we owe then R2299.37, instead of them paying our deposit they were charging us R2299.37 for the paint costs as we owed them R3600 for 3sides of the wall and they which is R1200 per side. (will attach copy of email as proof)
Since Jan 2013 We have been waiting for the invoice that proves that it costs R4800 to paint a bachelor flat with hard board dividers rented for R2050. When I enquire with Lucy Mashinini she says she is still escating the matter, it has now been 7 months without the invoice. I told afhco that I will only pay the money once I have received the invoice.
Then early in June their collections dept, debt tec started sending sms’s saying the account has been handed to the attorneys and then I told them that I’m still waiting for the invoice and requested for the attorney names and contact details they said the attorneys are in house and will call me which they never did, on the 3 Jul 2013 the regional manager sent an email saying he has investigated the matter and will refund me R1975 meaning I don’t owe them anything, this email was sent as they still haven’t provided the invoice, then yesterday on the 16 Jul 2013 I discovered that they listed us on ITC while they didn’t inform us about the listing as the matter is still under escalation with afhco. So afhco charged us an amount of R3950 which they unable to provide proof of payment for, I have been contacting them for the past six months and the whole matter was being escalated and they then illegally handed the account to debt tec and listed us on ITC without our knowledge and sent an email promising to pay us on the 3rd July 2013 and we still haven’t received the refund, is that fair and legal?
I spoke to Rodney Mashinini who works for debt tec the collections company who advised the balance owing is now R3100, I forwarded him the email Koos (the regional manager) sent to show that we don’t owe then anything and that he will refund me part of my deposit, then Rodney then said he can’t closed the account based on that afhco still needs to send a mandate letter for them to close the account, but afhco refuses to send the mandate letter to the collections dept. debt tec, the collections company sent me an sms advising that the account has been handed to the attorneys and when I requested for the attorney names I was advised that they are in-house and that they will call me, which they never did. And then on Monday I applied for a home loan and discovered that debt tec listed me on ITC without my knowledge, and when I called they said they had to, even when ive forwarded the email from the afhco manager promising to refund me they said its not enough and they still need the mandate letter to close the account.
I will also forward you the communication which I have gathered since Jan 2013 to date, the break down statement from afhco and deb tec and also proof that we lived on water bottles as there was always no water supply.

I stay in Jabulani lifestyle flat f308 and i have not been having water for the past three weeks.spoke to the caretaker who told me to my face its not his problem,the area manager sent me back to the caretaker so this issue is not getting resolved in any way
Kids using the parking lot as a hanging spot and smoking spot and leaving rocks they use for sitting just laying down damaging our cars.
Now I have to replace my tired due to the rock I drove on top of because of the kids
My flat was locked on the 17th of January 2023 due to unpaid rent. I was at work and the child at school. When I asked to take baby clothes and mine as well as food and work regalia I was denied access
Nqobile Zwane doesn't agree anything with tenants. She doesn't accept payments plans. She wants people to move out without negotiation
it has been 4 days at Atkinson house without water in the units, toilets and showers yet there is water at the basement tap, the units and passage ways reek of pee and poop. it really is a health hazard. Please do something, we cannot sleep at night because of the horrible smell.
