Negatives- too many to list and not enough time. The building process was a breeze, but, there was much to come in the year following the build. We have had issue after issue with our home to the point where I regret my decision using this builder daily. They have used bait and switch tactics from day 1 with telling me I could use certain color schemes, we sign the contract., then they go back on what they said and tell me I cannot use that color scheme at all. Or during the final walkthrough— I mention an issue for instance a door that had a crack in it and I am told this is “normal” and does not effect the structure of the door. Fast forward one year—the door is now completely broken and likely needs replaced but they are saying they will not fix the door because it was not addressed at the initial walk through. We have drywall which was done incorrectly in our entire home. I mentioned this during the walkthrough and was told it was “normal”. So that is the standard for DWH.
I paid 860k for a home that the first week had sewage material come up into all of our showers and baths causing stains, I have broken cabinets, incorrectly done drywall throughout all of the walls and ceilings, cracked drywall seams due to it being incorrectly done, crooked walls causing shower leak issues, incorrectly installed tiles in showers, broken windows, sliding glass doors that do not even close—you name it and we have dealt with it. In terms of quality—it has been pretty bad across the board between things being done incorrectly and just no attention to detail. We paid for upgraded cabinets all of which are defective, cracked, or broken from them drilling in hardware—decorative wood panels on our island falling off because they were adhered with caulk. We have uneven floors which you can feel under the carpet and under our LVP. We have $15k in drywall repairs that will need to be done on our own tab unless we want large cracking seams visible throughout our entire home so just know what you are getting into and assure everything is being done currently during the build, not after.
The quality and integrity just is not there with this company. They do try to give the impression they are a notch above the rest but to be honest they are just your typical big name builder trying to get double the price for a home that was cheaply built by the cheapest subcontractors. The only positives is that a lot of our issues were addressed by the warranty rep. Initially we had a great experience with our rep and majority of the issues were fixed swifty—granted there were a lot of issues that should not have been there to begin with if the house was built right, but, that were not evident until a few months after the final walk through.
They really pressure you to fill out their surveys immediately before you can give any bad feedback. Another bait and switch tactic was I was told many times to fill out the survey for the warranty reps and against better judgement I had filled it out and left good reviews. Well, we got a new warranty rep and as soon as he found out the survey was complete he stopped replying to me and now refuses to fix the items that were promised within the one year warranty period. Mind you, our one year ended in March. It is almost August and I am still fighting to get the rest of the items completed and now I am being told that it’s “too far past the one year warranty”…well this is because the rep has been non responsive for weeks on end. Deceptive practices with bait and switch tactics has been my experience. Overall, this house has caused me a great deal of stress and I wish we never chose this builder.

It's disheartening to hear about the quality issues and the lack of responsiveness from the warranty team. Your feelings of regret and stress are completely valid, and it's unfortunate that the builder did not meet the expectations they initially set.
