Royal holiday estates management
Hello,
I have been a resident of Royal Holiday Estates for more than 12 years. I am sorry that our current manager, Tammy Higgins, has so little respect for residents. She absolutely will not correct any problems that are brought forth to her. This is causing a lot of suffering in our 55 plus community!
A couple of years ago I retained an attorney to fix the myriad of problems in this community due to neglect and a negative attitude from management. We were very happy to see improvements finally actualized. However, some of the contractors created additional problems or neglected to finish their jobs, causing new hazards. For instance, those who did the plumbing and put in new sewer lines destroye4d the landscaping that I put in, killing ornamental trees and leaving walkways in heaps of rubble. The plumbers left a large deep hole next to my house that opossums crawl into. It leads under the house. When it rains, they drown. The stench lasts for weeks! This is very dangerous and unsanitary. Option One, the plumbing company hired by royal holiday told me they would fill the hole more than a year ago. I have gone to Tammy four times and our assistant manager Laurie twice about this matter, even showing them pictures of the hole. I am always told they will call the plumbers, but they never do. Recently I asked our manager about it in an email. Ms. Higgins never even answered me. I hope that you can communicate the importance of taking care of the residents in a timely and respectful way. Otherwise, I will again need to contact my attorney.
Desired outcome: Please contact Yaz and Tammy Higgins, the manager of Royal Holiday Estates in Hemet, CA, and tell them to fill the hole next to my house near the outside spigots immediately to stop further erosion and subsequent damage.
Took over a year to get title and $15,000.00 loss.
I purchased a trailer for a friend to fix and sell so he could get back on his feet. He had really cleaned up this community and was a friend to everyone.
To be clear, I make 6 figures and am a professional. This was a kind gesture of mind to help a friend.
After the office told me the property was clear to purchase and I signed the lease, I find out from DMV that Equity Lifestyle Properties declared the home abandoned and a new title was in ELS name. It took over a year and the loss of 3 different buyers before they produced the title in my name. The property sat vacant and completely remodeled. I could not sell without a title so I continued to lose money every month. The day I received the title, I put on the market and had a buyer.
In a 14 month period, ELS legal department only responded to my numerous emails 3 times. I couldn’t get anyone to call me from my emails nor could I get anyone to answer the bogus phone number they have, that just loops to an answering machine.
I just paid $6,700.00 in back rent and late fees and took a $15,000.00 lose to get out from under this nightmare. The stress was more than it needed to be and had ELS been honest and upfront with me this could have been avoided. That would mean then they would not have received rental income on the lot. This was their only focus, they didn’t care about being honest. There was no offer to help with the late fees, in fact it was a big NO. Late fees were due to me not paying after 6 months and I wasn't going to pay until I received the title. Not even an offer to waiver late fees!
I am finally able to sell and have lost $15,000.00.
I can’t comprehend the lack of accountability or the desire to “Do the right thing” and they certainly do not have any integrity. My only hope is that nobody experiences what I did. I couldn’t image living pay check to paycheck and having this happen.
I write this only because, ELS was completely wrong and have no accountability.
Shame on the decision makers that only want to fill their pockets.
I entered this situation to help a friend in need. It did help him with making money on the renovation but he was also getting 100% of the proceeds which, I wont be passing the - $15,000.00 onto him.
Desired outcome: ELS should have done the right thing and at least split the lot rent cost. Hopefully there will be someone that will learn from my experience.
Inept management
Another month has past with the Holiday Hills inept manager Naomi Joyce and her staff selectively enforcing the lease.
My wife and I have lived at Holiday Hills Village the past 5 years under 2 different managers who chose/choose to selectively enforce lease rules. I have neighbors who have four generations of family, three under 55 years of age living with them, no background/financial checks. Who have stayed long beyond the 30 days visitation time. One home runs a day care center out of the it and over the summer months uses the pool to entertain her grandchildren and their friends.
The snow may temporarily cover the weeds and debris in their yards, but why these yards were not cited when I was given a (non lawful) notice to remove my sunflowers (last September); can only be answered by Naomi's incompetence for this retaliatory action.
To selectively enforce lease rules is being biased and with my wife being Chinese brings up racial issues of why we are singled out, while my neighbors willfully violate lease rules.
My wife and I tell friends and others to not consider Holiday Hills or any equitylifestyle community to live from the disrespectful attitude the previous manager Tammy and present manager Naomi and her staff have displayed towards us since moving/living here. The result of equitylifestyle ignoring its tenants concerns about how local management operates reflects poorly upon its administration in managing its properties.

55+ civil rights ageism in 1971 built land lease manufactured home park
Eviction notice given for having a baby in a 55+ community land lease manufactured home park. The renter is 55+ his spouse is not, just had a baby and now being evicted.
The fair housing act 1968 grandfathers 55+ parks that already existed prior to the law. A property owned by ELS in Arizona "The Meadows" built in 1971 after the law has been operating as a 55+ park. Several contacts to els ownership in chicago has not responded to our inquiries.
If evicted the renter will be told to remove his manufactured home, failure to do so will result in the home being claimed under abandonment. The home is paid off. The renter had his vehicles towed and the park lost the court case filed by els against the renter because the police ordered the vehicles to be release due to unlawful removal of vehicles and els had to pay the tow fee and storage yard cost. Is this also part of the reason to evict in retaliation for losing the court case? Eviction notice given for violating the 55+ rule. spouse is under 55+ but not mentioned just the baby.
Ageism and age discrimination against children and ages i had believed was prohibited for parks built and or established after 1968.
Is there any clarification for these issues that somebody can help my client with? Thanks we would greatly apreciate any help and maybe some representation in phoenix arizona.

Lawn service
For the last 8 months I have notice a decline in the lawn service Ihave gone to office talked with compliance person Steve what I have to do to get service to do better point blank said the service was short handed and that he had alot complants said he would tell lawn service to do better I feel that I and the community is being taken over and I think a refund is in order something I have to cut and edge my lawn after lawn service comes by when we moved here they said manicure lawns not even common area look nice Qustion why did they redo guard house when there is no guard not even a community watch something dont you think the thousands you spent on a guard shack that no body uses could have gone to better lawn service I was told that outside of home is ti look nice there is mold growing on 80% of homes office puts a note saying need to be done they laugh rip up paper and never gets done I moved my mother down here for a better quality of life and its everthing but what was promice The area the people the weather is great I just want what im paying for My rent is always early my check always clears im holding up my end If you saw this for yourself not a call not letting the manager know your coming down things would be so differnt But I know what your saying you can always move if you dont like the situation Lets see who deaf ears this falls on my name is Christopher Sosi live at 979 east freeport bay indies venice fl Ihope that I dont get any recourse from management for my concern

My name is catherine taylor I have worked for this company for almost 6 years I have never been disiplined or written up or gottten any verbal warning I have workedd very hard for els and even without managment I took pride in my job I was terminated on on the 26th of august because my manager was not told first that my son was coming for 1 day and a half he was at home so I went to administrator she sent me to front desk on thursday when I went to pay for campsite tim said I need to call erik to figure it out nobody got back to me even though tim said he would I thought I followed protocol by going to administrator and ranger tim discrininates against certain people why I dont know but we had an employee whos dog attacked another dog a guest dog she was told by erik the dog needs to leave propertybut tim let it slide and never follow what he was told by erik he turned a blind eye I am very upset wrongful termination

Our grass is 2 ft high and is not being maintained. Other parts of the Park have had there lots mowed and edged multiple times but not our street (east side of Utopia Drive). Help!

We have been having trouble with the air conditioning in the billiards room at the Forrest Hills Estate park in Zephyrhills, FL for a long time . Today, it was 82 degrees in the billiards room. This was confirmed by Steward, the maintenance man. All of us shooting pool (4 people) had to leave because it was so hot. It was obvious that it was hot because our shirts were soaked with sweat. We have been told by local management that corporate is making them keep the air at 76 and above. When I purchased my place their web page said it was a great vacation experience. When I go on vacation I don't expect to sweat to death. I tried to contact ELS Corp in Chicago I was told I need a last name. Local mgt said to live with it or file a civil suit.

Rpi membership transfer
I have been contacting RPI for several months trying to ttransfer my m, embership. Late last year I transfered my TT/Nact/Leisuretime membership to a family. I was told at thar time that RPI would pick up the transfer info and automatically transfer that membershuip. I did not have to do anything. They would contact me. Well... that never happened. When I called TT/NACO/Leisuretime, I was told I had to make the request. I immedatelyncalled and they assured me they would make the transfer. That was in Jan. I callefd again twice in Feb. They said they were taking care of it. Nothing. Meanwhile the TT transfer was complete. Nothing from RPI. I contacted them again. March... nothing done. Then they sent me a membership dues bill. I have not paid it because I do not want to be paying for something that I am no longer able to user. I am retired and because of my health I am unable to go RVing any more. Hence the reason for the transfer. I do not know how such incapeable people can keep a job. Either RPI dosen't care a bout the members or Equity dosen't. There is certiantly a problem some where. I don't understand. Am I the only one with a propblem. I think not.
Please resolve this matter now.
Unethical behaviour
Grand Island had several properties for rent. I currently live in an ELS property for a year now. I went to Grand Island to transfer over there after i decided no more treatment . I spoke with Judy many times, she showed me the properties, she was polite, she and my current Manager got everything worked out, and three times she told me i was approved but then a problem came up and i'm not approved. Then she called me and said they got everything worked out and i could get the keys on Tuesday, because she was off Monday. And to bring the security deposit in, so i drove there imediatly and gave the security deposit of $1099.00 Drawn off of my Campus Credit union Savings account in an official Bank draft. I asked several times its for sure this time correct and she said oh yea. Everything is fine. Bring in your deposit today and you can get the keys Tuesday. So i had not heard anything else from her, so i loaded up my vehicle to the max! I drove the hour and a half and kept texting and calling and no one would respond . I knocked on the office door and no one would answer. I know they were inside, i saw a woman go in. Finally Judy sent a message back that their was a problem and I wasn't getting the house. I could not believe it. She told me everything was fine, come get the keys, they had my money. Doesn't that constitute a legal agreement? The manager got on the phone and said she was calling someone and to hang out she would call me back. I waited around for five hours with a loaded up vehicle and finally Judy answered one of my text messages saying she couldn't resolve the issue and the manager had left. What? I was setting outside no one had left. I spoke with my manager several times and she could not understand what was going on either. We were really good renters. My fiance works for ELS, we had done many projects to upgrade the community room kitchen on our own time and i have pictures to prove it. They held my money for 10 days, no home. How can you justify this?

We are having a similar problem with Tropical Pines Mobile Home Park. We were told by management everything was fine I even asked again if we were good to buy the home). My husband and I along with a friend purchased the home, after the purchase we were told we couldn't live there or even repair it from damage or IAN for re-sell. We have tried to get ahold of someone all the way to the cooperate office, NOBODY ANSWERS THE PHONE OR RETURNS CALLS.
I need advice from an els attorney
Hello. This is Kim Darling, President of the HOA at Kings & Queens Park in Lakeland, FL. We have a continuing issue regarding speeders in our park. We have speed limit signs posted and have had reduced speeds posted around the curves - all to no avail.
I am interested in knowing what our rights are regarding speeders. I have been told this is private property and police have no jurisdiction here regarding speeders. I need to know what can be done on our part - can we notify management, notify ELS Tampa, or what?
We are a 55+ community and many people walk and are rather slow in doing so. We are afraid someone is going to get hit one of these days. We have been told by management that speed bumps are not an option.

Assault and battery
I am just curious as to how we have to have a background check with our lease agreement and someone comes up to my property (that I do not know and have no previous dealings with) and assaults me and a guest. He shoved me and hit my guest. All this was caught on surveillance. When lee country came out the deputy in formed me the guy that did this has to register with the state as a felon. After this happened my girlfriend tells me this is the same guy got out of his car and approached her car in the middle of the road. She was scared enough to call 911. Now I am having to worry about another assault from this guy, a resident within the community to my guest, my girlfriend or me at any time. The office was notified about this and sent a copy of the video. They did not call back and say anything. Not even acknowledge that they were able to see it. When I call to check they said they could do nothing. I constantly see lee county deputies in here. I constantly see kids riding carts and people cutting through the park. There has been a murder suicide. A resident was pistol whipped and then a short time later found shot in his golf cart. He died in route to the hospital. There have been drug overdoses here. Lee county knows this park very well. Why don't you advertise that to warn people before they buy. This park does not seem to offer what was promised when we purchased here. I sent a email through the website with no response. Now I was at my girlfriend moms house in the park and he came by and assaulted me again. Once again lee county was called. I was called by the state's attorneys office and after she saw the video filed charges on him. I have talked to tampa and was told they could not do anything. Another question is why did jennifer call my girlfriend and tell her that we needed to let it go or it would come back on us. She sent us a 7 day eviction notice september 19 2019 and did not even sign it or anything. In florida this is landlord harassment. At one time jennifer informed us that we could not use the amenities at the park although that's what we pay for with our rent. I have never had a problem at any function and my girlfriend only spoke at one hoa meeting. We requested to file a complaint and jennifer said no they could not get involved and all parties should get a eviction notice. What is up with this. I am standing under my carport and a felon resident comes down the street jumps out of his golf cart runs up yelling mother f$&@ this mother f$&@ that and jennifer and els is going to serve us a evection. Increased site rentals
I am complaining about a 40.67% increase on a 6 month site rental at Paradise RV park in Sun City Arizona. I have been a TT member for 25 years and have never seen an increase like this. First the early bird has been increase and added on September. This is ridiculous as people do not come when it is so hot. Second they took the TT discount from the Jan, Feb, Mar special. This total increases rate the 40.67% I started with. Definitely unhappy about this.
Complaint about a 40.67% increase in site rates at Paradise RV Park between 2 seasons. The early bird special in the fall has increased by a month which is useless for most people as September is too hot in Arizona and it has increased by $291, then they have taken the Thousand Trails discount for winter off, increasing the rest of the site rent by $1112. A $1403 increase as well as being Canadian therefore adding the difference in the dollar is overly excessive.

False advertising, bias towards renters
Booked a standard site with full hook-ups. I called twice and checked at the front desk in person the middle of October and was told each time we would have sewer, water, elec., cable, picnick table. When we arrived they informed us we would have a lot with no sewer, but they would pump it out twice a week for free. They said that is what they call full...

Raising rent every year 25, 30 dollars is not what I call affordable housing! I would like to know if you have a cap for the amount of rent ever. Or do you plan on doing this every year no matter what? Because there are other parks here in mn that are still in the mid 600 for lot rent not owned by your company.. I would like a answer soon so I can weigh my options about selling my owned trailer and getting out of here.. You can end up pricing yourself out, so don't believe you can't if that's your companies thinking... And please no more lies about property tax increases because we checked from last years tenant meeting...
Campground did not have crucial amenities available that I had paid for.

My husband & I own a home on ELS property in Millsboro, Delaware. We pay a large lot rent for the luxury of living on a canal. Management told us 2.5 years ago they would be replacing our old/inferior bulkhead & dock. They made us tear up our dock 7 months ago so they could start the work. NOTHING has been done! Not only has ALL management (local & corporate alike) ignored our many calls, we just received notice our lot rent is going up! Are they kidding me?! This company clearly cares nothing about the hard working people paying their salaries. Take my advice - if given the option of buying a home on ELS owned property, RUN THE OTHER WAY!

The management here is rude! My 70 year old mother has owned a home here about 4/5 years. She has never been late on a lot payment and this is the registered letter she received; only after 7 days. Her rent is set up on bill pay through her bank. The money was withdrawn from her account. Unbeknownst to us, her payment was not applied. It appears that the payment was lost in the mail, or by the office. I am a reasonable person, but this letter is inexcusable. It really upset my mother and for good reason. Who treats people decent like this? I called the office, which is right across the street from her to ask if this was a form letter required by corporate or generated in house. A simple question, only to be hung up on by sylvia. Understandably, this set me off. I simply wanted to address why they would send such a forceful letter to someone who has never been late? A decent and great tenant. They couldn't make a simple call? Send an email? Walk across the street? Don't believe these reviews, mostly by "local guides" this place is steadily going down hill. Rumor has it the office staff is deplorable and the park is poorly managed. As a business person, I understand having to protect one's interest and sometime one has to be forceful, but sometimes mistakes, such as this happen. This current management is running out "decent" homeowners left and right. Maybe the hillcrest staff is immune to getting these threatening letters; we are not. Due to legal requirements, etc. And to protect themselves I understand if a forceful letter is sent, as a second letter. And when I called to ask about it; I was laughed at and hung up on. Again totally inexcusable. So, if you are a responsible person and you choose to live here - I hope your payment does not get lost in the mail. Please know that I immediately called the bank, cancelled the lost check, had the bank call the office, and paid (w/$50) late fee - all that same day. I would have done this without the threats.in fact, had they been decent this would have been resolved days before. My mother's place is well taken care of, she is quiet and keeps to herself. Yet she was treated with no respect. Shame on you hillcrest!

Listen, my partner was harassed for years, called a FUC#EN [censored] and almost attacked when a lady jump in the middle, then ran down like a dog in the street, left with bleeding legs and arms, head trauma, he has lost 80% sight in both eyes, our house was damaged, our new car was damaged, we had 8 security cameras around...
