If I was able to afford to move out I would have. You make work orders and they *** them off and completed when they are still in the same freaking shape as before, BROKEN!

Residents in this building display wildly toxic and threatening homophobic behavior. On July 10th, my boyfriend and I were minding or business enjoying the pool. We briefly got into the hot tub before deciding to leave, as it was getting dark and we started to feel strange at the end of it. The next day, I was informed some disgusting woman had snuck around to secretly take a picture of my boyfriend and I giving each other a single short kiss, claiming we were "making out", going to far as to be disgustingly homophobic and say "we looked like brothers"(we definitely do not, you pig), and make threats to take said non-consentual image to property management to attempt some sort of "punishment"(blackmail, defamation of character, harassment of basis of *** orientation). I'm currently seeking lawyer and will be officially demanding her name from the business and any public documentation that has been filled out in relation to this disgusting and abusive act. Hope she's got a good lawyer. I do.

I will start by saying that the Caviata at Kiley Ranch property in Sparks, NV has the best floorplans of any apartments in the area. That being said, the parking situation is absolutely out of control. The residents fill their garages with their junk instead of parking inside them. They also have a severe lack of parking spaces in the community to begin with. I have a large truck that will not fit inside my garage or right in front of the garage. When I get home from work lots of the time there is not a single space to park. I have made multiple complaints to the property that have yet to result in anything besides emails to the residents threatening garage inspections. No changes have been made, but yet they have increased patrol by the towing company. Something needs to be done about this situation as they have made no changes since I moved in over a year ago and they don't seem to be taking the situation seriously. Additionally, MG Properties has made it mandatory to have certain coverage for bed bugs and pet damages with renters insurance. This is coverage that you will not find with companies like ***, so therefore you are unable to get bundling discounts with your auto insurance. They seem to have a partnership with an online insurance company called ***. The kicker is that this insurance company is WAY more expensive than going through any other company AND I am getting less personal property coverage AND my auto insurance cost went up as a result. Did the company even think about the impact on the residents before requiring us to go through their "preferred" insurer? I pay more than enough money to be in a nice community. I think it is only fair that I should come home to a place to park and not be forced to use an insurance company of their choice. If you are looking to rent a place under the management of MG Properties, keep these things in mind.

I feel the decision is discrimination although there is no legal protection against it like there is against race, sex, disability, etc. I paid my dues to society. The judicial system works. It did what it is intended to do which is to rehabilitate. I cannot speak for everyone else. I have now been a productive citizen in society for 23 years this month. I have two careers, I am an electrician, and my primary employment is a counselor, to educate others so they won't make the same mistakes I did. My passion is to work with people. You would be the first organization to deny me based on my criminal history. How can change continue if society is not ready to accept those who admit their wrong and accept responsibility for their actions? I have been blessed by many that saw the worth in me to offer me a second chance, but I understand and respect your office decision. MG Properties is not in the business of social work. You are in the business of property development. I chose to apply to your apartments because on the outside it appears the management does a great job. Again, I was blessed with a position in Lancaster, CA that brings me closer to my 16-year-old daughter. I could have applied at a less appealing place but chose your establishment for me and my daughter. I HAVE BEEN OUT FOR 23 YEARS. I recommend that MG Properties began a department to analyze matters like this more thoroughly. Thank you

My parents lived at one of the properties MG Properties Group manages. They lived there, in a small studio, for only 3.5 months. When they moved out, not only was our $500 deposit kept but they sent us a bill for an extra $500. They claimed every line item, from carpet cleaning to replacing the bathroom tub, was justified. They use cheap materials and claim damage when all my elderly parents ever did was just take normal showers in the bathroom! I mean, what could they have done? They want to also charge us to pain the kitchen cabinets! My parents barely even cooked there! And it was only 3 months. I was going back and forth to dispute these charges when they sent the final bill to collections in the middle of emailing back and forth! They were taking forever to get back to me and I had to follow up on multiple occasions to resolve the issues I had with the charges, including getting charged for a renter's insurance which we had the whole time we lived there. So, when I asked why in the world they would send our final bill to collections when I was actively communicating with them to get it reduced, all they said was the time for payment had passed. So does that mean they can send me a bill for any amount they want and send it to collections while I am actively disputing the charges? This is horrible management. They are over charging for normal wear and tear items, essentially making us pay to revamp the STUDIO apartment after only staying there for 3.5 months! We never had to pay this much after living in much bigger apartness with 4 people in it.

I would give this 0 stars if I could. This is specifically Riverwalk at Happy Valley, Oregon. I want to say that in all my years of leasing, purchasing and selling properties, we have never had the issues we had with your company, nor have we been treated as poorly. We had numerous properties we could have selected and we went with Riverwalk because after discussing the process with Roy L, the screening process was described as efficient and fast. It was absolutely anything but. We have provided social security administration letters, bank statements, sections of tax returns (Schedule C), driver license, birth certificate. We offered to pay the entire lease up front. We have provided income information of approximately 7 times the lease amount, for a 2-month lease which already had a premium of over $400. All of this while I was acting as a qualified guarantor. During the entire process, hours would pass by and when I would call to inquire about the status of the application, all of a sudden, additional information would be required, which was promptly given. After dealing with all of this for two days, we receive an email saying the application would be denied unless we could come up with a copy of a social security card within the next hour. This is after they knew all of our stuff was in boxes. When we call to see what the issue was, we were informed it was the manager's decision but that the manager didn't want to speak with us. We mentioned this didn't make any sense that a manager wouldn't want to speak with a potential customer if there is an issue. I don't think a manager has the option to not deal with issues that she has decided on. When we asked if you were joking that the manager "didn't want to speak with us" we were rudely hung up on. We called back to get the manager's name and they didn't pick up the phone. This was so incredibly unprofessional, it was comical. This is not how a professional business is managed; this is how children behave. After we called several times, the manager, Angela B decided to call us back. She stated that she was denying the application because we didn't have a social security card and that one of the places we lived at formerly didn't provide tenant verification. We asked if there was any additional documentation we could provide to prove the social security number was valid - W2s, additional tax returns, the lease with the former apartment complex. She said no. We requested our application funds back and stated that we would be filing a complaint because of the way this process was handled. She was condescending and incredibly rude. I immediately called the former apartment building; they found our lease information in about 15 seconds and mentioned they would be calling Riverwalk back to provide this information. Of course, this was too late as the decision had been made. This is not an inconvenience. We have wasted two complete days that could have been spent applying for a different apartment that handles their business more professionally.

I ultimately did not rent here because of the difficulties in getting in touch with office staff about my lease. I did not sign any document that said that my deposit was non-refundable. Because I did not sign a lease, I need my $300 deposit back. I have sent multiple emails and left multiple voicemails and have not received any responses. I have been unable to receive package deliveries at my apartment for 2 weeks. We have package lockers available and if the package does not fit, it was stated that the package would instead be dropped off in the management office to be picked up during business hours. Just recently the company switched management and the manager is refusing to fill out the required documents needed for the *** to have access to the package facilities. Instead of allowing the *** to leave packages in the designated lockers or in the managers office as a backup, the manager is instead REFUSING all packages and having them sent back to the sender! So all tenants paying rent at *** are unable to receive any packages sent through *** unless we magically catch the package at the *** and pick it up before it hits a truck back to the original vendor!

I ordered a package, well before move out date
I ordered a package from an online retailer, well before move out date. The package was delivered to my apartment 442 - I have a photo provided by DHL Carrier. The office is not taking responsibility for this missing package. I also found tons of my mail scattered about in the mailroom next to the trash. Mail containing personal information, bills and important governmental documents. They are dismissing me and not helping me get to the bottom of where the package is. In fact, while at the office, one of the managers had the regular maintenance guy on site check in a storage area, because he thought he saw a package of this size. He came back and said it wasn't there. I've contacted DHL along with the property management company and each business is blaming the other. Someone stole my package and this needs to be accounted for. Any help would be appreciated. Best

September 10, I signed a renewal lease for a property
On September 10, I renewed my lease for a property. By September 18, I sustained a broken ankle. As a disabled person, my request to relocate to a ground-level apartment was denied. Inquiries were made about the duration of my disability, to which I responded that it is permanent due to a spinal cord stimulator and extensive fusions throughout my back and pelvis. The apartment in question has three steep staircases. The management threatened to double our rent if we moved after lease signing. Additionally, I agreed to rent a garage for an extra $150 per month. On October 6, we had to transfer our possessions to a storage unit because rodents had destroyed them. At that point, management accused me of fabricating the rodent issue.

We moved from the property on 7/22 and our lease expired 9/18. We paid rent in August and September. We expected most of our security deposit back. We knew they would subtract for cleaning the apartment and cleaning the carpet. That came to $165. We received a check for $4.96, not $135. We were charged for water from months we weren't there, along with pest control, HOA fees, etc. We had already paid these fees as a part of our monthly rent and now they are charging us again. This is not how business should be conducted. Also, the apartment is poorly constructed. I tore ligaments in my Achilles and foot going up and down the stairs because the stairs are too narrow. I missed a week and half of work.. Lastly, they allowed a felon to live in an apartment above us who had a semi automatic rifle. It went off one day and missed me by a few feet. Although the tenant was kicked out, I felt some pressure not to press charges by the office. I am very disappointed in them.

This issue has been a problem.since day 1 of our move in at parq crossings. Including with the old Management at FPI properties. There is a huge issue with dog f*** It seems to be that everyone does not like to clean up after their dog. I have sent multiple emails about this problem. Yet Management does nothing. There are cameras. Yet to this day. There are about 30 piles of f*** in a 100 Sq foot area. I have an elderly dog. 12+ years. I have warned the office about potential of my dog possibly getting sick from another dogs f*** Yet nothing has been done. This is not the only problem we have had with other tenants. Or with the Management of both companies. This is a health issue for everyone. I have seen children play on these lawns. So children are exposed to this. I, myself have a 2 month old daughter. This complex is trying to charge me $11,705.72. The charges they claim I owe are: 1. 2 unpaid months. I have a bank statement that shows we paid one of those months. They are asking for some *** dollars for pest control. We never had insects before this, and we had lived there some *** our apartment. We are blaming their complex. Other rooms and buildings on the site were sprayed, and they want us to pay for all of that. I have a copy of their ***, which I will gladly show to you. I also have sent them one email to let them know these charges are bogus. We are witnesses that there were many mattresses which were being thrown out in different dumpsters at this site, due to insects at their site. We spoke with many tenants at this site, who also claim this complex's overcharging them and making them pay for for pest control, when they do not have any problem with insects. A week after leaving, they threatened me that they would send my information/amount due to a collection agency. We had already informed them we would be happy to pay the last month of rent, and that is all. They have caused a great deal of duress and worry for me at this point. It is not right at all that they say I owe all this money.

These costs were seen as unrealed to our living in their, we did not agree with claimed charges, so I asked for evidence and documents to prove we damaged these things they billed is for and they said they did not have any evidence or documents and this was the corporate office. I called every month for 6 months and asked if they had the documents and Katie continued to say mg properties does not have anything from the leasing office, so until we were presented evidence we were not going to pay because we think these charges do not belong to us. If these charges fall anywhere it would fall under wear and tear and thus be mg properties responsibility. Also, they will not tell us what was damaged exactly which is suspicious because their apartment complex incurred a leak and flood in our apartment bathrooms and bedrooms; so we had two bedrooms and two bathrooms, possibly this damage was from their apartment complex leaking and flooding itself and charging the tenants for damages. Recently on may 5th, I talked to Katie and she told me she has no information on this matter and hung up on me; mg properties would not answer any more of my calls for information, clearly this is against the law. It is insane if an property management company can just charge tenants whatever they want and not have to prove these damages? Any time a person damages someone else's property without the owner's permission, that's criminal mischief. Criminal mischief is also known as malicious mischief, vandalism, damage to property, or by other names depending on the state. If someone came and damaged my property, I would have to prove that the person I am claiming damaged my property did exactly what I accused them of.

When we first applied for the apartments we noted that we had 2 animals. Upon the signing of our lease, we noticed our pets were not included in the lease agreement. We notified *** of this, and she advised we would sign a pet addendum and be charged the $500 for the pet deposit. Due to the way the deposits work for this apartment, we were required to get 2 Jetty Bonds. 1 for the amount of $1000 and 1 for the amount of $500, the pet deposit. Upon walkthrough, *** noted the only thing needed was to clean the oven. We were almost completely moved out at that time, minus a bed frame and some toilet paper. All concerns were noted, however, we never received a copy of this inspection. Upon moving in, we had been informed the previous tenant did not move out when they were supposed to, and as such, the apartment was rushed to get ready. The paint was still wet when cupboards were closed, leading to the damage of paint when said cupboards were opened. The paint in the bedroom closet had drip marks due to the rushed painting. On January 28th, I received a voicemail from *** stating she had a question and to give her a call back. I called back and was asked if we had a pet in the apartment. I advised yes, as that was in our lease to have 2 pets. *** stated this was not in our file, and the $500 pet deposit was not charged, although the pet addendum had been returned to *** via email on 9/10 and the bond paid for and signed on the same date. *** then stated the new tenant of the apartment has a pet allergy and after 2 carpet cleanings, the carpet needed to be replaced. She said we would be charged for it. We sent a letter to dispute this, but never heard anything. Now we are in collections for damages that are not our fault. They cannot confirm the allergies were from the carpet or the neighbors who also had pets. No claims were made against Jetty although they should have been.

Hello As a tenant of the unit 113 in enclave building, I faced a dangerous condition which made me move from property for my safety. the story begins when I arrived home after 4 days from work trip and I found out my apartment door is completely opened by company maintenance team and they didn't luck it, for I don't know how long, that I think anybody can be easily forced and get to my property. after this story I didn't feel safe at all and I starts having sleeping problems. I call the manager of the building and they just say sorry and change the door luck but it didn't change the situation for me, cause I had many important private documents at home and easily to access which I was afraid if somebody could have seen them.at the end I decided to evacuate the property which was a very hard decision for me due to Covid 19 time and also I was there for less than 6 months. when I call the manager to inform them about my evacuate notice for this matter they behave not only comprehending but also kind of rude and they told me I should pay 2/5 months rent because of leaving the property sooner than the end of contract. this money was so much for me and I really didn't have that amount ( $ 4,5018 ) at that time and I asked them to reduction due to the issue they caused because I was innocent and I , myself didn't want to move this soon if this doesn't happened.and at the end, 2 weeks before my move, they told me we would not accept your notice till you bring the fine, while they never mentioned before and it wasn't in the contract to pay the fine sooner that evacuation. by putting me in this situation again, they made me so stressful because I didn't have money at that time and was at work. I had to take 2 hours off from my work to go and borrow the money from a friend! the things they did to me were against humanity, specially during this Covid time which I expect them to understand me and my situation.

I live at the Stonecliff property with unresolved AC issues
I live at the Stonecliff property. My heat/AC has not worked properly since February. I now have had NO ac since 6/9/22. I have put in multiple maintenance requests over the last four months and every time they come out the issue is resolved temporarily, sometimes just a few hours, and I let them know every single time that the problem persists. Its obvious that a professional beyond their maintenance team needs to be called but it has yet to be done. Management is aware of the issue and is doing nothing about it. The office manager is lazy and rude, she's at her desk eating every time I come in. I received rental assistance on March 31st and the check was sent to the previous owners. Its June and this has yet to be resolved. No one has communicated with me in the meantime and when I attempt to communicate with them I get attitude. Another rental assistance program is willing to help me, they sent the office manager an email on May 17th to provide information and as of June 13th she still hasn't responded. I asked her when she'll get back to them and she told me she isn't doing anything for me with my attitude. I have her on tape saying this. As I said, the email was sent on May 17, I went into the leasing office on June 11th to talk about it, almost a month later, so my attitude obviously can't be the reason for why she hasn't responded. I'm uninterested in working with the office manager any further so I've been trying to reach her manager, the property manager, for about 3 weeks now. Every time I call she's either not there, in a meeting, or on a call. She has never reached back out to me. On June 11th I was told the property manager would be there at 12pm. I went to the office at 12:17 and 12:47 she wasn't there either time. I went back at 1pm and the office was closed, even though they don't close until 5pm on Saturdays. I sent the property manager an email on that same day and hopefully she responds but it's not looking good. I have no faith in this office staff.
The complaint has been investigated and resolved to the customer’s satisfaction.

month for a 2 bedroom apartment that is falling apart, appliances don't work, then you get fined hundreds of dollars for trying to buy your own parts to fix them because the management is to busy fiddling their thumbs. If I was able to afford to move out I would have. You make work orders and they *** them off and completed when they are still in the same freaking shape as before, BROKEN!
