Mom and I signed up together for Choice home warranty service, seemed like a good idea beings mom's handy man, (husband) had recently passed away.
the sales representative assured us that it did not matter the age of the home or the appliances, and after 30 days of sign up, everything would be covered No Questions asked! He made it clear that unlike the other companies Choice will honor all repairs or replacements.
3 months after signing up moms central air conditioner Went out, she lives in a mobile home and the temperature gauge was reading over 100 degrees, mom is a 3 time cancer survivor and had just lost the love of her life, and she did not need to hear that Choice would not honor their agreement and cover her A/C unit.
I wrote them a letter, hoping to get some remedy and resolve, they never did reply to my letter.
Mom ended up buying a new A/C unit. Because the loop hole they use is written in the contract, if the appliance has not had yearly professional maintenance check ups then they do not have to repair or replace.
Tell me who has all their appliances professionally checked every year? That is a ridiculous expectation. Well, we have learned The hard way to look for this loop hole in any other Home Warranty service company we might consider.

My company has been doing business with Home Warranty's for over 30 years. We recently signed on with Choice Home Warranty and while the majority of Home Warranty's are honest, I can tell you that Choice is not. Each and every time we call for approval we get the same run around by the same authorizer ( which sounds like some high school kid working out of his bedroom ) and each time he stumbles across various reasons not to cover the claim. This not only makes the customer mad but makes the contractor on the job look like a crook too. My last attempt to have a claim approved was answered by the same BS. I responded to the authorizer ( while in front of the customer, which I shouldn't have ) like a father scolding his 15 year old child. And guess what, I got the approval. We have since refused to work with Choice anymore. I highly recommend a Home Warranty. But not Choice. There are 3 Home Warranty's that I would recommend in this order ... The Warranty Group ( TWG ), 2-10 Home Buyers Warranty, and HMS. We've worked with many Home Warranty's and have found these 3 to be the most honest and to have a good contractor relationship. So, Stay away from Choice Home Rip-off. I truly expect to see them on Dateline or 20-20 or some news show soon.

Apparently I am also a victim of choice Home warranty scam. I had a technician come out and assess the problem and the company is turning it down for something that is not even wrong with my air conditioning unit! After speaking with many technicians and other people who are aware of this company's practices, apparently they put you off and put you off until you are frustrated and go away so they do not have to pay claims. I will never purchase a warranty from this company ever again. We will be turning them into the better Business bureau and filing an action against their fraud and misrepresentation. Companies like this need to be held accountable!
Normally I don't write reviews, seemingly you don't pay any attention when you amass over 1,000 complaints. I agree the majority of the complaints are valid. My experience with CHOICE has been less than satisfactory. My water heater leaking at the base, and your customer service informed me that CHOICE only cover the components atop the heater, not the tank. The vent and water intake pipe are not components. The tank was leaking has nothing to do with the vent or intake pipe . This cost me $800 out of my pocket plus a service charge. I had to find my own business that sell hot water tanks. When I read all the policies, the first thing I notice was there's far more exclusions than there are inclusions. Just what type of repairs or replacement you do?We are not paying for advice. With the unsually hot summer temperature over 100 degrees everyday, my AC runs non-stop and I'm terrified I know some expensive repairs out of pocket is over the horizon, and CHOICE policy is written so the consumer bears most if not all the expense. I don't expect you complain board will do anything, and you won't let me down because I expect you to do nothng. Pissed Consumer!
We were sold a Choice Home Warranty with the purchase of our home. For $1200, they were supposed to cover any major repair within the coverage period of 3 years. Almost a month ago, just 6 months after moving into our home, I filed our first claim. Our upstairs air conditioner quit working. They scheduled an appointment for an hvac repair person without even checking to see if anyone would be home...the next day. I had to reschedule because no one would be home. They then rescheduled for the next business day. The HVAC company recommended that a new pump be installed. I contacted CHW to see when they were going to schedule the repair. I was told that they needed the repair diagnosis from the hvac company. Ok, fine. It only took me 2 weeks of hounding the hvac company to submit the paperwork back to HCW when they finally got the diagnosis...BUT they still refuse to schedule the repair because they need "additional information" from the hvac company. It's been almost a month now and we still don't have our a/c fixed. No repair scheduled. I keep getting the same excuse from CHW. I've messaged them so many times now that their website blocks me from sending any further messages for the same claim. This company is a scam as far as I'm concerned. It's almost June and our upstairs is getting HOT. We will not be able to sleep upstairs anymore until this A/c is fixed. Luckily I read through our contract with CHW and we do have the option to cancel and get a pro-rated refund. I tried to call them today but of course it's "after business hours" so can't get ahold of anyone. I will be calling them tomorrow to demand a refund so we can use that refund to actually pay for our own a/c to get repaired. What a scam. This was supposed to give us piece of mind for the first few years we owned our home. Also, come to find out, they only cover a maximum dollar limit per year. Ours is $3000. If your repairs are over the limit, they won't pay. Completely useless warranty IMHO.
Bought 5 years with Choice after their salesman told me I could cancel at any time and get my money for the remaining years back. I canceled after 2 years of their crappy excuses and the jerk in their resolution department refused to refund my money. He was pissed at me after I told him I don't like Choice because they don't fix half my claims. If you need someone to unclog your toilet for $75 on top of monthly/yearly membership, Choice Home Warranty is for you! Otherwise, avoid this scam. They don't cover much else.
I totally agree with you. Choice Home Warranty is a bad company! they always come up with a ridiculous reason to reject your claims. Recently my HVAC unit is having a problem with the Heat Exchanger and I filed a claim with them. They rejected it blaming it on rust and corrosion which is not on the Heat Exchanger. Gosh! I was very unhappy with their response and will not renew my policy with them! I'd strongly advise everyone to stay away from this scam company.
June 17, 2020, I initiated a claim to repair a furnace and water heater repair. Their person never showed up. Two months later I paid $190 for a independent contractor for an estimate. The boiler/ furnace and water heater were unrepairable. They denied the claim. They gave the same crappy excuses. I then got another opinion September, which cost another $80. They found a crack in the boiler which cause the water damage. I spoke to their resolution company several times up until late November, They attempted to offer me $200 at first for a boiler that cost me $5, 700 to replace! Oh they increase their offer to $250 after I refuse to take their initial offer. Bottom line I declined. It was an insult. On December 4, 2020, I paid for a new boiler.
August 31. 2020, I initiated a claim for the refrigerator. After 12 repair visits, on January 11, 2021, Choice was informed that the refrigerator was unrepairable. January 15, they offered $1548 for a refrigerator which cost $3400. Again giving one excuse after another. Choice warranty is a fraud . I made a complaint to BBB. They have poor service as well. You are better off without them. A total scam.

Bought a house that had coverage, had it transferred to me, tried to get 2 issues fixed with my plumbing system. A kid in a mustang with a screwdriver and a pair of channel locks showed up - no exaggeration. I have 2 leaking PEX fittings in the basement and 2 outside antifreeze faucets that wont turn off properly. He said he had no tools to deal with PEX then proceeded to disassemble and reassemble the faucets, they work no differently than they did before he came. Supposedly someone was going to follow up with me for the PEX issues, 2 weeks later, no call or email. I paid the "plumber" the $120 (60 for each issue which is absurd because they are in the same house) and have had no follow up contact. I am less than impressed with Choice and will absolutely never recommend them to anyone nor will I be renewing this policy.
I am a CHW customer also who has been denied the replacement water heater they guaranteed on my original contract. I’ve already paid them enough premiums to buy a new one by now, but they just keep on insisting on sending out one technician after another instead of just replacing the unit as stated. I’m an elderly woman with many health conditions. The water heater will work fine for a few days then turn itself off. It then can be restarted, if someone is here to do it. However, it is impossible for me to constantly have to go down to the basement, then lie on the floor in order to see the pilot light. I explained this to them, and I really feel bad for the people I have to speak to from Choice because they must try to stall requests for replacements, and straight up lie to keep those premiums coming in. When the technicians recommend replacement of a unit, they then say they never received the voucher. I’m done with them. Their business practices need work, and I am still in need of a new unit.

Choice home warranty state that their home warranty policy does not cover any a/c product in florida if it has been exposed to to sun or rain resulting in corrosion regardless if the customer shows proof of yearly maintenance. unfortunately I live in sunny south florida. it rains 4 months out of the years and temp ranges fro 88 to 92 degrees year round with 80% humidity. it is hot and muggy all year round. choice home warranty has found a legal gap to not warranty an a/c unit in sunny south florida. today, june 1, 2019. I am installing a brand new a/c unit by frias ac llc [protected] for over $3000.00 because chw will not cover my a/c unit. they've chosen a clever method of not covering an item other warranty companies will. i'm incredibly disappointed with their appeals process as well. I cannot in good conscience recommend this home warranty company..
To add insult to injury, they just called me to renew my policy. it expires on july 14, 2019.

Often Choice Home Warranty does not have a contractor to assign to your claim. You must find your own contractor. Upon his arrival, you will have to contact the warranty company to get pre-authorization. Be prepared for a long wait (long enough that you'll be invited to leave your phone number and wait for a call-back). In the meantime, the contractor can't begin his work...he has to wait for however long it takes. In one case, I was referred to a web-link which was not functional. This is a difficult "wait period" because the contractor does not have "time to wait". He's got jobs behind yours that he has to get off to. Before Choice can provide authorization, the contractor has to be ready to quote them precise costs (labor, parts, etc and provide a diagnosis). Often, it's the contractor's home office that figures all this up, so the contractor isn't prepared to make such a quote or firm diagnosis. Once you get past all the red tape, you're out all the costs up-front and must wait for reimbursement. I've been waiting for more than 60 days and still don't have reimbursement. In the meantime, the cost sits on my credit card. I recommend you forgo this exhaustive process and just set funds aside in your saving's so they'll be there when you need them. I wish I had done that. It would have been cheaper and less aggravating.

Why is a Choice Home Warranty a bad mistake? Because the ony way you can even hope they will honor what they profess to cover is to spend several hundred dollars more each year in addition to their contract fee or $450-500. I started the contract with Choice Home Warranty (choicehomewarranty.com ) on 10/27/2008 covering HVAC and making onetime payment of $344 for the contract lasting one year. On 12/02/2008 2 units (furnaces) stopped working. I contacted Choice with repair request. The technician was sent on 12/03/2008 to do the diagnosis - control boards needed to be replaced. Choice refused a repair without additional documentation. The following documents were submitted:
- home inspection report done upon purchasing the property
- diagnosis/checkup of the HVAC systems done on 07/27/2007
- repair and checkup of the HVAC systems done on 06/26/2008
After many phone calls and 14 days with no heat, the customer representative from Choice: Ron Stillwater stated that the repair could not be cover because:
- it is odd that two of the systems fail in the same time
- there is no date on the document from 6/26/2008 - even though it is printed
- there is no signatures on the receipt from 06/26/2008 - even though is states on the receipt that it is a electronic invoice and the authenticity can be proven by contacting the company that did the repair/checkup service on 6/26/2008. Ron Stillwater stated that no company will be contacted.
- there are many inconsistencies in provided documentation - with no additional comments provided.
I need to add that dealing with this guy (company) was the worst customer service experience. Imagine rep. screaming, inventing stories that do not add - the management needs to review your files - and than 5 sec. later - it just popped up on my screen that your claim was denied. I asked for the manager many times but never no one was available. He was accusing me of taking long time sending the documentation where in fact they (or he) were not replying to my faxes, emails and phone calls. The faxes were being lost and I had to resend the documentation. I felt like it was really immature, irresponsible, unprofessional, sneaky thief one person shop.

It's sad when you call a company and they cannot find your name in the system but YOU'VE paid for a service that they cannot proivde because you do not have your policy number with you. We've been without a fridge for almost a week now. We called on Friday 4/10 and is was a holiday, we were told that a ticket would be entered into the system and someone will be calling us on Monday, Monday came no call. I called them on Tuesday and they could not find us by last name, street address or zip code. They needed a policy number. This is a sad way to do business, I agree STAY AWAY FROM CHOICE HOME WARRANTY...

I have a policy with company and they denied service even though it is covered under my policy. Multiple phone calls and lack of explanation of why this was declined except for "it isn't covered". Please do NOT choose Choice Home Warranty for your home. They are a huge scam and do not live up to ANY of their contract obligations. Ron Stillwater is the primary focus of our dispute.
Our hot water heater broke after only 3 months in the house. Ron explained that they required 5 years of proof that we had drained the heater bi-yearly. Of course, we just bought the house - how could we have that.
Ron would not return our phone calls for three days. When we did get a hold of him, he was rude, swore at me, lied blatently to me and never covered the water heater.
I dealt with numerous people at Choice Home Warranty, but ultimately, they always put me to Ron Stillman - and I cannot convey this strongly enough - could care less about our situation or the contract they were supposed to honor. As my finished basement was flooding, he told the plumbers to leave as 'it will be days before we can approve or deny the work'. The plumbers were so amazed - they stopped working with Choice. Then my realtor heard about this - they no longer work with Choice. Thanks for reading and please heed my advice - you will pay for absolutely nothing and get insulted by the management when you attempt a claim. Also, their website says 24/7. Unless24/7 means M-F from 9:30 - 5:00pm, they sure - the rest of the time is an answering service which simply sends your message the next working business day (so bless you if you have any problems after 5 on a friday).

My refrigerator broke down one month into the contract and Choice Home Warranty (CHW) assigned me a service company in my area. I called them out and they determined that the freezer coils and compressor needed to be replaced due to normal wear & tear (restriction in the line due most likely to the presence of air in the line).
The service company lady who turned the report in to CHW at first told me that it looked like I would be getting a new refrigerator but that didn't happen. Instead, after a few days went by, CHW called to tell me that the refrigerator coils were dirty per the report they received and so the repair was not covered due to paragraph 9.1.2 of the contract which spells out the exceptions for refrigerator repair coverage.
I first spoke with the lady at the repair company who then called CHW to find out what was going on. She called me back and told me they changed their mind about covering the repair for some unkown reason. I spoke with a manager at CHW that got me nowhere and also had a three-way conversation with him and the service company lady that also got me nowhere. The service company lady said that she deals with 11 home warranty companies and that they all record her phone reports to them and suggested that CHW see if they have a recording of her phone report to them. I checked back with CHW's service manager who was not able to find any report recording, and that my repair was not covered. The end.

September 2008 I purchased a home warranty from Choice home warranty and I had a package that allowed me and many home owners purchase and payoff in 3months for a year contract which was paid off Deember 18th, 2008.
The contract was supposed to be mailed to my home and they said they could not email their contract which I know would have sent a Red flagged if I was able to view before purchasing.
Till this day I have not viewed my contract which I regret buying before reading their contract.
The week of December 22nd my husband made a call in for service due to our water heater bursting which had inpacted a water fllod in our basement.
They sent a service contractor in day after and he indicated to them that we had a rust in our home wareanty which was due to the age of the water heater and knows we needed a new one.
They company told him and my husband they could not cover because the contract states they do not cover a Rust.
When I spoke to the manager on December 23-24th, they told me to read my contract that they do not cover rust that a rust indicate a non mentained water heater.
I called the contractor and spoke to the contractor who was surprsie at the action of the home warranty, he said he tried to explain to them that we had no actions that prevented the rust that the water heater was placed 1971 and that it is a common thing he had seen.
He said when he tried to explain to Hoem Warranty they told him it was between them and the customer.
Till this day they would not fix my water heater and have taken our money.
My husband then concluded we were at a loss to exit the contract even though we had paid for the service because he could not deal with a Scam.
Please do not buy from this company and check out their contract before purchasing, it is a lesson learned and will not happen again!

I'm glad you wrote your comment. I just ran quotes from Choice Home Warranty today because I found out today that the home warranty contract I had with National Home Protection is dead. I was considering Choice to purchase another home warranty plan. I will check to see if someone has started a user group against NHP like you did against Choice because I paid $1, 049.73 for three years of coverage, beginning 3/15/08. I still had 2 years of coverage to go. I will file a claim with NY's Attorney General in case there is a class action suit. Thank you for writing your complaint and good luck.

Fortunately, my credit card company took care is taking care of it. They basically, can charge back the business in disputable situations. I got my money back after few business days. Of course, I had to pay for the repair.
They're still a scam company.
I purchased home waranty with American Home Warranty Company in April. I filed my first claim for the year in December - our heat is not working. There was a system that filed my claim. I was assigned a contractor and the contractor called me and told me that the earliest they can come and look at what is wrong is in 6 days. The temprature in our area runs to 35 degrees at night and I have young kids so I could not stay without heat for 6 days. I called back to check if they can assign and find someone to come earlier or I can find someone and they can reimurse me for the work done later. American was not able to service any of the requests. I even asked if I can get numbers of other contractors that they work with call them and see if anyone could come sooner. I was told I cannot get the numbers due to privacy issue. I still don't understand what does this have to do with provacy. Basically I had to get my own contractor and pay out of my pocket to get the issue fixed. DO NOT FALL FOR THEIR FALSE PROMISES. READ THE SMALL PRINT before you sign up with them. It would have been cheaper and less hassle for me to not have insurance with them in the first place.
OH, how I wish I had read all of the complaints about this company before buying a year policy. It's worthless! They basically decline any claim as "existing condition" or "lack of maintenance." Then, if you request cancellation, they charge a $200 cancellation fee. What a ripoff! Steer clear of these guys-they're a scam!
We bought a house in Phoenix, AZ in Jan 2012 and bought a home warranty.. On May 12 we called because we had no air conditioning/. The technician told us the unit was not repairable and told the warranty company we would need a new unit, . When we called to get the unit replaced, First American said we would have to spend 1505..00 our of our pocket to get the unit installed/. They coverd the unit, but not the cost to install the unit, the crane to put it on the roof, the stand for the unit to sit on and the elbow to connect the unit to the AC, which would be part of any normal installation:. They told us it would take 7- 10 days to get a check once the work was completed!. The AC company wasn't going to wait for their money, so we had to charge it on our credit card and wait two weeks for the check to show up.. This company committed fraud when I signed up with them in July 2011. They neglected to tell me that "they had NO VENDORS IN MY AREA THAT COULD SERVICE MY PRODUCTS!"> After waiting over a week to get a plumbing problem fixed, they finally told me the truth. They had no vendors in my area.! I had to get my own plumber to fix the problem, and pay him myself! They of course said, they would reimburse me, but we know that is not going to happen! A company as deceitful as Sensible Home Warranty, should be investigated, and made to return their premiums to the customers that they never serve!
i called them on 5/11/2015 to repair my central ac unit, it took them over 2 weeeks to get a technician out to even look at it. almoat 2 months later i still have no air

Agree fraud, choice warranty claims that they repair anything even a roof, well on 12/04/2014 I contacted them to see what was causing the leak, I was informed before that they cover $1500.00 in roof repairs but do not replace a roof, Now on 12/04/2014 they sent Ryman Roofing company to my home the roofer, that inspected the roof said that I had damage from the storn which was the heavy rain & that it needed corking, I had to pay for a service call, & Choice Warranty claimed they do not repair any work from storms. I was never informed of that so I called Angie's List to report this company, they wrote a review & will contact them, also they are nationwise & everyone will read & learn about this company. I do believe that everyone should join angie's list, they will refer you to good companies & if the company that they refer you to does not meet your standards they will write a review & list them as a company with problems. No company wants to have a bad review with Angie's list cause everyone reads them. I can't believe how these companies get away with fraud like this & nothing really gets done about them that is why they are able to stay in business & rip off the world.

Home Warranty Fraud
A week ago my furnace started making loud noises and I called my home warranty company National Home Protection (NHP) to have someone come out and fix the noise. NHP sent out a Furance Technician who looked at the issue and decided that the bearings were going bad within the Furnace motor/blower and the motor/blower had to be replaced. The technician called NHP and after discussing the issue with NHP came in and said that they would need maintenance records for the furnace before approving the repairs.
I just bought the house 2 months before and have had no maintenance on the house utilities; so, as a substitute they said I should send in the Home Inspection documents to include everything regarding the furnace and the page before and after. I faxed in the documents, called to ensure they recieved them and was told I would hear back in 24-48 hours. After 1 week I called them to find out the status as they did not call me as promised, only to find out that they had denied the claim because 1) there was not proper maintenance records and 2) the furance was not inoperable, they only repair things which are inoperable and not things which are broken, but yet working in a reduced capacity.
This is my second claim with NHP the first took 1 month to fix a water heater which the thermostat was broken after going through about 4 contractors.
This company has terrible service and makes it a practice to make repairs difficult or impossible to discourage payouts. Fortunately spring is here and I don't have to worry about my family freezing from the furnace issues, but will now have to pay $500 out of my own pocket to get the repairs - not to mention the $45 I had to pay for the initial contractor to review the issue.
Please stay away from this company and find a Home Warranty company which is more reputable.

They do not back up their warranty. Had a supply duct fall and they denied fixing it due to thier reasoning that ductwork should last forever. Why have a warranty that cover ductwork?
Home Warranty is the NO. 1 home insurance but its also the No. 1 in complaint. They have ads that says will honor preexsiting condition, but they don't. It's in the fine print that they do not.

Choice home warranty has stopped all payments to authorized work orders. Choice home warranty owes me over 8,000.00 on several Imvoices. They originally said after 180 days. Now there saying after 365 days.
