I got sucked into a sales pitch at wyndam waikiki beach walk resort, I returned the next day and told them that I could not really afford the contract, then the real pressure was on and since I had another appointment I ended up keeping the contract. I have owned a timeshare in new orleans for over 10 years and love the experience. My timeshare was recently purchased by wyndham resorts. April last year I was staying at my resort when I was contacted by a representative at the timeshare asking to speak with me about my stay. The representative told me they had interested in buying back my timeshare from me and just needed some information to process to see if I qualified to have them purchase it. After 3 hours they came back and stated that I did qualify and needed to sign some forms before the transaction could take place. One of the forms was a credit application and was told it was standard procedure to check my credit. After I refused to sign the application the "salesman" now called in his boss and I was doubled teamed to sell my timeshare back to them. What was actually happening was they were buying mine back for $15, 000 but transferring me to a point system at another resort in new orleans for an additional $28, 000. After refusing this offer they brought in a third gentleman to sell me their discovery vacation plan worth 308, 000 points for $2500. I could use these points to stay in hotels, fly and best of all, try the new resort in new orleans to see if I liked it. It was a trial period and if I really liked it (as they assured me I would) I could transfer the $2500 towards the purchase price of the new resort. I purchased the plan. Now the problems started.
After purchasing the plan, I called in november 2008 to book a room at the la belle maison in new orleans. I was told by the rep that the la belle maison was booked through august of 2009. My points expire in october of 2009. She told me I could stay at the avenue plaza (which is my timeshare) anytime in 2009. I explained the reason I bought this was to stay at this new resort as a "trial" before purchasing. Considering it a loss I told her I would just like to use the points then to buy plane tickets and reserve a hotel room in new orleans. To my surprise the points are not good for airline tickets and hotels.. Only if I purchase the plan the originally proposed which was my timeshare plus $28, 000. Fed up with this whole thing I told her just to book me at the la belle maison in september 2009. The only availability they had then was over labor day weekend. Great i'll take it. Grand total 121, 000 points for 4 nights which equals about $245 a night to stay there. If anyone travels to new orleans often, which I do, you know you can get a 4 star hotel in the french quarter for $120-$150. This program is way oversold and a complete ripoff. I guarantee that as a timeshare owner at avenue plaza, these people better not even have the nerve to contact me when I am vacationing down there. I'm still getting vacation time with my $2500, but I feel sorry for the poor saps that get sucked into a lifelong debt of $28, 000. My advice... Stay away from these snake oil salesmen.

I was an employee of worldmark and the nampa office excuse my french really screwed me over. I was fiered on false alagations. And if thats not enough. They never gave me my last paycheck. Ive been waiting far to long for my last paycheck and still no responce. They even went out of there way and blocked my calls to where I had to go to you. Im verry tiered of this. I have a family to feed and many bills to pay. I was told I could go to court but that would just take time and effort off my schedule. Vacation bust
My wife and I planned to stay at the AmericInn in Hartford, Wisconsin, while attending the 105th Harley-Davidson Anniversary 40 miles away in Milwaukee. We had to reserve our stay months in advance and AmericInn charged our credit card immediately for the entire stay of a mandatory five nights at over 150% of their usual prices. While traveling enroute to their location we had a motorcycle/car collision and were unable to continue on.
We phoned them from the emergency room by 3:00 that afternoon to give them notice that neither we nor our vehicle were roadworthy and would need to find transportation to return home. Even though others in our party gave the office advance information of our situation and were there when the desk turned away guests due to no vacancy, we only received a refund of a single night while they pocketed over $600. We heard from the other members, that made this trip, that their accomodations we OK, and the only thing they disliked was how we were treated. We even tried to get their corporate offices and staff of the Innpressive Club to mediate in our behalf, but absolutely no assistance was given. We were amazed that the corporate offices said that they could not intercede because each AmericInn is independently owned so they have no control. Needless to say, they can keep their Innpressive Club and we will never again give them an opportunity to treat us so badly.

They were only suppose to charge my credit card a $30 holding fee ended up being almost $400 froze up my account ha no money left and no money to get home, what a pain in the ### won't ever go there again! WORST HOTEL EVER.
i stayed at the ammerican inn in inver grove hghts mn for nine days. when i checked in i was only checking in for one night well they pe authorized my card for several different ammounts thru out the stay until my card was declined for insufficent funds. they called my room and told me i had two hours to come up with 117.00 dollars or i would have to leave by four pm. and i needed some other form of payment even tho i justed loaded my card with another 720.00 dollars. they ended up costing me 600.00 that i have to wait to be put back on my card. i will never stay there again Terry D Schmitz [protected]
On February 1, 2012 I checked into the Americinn Fort Collins to stay while saying good bye to my father who is under hospice care. The staff was initially accommodating and your facility is beautiful.
I am dismayed to report that on Feb 3, 2012 a problem has ensued and the staff has been very inappropriate. First I witnessed Amanda, the manager allowing several non guests young person into the pool area for free. At first I thought this was a nice community gesture. Later I came to the pool area to swim and Jacuzzi to release stress and found the pool to be jammed with young people who were very loud, two couples were making out in the pool and it was a wild time being had by all. I opted to Jacuzzi for a short time, removed my shoes, and began to get in spa when I notices green pieces of broken glass around the entrance of Jacuzzi. I immediately went to the front desk to report and witnessed Amanda, the Manager, in a lengthy phone conversation lamenting to someone about how she was having a bad night and how crazy the guests were getting. She went on to say that she had been wanting the Jacuzzi cleaned for quite some time for a variety of weird reasons (that was unpleasant for a guest to hear) and that something had to be done about the situation. I waited for her to come to me and told her of the safety issue in pool area. She abruptly interrupted to tell me that she was aware and taking care of things. I stated that there should be a sign to warn the hotel patrons and she became exasperated and told me that I had I rudely interrupted her phone call. I was shocked. It appeared to me that she had finished as she had approached me at the front desk. I again tried to speak with her regarding the situation and she firmly said that there was no safety issue what so ever and that her first priority was to report to pool company. I mentioned that her first priority should be the safety of her guests and stopping any potential injury. She told me that I did not know what I was talking about and that she found it strange and bazaar that I was complimentary earlier and now was trying to make trouble for her. She was intent on telling me that I was a problem and not offering her any courtesy. Amanda never apologized. Amanda said the Jacuzzi contained glass but the pool was safe. Amanda, your Manager, stated that there was nothing she could do about what goes on in the pool area and could not be held responsible. She continued to try to find fault with me. I later returned to the pool area and found that although the glass on ground had been removed, there was no notices posted to patrons that there was glass in Jacuzzi. I politely mentioned this to Amanda and she was again rude and defensive. She stated that it is Americinn policy to allow non guess to enjoy the pool and there was nothing that could be done. I mentioned her attitude and the lack of apology and she gave a very deep sigh and gave a lackluster and loud “IM SORRY”. This was very upsetting to me. Amanda is aware that I am in Colorado on a Hospice situation and yet seemed to feel that it was appropriate to admonish me for attempting to report a potential safety hazard to your Guests.
On the morning of Friday Feb 4, 2012 I visited the pool to swim and took off my shoes to go in and stepped in to feel pain on the bottom of my right foot. I could see varying sizes of broken green glass on the steps of pool. I tending to my bleeding foot. I am a diabetic and cuts on my feet are potentially problematic. There was bleeding and I was able to pull a small piece of broken glass from my foot. I went to steps to pull out glass but it had apparently swirled into the pool. I limped to front desk to advise Summer of the safety situation and she gave me blank stare and advised that she was aware of the Jacuzzi situation. I reported how I had been treated the night before and she told me that she could only report to Amanda. I asked her to view my bleeding foot and she walked away and asked if I wanted a bandaid which I accepted. Still no apology or any sign of concern for the potential safety danger to your Hotel Guests here at Americinn in Fort Collins. I went to my room to tend to my bleeding foot and then returned to pool area again to retrieve my belongings only to find a father with his small daughter walking around in the pool with no sign posted of the broken glass in pool. I advised the father of my earlier findings. He stated that Summer had told him that only the Jacuzzi was involved. I returned to Summer to ask about the situation and she rolled her eyes and told me that I would need to talk to Amanda ( I had already advised her that Amanda was difficult) and that the real problem was that she looked and saw no glass in pool. She was also now rude and disinterested in protecting your guests. She is also aware of my reason for being at this hotel and showed me a total lack of respect even though I was only trying to protect your hotel from allowing further injury to your guests.
I have reported this situation to Scott Doble [protected] by phone and left multiple messages and tried to contact your customer service line to no avail. NO ONE CARES THAT I WAS INJURED OR IS WILLING TO TAKE PRECAUTIONS TO PROTECT GUESTS. Your MANAGER and staff seem intent on ignoring this situation and Amanda treated me with a complete lack of respect.
I can do nothing to further protect your guests and have been contemplating contacting the police to determine who to contact regarding this matter.
I am very upset about this situation. I came here for sanctuary during a very difficult time. Your hotel is wonderful and hope it prospers but with staff that is only friendly when there are no important concerns, I wonder if the potential is there. This is disturbing. GUEST SAFTEY SHOULD BE A PRIORITY WITH ALL OF YOUR STAFF AND MOST CERTAINLY WITH YOUR MANAGEMENT. No guest should be made to feel like an imposition and all safety concerns should be shown immediate attention.

I am currently dealing with a similar problem. I canceled one of our nights well within their policy. I called the main reservation number after failed attempts to reach the hotel direct. The first night was canceled, a confirmation email sent to me, but not passed on to the hotel. I was charged as a "no show" to the card I used to "hold" the room. I only wanted to use that card to hold the room and planned on using cash to pay for it. My card was put over the limit and they are saying it is the reservation companies fault and they won't pay the fee. Now I am battling with the reservation company. They say they will call back, but I always have to call them, only to get another excuse. Our travel softball team travels about 8 weekends out of the summer and we will never use this hotel again. Very bad customer service.

All points earned in wyndham rewards program (formerly trip rewards) are lost after 18 months of inactivity with no notice given by the company. I was never notified of these terms and lost over 56, 000 points worth a substantial amount of money. As a small business owner I needed a room for frequent trips to supervise a construction project located 300 miles away. Part of my decision to always stay at the local days inn was participation in their rewards program. After my experience with loosing all points - for my next project which will involve lodging for a crew of 7 - I will not patronize any wyndham property. Their pettiness has cost them a repeat customer for life!

fraud and lies
I have owned points with fairfield resorts since 2004. They were joined with wyndham about a year ago. Since then, no one there can help you. Here are some of the things that have happened to me:
1. July 2005, we wanted our maintenance fees changed to not be direct debited from our account, just bill us by mail. I contacted them 2 times a week for 6 months before they stopped the debts (still never seen a paper bill and it is oct 2008).
2. My husband and I both loss our jobs at the same time (worked at same place) in jan 2006. We called fairfield and they said they would mail us a "deed in leu" in 3 months & all we have to do is sign & mail back. We did get the papers in feb 2006 & signed, got notarized, and mailed back in the postage paid envelope they sent with the papers. We even faxed a copy of what we were mailing to them.in april 2006, we called to see what the progress was, they told us that they never mailed anything & the person I talked to did not exist & that I was a liar! They claimed I made everything up. I drove to star island resort and handed them a copy of what I sent & told them what was said in the phone call. I was told everything would be taken care of. Three weeks later, I received another copy of the deed in leu to sign/notarize/mail back. I just did everything again & mailed a copy of the 1st one & the original of the 2nd one. June 2006, I received a 3rd copy of the same papers & this is still going on & on (it is now oct 2008). They still tell me everytime that I am a liar & these people that I have called (& seen in person) do not exist!
3. Since july 2005, I have called the help desk a minimum of 2 times a week, ask the same questions everytime, and no one has yet given me the same answer twice. It has been more than three years, I just want to get rid of this headache!
I have a million more stories and problems with this company. I advise no one to buy any points with them.

I went to Wyndham to try to get my monthly payment reduced. They said that they were transferring my timeshare to another one for a lower amount. They didn't: They signed me up for a second one.
Make a formal complaint, even if you stopped it in time to avoid financial loss. I too have had the same scam with Wyndham. I have tried for two months to get my original debit bank switched to a different bank. I faxed all the paperwork and followed up with a call. I was told everything was in order. Well Wyndham deducted the money from the old account anyway which I was closing. I got a $30 charge from the bank and another for LATE fee from Wyndham. The last person I spoke with told me there was no call logged in about my confirming! I have faxed four times, left messages twice and have emailed twice as well all asking for verification of my payment and NOBODY has responded. Also I sent a certified letter to the Las Vegas PO Box and NOBODY has picked up the mail from the box in 5 days!
Wyndham is a total scam. I only have $1000 left to pay and then I'm donating it if possible just to get rid of this horrible company.
They have NO customer service what so ever and they back up each others lies.
I totally agree with you. I have been with fairfield for about 5 years now and never missed a payment, even upgraded about a year and a half ago. Now that my pay has been cut by the current economy I can't afford it anymore but wyndam doesn't care. They will sure sell you an upgrade but they won't let you downgrade! And they never mention that in any presentation. I have tried to talk with them many times on trying to get a smaller amount of points that I can afford but thats against their policy. So they would rather report me to collection agency than keep a good owner with a smaller property.
All they are after is the sell. The point value for maintenance fees, cruises, or any other service is a joke which I have recently found out.
They give all kinds of excuses or policies that only work in their favor

After purchasing a one week vacation rental from a gentleman on ebay, my wife and I traveled over 700 miles by suv from new jersey to wyndham seagate, myrtle beach, south carolina. Once we arrived at the reservation counter, we noticed immediately that they wanted us to participate in a selling of time shares scheme. They offered "gifts" to schedule an hour or better with some staff members to conduct a "survey" of the room and properties amenities. We were polite, but was really not looking to waste time on something that was not in our plans at the time we bid on the vacation package.
After being given our room keys and left to "lug" our luggage from our suv (which no parking spaces could barely fit), we arrived in a room that was not nearly as nice as was described in the ebay auction. The room was not even cleaned properly and human hair was left on bathroom fixtures and on the kitchen floor! The beds were rumpled and was missing bed spreads. The most serious of misrepresentations in the ebay listing was the floor plan of the room. It showed clearly a two room floor plan with multiple balconies that would face the ocean. Our room had one single balcony facing another building across from ours. The "alley" that separates the two building has a "lagoon" filled with green moss and water #. The views were terrible as was the customer service once we complained about this situation.
At first, the women that signed us into the resort (5 star resort "was advertised") tried to make it look like she was concerned and gave me a room key for another suite. I looked at it to see that it was slightly better than the first unit, but directly across the same "lagoon" water feature. My wife came over to inspect the newly offered room and made the decision we would take it because it was 90% cleaner than the first one offered to us. Going back to the women at the "customer service" counter to let her know that the room would be fine, she alerted us to the fact that she gave me the wrong room to look at. I was upset further, as was my wife, who had been in tears after seeing the first room. Taking another key now to inspect a third room, we insert the key in the door and open it to find two women already in the room! We apologized and explained what we have been through ourselves and giving them the key that opened their door. They were very upset with their room as well as the intrusion by me, my wife, and two small children. When we returned to the women to tell her of our complete dissatisfaction and aggravation. We asked what was going to be done now? And was told that we were "back to the drawing board"! This is now a half of a day of moving luggage from trunk to room and back to trunk of car, inspecting rooms that were not available to us anyway, and being told there was now nothing they can do or offer!

I am completely appalled by what I am about to tell you. Purchased a timeshare from fairfield fairshare plus resorts currently doing business as wyndham vacation resorts, rci, cendant inc (parent company). Being skeptical about the ease and worry free vacation promise, they promised big vacation savings, convenience, flexibility, and great customer service. All false. My main contention for buying this timeshare was my inability to use it yearly and lengthy advance reservations. “no problem, you can bank up to 4 years of unused timeshare, ” they preached. I have called several times and have not had any unused timeshare banked because I called to early, too late, on time and they still miss handled it. They told me if I ever need to stay in a hotel call one off the list and use my vacation points to get a room. That sounded good, so I tried that by calling their hotel number for a reservation 16 days in advance. They mail a certificate to use in about 14 days. I left and the certificate never arrived, how convenient is that, shouldn’t it be click, click and in the mail? I asked to have it emailed and I will print it out, or let me right down the numbers needed to check in. What a hassle. I had to pay for hotel, and never got reimbursed by fairfield. As it turns out, they embellished, lied about the ease of getting a hotel if I am traveling by car and need to stop and get a room.
As a bonus for being a new wonderfully appreciated customer (sucker) I received a free vacation week. I found out 2 years later by a fairfield sales person, that fairfield was charging me maintenance assessment fees for the free vacation time. According to a fairfield sales person, and a fairfield customer service representative, that should not happen. Not resolved.
Fairfield’s timeshare costs about $600 per year in maintenance fees for a week vacation. And in addition, a $5 monthly service fee for mailing a monthly bill. Fairfield’s scam begins by calling me to give them a credit card number for an automatic maintenance fee withdrawal to eliminate the $5 per month service fee for mailing the monthly maintenance assessment fee. I refused twice, and gave them my credit card number for the automatic withdrawal the third time they called.
The scam continues with a letter saying my maintenance fee is two months over due. I called customer service several times over several months. Their responses were first, you’re all set up and we have been making withdrawals, we’ll research this and get back to you. Second, they said we’ll remove this, it may take a month. Two months later I call customer service after receiving another late payment letter, and explain my previous calls, to resolve this mistake. Now customer service tells me to disregard future letters, we have your information, we will take care of this. Now a collection letter arrives. I call and explain previous conversation and also request an audit of my maintenance billing including the over charge of maintenance fees. I demanded to find out where my payments were going in a detailed monthly, itemized break down. Then in a later phone conversation they tell me I must pay a fee to get that information. I told them this is your mistake, I want to know where my money has been going, and I am not going to give them any money till they send me my requested audit in writing.
Wyndham, formerly fairfield, then send collection letters from their assessment recovery group, with mounting monthly fees.in 14 plus phone conversations with these people, they refuse to send me any information in writing. They tell me they want payment, but refuse to put it in writing. They refuse to direct me to anyone else. They refuse to send me a written letter detailing why this is happening. I have written two letters getting no response.in one conversation an arg representative told me what was on their computer screen, I asked to print that out and mail or email me. They refused. I commented to the wyndham customer service rep. That it sounds busy there; do you have to call a lot of people? Their response was, thousands. That sounds like a scam to me when the incentive is to avoid resolution for greater monetary gain.
I am appalled at wyndham’s lack of effort and avoidance of a detailed and written explanation why this has happened. As it turns out, wyndham manufactures high revenue from me and apparently thousands of others. I would like to hear from the thousands of others that are on wyndham assessment recovery group’s call list, if their situations were created by fairfield/wyndham for profit. What do I do next?
After several years of ownership my parents were told that our timeshare company had been sold and that they had to repurchase their unit and now it's changed too the point system so reluctantly they went through the deal because it was an annual family vacation that we all love and look forward too but when we arrived our unit had been given away after hours of complaining we were given a unit half of the size which didn't accommodate all of us so half of the family had too leave, now one of my parents pass away, so too protect the other a family member went too be added on the deed so it will remain within the family but now we have discovered that the papers they signed too add too the deed was actually paperwork too purchase additional points for $20k . What a shady company and a bunch of manipulators who work for them.
To Wyndham: I'm very disappoint with Wyndham. It's not like what you said when we bought it. There are so many unreasonable hidden rules to make me feel Wyndham want to "steal" money from my pocket.
I made a reservation this morning, the representative told me I cannot make one reservation for all my 5 nights. It will be broken to 3 reservations and may need 3 cleaning fees(they said 95% of the times they won't change the room since it's same type of the room in same resort, but still have 5% I have to take the risk). Think about it, I made a vacation, during the vacation, I have to make 3 times packing and unpacking, also I have to move all the luggage in the car since I have to check out in the 10am and check in again at 4pm in the afternoon. Then I have to pay the cleaning fee by myself even it is not my fault. Even so, at the end when I placed the order, I told them I may or may not go with my friend, shall I use my name or my friend's name to book it, the Representative said it's better to use my friend's name, and if I decide to go finally, I can give them call to save the guess point(cost $99). But in the afternoon, I want to change the dates because there is another dates I need(just one day before) can save one move(2 moves during the vacation) but they said you can change, but I will lost my guest point, and they will charge me $99 for the same trip. This is ridicules. If I missed the trip, I lose it, I can understand, it's not happened, this is the same trip. Also what they said is totally different with the representative said (I can save it if I decide to go with my friend then give them a call). If that, I can use my name to book until I made the decision not going then change to my friend's name. In that case, I don't loss my guest certificate.
I had very strong feeling that I got cheat. I have to post my comments in public since Wyndham didn't give me the right information, and I don't want other people get into same problem.
Does anybody can tell me how can I get rid of Wynhdam in very safety way since a lot of company called me and want me to pay them money to sell it. I rather like they sold them for me then I pay them percentage as sell a house. I paid money to 2 companies and they never came back to me after they got my money. Thanks,

does anyone ...other than an employee have anything positive to say about this company? I am forced to make a decision to pay the ever increasing maintenance fee when every time we try to book something they don't have any avail abilities or timeshares in some very popular vacation areas. What are our options? What happens if we refuse to pay because we are done with the whole thing. Willing to lose what's already invested but have a "deed" now having paid off what we owed for the timeshare but must continue to pay the yearly maintenance. Thoughts suggestions?
My parents had an Wyndham timeshare and these guys lied to them about everything imaginable. First of all after you pay them and then it is very difficult to contact them again once they have your money. NO PHONE CALLS, NO EMAIL. Its like they dont exsist. They stole there time and there money. It was an absolute nightmare situation for them! I felt so bad for them and so mad that they were being taken advantage of. We own at a resort whose maintenance fees are handled by Wyndam. I simply want a paper that states I have paid my maintenance fees for the year. I have been trying to get them to E-mail a statement for 2 weeks now. The last person I talked to, and I could give you the name she used, told me that the reason I had not received this was because they did not have my E-mail address. Two problems with what she said, first I had talked to someone over a week before and had given them my E-mail address which they said I would hear from in 1 to 2 days, Second, as she was saying this I was sitting looking at an E-mail from Wyndam that was three days old. Oh yes the E-mail from Wyndam wanted me to sign up for something I could give my opinion on. I will give my opinion here Wyndam is there to take your money but will give no service. Don't get involved with Wyndam.
I was scammed by Wyndham as well. I found that the price I paid 1 month ago is 10 times higher than what the time share is worth. They will not budge in letting me out of this despite extenuating circumstances. I asked the lady in customer service who said she was the top person how she could sleep at night and she said she sleeps fine. Wow. The bit about passing on to next generation includes passing on the maintenance fee as well. I am looking at using an attorney to sue them. I sure wish I had read this site before I got snookered by these conscious-less people. I like the comment about going to one of the cheerleading sessions and spilling out the real deal. I will never have respect for this place again. I would join a class-action lawsuit.
So I got a call today from Wyndham saying that I had won 4 tickets for a flighty I Puerto Rico, California, London, Las Vegas text etc . So you know they told me it was free totally free with no additional fees, we wouldn't even be charged a penny the lady who called me said . So u know I was all excited an everything . I was on the phone with her and she was telling me it was free, that the flight was totally free . She then asked me if I wanted to make an appointment and I told her really suspiciously "do u guys charge anything like at all ?" She said no that all u needed for an appointment was a credit card to make sure it was you . I told we that if we could use a idintification card or license which had our name " and she said no that they only needed see a credit card I order to accept ur trip and I told her that we didn't have a credit card purposely and she said we'll your flights will be canceled . I was like okay. People could automatically suspicious that they want to cam u and rob u . If they really needed a card with ur name knit the best one would be a license or idintification card with all your information. Not a credit card! They want to cam you! Never accept or give ur credit card to Wyndham ! Lies lies! They want to steal !
Wyndham Ace...you are unreal. Possibly you are the chief scammer for Wyndham. They are nothing but corporate scammers, who maipulate people to purchase overvalued timeshare packages costing thousands of dollars yet worth next to nothing. My wife and I were conned, scammed, tricked, misled and manipulated into buying a time share package for $31200 New Zealand Dollars. During the presentation, the focus was on how beautiful the resorts were and we made a terrible mistake: to tell those ### that we were planning our wedding in Thailand- gosh the hooked us up! The presentation was meant to be for 90 minutes it ended four hours latter (I will explain to you why they drage their presentations like this). By the time the presentation was done and we were referred to a consultant, Usher Ballay were were extremely tired and worn our with rubbish information overload.
1. At no point during the presentation were we told/advised nor was it highlighted that if one was not buying the packadge for cash, you would be applying for finance to purchase the points from Wyndham Finance their own expensive finance company.
2. At no point were we told that the levies would be perpetual and would increase every year.
3. We were told that the Timeshare in itself was an Investment that we would pass on to our children and their children (what a load of ###).
4. We were asked to pay a deposit and it was explained that what we ever would owe, was the balance after paying that deposit.
5. We resisted having to sign anything because we needed time to go and look through the package, Oh Boy, she got even more enticing by recommending to another boss that we get 10% discount. So from $31200 we got $3120 discount so the balance came down to $28080.
6. We resisted any sign up stating that we were both studyingeven if we were full time employees so we would probably consider sign up end of 2008 or thereafter. She offered us another "incentive" a P&O voucher for a cruise to a Canadian "top spot". I still resisted sign up and were were referred to another boss Ken, who "offered" us a 3 month grace period from payingso we would start paying in September 2007.
7. She then stated that we needed to pay some money to secure our 12000 credits and we were asked to pay a deposit of $3100 so our final balance from $28080 was finally $24980.00
8. At no point were we told that the $24980 would be financed and attract any form of interest cost. We would have walked away staright away despite their anger and hunger for customer manipulation. We signed A LOT OF DOCUMENTS AND NO COPIES WERE GIVEN TO US.
9. We got our application for Holiday Credits, Statement of advise, and a few magazines and we left, with an understanding that all we needed to pay was $24980, not interest and not further running costs.
10. In November we realised despited a number of payments, our balance was not coming down and I quiried, only to be told that were were incuring interest charges! WHAT...?/////
Thats how wydham is eveil. They concealed important information that makes up the core make up of the product. That eveil. We were mislead a great deal in signing this and were put under immense pressure to sin up by being offered " incentives" only meant to hoodwink us.
We want our money back and I am looking for people to start a class action with:

I am so sick of these complaints because you are the one who picks up the phone and listens to our ###. We work because we need the hour and the sales. If you idiots would just hang up and send us to voicemail or just be happy you're getting the discount instead of acting like spoiled children you would mmake my life and yours easier. Ok be careful when making your reservations... This trip has got to be the worst vacation ever with even worse customer service. The reservations group made a mistake and since we arrived after a 14 hour drive on the weekend, they cant accommodate our handicapped guest and handicapped child. Isn't that nice? What a bunch of a*oles. I was told I had to go to member services for their stupid presentation and was told it would be 45 minutes. At 40 minutes the sales person hadn't even gone into his presentation because of our screwed up account and screwed up reservation. When I announced at 40 minutes I was done, the sales person turned into a real # and so did his manager. They were angry because they didn't get to present their sales pitch.
Okay after spending my entire day yesterday dealing with horrible customer service who couldn't accommodate the handicapped guests at their establishment these #s actually expected us to sit and listen to a presentation about how great they are? We are supposed to be vip gold members and due to the fact we own five units but two fixed weeks we no longer qualify? Wtf? You take thousands of my dollars in maintenance fees which you #s are still deducting from my acct, you promise me over a year and half ago it would be fixed and here we are with a screwed up reservation and still no resolution.
We have spent the weekend carrying a handicapped child across a ridiculously busy road that we shouldn't be doing and than since our unit is about a football fields walk from the garage we have had to help a 50+ year old man make it to and from the car, unit, etc... This is unacceptable... So to all, make your reservations and pray... Because after 20+ years of ownership this is the worst experience ever and they say tough luck losers you are on your own figuring this out for the weekend because the resort and reservations don't share a mutual system where they can see if there just might be some way to fix it? The property manager was contacted and she didn't bother to call. We got stuck with some asst who didn't know squat either.
Okay the mystery here... Don't many people in hospitality work weekends? Don't lots of travelers travel on the weekend? Well if you have a mistake with them and its on the weekend just kiss your weekend goodbye dealing with people who say the want to help but cant/don't/wont, etc. And than you are stuck waiting till 2 days later to fix the problem.

They have not been helpful to me this year. Tried for one month to get a reservation in Branson, said they were full but you can drive thru any of the resorts and tell they are not full. What a scam.
this company sucks... i worked for them for three years, my salary was cut by thousands; i was micro managed by some manager who knew nothing, and worked my butt off after hours and for nothing. nothing was ever right; you could never please the passive aggressive manager who thought that she was the cats meow. the EEOC has settled at least 10 complaints about wyndham and discrimination in the last year alone. if you file a harassment complaint with HR nothing is ever done. I had a boss who would constantly swear and curse in the office and she was promoted and i was let go... I thought this company was fair to work for when i first started but the directors are just cowards who will not deal with any problems; they pass it off to someone else to deal with. no trust; no teamwork; you are treated like a slave with no respect.
the program that they sell appears to be great; but wait until you try and book your time at the resort that you want. they are so oversold that you may have to wait 3 years till you can get into the resort you want. beware of this com pany.
I was also been deceived by these people at Wyndham and nobody cared not even from the Owner relations department. It's a long story but because of the deceitful and fraudulent transaction with them I was left with negative balance in my account, 15 or more returned item fees and and insufficient funds fees and worst of all I was so stress where to get money to feed my children while we are on vacation and when we get home I have to ask my friend to lend me some money because we have no money left for our daily needs and existence. I made a complaint about it and was informed that they will open a case for my complaint and will make some investigation and somebody will call me to ask me further about the case. However, in the end I was told bluntly that there was no basis on my complaint and that Wyndham is not responsible for the inconveniences that have occured and I will just have to bear everything and pay all the returned item and insufficient fund fees. What I had experience in that vacation was a nightmare for me and for my whole family. Don't trust those people in Wyndham they are dishonest, deceitful and doesn't deserve the trust of anybody else. BEWARE OF WYNDHAM VACATION OWNERSHIP!
We went to Branson and was lied to to get us to purchase more points to become VIP . Got home and found out we werent VIP and they didnt do what they told us they were doing. Now we might lose 154000points we had paid off in Pagosa Springs cause the idiots keep changing their system and putting us off on getting this solved. I don't recommend working for wyndham!
Besides the fact that this company over sells all of it's resorts making the points you sell nearly unusable as is documented by others on this site, beware if you consider working there. Wyndham advertises on the largest job search websites but the hooks they use are so close to outright lies its impossible to discern. They claim that if you fail 80% of the time, you will "earn" $16,000 per month and their top sellers averaged over $225,000 last year. If is seems to good to be true it is!
To get to the point everything you will be told is untrue: the commission structure is a work of great imagination and quite successful at avoiding paying the salespeople. If you don't mind selling a total scam to a captive audience, working every weekend and three nights a week, getting paid for only a small split of what you earn and paying $20 a day for the right to park your car at work, this is for you. Beware if you have a real estate license: you could very easily lose your license and get a huge fine for following the required business practices.

I work for a Microtel Inn, associated with Wyndham and it has become time to find another job. First of all they are owned by Indians who will not pay a living wage. They pay minimum wage and will not give employees any kind of a raise. No matter how many years you've worked for them or how far above and beyond you have gone for them, they will not pay you a fair wage. They also will not allow you take any time off, give you vacation days, sick days, bereavement time and expect you to work around the clock for them while they spend time with their families, go on month long vacations and take weekends off. The general manager does not cover shifts for his employees if they do have to take time off and expect the employee to find a worker to cover the shift. He does not even run the hotel, he allows an employee to make his decisions and policies. When i started working i was trained, by the manager, to do things one way and i was constantly being told by the employee that i needed to do things another way. I asked management why i was being told this and his only response was a chuckle and a shoulder shrug. I have also learned that customer complaints are not dealt with but only laughed at and shoved into the shredder box. I went online one time to find a phone number for Wyndham for the guest to call with complaints and when he did, he was told that he would need to contact the hotel and speak with the general manager, who, does nothing but toss the complaint into the trash and says, "oh well, " smiling the whole time. He left a message for the general manager to call him and 2 days later the man called back and asked when the manager was going to call him. When i said that he had a phone call, he said to take a message-he wasn't in right now. Now that is true customer service, isn't it. I took this job so that i could get back into school, but it is time to just move on to a job where i can at least get one day off every week. Do not ever work for Wyndham or any of it's affiliates. You will only be sorry that you ever took the job.
wyndham smoky mountains does their employees way wrong! Esp John Geisberger! He shldn't even be able to work there...bc he lost his license.. he is Director Of Sales with a felon..yet some very good employees with minor infractions cant get their jobs back...they will make up reasons to fire u...will even make stuff up on you to get u out..u have to fit into their click...if ur 2 cocky ...2 good looking..makin 2 much money they find a way to rock ur world.

They have a HR lady named Dottie who is never at work and a select management team who makes up false lies to get rid of who they dont want in theyre click. My experience in North Myrtle Beach was similar. I was not held captive, but reminded them that paper work said "approx. 2 hr presentation". Saleperson then said that it did not include tour. I took out my paperwork and showed him. I got to leave at the end of 3 hrs. My other complaint was I negotiated on the phone to state in a beach front hotel, but they switched me to a Courtyard Marriott off HWY 17. Hardly beachfront. Sales pitch was hardcore.

I was quite interested when I went to the International headquarters of Wyndham in Orlando to make a complaint. There were elevators but when you got off them you couldn't go anywhere. There was special card readers and solid wooden doors with no windows. I felt wierd so I went back down to the first floor and found a receptionist hidden away from view. She did call a person who arrived from another building to take my complaint. That was in November and I haven't heard a word. Bond, James Bond! Do you suppose the 500 complaints the Better Business Bureau is handling in Orlando has something to do with it?
Personally, I can attest to working for Wyndham. I worked there for about two months. Their hiring practices are not what bothers me, but their firing practices. Saying things like, you're doing fine, no problem, and then WHAM the next day, gone? Let me start over. I got to work early for a training MOD. Then I sat through the team meeting. Then I was making phone calls. I got pulled off the phones about an hour into work, got escorted to the "meeting" room. Someone on my team, and someone else in the building were there. I was told this job was not for me, and that I needed to resign. Now I am thinking to myself.. I had no warning of this.. I was just told everything was fine.. I don't have to resign.. but I was backed into a corner on it, and eventually folded. I was told this job wasn't for everyone, and I was pretty bad at it. But thanks for my hard work, and trying. Then I was escorted back in, told to clock out, and pack up my things while the entire building watched. I wanted to try, but I just couldn't give my asst. that kind of satisfaction. So I packed up my stuff, held my head up, and walked out of the building. I felt 400 pairs of eyes on me the whole time.
Needless to say, I told my mngr's. I would find a way to complain on the internet about them. Thus being the reason for my post. For a company that is so much for moral, family, and team spirit.. parading you around like a zoo animal while people gawk at you is not only politically incorrect.. but inhumane. I felt like I had been stripped of my rights as a human, as to say, I had no dignity left.
I am not saying don't work for Wyndham. For the benifit's they promised, it seemed great. It is just a really tough job, you get a lot of rejection, and out of a training class of 19, I was the 13th to fall. If you can hack it, I am sure the pay is good, but for weekly, I never made more that 225. And it was usually less. I guess that's okay for some people, but I was expecting them to show me how to make the 20-35 $ per hour I was told was obtainable.

Pay no attention to 'Ben' listed above you. I contacted him as he was promoting Wyndham as if he were a satisfied customer and I caught him as a sales person for the Wisconsin Dells Wyndham. Have emails from him to prove it. Can you explain to me as a favor what I can do? I was held 'hostage' for 5 hours at the N. Myrtle Bch,SC Preview Center under threat of having to pay $358 for my hotel room if I didn't sit there, shut up and listen to 3 salespeople.

I too am 1 of many of people who have had poor service from fairfield. I bought my timeshare on 5/2003 in hawaii on the big island, 154,000 pt. Package, from vicki hines/sales. I have yet to be able to use my pts since that time and it's jan 2007 now.. They have repeatedly rejected my requests for usage. Its the same old worn out excuse: "sorry no time available for your requested dates."
I have tried booking time months in advance in an effort to use my pts to no avail.. They have deliberately, intentionally over sold the capacity of the system to allow users fair and timely usage of their points. They have been less than honest about the true worth and value of their timeshares. Just dishonest enuf to skirt legal liabilities. I do not recommend fairfield / wyndham resorts to do business with. Type in "fairfield complaints" in a search engine and see what u get for hits... Over 500,000 hits! And numerous lawsuits for this same problem.
The complaint has been investigated and resolved to the customer’s satisfaction.

unauthorized loan that we were not informed of when meeting with the in house specialist at Midtown New York, on October 10, 2022. We were aware of the $32,770 put on our credit cards and on Vacation Club credit account. but totally unaware of $9000.00 loan. We don't want it.
Wyndham Corp is responsible for Days Inn Hotels but will do nothing to correct terrible conditions of their properties: Days Inn, Super 8, etc.
They ignore complaints from guests concerning issues such as bites from bed bugs injuring guests.

Hard time getting what you want.
Finally got to stay and had to transfer from one place to another while on vacation.
When we want to travel there is black-out dates in Mid Summer and we were told we would not have an issue traveling then.
They also told us we could sale it and make money. We tried that route, full on lie!
Kevin at ceasars palace aproached me about hearing a presentation and I informed him that I had signed up to hear from another company on 6/26/17. He asked they offered and then offered us a better deal. I then walk from ceasars palace to bally's and back to be told that he couldn't do the deal. I know it's business but dishonesty is not the way!
In "Snapshots" on page 4 of the Fall 2017 Faces and Places catalog, we are told that Wyndham leaders presented $15, 000 to a center that supports the San Diego LGBT community. This is an inappropriate use of funds. Wyndham should not be supporting a politicized social agenda. Individual citizens can decide where their support belongs.
Dear Customer, Your experience is very common. I am an employee (manager) of Wyndham and in the three months that I have been employed I have seen and experienced the most unethical behavior witnessed in my 30 year career. The "hot-line" is nothing but a self serving rubber stamp to HR and for those employees brave enough to call...well it ends in harassment and termination. Sell your Timeshare is you can and speak out. You would not believe the number of guests/owners who are very very unhappy as are most of the employees. In these troubled economic times many of both are simply stuck.
I sued Wyndham and won out of court/ no lawyer. You can do the same, just keep after them. They are very elusive and have very hidden contacts.

Wyndham Discovery is the Biggest rip off ever! You will never be able to use the points! I feel like I was conned! I hope I can help someone before they make the same mistake I made.
I bought the share time and haven't been able to reach them, any advice? I keep calling to the number in the webpage because there is supposed to be a problem with the online reservation system and no one answers. Please HELP!
We just bought in March, 2014. In trying to follow the contract and transfer points from RCI to Wyndham, we have learned that we were defrauded. Our contract says we can trade our 74, 000 RCI points for 154, 00 points in Wyndham system in addition to trading another RCI week we own for 154, 000 Wyndham. our contract says we will have 518, 000 points when we transfer these over (plus 105, 000 points for the week we bought at Cypress Palms plus 105, 000 bonus points. In addition, we were told that the points would carry the same weight. They do not. A week in RCI costs 42, 500 plus the $159 booking fee. The same week costs 77000 points if booked through Wyndham plus $219 booking fee when we were told there was no booking fee. It is all lies that they tell when they are selling. I also learned that the manager who closed our contract put notes in the file that we did not receive a copy of (basically CYA on her part but leaving us out in the cold). This is wrong on so many levels.
btw, if you hold out they will reduce the asking price way way down, say 1/4 of what they start out at.
Wyndham discovery vacation really do suck I'm reading these other complaints and everyone is the same as mine. Been trying to book at Glacier Cannon for 2 months and have not been successful at it so today I was on the computer and was looking at the resort to see if there was availability and there was but when I called I was told that they didn't own it and I still couldn't be helped this is a total waste of time and my money and NEVER AGAIN WILL WE PURCHASE.

I agree with this complaint. My wife and i purchased the Discovery package, and we never knew that they had deposited the points in the account, we purchased it in 2011, well they just contacted us 2 weeks ago, after trying to call the guy back for over a week we finally got in touch with the guy, and they told us in 3 days our points are going to expire, so we paid 2499.00 for nothing. They said if we want to use the money it would have to go towards a new purchase, we already own a timeshare with wyndham, and wanted to use the money to pay that one down they said we could not do that, they are tottally rip off's. I will never refer another person to Wyndham. They were great at first but now they are ripping people off.
I haven't had any problem with Wyndham on a customer service or booking level. I bought the Discovery package and used it twice before exhausting all of the points - we got a 3 bedroom in Virginia for a week and then a 1 bedroom deluxe in Tennessee for 3 nights. I had about 19, 000 points left and you can use them- but you have to purchase additional points, which I am not keen to do. When I bought the Discovery, I got it thinking I'd eventually buy a timeshare. They are grossly overpriced. They tried to sell me a 126, 000 every other year for somewhere around $15, 000. As it turns out, I got the same timeshare FREE from someone for only ownership transfer fees of about $400. I also got two additional every other year timeshares for FREE for only ownership fees from a stranger. People can't give these away - DONT SPEND thousands of dollars on the Discovery or one of their ownerships. Go to a Timeshare Owner's forum and you can find someone to give it to you for free- very easily. The maintainence fees vary for each resort. I pay about $120 a month total ($40 for each one). It's true you have to book the trips a few months in advance, but I''ve not had a problem getting what I need. I've booked the week in Virginia with about 90 days notice, the weekend in Tennessee with less than a month notice, a 4 night stay in Virginia with maybe 2 weeks notice, and now 4 nights in Myrtle Beach and 3 nights in Orlando with about 3 months notice.
The resorts are beautiful and have lots of activities. I can't complain about the ownerships I have, but then again, they were free. I'd like to pass the smaller one on to someone else.
I recommend Wyndham, but I dont recommend the Discovery package. Do yourself a favor and find someone who wants to give away or sell their timeshare for a few hundred dollars on the aftermarket. Your maintenance fees will be a fraction of your Discovery payment and you'll be able to bank the points if you don't use them.

Even if there was no "overbooking" problem, the Discovery or Trial package itself -or- the way the sales rep presents it is totally misleading. The sales rep kept repeating the 308, 000 points is equivalent to 3 to 4 weeks vacation (resort stay). Being cautious, I aim on the low side and figure if I can get 3 weeks out of the $2700, thats worth it. More then that, the sales person kept talking about "Hawaii" as he was mentioning this is a 3-4 weeks package. Guess what folks? I just called, you would use up almost the entire 308k points for ONE week in Hawaii. We also talked about Orlando. Again, you would use up the entire 308k points for ONE week in Orlando. The TRUTH is, the 308, 000 points a "1 to 4 weeks" depending on when and where you stay. aim on the low side folks.
Ok...I have read all of these comments and now I am worried...however, I see that they are all dated...is there anyone out there that in 2012... has had a positive experience with this whole deal?... I'm looking for a silver lining in this...anyone?
